***REVIEW FOR TENANTS***…read more I found Summit Properties Group when I was desperate for a place to live in a specific area of the East Bay. I did not meet the qualifications stated in the property advertising but I made it a point to explain my situation in person. After considering the totality of circumstances and consulting with the property owner I was accepted as a renter. I stayed with Summit for 5 years. I admit I went out of my way to not be a problem tenant. If something broke and I could fix it I would. There where however times when I needed help with appliances or electrical issues. Every time I made a request for service someone would arrive or call to address the issue promptly. I can not recall ever waiting long for a service call to be taken care of. Lastly, the deposit. I lived in a small place with a small child for over five years. I was careful not to destroy the place while we lived there and leave it in good condition when I left. When I left I received my full deposit in the mail about a week after I returned the keys. I think as long as you are realistic with the property you rent you will be satisfied with Summit Properties Group. Remember they are providing a service to the property owner and to the renter, not just the renter. I was satisfied and if I had a choice to move into a Summit Properties Group rental again or another property management company I do not know- I would choose Summit.

Summit is only a 2 person operation that we saw working for us and lacks any vision or effort to improve your property. Make little or No effort to push back on tenants with late payments or behind in payments. Go Elsewhere for any other Property management company which would be better than Summit.

My first communication with Mohammed was by phone when I called to inquire if a rental house was still available. He told me that the property had just been taken. I was disappointed because the ones we liked kept getting snatched up just before we could get to them. He explained to me the laws of rental applications in CA and how you had to get yours in first. He took the time on the phone that day and taught me the name of the game. The property that I was interested in for my parents ended up having issues with their application, where it was looking like it might fall through and that we may have a chance on renting it after all, so Mohammed reached out to me. With the knowledge that I had from what Mohammed taught me before, I was able to get my parents's application in first for this house, even though we had competition, and we ended up renting it! That sounds simple, but really it was about a month long of ups and downs of will the other application really fall through and we have a chance or not? It was an incredibly stressful month! What I really appreciated was that through this time, Mohammed was always updating me on the situation. He was very timely in his responses, never making me wait long. He basically held my father's and my hand through this very stressful time. I also appreciate that Mohammed is an educated communicator. He speaks and writes English well, which is nice because I see less and less of that these days. He was prompt to meet me when inspecting the property, offered suggestions for repairs/upgrades, took pics for advertising, completed a full market analysis, suggested an optimal rental rate, and promptly found tenants. Throughout the years the property was rented, Craig kept me informed when there were repairs but otherwise the automated system of receiving my monthly rent payment and statements was very consistent and eliminated any need to stay in constant contact. When I decided to sell my property, Craig was very good about mediating between my realtor and the tenant, and even though he had no real incentive to do anything he was absolutely there to help out and explained the process of making a "clean break" with my tenant and ensuring all parties involved left in good terms. I planned on using Craig to rent out another condo, but we ended up selling that property as well. What I like most about Craig is his honesty and integrity; he offered his opinions about renting versus selling properties, what locations to invest in, etc. I never felt rushed and Craig never made me feel like I was wasting his time when I asked so many questions. I'm quite surprised regarding the two negative reviews, as the complaints the people had (unreliability, not using move in/out procedures) did not occur in my case. Craig called back within 1 business day whenever I left messages, corresponded via email when needed, and also followed standard protocols with my tenants. In fact, I plan on using Swenson Investors with any properties that are within their area of service. As a person that travels constantly, I really depended on Craig and Swenson Property Management to manage my property and keep me away from the duties of being a landlord.
