But not these peeps! Usually I call and introduce myself once we're in escrow, but they beat me to it (!!) and contacted me first - and had the wire instructions done the same day. Had no choice but to use them as a buyer. Stacy was responsive at first but very nonchalant and did not handle the transaction with care. Her colleagues did not respond to my emails for the most basic things. By far the worst communication, disorganization, lack of attention to detail, and not thorough at all. I've dealt with other escrow companies and so far, this was the worst. They forgot details that I shared previously and sent me documents that looked like they were copied by an intern and no one paid attention that I did not get the full packet (papers misshaped, information cut off, duplicates of half-printed paperwork). They sent documents via regular mail (that should be secure with personal information and a check). I would never recommend using them. Thank goodness my agent assisted me and helped me get important documents from them but it should never get to that point. read more

You should think very carefully about using Coast Cities Escrow in Mission Viejo. If you are like I was (the buyer) in the transaction, you may not have much of a choice. Typically it is up to the Seller and their agent to stipulate which escrow company they wish to use. I read a posting on Yelp from another woman about this company and it is interesting to note some of my issues were the same as hers. From the moment the process reached the escrow stage, until the moment escrow arranged a notary to meet up with us to sign loan documents; the process was a stressful nightmare. All people in the real estate business need to remember that many of their clients do not speak "real estate" nor do they understand all terminology associated with buying/selling a home. Most of us do not buy homes every year or every decade for that matter. Our real estate agent told us to be diligent at the escrow stage because that is where things become delayed. When we went to our bank to fill out a wire transfer for the good earnest faith money deposit, we had arrived at around 1:00PM. We thought we had plenty of time for the transaction to go through for the business day. On the wire transfer form for our bank, it stated at the top of the form that if this wire isn't processed before 12 Noon; that it wouldn't process until the next business day. So for this aspect, it was our fault for not verifying times; we knew this would put us behind at this point. The women that were assisting us with our transaction at the bank looked at our wiring instructions from this escrow company and were confused as the wire instructions were vague. On the bank's form it asked for the "account number" for escrow, not to be confused with OUR account number, for our bank; or the receiving financial institutions "ABA/Routing" number; where the funds were being deposited; THIS number was the account number ESCROW provided to me in a phone call in order to prohibit fraudulent activity. The fraud going around the internet and otherwise is rampant, and for that reason I understand being called for that. Apparently someone at escrow referred to the account number as a "Fed Wire" number and NOT the account number as stated on my bank's form. This confused the bank representatives as they never heard it referred to as such, this delayed the process even longer because I had to call someone from escrow to verify the account number. After identifying myself and giving escrow information that no one else would have, I asked if they would speak to a representative of the bank to push this process through a bit faster. You would have think I asked this person to cut her arm off, she was very put off about having to go that extra mile. Eventually it was handled but not without issues. I should add that, anytime escrow had to contact me or I had to contact them; they always called close to the end of the business day...then it was "hurry up, we need this within the next 15 minutes." Or they could never be reached until the 4-5 PM hour during a business day, thus delaying anything that was time sensitive that needed to be done. During the 2nd wire transfer which included the actual down payment and closing costs; I started the wire transfer process from home, as it was after 4:30 PM and crunch time for the loan to fund. I faxed all the necessary documents to our bank and we were told by our bank that they would contact escrow the next day to verify all information and complete the wire. The next day we waited for a call from the bank, at around 9:10 AM I started to become uneasy as we were told the night before escrow would be delayed if the wire wasn't completed before 12 Noon. I called the bank and was told my fax was missing some information & that I needed to re-send it. I did so quickly, & in a few minutes the bank called me back and said my information was complete and correct but that the bank called the escrow company to verify the wire information, and the bank told me that the escrow company refused to speak with them about my escrow account! I was floored! How in the world does this happen? I called the escrow company and whoever I spoke with was not polite but rude and told me that they never had to speak with a bank representative to verify the wire. I asked what do I need to do so you will speak with a rep from the bank so this process doesn't become delayed? She needed me to email her & give her permission to speak with a bank rep. If escrow was going to need this email at some point, why didn't they request this earlier? She replied that they don't usually have clients email permission & that it was odd the bank contacted her. She cited wire fraud, but if the bank's info & my info matched up, why wouldn't she talk to the bank to verify? It all worked out with escrow and title closing and recording same day. It seems to me that there are too many people involved once escrow opens. This process should be streamlined. read more

