A few days ago I was contacted by Eve G. from Charles Ruttenberg Rlty. I was in need of a HASA approved apartment and she gathered my contact details from a online post I placed, she contacted me via text and replied via CL link with all her details letting me know her interest in helping me find my new place with units in all boroughs such as : Queens, Brooklyn, Bronx and Manhattan. At the beginning she showed a quick and timely response to all my messages and told she had one Studio in the Bronx. About five days later I followed up with her regarding a Studio unit she claimed to have available, she proceeded to ask me about my employment status (as a HASA client she should know how it work). As soon as that conversation via text ended, Eve completely went silent, no follow up, no messages with updates ,etc. It took me to 24 hours to notice the change in her communication patterns and "ghosting" me. I messaged her to confirm a Sunday Studio visit she had so much wanted me to see. Eve responded " the homeowner has another application..." Ok, that's fair but why did it take me to reach out to her first regarding the status, in order for Eve to tell me of the change in homeowners mind. Twenty-four hours later no messages, no correspondence, no updates!! Extremely unprofessional, poor communication skills particularly when you didn't hear what you liked to hear from a HASA client?? I had a strange feeling about her and she confirmed that she was unprofessional, lack of maturity as a realtor and just simply not the Realtor or Realty I would recommend to anyone specially clients of HASA. I will be sharing my experience with the Executive Director of HASA so they don't send clients to this realty going forward. read more

I would stay away from this outfit, based on our purchasing experience, as their agent (who was also the seller in this case) was clearly not vetted for honesty. After agreeing to the FULL asking price PLUS an additional $5,000 for the contents of the unit, we were surprised and disappointed to find agent/seller had absconded with several items from the premises before we took possession, including a big screen TV, an espresso machine, a nice countertop oven and ironically, the TV stand in the bedroom, which I guess agent/seller figured we didn't need, since she'd already taken the TV lol! Alas, the dishonest dumbfuckery of agent/seller wasn't enough to quash our excitement for the purchase, since we absolutely love our Daytona Beach condo and otherwise had a great buying experience. We listed and sold our condo and bought a new home with Ralph Scotto as out realtor. Ralph also helped us by the condo we sold now back in 2011. Ralph is a solid realtor. He is helpful and makes himself available at times that fit your schedule. Ralph is extremely knowledgeable in the central Nassau market surrounding the Hicksville/Levittown/East Meadow/Salisbury./Jericho/Plainview area. I would work with Ralph again and again, even though we hope to now be in our forever home, but you never know. After the closings he even gave us gift certificates to celebrate our purchase (1 for the Chinese Restaurant we like in the area and the other for the Italian Ice place for our kids). This review is for Jackie Beder and Romeo Lepe, as I think it would be very unfair to taint this whole agency with the incompetence of these two listing agents. I called Jackie a few days ago to set up a showing for a condo in Westbury, left her a message. Jackie called back the same afternoon and asked if I wanted more information on the property. I explained that I had seen several units (and made an offer on one) but had not seen this particular unit, so, as indicated in my message, wanted to set up a time for a showing. She cut me off and asked for my home address and what banks I am pre-approved for a mortgage at. If it were anyone else with a different attitude toward the call, I would have given her the info, but I explained I wasn't comfortable giving out personal information until I was ready to make an offer, and that I never had to in the past when making an appointment for a showing. She said I should look at the virtual tour on the website, I politely replied that I would really like to see it, and would appreciate it if we could set up a time. She flat out refused to show me the property, and explained that I was being difficult about providing information and that it was not worth her time to show the property in this case. It is no surprise this place has been sitting on the market for months, as that practice is not only unorthodox, it is just off putting. The interaction was unpleasant enough that I didn't follow up with her, but instead spoke to her listing partner, Romeo. Romeo was extremely cordial, but when I mentioned the address of the condo, he cut me off and said I was wrong, and that he does not have anything on Maple. I gave him the MLS number and he again told me that I had the incorrect address and that he will have to investigate and call me back. Have yet to hear back from him. I have dealt with all sorts of agents, and I guess I got used to different kinds. However, these two geniuses take the cake for the worst selling agents I have come across so far. One is friendly, personable and utterly useless. The other is abrasive, obstinate and equally as useless, with a healthy dose of attitude mixed in. Call them the dynamic duo. I just called and spoke with a listing agent for an adjacent condo, it took me under 3 minutes to make an appointment for 2 days from now. The below steps are for the benefit of Jackie and Romeo, should they choose to actually have a career in real estate sales rather than waterboy status: If a potential client calls and asks for a showing: 1)Ask what time is good for them, and mention some other units you have listed that meet similar criteria as the subject of their inquiry. 2)Set up an appointment(s) based on what their preference is. 3)If they see it and like it, ask for more information and make some generic comments like "We have 4 cash offers on the table up to $XXX,XXX but we welcome your offer as well" to generate interest. 