This company is horrible to work with and do not use them or you will regret it. We rented from them for 9 years and the customer service was non existent. When you call nobody answers the phone and you leave a message no call backs. They do not do repairs on house and you have to fight with them to get anything fixed. Our stove broke because it was so old and they brought a used stove that had dirt and spiderwebs inside. We had electrical issues and they never bothered to fix them. They started adding extra fees for supposed technology and then increasing them. We were dealing with Lynn Weatherwax and she is very rude and doesn't care about anyone and how she treats them. I have been looking for my mama proper team. I gave them $40 to run her credits Twice. She in her late 60s and she does not have credit and they're trying to tell me that there's nothing that they can do for her because she does not have any credit. The leasing agent said she have 6 other people looking at the same property. I believe that they are just getting a lot of people to look at the same property to get the $40. Because I think you should only have maybe just 1 to 2 people at a time to run they credit to see if they are approved. I believe they are scamming people for their money. read more

As a landlord I highly DO NOT advise using this company to manage a property. They will sit on an unsigned lease for months on end, they will send out unprofessional maintenance people who just walk into a home and start smoking cigarettes. Beware the broker for this office is under investigation. With all the one star reviews against him and his office it was a matter of time before he got some disciplinary action in front of him. I wish I would have read the other reviews before hiring this office because it would have saved my family and I a whole year of heart ache. I never write reviews, let alone a long review, but our experience was so bad we needed to help expose this office. The broker, Allen Wessel, and his staff are clearly providing a disservice to our communities in the Antelope Valley as the majority of the reviews all state the same thing. Numbers don't lie! Our experience with this office: 1. Very unprofessional - they don't take ownership for their mistakes instead they put the blame on the client. 2. Lack of communication - their follow-up is very minimal, it's very difficult to get in touch with them. 3. Lack of knowledge - The staff in this office never seem to know the answers to any of my questions, response would be "let me find out and get back to you". 4. Slow - they usually don't answer messages within 48 hours so don't expect a call back the same day you call into the office. Really slow response time. Note: don't even bother trying to communicate with them over the weekend. 5. Bait and switch - After explaining to them our set budget for a particular service and that we couldn't afford anything over this budget, they gave us a quote. Their quote met our budget just to have us commit to them with their intent to charge us as they please. Although we fired them well over 2 months ago they're still adding new charges to our account for services we never approved nor discussed with them. We were fooled by their website, this particular office is a franchise of Real Property Management. Their advertising and reviews in other states look great! It's all designed for you to think you'll be in good hands but remember each office may operate differently. The truth of the matter is when you call them to inquire about their services they will oversell you and tell you everything you want to hear in order to steal your business. They overpromise and way under deliver and it's sad to think of how long this broker and his office have been getting away with this. Please be careful dealing with them. This property manager and property owner has made things very difficult for my family and I to say the least. Allen W. They seem suspicious and deceitful. My sister passed away in one of their rental properties, suddenly. I'm not saying she didn't have medical issues but she was g51. From the beginning my family has been suspicious. We were told to take our time to get her thing out, but a lock was placed on her property the same evening she passed. We were toldwe would be able to get her things, that has yet to happen and she passed Dec. 2. It's now Dec. 8. We were told the property manager found her, then the property owner found her. The owner has a son who has spent 15 years in prison. The son said we couldn't get into her apartment because there was an investigation, so many different stories!!! They said we stole property from her home. We took nothing. The owner said he didn't have a key yet offered to let her friend in the night before. We think in my sister's case there was foul play. I have had nothing but problems since the day we moved in on December 1st 2018. I have had to call the health department as well as the city inspectors on the management and owner of the home we are renting. I am also taking them to small claims court for the fact that the gas company had to come out and red tag our heater back in Jan and we were without heat for 10 days because the owner was out of the country playing games with us. Now we have been without hot water since Sunday morning when I showered and realized it wasn't working so I called right away. The owner is determined to send his own vendors because he is a cheap slumlord. They also took it upon themselves to send someone out to the house back in Jan to reset a breaker after I refused service several times because they wanted to charge me. Now they have a $42.50 charge on my account that I refuse to pay since I refused to have someone go out and do what my son was literally already doing when the person arrived. I hear this company will do whatever they can to charge tenants for things they are not responsible for so they can makeup loss anyway they can. If anyone is interested in getting together for a law suit let me know because I have found an attorney who can help. Oh and I also know the owner of the company and the owner of the house I am living in are friends. They are retaliating in any way they can because we took a stand and reported them for inhume living circumstances. They are cold heartless people who are greedy and selfish. read more

