We've purchased homes before, and in the past our experiences with lenders felt transactional: more…read morelike "hello, sign here, goodbye." Working with Jeremy was entirely different, in the best possible way. From our very first call, we could tell he approached lending differently. Before diving into numbers, he took the time to learn about us, our goals, why we wanted to buy, and what we could truly afford versus what we technically qualified for. That level of care set the tone for the entire process. Throughout our home search, we had many conversations with Jeremy, often centered around monthly payments and the price points of the homes we were considering. As he often reminded us, "the numbers don't lie." With tact and honesty, he helped us understand the realities of affordability versus desire, ensuring we stayed grounded while still pursuing the right home for us. Every time we found a house we wanted to make an offer on, Jeremy was quick to provide detailed estimates. If counteroffers came back, he was just as responsive with updates. Once we finally found the home we purchased, Jeremy's guidance was invaluable, especially since we were also selling our previous home at the same time and aiming to close both transactions within just 21 days. Jeremy made it happen. Not only did he keep our process on track, but he also helped reassure the sellers of our new home by providing strong documentation that highlighted our qualifications and stability. His communication and professionalism gave all parties confidence, which smoothed what could have been a very stressful transaction. There were challenges along the way (none caused by Jeremy or his team), but he managed to address concerns behind the scenes and keep us at ease. I'm certain he went above and beyond in ways we may never fully know, simply to ensure our success. Looking back, I wish Jeremy had been our lender in our previous home purchases. His transparency, honesty, knowledge, and advocacy set him apart. If you're a first-time buyer, don't think twice. Jeremy is exactly who you want on your side. And if you've bought homes before, you'll immediately recognize the difference he makes. Buying a home is one of life's biggest decisions, and Jeremy made sure our experience was not just successful, but seamless and as stress-free as possible. He is, without question, the lender you want in your corner.

I contacted Gregg Phillipson for a showing of a home for sale. That went well, so I made an offer,…read morewhich was accepted. Then the fun part began: the home inspection. There were several findings and Gregg used his pool of professionals to come up with reasonable dollar amounts to request from the seller as compensation for needed repairs. With this thorough documentation in hand, the seller agreed to every penny. I then retained Gregg's services for the sale of my old home. With an acceptable offer quickly received, I swapped roles as my buyers submitted a dollar amount request for compensation based on the results of their inspection of my home. Skeptic that I am, I half expected Gregg to just say, "Remember how it went down when you bought? Just pay them what they're asking and be done with it." But no. As we talked, he keyed on my comment that I had employed the same roofing company throughout my years of ownership and he suggested that I have that roofer inspect my home and provide a repair estimate that might well be lower than what the buyers' inspector quoted. Sure enough, that turned out to be the case, allowing me to counter the buyers' request with supporting documentation in hand, saving me money when they agreed. I'm always a little leery when I hear boasts such as "#1 agent in East County," which is what Gregg's signs read. But you get something with Gregg that you don't get with the mega-agencies that advertise all over radio. When you call Gregg, you get Gregg. Evenings, weekends, whenever (though I never tried 3 a.m.). He's quick to respond, even if he doesn't have an answer right then & there. It will come soon. Yes, he has a team that works for him and I had interactions with all of them, but if I ever wanted to speak to the big guy, I could. And service continues even after he's been paid. For example, when Kamps Propane was gullibly convinced by the former owners (or their agent) to bill me for the gas remaining in their tanks at the time of the sale (even though our sales contract explicitly stated otherwise), I contacted Gregg. He wrote out and hand-delivered a check to me that same day to cover the charge, saying he'd work it out with the sellers and their agent later. When I had a question about the effects of the recently passed Prop 19 on my new property tax bill that Gregg couldn't answer, he arranged a free phone consultation for me with his CPA, who was able to explain the new law to me.

Almost 20 years in real estate and I'd heard the name Gregg Phillipson, hadn't met the man. Then over two years ago, I was hired as Broker of his office. We met and I was startled as to how "real" this man was, just a guy. Words to describe Gregg: Honest, Unpretentious, Straightforward, Caring, and Professional. Easy to talk with. We've had numerous conversations over the past couple of years and I began to look back on our talks to answer this question, "What makes a Great REALTOR®?" What separates the Best from all of the rest? Three things: (1.) They are great Communicators. (2.) They fully understand the Contracts, which allows them to out negotiate the uneducated. (3.) They genuinely Care about their Clients. Gregg has these three qualities in abundance. I call them the three C's of success, and began teaching it in my classes, using Gregg as an example. He's one of a kind, and I am proud to have him in our office and in our profession. Thinking about selling, buying, or investing in real estate? You deserve the Best, do yourself a favor and give Gregg a call - you'll be happy you did.

I was very sorry to read the poor reviews on the landlords of other units here, so I decided to give my opinion on the complex itself. It is a clean complex with beautiful landscaping. There is one large laundry room with three smaller satellite laundry rooms located throughout. The complex is walking distance to Lake Murray and Cowel's Mountain, and just minutes driving distance to Mission Trails. The surrounding neighborhood is relatively safe and friendly, with many public schools. I really love where I live. The only negative thing is the HOA isn't great. They do have a great maintenance guy, and get the work orders done. But they drop the ball quite frequently when it comes to customer service and there is no security guard at night (which for the amount of money we pay them, I believe there should be)