4)Follow up accordingly with comments such as "We just received another written offer today and don't want you to miss out on this wonderful property. You are a serious buyer, so what is your best offer?" in order to generate a bid that you can then use to push other bids higher. Hope this helps you two! 15 years ago Susan McCoy helped us find our starter home. We lived in that home for 15 years and when we were ready to move onto a bigger home, it was only natural for us to reach out to her again. I had the worst experience with Jose "Eddie" Alvarez of Charles Rutenberg Realty. We viewed an apartment for sale, and asked at the open house about income restrictions, which were not noted on the listing. He told us that they were "not enforced," which I assumed to mean there was a legal waiver, or that they were somehow not active. We made an offer on another apartment in the building, paid $400 for an inspection, and hired a lawyer to vet the co-op and contract (the total amount that has cost us is not yet clear, but I'm assuming at least $1,000). Soon after receiving the contract, our lawyer informs us that it IS, in fact, income restricted, and that we do not qualify for the apartment. When I confront Eddie with this information, he essentially tells us to de-fraud the co-op board and that no one actually qualifies who owns in the building. We wait for a bit to ask if there is, somehow, a legal waiver, but of course it never comes. Not only has Eddie defrauded us out of hundreds-thousands of dollars, but it's now too late for us to consider buying other property before our lease is up, and I am in fact put off of buying in New York at all. What's more, he's committing fraud against the city of New York, and likely subjecting other potential buyers to the risk of the building losing its tax status. Not to mention selling apartments that should go to low income New Yorkers. Though he seemed kind at first, it has become clear that he is dishonest to the core, and preyed on our ignorance as first-time home buyers. read more

I tried to lease the space in Manhattan. I paid Rutenberg $25,000 for broker commissions. But the board rejected the tenant and I had to refund to our tenant including the broker commision. The broker from Rutenberg email me that they will refund full if the lease terminate. They never keep the promises for almost year now. I hired Charles Rutenberg's real estate salesperson Michael Lau to sell my house in Flushing. Worst salesperson experience ever. Michael Lau tried to persuade us to list our house at too low of a price. It's easy for any agent to sell houses over the asking price when they are listed too low. I had to show him the neighborhood online listings and sales to convince him what our house is worth. I listed my house at a much higher price than he recommended, and it still sold quickly and above asking. When my wife and I signed with Michael Lau, he gave us a 1.5% incentive discount on on our sales commission if our buyer does not have an agent, because we would not have to pay commission to a buyer's broker. Great! We thanked him for giving us that discount. When the offers came in from buyers not working with a broker, Michael Lau reneged on the discount. He claimed that he could not give us the discount he offered, because his boss is making us pay 1% commission to hire a Charles Rutenberg agent to represent the buyer, We would prefer Michael Lau tell us honestly that he wanted to make more money from us than what we had originally agreed on. Bidders came to my home to negotiate the price with me, because Michael Lau was not responsive to them when they tried to put in counter offers. Michael Lau was not usually available to accompany potential buyers to see my house, I showed the house to them. He was not available for the inspection, He was not available for the appraisal. He was not available for the closing. Nobody from Charles Rutenberg went to the closing. My buyer and I scheduled the walk through and closing ourselves. No help from my agent. I paid Michael Lau over $34k commission for the above service. What a ripoff! read more

That just shows immoral practices. I wouldn't want to associate with realtors who keep me in the dark about bad landlords. We found out that the tenants before us had similar experience. BUYER BEWARE!!! Tom Cavallo from Charles Rutenberg Realty was representing the seller, who was his father, for a house we went to see at an open house. We were the first to arrive, but Tom turned his attention to other potential clients. Therefore we walked around on our own. We really liked the house so much; we made an offer 2 days after seeing the house. Since accepting our offer, Tom kept pushing us to get things done quickly, constantly contacting our agents when he was unhappy and impatient instead of contacting his own lawyer to handle it. Whenever we had certain concerns or requests, which are completely reasonable when negotiating for a house, he consistently threw it in our faces that he had other offers. He would always contact our agents first to discuss our issues. It was as if he was trying to get our own agents to negotiate with us. We felt that was unprofessional. We moved quickly on the house not due to Tom's selling skills. We did everything we were supposed to do on our end in a timely fashion completing all necessary paperwork within 2 days after our offer was accepted. Even before our lawyer received the contract, Tom was calling our agents reminding us they wanted to move quickly and they had other offers . . . again! He even showed us another official offer, and he said, "I'm straightforward and honest. I tell it like it is. I just wanted you to know I'm not lying." Tom made us believe we were getting the house the whole time. He allowed us to walk around the house taking pictures, making plans, letting us believe this was our house. He even told us he would give us the extra materials, instruction manuals, warranties, etc. He