I was already warned that the manager was quite difficult to deal with.. Well I took my daughter and my son in law so that they can help me with translation and to ask questions.. Well rite of the bat this RUDE Guy Rick told me that he had nothing to talk to them about because they were not going to live on property he only needed to deal with me because I was the one interested in buying the mobile home.. I told him well my english is not good .. He said no problem I speak English, Chinese, Spanish etc...anyways after seeing mobile home he told us that they had invested alot of money to fix it and that it still needed plumbing to be fixed but they didn't want to put no more money that is why he was selling it cheap (by the way I didn't like the mobile home) after we went to his office and he gave a bunch of papers that he wanted me to fill out and sign. He proceeded to tell me that there requirements are that you earn $2000 a month and they have run my credit etc..He told me oh you can't afford it because I don't make that $$ well anyways he doesn't know what I can afford or not..Anyways as he is giving me the forms by Son in law starts asking questions on utilities, rent. How about we want to eventually move the mobile home.. things that u ask when u are moving/purchasing .This Rick (A**hole) was so rude an pushy it was un real.. He basically didn't like my Son in law asking him questions and said I don't want to deal with him any more..PLEASE BEWARE of this park I don't care how cheap the rent is I would not like to leave there and deal with a man like that..Needless to say I will not be returning on Tuesday to turn in the paperwork he so insisted for me to sign..

They keep coming to my house and I had to bag my food or anything that has food in it. There is roaming animals strays or not a stray they EAT birds. A cat tried eating my bird and last month a cat and a hawk ate my neighbors birds. Our last manager has left and we have a new one and our new one is HORRIBLE. We have a construction 24/7 and the manager is not doing anything!! Even at night they do it and we hear screaming and kids in the middle of the night and no one is doing anything about it. Our manager hasn't cared about our reports and when we have a complaint he ignores them. I've never seen our new manager but I can already tell he is horrible. Our old manager had made us live without wifi for some months and when I got a wifi guy to fix my wifi and he barged in saying we can't and that we would have to get someone else to fix it. It was a horrible experience and me and my kids really wanted our wifi to do important stuff because they did not have school computers and they only had their ipads which can only be used if our wifi is on. I don't recommend this neighboorhood and you should go see a other one with good reviews.

Thankfully they were able to take my call and come out perfectly within the 36hrs or so the next rains were expected. They came and assessed the issues, took photos of the problem(s) and several options on some solutions depending on budget (and my circumstances). They were able to seal the roof to prevent further leaks and then help on the inside replace the ceiling panel patch that water had damaged.

We decided to try Mobile Home Doctors and I'm so glad we did. We got a reply right away- they came and looked at everything, gave us an estimate, and got right to work! After calling the other place over and over trying to get them to come out- it was so amazing and such a relief to have someone responding and actually getting stuff done. Jeff was great and explained everything he was doing- He went above and beyond! Even noticed some small projects we had been putting off and offered to finish them up as well. It was a great experience and we are really happy with the final product. Highly recommend and we will be calling them again for any future work we need done.

In perusing some of the gushing reviews on Google, I'm surprised no one has mentioned the…read morepersistent problem since late 2019 - skunks. I have lived here since the mid-2000s. It's a mobile home park so I wasn't expecting the Ritz, but things have been downright miserable since skunks moved in, especially since we were all stuck here during the pandemic, getting gas bombed almost every other day, sometimes multiple times per night. Things improved somewhat as people took remedial action around and under their homes, but skunks always find another way in. I have been awake for hours because of another blast - almost every other day for weeks. Management blames the high cost of skunk removal and California law for not being more proactive. They are not entirely wrong about this - human quality of life and health is not as important as urban wildlife which decided to move in later, right? Sleep deprivation is a method of torture. I feel like I'm being punished for something I didn't do. I have towels under inside and outside doors trying to stave off the stench, but it's so close and strong that it seeps in everywhere and of course my home is not hermetically sealed. Since the stink dissipates more quickly outside than inside, after about an hour, I need to open doors and windows and turn on all the fans to blow out the stench. It's the middle of winter. I'm freezing right now. Glancing through the recent glowing reviews, I give side eye to the suspiciously obsequious praise for current management. Some of their "improvements" have resulted in harassment from the park's neighboring tenant who was also affected. Management assured me that certain features altered by the park would be restored. I waited patiently for months with no further communications or updates, only to be told recently that I would have to personally bear the expense of restoring said features, which I will not be able to afford for months, if at all. I pay my rent on time and mind my own business. I had no notable issues with previous management, but I have had the misfortune of having to deal with current management much more in the past year. Their promises of improvement have only resulted in backfiring on me, with insinuations of condemnation for my small, good faith attempts to even slightly improve my situation and assertions of arbitrary and vague "rules" (which are never in my favor, naturally). Also, the manager seems to have favorites who are allowed to selectively harass other residents with seemingly no consequence; the targeted resident is the one accused of wrongdoing when attempting to gather evidence or mount a defense, framed as a "friendly reminder". There are also rumors swirling of attempts to push out long time residents using multiple and dubious "rule violations". I suppose they are seeking residents who enjoy the stench without the high - "It's a feature, not a bug!" - assuming potential residents are even advised. It gets two stars for being relatively clean (with NOTABLE exception) and reasonably safe from outsiders - but inside issues are many and varied. Since I still have to live here, I have left out certain details; however, based on the content of this review alone, it is highly likely I will be doxed and experience retaliation, but I'm too tired to care.
