We used OPM from Feb 2010 until March 2014. I can say without hesitation that they were the worst property manager we have ever had. There are many reasons I could list to support my assertion, however, frankly I'm sick of dealing with them and happy to have moved to WKR in Cape May. (So far, WKR has be great). The one reason I will give that should be more than sufficient to disqualify them from your selection group: The do not manage the activities of their usually incompetent staff, simply pass along the hours that they say they work to you, the unknowing property owner. On more than several occasions I questioned high costs that resulted from high hour counts from the maintenance staff. I am a all-summer-long resident in our building and know without question that the hours that we charged were in many cases nowhere near the hours that were worked. Whenever I question these amounts I was told that the workers were already paid and there was nothing that could be done. Really?! They are not our workers and it is not our responsibility to manage them. In essence OPM treated us as a 'pass-through' for payments to their staff, but a pass through with no control or recourse. I could go on with numerous other examples of why you should avoid OPM. There are far too many other property management services in the area to choose from so I would highly recommend doing that.