also forwarded the floor plan, so we would have the dimensions of the house. Finally, we signed the contract and wrote out a check for escrow. A week had passed since we signed the contract, and we did not hear from Tom. We became suspicious, because it was not Tom's usual behavior. Our instincts already told us he was making another deal. That was a horrible feeling wondering if our instincts were correct, and they were right on. It was our agents who initiated contact with Tom several times before he finally responded and "explained" that they were backing out of our deal. He told our agents that the backer for the house completed another contract deal without his knowledge. Personally we feel this was a lie, and if it was the truth, it does not make Tom look very good either if he was unaware of another deal. Plus, when we contacted his own lawyer, he had no idea what we were talking about. He was unaware that Tom and the sellers pulled out of the deal. Tom should have been the first to communicate to us they made a deal with someone else. Later we found out they went with a buyer who offered above the listing price. I guess they were making multiple contract deals at the same time. We are not that naive to think deals don't fall through, and we know some real estate agents play these games. However, the timing and how Tom and the sellers pulled out of the deal was unethical and unprofessional. We understand that to them this is just business. However, this is also a profession dealing with people's lives. This was a waste of our time, our agents' time, our lawyer's time, and our mortgage broker's time! Terrible company. Purchased a new flipped home from 2 of their employees operating under an LLC and represented by them. Awful job on the quality of the work. Had a massive flood 5 days in from move in upstairs bathroom wall. THOUSANDS of $$ spent repairing. They refuse to reply to my attorney. If you are daring a chance to use them to by a flip they are representing follow these steps: Request proof of Permit to do the work, proof of licensed contractor used, AND hire an engineer to double check. Nina Chmiel got us 27%, or $117,500, more on the sale of our house than other real estate agents told us we could get. Now that I've got your attention, let me tell you more. Over the years, I've been involved in a number of real estate transactions, and have interviewed a large number of agents and brokers. Nina Chmiel is by far the most forward-thinking, intelligent, capable, knowledgeable, prompt, hardworking, honest, trustworthy, and compassionate real estate professional that I've ever met. Nina Chmiel truly cares for the people she represents. Here is the back story. My siblings and I inherited a house on the South Shore of Long Island. It stands on a larger than average plot. I did some research on line. I noticed that a number of homes in the area that were on similarly larger plots had sold for appreciably more over the years. Since there weren't that many, and only one sold within the last year, it made it difficult to get comps. I have two friends in the greater New York metropolitan area who work in real estate. They don't know each other. One is in New Jersey, and the other is in Manhattan. Neither has ever been affiliated with Charles Rutenberg Realty. I asked both for referrals. Both referred me to two agents working for Charles Rutenberg Realty. I interviewed each, and was most impressed with Nina Chmiel. I chose Nina Chmiel, not only because of her qualities that I'd mentioned earlier, but also because she has a very calm, yet vibrant, but also very practical, manner. I felt from the very start that I was in very good hands with Nina Chmiel, and I was. I showed a lot of other real estate agents the property. Nina Chmiel was the only one who told me the plot was potentially subdividable. None of the others even mentioned subdividing except one, who intentionally lied about it, saying it couldn't be divided. Nina, on the other hand, took the initiative. She went to the village building department, and researched lot size, frontage, and set-back requirements, and determined the information given to me by the other agent wasn't true. She put me in touch with the inspectors there to corroborate what she told me. Nina Chmiel explained we could sell to a builder. The builder would remove an addition to the existing house that extends on to what would become a second 50x100 plot. The second plot is worth $200k, just on its own. That plot is big enough to have another house built on it. She said we should primarily market to builders, instead of someone looking to live in the home. It would be unlikely anyone else would be willing to pay more than a builder would. The lowest estimate I got from all the agents I spoke with was $430k, the highest, $465k. We're currently in contract to sell to a builder for $547,500, 10% down, all cash, as is, no contingencies, all commissions paid by buyer, no mortgage approval required. I'm already an NYC broker, The Woman ( because it seems she's the only one in their office) which kind of made me weary of them anyway, was rude and obnoxious, seemed more interested in, actually I don't really know what she was interested in, but she lacked people skills that's for damn sure. My husband saw a house in Jericho and were ready to sign the rental agreement. But, the agent (part owner) said at the end that she prefers we don't cook in it because Indian curries have a strong odor. Then she asked my husband what I do and if I have a secure job. We currently own a 3200 sq. ft home and are looking to rent for the first year as we're relocating from another state. I understand they have to ask tenants for financial information and ensure they can afford it, but there's a professional way to do it. What's more appalling is she expected us to pay $4050 in rent but "preferred" we don't cook in the house we live in. read more