They should change their name to "Git 'er Done Escrow". Because that's what they do. I had a recent transaction with them where it was very unlikely to close that day which was a Friday, but they somehow made it happen. The reason why it was so important is because the buyers' last day in their apartment was Friday, so they HAD to move out otherwise be forced to deal with moving twice within a weekend with a 3 month old baby and a 7 yr old. They really showed a lot of compassion for the client which makes everyone involved look good. They made it look easy, but there was nothing easy about it. It came down to the final minutes with each deadline and they met each one. Not only do they get things done, they are very knowledgeable and always have the answers for me. They also take the time to help me troubleshoot problems that my clients sometimes run into. With a friendly staff and service with a smile, Laura, Stacy, and Teresa are just a pleasure to work with and be around. I highly recommend! THIS WAS THE WORST ESCROW COMPANY I HAVE EVER DEALT WITH!!! I could go on and on about the poor service we received all the way up to closing statement. I have gone through at least 10 escrows and was truly mortified at this experience. I know this seems dramatic, but it was as bad as it sounds. Escrow is supposed to equally serve the buyer and the seller with the end goal of closing the escrow on-time, efficiently and properly. None of those items were completed successfully. We have worked with the same agent for 18 years and she told us that this was the worst escrow she has ever experienced. We have also worked with the same lender for almost as many years who shares the same sentiments as our agent. Long story short, do not agree to use this escrow company if you are buying or selling a property. It is generally the selling agent's choice, but if you are a buyer and you hear this name, I would be prepared for a very stressful transaction. Here are just some of the issues we encountered: The escrow office was very difficult to communicate with...the officer was never available until the very end when things were already out of control. Emails were not responded to in a timely manner. Phone calls were passed around. Too many people were involved on escrow's end and it caused inefficiency and unnecessary delays. There were issues with the seller that could have been resolved well before the close of escrow. These issues caused my realtor to have to step in and get another title company involved at the last minute because the one escrow was using could not figure out the issue. This literally happened after the docs had already been signed by my son, who is out of state in Ohio. Our loan docs were sent via email from the lender at 12:00 pm on Friday in hopes to have them signed on Saturday, and after several phone calls and the escrow company saying they didn't have them, they were finally "found" at 3:00 pm. We missed the deadline to send them out on Friday to my son in Ohio. Somehow, the notary was not informed that the documents required a signature. She was not home when FedEx came so the notary spent a day trying to track down where the FedEx package was. Escrow was no help in this whole process. My son spent his whole day with the notary trying to track down the documents and the notary ended up having to go to the FedEx hub to pick them up. They should have coordinated that better with the notary or sent them somewhere that someone would for sure be there. This literally delayed the escrow by a full week. These problems and delays caused us to have to get an extension on our loan rate lock. Had our lender not been able to do that, this loan would have cost us thousands of dollars as the interest rate had gone up. That would have increased our loan payment by $100.00. I don't know about the rest of you, but $100.00 is a lot of money to a young man buying his first house. At the end of the day, in order to get this transaction done, my lender and realtor had to step in and essentially do many aspects of escrow's job or this would have taken even longer to close. In the end, it seemed like escrow was doing whatever they could to delay the process and were not being proactive when issues were arising. The escrow was delayed by 2 weeks because of all of these problems. This, in turn, has caused all sorts of timing problems with preparing the property to be occupied. I realize there are two sides to this story and that this escrow was a bit unusual because one of the buyers was in Ohio, but I would have thought that escrow would have taken special care of this transaction because of that. After all, that is what they are getting paid for. read more

I work for a mortgage company and this escrow office was not our choice. The first person to help me was Michelle Beardslee. She was responsive and nice but was only helping out because the Escrow Officer, Laura Morse, was on vacation. Laura gets back and takes over and the process went downhill from here. Horrible communication. Doesn't take phone calls, doesn't answer emails, doesn't help or give any updates during the process. I called to find out if my emails were not being received of if something was wrong and the "Director of First Impressions" (that's her title) Kari Uthus, was rude and useless. Didn't even try to get an answer and help. We had a purchase that was running behind schedule so it was a rush to sign and get docs back to the lender, but they wouldn't accommodate it. They received loan documents at 1:00 pm and that was not enough time for them prep, sign, and get them in Fed Ex or any other West Coast overnight that has late pick ups. LAZY. I asked the buyers how they were treated by escrow and he said, "they were weird. I've purchased 3 homes before and usually escrow is nice and helpful and these people were not." Final thought: Laura is knowledgeable about escrow and the process, but it doesn't make awful customer service tolerable. read more
