The building management and maintenance is a mess. They shut off the water all the time and always have to do repairs. Usually they give you notice, but not today. This building needs new management…read more That includes new maintenance management as well. It is really sad as this building has so much potential. My main issues are that the building just takes and takes and doesn't give. From the time I moved in, the apt that I had looked at and was told I would move into was different and dirty when I moved in. It was not given to me in move in condition. The floors were raised and not even nailed in properly. The apartment was covered in dirt and only part of the apartment was painted. The marble in the bathroom was stained yellow and disgusting. I tried to refuse move in but this was the only option. I had to argue back in fourth with Vebbi about getting new floors and he did not give me new floors. What he did do and told me is "they switched the flooring they used and my apt is not eligible for new floors so he had to find leftover wood from old apts to Put in my apartment. I don't even know how that's hygienic. It's disgusting to be honest. Now I just signed another lease for more money because it was too much trouble to move and I asked for new floors because there was a water leak and looked like there was like there. He did the same thing, just gave me old damaged wood. There are no window screens which makes it super dirty and bugs get in during spring and summer. There are major issues with the AC and washer and dryer. The pet amenity, one of the reasons I stayed was not hygienic either. I sent my dog there in December when all of these other dogs got sick and spent thousands of dollars that month on vet bills because my dog got giardia fr other dogs peeing in water fountain. They finally fixed the water fountain. I know I am not the only one as I talk to all of the dog parents and have made friends in the building. They all complain about maintenance manager. I want to be clear that Nelson and Chris are wonderful. Everyone complains about the same things, washer dryer, floors, no window screens, dirty building, piles of trash in trash room and amenities not working.

The units are spacious with great closet and storage space. Could not believe I had a walk-in closet in Manhattan! Building staff is great and very quick to help when needed. The location is a short 10 minute walk to Target/Whole Foods for groceries, 5 minutes to Gristedes/some other smaller food markets, and less than 5 mins away from a ton of other shopping at Brookfield Place or the Oculus. Also very close to nearly every subway line. The move-in/move-out process is also really easy -- the COI needed if using a moving company is very straightforward and pretty lenient compared to some other buildings in the city. Unfortunately - due to COVID, the gym was closed for about half of my stay here, but did have a lot of great equipment. The only other thing I wish they had in the building is a finished rooftop. Right now - there are only a few folding lounge chairs for tanning up there - but would have loved some outdoor couches and tables to entertain. I'd recommend leasing directly through the building's leasing office (rather than using a broker if possible). Ask for Robbie!

For context, I lived at this building for 3 years. The first 2 years I had little to no issues and…read morethe building itself was great. I am writing this review specifically for unit 5J. Like many people during Covid I started to work from home and needed more space so I reached out to the building manager to see if I could move to a larger unit at the end of my lease term. They responded to me and told me that I could move to a larger unit upstairs with a balcony for the same price as I was paying downstairs. Amazing, I thought... but the unit was an absolute NIGHTMARE! A few months after having my apartment moved upstairs to apartment 5J I started to smell cigarette smoke, I thought that maybe it was just from a party next door and that the smell would go away no big deal. WRONG! Every. Single. Day. The smell became more and more evident. I asked the building staff about it and they informed me that in fact, my neighbor whom had lived there for decades was an avid chain smoker and it was something that had been going on for years. I felt totally betrayed, the building had known the whole time that this was an issue, and refused to disclose it to me. Since the building is advertised as "non smoking" I reached out to the building manager and begged and pleaded to move units or vacate my lease. They promised me as soon as a new unit hit the market I could have first dibs - that never happened (even though plenty of units had come to market in the interim) for months and months I begged and pleaded to move units, I couldn't sleep at night, I was coughing, itchy eyes, tight chest from the second hand smoke. It was like living in an ashtray. The smoke (since we shared a wall) was coming mostly through the kitchen, specifically through the gaps by the pipes! I couldn't even use my kitchen because of the fear the smoke was settling in the pipes! Not to mention a lot of this was going on during Covid, a complete health hazard. It became so bad I had to visit urgent care twice in 4 months because of respiratory issues, I was living in a NIGHTMARE. The building came in and duck taped the gaps under my sink (see photos), I even had to put electrical tape on the vents in my shower because it was blowing hot steamy cigarette smoke into my shower nightly. I begged and begged and begged for help for months and there was "nothing they could do about it" to help me. If you ever decide to move into this building and exit right on the elevators onto the 5th floor you will be engulfed by this terrible smoke smell. Specifically unit 5J, I am warning you because I wish someone would have been honest and upfront with me - or at least tried to help me after the fact and no one did, do not fall victim to this unit, you will regret it immensely.
