    As a tenant, dealing with Utopia Management has been incredibly frustrating and honestly alarming…read more Serious maintenance issues were repeatedly reported and either ignored entirely or met with vague responses and no follow-through. Requests involving health and safety concerns went unresolved for long periods of time, despite multiple attempts to get help. It often felt like complaints simply disappeared into a void. What tenants don't see -- and what makes this even worse -- is that many of these issues were never properly escalated or addressed, creating conditions that could have been prevented with basic responsiveness. Problems that should have been handled early were allowed to worsen, leaving tenants living with ongoing disruptions and unsafe conditions. Communication was consistently poor. Getting a straight answer or a realistic timeline was nearly impossible, and accountability was nonexistent. Maintenance work, when it finally occurred, felt reactive and rushed rather than properly handled. The consequences of this neglect didn't just affect tenants -- it created legal and financial fallout for the property itself, all of which could have been avoided if tenant concerns had been taken seriously from the start. If you're considering renting a property managed by Utopia Management, be prepared to document everything and advocate aggressively for yourself. In my experience, basic tenant needs were not treated as a priority, and the lack of responsiveness turned routine maintenance issues into major problems.

    My history with Rubin Properties dates back to 2003, when I first became the President of my HOA…read more My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless.

    Like Greg from Arizona stated in his previous review of Real Property Management Traditions (RPMT)…read morein another review posting site -this company is unprofessional and thuggish in its behavior; funny thought, because it's my understanding that "Allan" the owner of RPMT...is a retired cop?! is he aware of this criminal like behavior on the part of his own employees?!. My experience with RPMT is as a tenant at one of the properties this company manages. I was served a letter stating I had to vacate property within 3 days or remove a review I had posted here and on google reviews of one of their employees parked in violation of C.V.C. 22658 (a) and other issues with employee's privately operated vehicles. Furthermore, on the same letter, it stated I had to ceased to harass and/or threatened RPM employee(s) but what the letter left out to RPMT's convenience of couse, was the fact that one of the maintenance guys (the shortest latino in their team out of three that work here, where I live at, had come and literally hit the door multiple times - in the same way cops or criminals do -when they want to knock the door down!; therefore, my 70 plus-year-old father knowing we don't have issues with law enforcement thought it was a criminal trying to break in and decided not to open the door at first, and called me in my cellphone so I could rushed back home to handle the situation (...and yes, I have experience handcuffing criminals and hold a certificate of recognition from a Law Enforcement Agency for my services to the community) So in the end my father decides to open the door and to his amusement the short employee tells him: "If you would have NOT open the door I was getting ready to knock it down" which obviously, made my father fearful of this individual so now we are talking elderly intimidation and harassment. Upon my arrival, I hear the story from my Dad so rushed downstairs and in the management office found this individual's supervisor "Guillermo" and told him to put a leash or muzzle on his employee or I was gonna be the one teaching him how to speak to my father -to my surprise Guillermo the supervisor told me that this clown (the short guy) had a history of not knowing how to properly speak to people and had a crappy attitude. To make the story short I was in the middle of a project and could not spend time going to court so I deleted all previous reviews but know if they send me a letter to vacate due to this review I'm ready and able to spend the next few years dealing with RPM in court. Furthermore, I like to state the fact that last December '25, a few hours upon entering the management office to inquiry about service orders shown log under my apartment number in the tenant's portal, I was told I needed to submit a renter's insurance renewal even thought the current policy was still good until January '26 -I was emailed multiple times the same afternoon going into the evening by this management company's "General Manager" located in Palmdale, CA her name is Lynn Weatherwax. Worth noting by the way, is the fact that some of those emails were sent after business hours and from a mobile device as stated by the digital time stamp and letterhead on the email(s); demanding and stating: I needed to send a renewal for my apartment's renter insurance even thought the existing policy was good until January 2026 not December as mentioned earlier indicating a clear case of retaliation for my inquiry about the service orders logged under my apartment number) So I decide to follow her game knowing how retaliative and thuggish her behavior is so I proceeded to-comply with her request and sent the renewal in ahead of schedule. Here's were things got clear in terms of her retaliatory nature...in April 2026 I went to check on another service order and got attitude from the new assistant manager some elderly african american lady after I told her in a nice manner "may be I wasn't making my self clear" meaning I only care what's wrong my apartment and not other people's apartment's so I needed to have my apartment service...she proceeds to say: "Well, since I have you here...I need the update to your renter's insurance policy!!! -meaning the very same one that have been provided to Lynn Weatherwax the General Manager back in December '25. Funny how this company works, they use retaliation and thuggish behavior to keep you quiet and muzzled, so no body can hear about their issues. Now, like I say I'm ready for a legal battle if that's what Lynn Weatherwax desires.
