The worst is the…read moremanagementBoth of my children were bitten by a same dog and they favored the dog owner and refused to help our children. They stated that dog bites are not their responsibility and that they cannot talk to the dog owner of the dog bites. My 11 year old was forced to receive 6 shots for absolutely no reason because the management team won't give me the dog owner's info. They told me to call the police and the police won't even help. The dog owner later texted me that I couldn't get the vaccine record on time because I chose to call the police instead of asking her first. RIDICULOUS!!!! I suffered a panic attack and sent to the ER for their continuous lies. When I stopped paying rent after multiple attempts to get an apology from them and filing a complaint to the HUD for the unfair treatment, they filed for an eviction after 5 days of the complaint. They filed an eviction when I was "late" for 2 weeks of rent. Mostly 3+ months of late rent. It was a retaliation. They did not file an eviction for any other tenants for just 2 weeks of late rent. I pulled out all their eviction records. They are currently under HUD investigation for discrimination and retaliation. They retaliated against us utill the day we moved out. I am suffering from PTSD, depression, and anxiety attacks due to their cruel treatments towards our family. They called the police on me multiple times and lied to the police. I am 5'1" Korean lady. I was not a threat to them at all. I will walk into the office and they would call the police. I have videos of their concierges yelling at me because I was on their blacklist. Check back later and mostly likely my review will be gone because they will delete it. They delete honest reviews and write fake reviews. I wrote reviews before and they keep deleting them. I waited over a year to write again.

    If I could give zero stars, I would…read more My experience at Sun Valley at Florham Park has been extremely frustrating due to ongoing maintenance issues and poor management response. For months, I dealt with repeated plumbing failures affecting both showers in my unit. The showers would start with pressure and then quickly become unusable. Maintenance opened the wall and even replaced a mixing valve, but the issue kept returning. After multiple visits and weeks of disruption, the actual "fix" ended up being simply replacing the shower heads -- meaning the prior invasive work never addressed the real cause. During this period I went weeks without reliable use of basic shower facilities, despite submitting repeated maintenance requests and written notices. Every step required constant follow-ups and documentation just to get basic issues addressed. After all of this, management eventually offered a $250 credit for months of disruption and loss of essential facilities. I formally requested a reasonable rent abatement consistent with New Jersey tenant habitability standards and provided detailed documentation of the issues and timeline. Management has since stopped responding entirely. Tenants should expect working plumbing and a responsive management team when issues arise. Unfortunately, that has not been my experience here. If you're considering moving here, I strongly recommend asking current tenants about their experiences with maintenance response and issue resolution before signing a lease.