My roommate and I rented a house from this company, our experience was poor. If a home owner wants to pay a property management company money, they should make sure the company can properly deal with potential tenants. We only took this place out of necessity, otherwise we would never have rented from this company. First the Good: +They were flexible with cost, we were able to negotiate. +They seem like nice people. Now the Bad: -Very slow in their work. When we agreed to the price, it took 2 weeks to get the lease prepared. They were also inflexible with moving in early for liability reasons which is a legitimate reason. -Poor business practices. When we came to sign the lease the first time, the person we came to see was not there and no one in the office knew anything about our scheduled meeting. They have no official office space to sit customers so we sat in back with the other two workers. -Slow in getting back to you. Realize that they are a middle-man in this situation, but there seems to be only one person who actually does any work, and nobody else can help you. On many occasions I was told they would email me something or call me later and then never heard from them again. -Little knowledge of the property. They have to ask the owners questions for everything, even simple things such as mail box number and what type of washer/dryer hook ups the house has. -Terms for breaking the lease are very strict. You must pay remainder of lease and you lose your security deposit (However, for military I believe they had an addendum to negate this). read more

These people are scam artists. They tried to make us pay an extra month of rent after our lease was up even though we told them we were moving out and they demanded we give them a 30 day notice which WAS NOT IN OUR LEASE. And we had our attorney email them and then they let us leave. We also had a yard full of broken glass when we moved in even though they said they cleaned it and then charged us over $200+ to clean the yard up. Also we have multiple handy mans come by and tell us our roof was not safe. They sent pictures to the property management and months went by without them doing anything. FOR EVERY SINGLE ISSUE WE HAD, WE HAD TO CALL MULTIPLE TIMES. I also am quite sure Arianna Mendez is a sociopath. It is absolutely clear she does not care about their customers at all. Before we moved out we tried to ask them if we could stay an extra month and it took the owner WEEKS TO GET BACK TO US. This was 2 months before we moved out and then once he got back to us we told them no because he wanted to raise the rent to a rediculous amount plus we found a new place. When we said no she called us back WITHOUT THE HORRIBLE ATTITUDE and was basically begging for us back. Saying they'd lower the rent back to what we were originally paying. But this place was infested with mice and cockerel he's ever since we moved in and they tried to pin that on us too! These some of the worst professionals I've ever had to deal with in my whole life. Arianna will argue with you on the phone and yell and not even tell the owner your concerns because it's not worth her time. When I brought up the roof for the 10th time to her she goes "Oh I do see an open work order" then they often have something very snappy to say before they transfer you and give you a chance to say something back. They literally tried to make us pay an extra month of rent and was telling us to refer to 2C in our lease but there was no 2C. Only 2A and 2B, as we agreed to in the contract. So now that we have our deposit back, it's clear they tried to get away with whatever they could to get the months rent they tried to scam out of us. Make sure you have some kind of legal back up if you're going to deal with these "professionals". I also find it really strange how the owner took so long to get back to us over us wanting to know if we can stay another year or not, but once he hears we don't want to stay another month, he's able to get back to us with in 10 minutes. I'm guessing Arianna didn't do her job like she should and never informed the owner that we were wondering. She takes weeks on anything you ask of her and it's really pathetic. I am now paying MORE at my current place because it's WORTH not having to deal with these disgusting people! read more

My property manager has never met my tenants, nor seen my property in person yet she is my managing my property?! Their office hour is from mon to fri 10-5, but good luck trying to get anything done. They are always on another line , out to lunch, off early or on vacation. They even sub contract the property inspection to another company, and charge u a hefty fee for it! Keep in mind this is after they charge you a 10% fee to manage. The only thing I like about the company is their receptionist barbara, she is nice receptionist unfortunately she does not know anything and sometimes I wonder why she's even at the front desk and she doesn't know anything might as wellhire a machine. The only thing this company is good at is collecting your hard earned money. I don't usually like to complain, but this company is just way too much and people need to know the truth.Please do your research before going with this company. read more

the worst company in my life.. i rate them a -643578854218907532. run for your life keep looking ..they will be so nice in the beginnng, then boom here's the rude unprofessional rpm. i move in my place in the summer. no a/c i requested 6 maintaince repairs..they sent out 2 men who stated this was not their line of work smh..when novemver 2017 came they came and replaced my a/c ...yessss after the summer was over and now i have no heat ..no hot water took 3 men on 3 seperate occasions to figure out i needed a whole new water heater ...maintaince man came for a leak and said my shower head was the reason there is water leaking on my ceilings took my $100shower head and replaced it with a $25 shower head ..i ca lled and asked for my shower head back they told me they didnt know which maintaince man was here so they will give me a call back ..2 months later and still no call back .had a leak in my ceiling that took them 4 months to fix and all they did was put a puddy on the pipe and put a faux vent on my ceiling ...i can go on ....my final straw is when the maintaince man came and fixed my door because the outsides gates nails wouldnt stay in because the concrete wall is split so i log into my account and press all payments and see that they charged me $200 for him to fix my door also the note that was attached was a complete lie ..noone ever notified me of being charged or i would have figured it out myself ..the concrete has nothing to do with me "being locked out of my house " and if i can so called break into my house through a iron gate i do not need to be living here ...i hate all of them and i will keep posting reviews to let my antelope valley family know they are scammers and i want no parts of them!!!! read more