What a disastrous experience! And that's thanks to the agent named Manny Christodoulakis. The man was supposed to show me apartments in Astoria, mainly studios. As any new-home-hunter, Id browsed craigslist first and came across one listing from this agent. In the pictures place was pretty inviting, as all of them are. When i finally saw it, it was a shocking experience. Apartment much much smaller than presented in the photo. I could not hide my disbelief. The angry agent became very sarcastic towards me and reluctantly agreed to show two more places. Isn't it in your best interest to show me something that will make me happy so you can make the sale?? Maybe not, if you are the owner of the buldings, who knows?He was acting very shady with telling me the prices of each unit. He even offered no security deposit. Thats very unusual.... Howie "Howard Grynspan" Greene gave me the best experience of my life. I should clarify that I do mean in Reality I don't want to sound improper. Howie takes the time to listen, and then, look out! My Elmwood Village apartment was listed last year by another agency, I told them the same things, highlighting the hardwood floors,spacious dining room,3 bedrooms,off street parking,new windows,roof,and new High efficiency furnace. It's proximity to Canalside and the Medical corridor, each are less than a seven minutes ride,as well as a quick commute to half a dozen colleges and hospitals. She wrote in the add newer hot water tank, and access to parking. Howie had someone qualified looking at the place in 3 days, and more lined up, he was compassionate to me, empathetic to the renters-hey you gotta be nice to everyone to make it all work,Last year it languished on the market for 5 weeks. I was told I'd need to drop my asking when by dumb luck she tripped over 3 qualified nice young men. They are going their separate ways, but I'm pleased with the family Howie found. And if it doesn't work out, I know I've got the BEST guy in all of Buffalo taking care of everything, in the fastest manner possible. I hired Iris Seymour of Charles Rutenberg Pompano Beach Florida as a "friend" She sold my house but only because she pushed a lower offer that gave her more commission. She misrepresented another offer that was more money for me. I know this because I spoke directly to the potential buyer. Iris had open houses only because I insisted. She was always late and trying to get out of them. She would show up and constantly complain of headaches, being tired and sighing the entire time. As one potential buyer came in she started telling them that if the house was too small they could add on. Not a good opening statement when your trying to sell a house. Iris knows how to open and close a sale. She does not know how to "sell". Once the contract was signed she became more a representative for the seller than for the buyer. Her communication was difficult and argumentative. I felt like I was wasn't receiving all the information. She is not a good negotiator. She also had her friend take the pictures which were of very poor quality. Iris might be sufficient as a buyers agent but I certainly wouldn't recommend her to sell my home. When I voiced my complaints with the home office the office manager just backed her unprofessionalism up. read more

Wanted to let you know, we had Paula Meyers as our agent, and it was and has been an awful experience. We were misled by her about the insurance amount and other factors that were going into our total mortgage payment. The inspector she hired to do the final inspection passed our house with obvious things not completed, which has now cost us thousands of dollars in repairs. She was rude and didn't show up to listings we wanted to see. Some listings we were not able to even get in because of her lack of preparation. We would never ever recommend her or your company to anybody. I can't believe she is able to treat people like this. We are now paying way more for our house than we were led to believe. Please, if anyone is reading this DO NOT use this company or Paula Meyers to find your new home. You will be very disappointed. I never felt the need to write a review but I would like to forewarn others! I would like to share my experience with others and my dealings with one of CR's agents, Reinaldo Bonilla. Prior to showing me prospective property he had me sign an exclusive buyers agreement thinking it was an exclusive agreement for that one property. Mr. Bonilla presented listings from Trulia, a free public access property database. This clearly shows lack of experience and knowledge as most reputable agents have paid access to property databases. After specifying the neighborhood/needs I was interested in Mr. Bonilla showed me properties that were what I exactly told him I did not want. Mr. Bonilla would text/ call me throughout the day inquiring about possible offers for the crap properties he showed me. Mr. Bonilla was clearly in this to make a quick commission. I finally had enough and told him that I was going to do my own property research. This is when he used the we have a contract together. I then went back to the computer based barely legible agreement and verified that it was in fact an exclusive agreement. I attempted to terminate this contract and even contacted management Ms. Ruth Pfeffer to terminate the agreement which was denied. Ms. Pfeffer's response was "after investigation I feel as though Mr. Bonilla has done everything to try and satisfy your needs. Mr. Bonilla works off of commission and has worked countless hours therefore I do not see a cause for this termination." She also made a comment that it did not work out because I could not afford the properties!!!! What a joke! So if I go and find a property I should give this man 25k out of my money because he showed me crap properties? I am clearly in the wrong field! Please be aware when dealing with any agent! Do your research.... Research what listing, if any that a prospective broker has. A good broker should have listings . Never sign an exclusive buyers agreement or any agreement. These are never in the favor of a buyer. Do your own research! Good luck! read more
