What an amazing experience!! Working with Dough and his Inhabit Collective team through my home…read moresale was one of the best real estate decisions I've ever made. They operated with a level of care, design sensibility, and professionalism that is rare in the industry, and it showed in every step of the process. Doug and his team became our trusted advisers through our whole process, and their experience, process and advice, were right on target with how we were feeling and how the market was acting. They are a true partner, really listening to the realities of what we were going through, investing their knowledge in us, as we invested in them. Doug and his team didn't treat us just like any real state transaction, they treat it like a two way relationship, listening, advising and executing at a high level. Again, Thank you Doug and team! You are exceptional at what you do!

We made the mistake of listing our home with a good friend , emphasis, unfortunately, on former…read more His strategy was to price the house low to create a bidding war. Sounded great in theory. In reality, after a month of lowball offers, deals falling apart, and absolutely none of the promised bidding-war fireworks, he suggested we reduce the price even further , despite similar homes, many not nearly as nice as ours, selling for more. We were completely perplexed. Every time we asked what was going on, there seemed to be another explanation about something supposedly wrong with the house, but never much acknowledgment that maybe , just maybe, the strategy itself wasn't working. At some point, when your beautiful home starts being treated like the last dented can in the clearance aisle, you know something has gone sideways. So we parted ways, took the house off the market for a few weeks, regrouped, and hired Kathe. The difference was immediate. From the moment Kathe walked through the door, she understood what made the home special. The custom woodwork, the huge back patio, the classic kidney-shaped pool, and all the little details that gave the house character. Instead of telling us what was wrong with it, she saw what was right with it. And we loved that. She brought in stagers, added her own personal touches, repositioned the home properly and , this is the part we particularly enjoyed, suggested we actually raise the asking price by $10,000 over our original listing. The minute the house hit the market, we received multiple offers. It sold in a freaking WEEK for nearly $40,000 more than what we had originally been asking. Talk about night and day. The entire experience with Kathe, albeit a very quick one, was an absolute pleasure. She understood the home, understood the market, and most importantly, knew how to present it in a way that made buyers see what we had always seen in it. We genuinely could not recommend her more highly to anyone looking to buy or sell a home. And when the day eventually comes to say goodbye to our current house, there won't be a dramatic realtor audition process. We're calling Kathe.

Kathe knew the neighborhood, knew the potential buyers and just got to work. She raised the asking price and one week later we had multiple offers over asking. This was a long and tedious search in today's difficult market and while we lost faith that it might never happen on several occasions, Christian never gave up. He and his team were patient, dedicated and industrious, ultimately finding us a home that was off market and checked every one of our boxes. Once we closed, the Talavera team didn't stop there, they have been involved in referring contractors and resources to help us with our renovations. It's evident that our happiness is their ultimate goal. While Christian's team found us our forever home, if we ever find ourselves in the position to buy or sell a house we will look no further than the Talavera team.

We've all been renters before, and Steve has decades of experience looking out for mutual best interests. We told Samantha everything upfront on what we needed to sell the house for. She assured us that based on her comps she could get us there. We did her recommended upgrades to the house, and found a buyer. Unfortunately the appraisal came back $25,000 short of what we were asking. How can you mess up that bad as a realtor to get that far off!! We had to take the house off the market. To make matters worse Samatha extorted us financially. She stated she did not require payment for photos or obtaining HOA docs in our contract together. However, when we took the home off the market she threatened to charge us her commission of $14,000 if we did not reimburse her for the photos and HOA docs (Over $1,000!) How is this ethical? It's not!!! STAY AWAY FROM SAMANTHA MEYER!!

My husband and I are from the Midwest, so we are not as familiar with Southern California as most. Nick took the time to talk us through every area, make recommendations based on what "vibe" we were looking for, and really help us narrow down our search. Being that this was going to be our first house, we weren't quite sure what to expect, and feel lucky to have found him. The moment we saw our house pop up on the MLS, we knew it was "the one". In a market where houses are getting multiple offers, and buyers are having to make offers on 3+ houses before getting an acceptance, Nick managed to help us get an acceptance on the first house we made an offer on- our dream home! He worked tirelessly to get the deal done, and we could not be happier! He talked us through every step of the way, made excellent recommendations on what we should include to better our chances of acceptance, and was on the phone at all hours making it happen. Not only that, but he partnered us with a lender that helped to make the process seamless, and made sure to get on a zoom call with us on a Sunday night to ensure the financing was secured. I cannot recommend Nick and The Reed Team enough!

Darren Shepherd from the Reed Team stepped up to the plate because he was an Aliso Viejo native. From our previous experience with an agent from the buyer side of things, we knew what we did and didn't like about the home buying experience. From the first time meeting with Darren, we were very impressed with his knowledge. From search criteria, to what to fix, what not to fix, what to price things at and when to sell. With that is also his personality that you are just drawn to. Easy to talk to, and always getting back to you regardless of what questions you may have. On top of this, we're in a pandemic and Covid doesn't make anything easier. A lot more protocols and safe distancing, the team members were very health conscious. We listed our home, got 50 viewings over a weekend, 15 offers (more, but we cut it off), and accepted and closed within 30 days. Darren helped with the selection process by weighing in the pro's and con's of each and even helping to look at sneaky tactics that agents will use on the contracts. It was an eye opener that surely only an expert could see. After the contracts were signed, the Reed Team members like Crystal Stichter and Amy Jones stepped up to the plate and handled all the operational work. The Escrow team they worked with was also smooth sailing. My wife and I highly recommend Darren Shepherd and the Reed Team. 5/5 Stars!
