Very frustrating process dealing with this company…read more We were attempting to rent a house and needed to move in quickly. When we contacted them, we were told conflicting things about house for rent. After explaining to us that the property had already been applied to (which they initially said we would be the first to apply) they suggested we wait to pay the fee. However, the next day they called to tell us they needed payment for the application, because there was another house for rent if the first application on the other house was approved. So we then paid the application fee only to have them tell us that both houses had been already rented. I understand applications are first come first serve but we were led to believe that if we did not get one house there was another available. We were also told that if we were willing to sign the lease without seeing the property beforehand, we would have priority over the other applications. This was clearly not the case. The only reason we paid the application fee was because of the implication that our application would allow us to rent one of two properties. They did not call to update us, and it was only after I called them that they indicated that both houses had been rented quickly. They either intentionally mislead us or they lack competence and professionalism. They say the application is good for 6 months, but she said the rentals they have are sporadic. Since we needed to find a place quickly and they had no other properties for rent, the application fee was a waste. It should be noted that based on their misrepresentations, we delayed applying to other places for 5 days. Now I have to find a new place to rent within the next week. I would definitely suggest getting any sort of promises or indications in writing.

What tenants don't see -- and what makes this even worse -- is that many of these issues were never properly escalated or addressed, creating conditions that could have been prevented with basic responsiveness. Problems that should have been handled early were allowed to worsen, leaving tenants living with ongoing disruptions and unsafe conditions. Communication was consistently poor. Getting a straight answer or a realistic timeline was nearly impossible, and accountability was nonexistent. Maintenance work, when it finally occurred, felt reactive and rushed rather than properly handled. The consequences of this neglect didn't just affect tenants -- it created legal and financial fallout for the property itself, all of which could have been avoided if tenant concerns had been taken seriously from the start. If you're considering renting a property managed by Utopia Management, be prepared to document everything and advocate aggressively for yourself.
