Wife and I are purchasing a cabin. We called Cobblestone inspections to do the inspection. Upon arrival Kevin was in the process of looking things over. He was extremely knowledgeable and explained all his concerns and offered us some very valuable advise. After receiving his report we contacted him with a few questions we had about the results of his report. He was very friendly and answered all our questions. Kevin said we could contact him anytime in the future with any further questions if needed. Would definitely recommend this company. read more

Cobblestone was fast, efficient, and easy at an affordable cost. They were able to do all of the different inspections I needed for my new home at an affordable and responsive rate. They are up to date with technology- digitally delivering all documents with the ability to e sign any forms. Their customer service was excellent and the inspector was professional and thorough. I am in California stuck at work and could not come out to Erie, PA to inspect a home I am interested in. Cobblestone quickly and with great detail went out to inspect the home and gave me a very thorough inspection and they added a lot of good info that will help me make an important decision. They took the time to explain things in the report about new and current codes that I need to consider. I really liked all the details and focused pix that showed clearly areas of concern on the structure. great work. read more

If you are in need of a home inspection, I truly recommend COBBLESTONE INSPECTIONS. Let me begin by apologizing, this review is long over due! COBBLESTONE Inspections / Kevin .... is amazing!! Let's just say other inspection companies in the area of PA, need to sharpen their professionalism up. I was soooo relieved to find Cobblestone and that the company acted professional from the very beginning.... yes, I know it's a bit crazy to be excited that a company answered the phone in a professional manner, but the others I contacted were less than so. Kevin was on time and very detailed in the inspection of the home , I was looking to buy. He presented a comprehensive report, that was impressive and informative. This company is the worst I have seen for home inspections. They have no knowledge of building codes. The problems they called out on my house cost me hundreds of dollars to get look at just to tell me there is nothing wrong with what Cobblestone said was a problem. For example, the inspector put in the report that because the electrical panel was a GE brand that all of the breakers in the panel needed to be GE brand. When I hired an electrician to come over and fix the problem, he showed me the manufacturing specs for a GE panel and the other brand of breakers that were in the panel were completely compatible with a GE panel. When my electrician called the inspector, his reply was "Well we are not electricians so we wouldn't know what breakers are compatible". And yet they would not redact the error they had made in the report. The report stated a smell of gas at the furnace. I had a gas company employee come in and use the meters they use for gas leaks and told me there was no leak. Once again, Cobblestone would not redact the incorrect report. Reported that I could not have PVC pipe connected to my hot water tank, so I hired a plumber to fix the issue only to be told that in the county the house is in that is within code to have PVC pipe connected to a hot water tank. The bogus report generated by Cobblestone Inspections not only cost me money to hire these professionals and get charged for telling me there is nothing wrong, but it also caused the buyer to back out of the sale. My realtor was on the phone with the owner and the owner would not correct the report without doing another inspection. There was nothing wrong in the first place, yet I would have to pay Cobblestone to come back and inspect the house and charge me for another inspection when there was nothing wrong. It is unbelievable that these companies are allowed to be called home inspectors when they have absolutely no idea at all about what is right or wrong. I really wish I could back charge them for the money I had to put out for what their inept inspectors put in a home inspection report. My advice would be never hiring this company for anything to do with inspecting a house. read more

Established in 2015.

Cobblestone Inspections owner Kevin Melquist brings more than 20 years of extensive, hands-on, real-life construction industry experience to home and commercial inspections. He has been and continues to be involved with all aspects of construction including estimating, building, maintenance, and sales. He is a NYS Licensed Home Inspector # 16000058514. Kevin started working as a carpenter after he graduated from high school, eventually opening his own construction company in 2002. In addition to building houses from the ground up, Kevin also served as a project manager for a commercial roofing company. He now specializes in commercial roof inspections, as well as commercial property inspections and a wide range of home inspection services, sharing the knowledge he developed from years in the roofing and construction industry.

Meet the Business Owner: Kevin M.

In 2005, Kevin obtained his real estate license and started working as an agent while continuing his construction work. This gave him extensive hands-on experience in listing and selling houses, and finding properties to rehabilitate and flip. Kevin's background in construction and real estate instilled valuable knowledge and the skills to properly inspect and evaluate all areas of residential and commercial construction. Kevin named his business in honor of his parents, who owned a restaurant when he was growing up called Cobblestones. When he's not inspecting, building or restoring homes and buildings, Kevin is busy with his wife Karianne and 7 children, who stay active in baseball, football, and soccer. He loves to explore the history of properties and areas around Pennsylvania and New York, and volunteers with local community organizations. He also follows sports that involve strategy, like baseball and hockey and being outdoors hunting and bicycle riding.

He said there was no insulation in the attic but, when I got up to Erie to take possession, I found the attic had blown in insulation throughout the entire attic! He said the microwave didn't work but it works fine. He said the soffits are wood but they are aluminum wrapped. He did not notice that 3 pieces of fascia were missing. He said the exterior casing on the windows were mostly all wood and needed scraped and painting; actually all but one window is aluminum wrapped. Luckily most of these things were better than he said but how can you believe a word this man says when he doesn't even open his eyes?

I've called and e-mailed Pat and despite numerous promises and excuses I still have not yet received my inspection report. This is downright wrong and Pat and Sandy ought to be ashamed of themselves; they made no delay in depositing my check but here I am still waiting for my inspection report. Since I have yet to receive my inspection report after two full months (the inspection was performed in October) it looks like I will be taking Pat to small claims court.

I had Kevin Melquist from Cobblestone Inspections do my inspection and he did a fantastic job. He spent 3.5 hours doing the inspection and still only charged me the base amount. The report left was very nice including pictures to help remind you of what you saw. Kevins inspection saved me tens of thousands of dollars on repairs that I would of missed. I would of paid double for Kevins service and knowledge. This was not my first experience with a home inspector and I will not use anyone else again and highly, highly recommend! 2/15/21 I was unable to be at the home inspection physically. Everything was done online beforehand. I did have a conversation with Jason, the young man who actually inspected the house.
