I'm in the real estate business and work with a great guy who found Kim for me. He's a broker, like Kim, and as a favor, and unbeknownst to me, searched for someone to help me, as if he were looking for someone himself. So, it was another professional that steered me to Kim. Doing due diligence, I interviewed 4 of the top agents in the area. I thought I already knew who would represent us because there was someone else, a team, that was tops in our specific area and leaders in our specific market. However, after Kim left the meeting, I practically jumped out of my chair; "She's the one!" Next was the couple I thought would get it, and they were strong. But they wanted to paint, and stage, and this and that, when I had already staged it before I started interviewing. Kim responded to everything special about the house and lush gardens; everything beautiful and already in place. She saw what my mom had created and how that beauty, I hoped, was shinning through. She liked it just how it was, save for a little more clearing of surfaces. (Do what a pro says.) Most of all, Kim reminded me of my mom; a woman who's beauty was beside the point, it was her intelligence, professionalism, humor and kindness that defined her. I watched her interact with prospective buyers, everyone really, and she related equally well to women as men. She listens. She brought up things I'd told her I forgot I'd even said. She is deeply empathetic. She is quiet and observant and respectful. She's also funny. She did excellent marketing and we had an open house for just one weekend. I didn't want a lot of strangers going through the house. It was mobbed. We got 6 strong offers, all over asking by the end. That's when the phrase, "Iron fist in a velvet glove" came to mind. Her years of experience and keen negotiation skills came front and center. It was amazing to watch her. She always asked for my input, but I deferred to her every time. I think by the end she was used to me answering, "Whatever YOU think," because she was masterful. During the initial interview, she interviewed me too. She asked what I wanted. I said a strong deal, solid, but also, important to me; I want someone to inhabit that house that would love it more and more every day they lived their lives there. I wanted someone who appreciated the rare gem that is was. Magically, that's exactly what I got. Kim was a healer, helping me get through the whole process, fraught with emotional pitfalls, didn't let me fall apart, and guided us through to the other side, thankful, bittersweet of course, but knowing undoubtedly, that no one could have done better, nor been more perfect.

We were a combination of both extremely happy with our rental at the time, as well as needing the perfect spot to finally put down our roots. Jessica couldnt have been more understanding about our timeline, and completely understood that even though we couldnt say exactly what it was we were looking for, we would know it when we saw it. And we did. We finally found the perfect property in Long Beach, and Jessica literally jumped into action in minute one. Via texts, emails, back-and-forths between me and my wife, she was on it, and got us in to see the house that same day, as well as start gathering info on the seller so we knew what to expect. Doing this allowed us to get an idea of how many bids were already in on the property, the mindset of the seller, and let us begin to formulate our own thoughts on our offer letter. Via her guidance, we had gone through the pre-qualification process with a lender and with her guidance, we were able to put our absolute best foot forward when we finally made our offer. Although she tried to warn us that it was a competitive market and we needed to be prepared to not be selected on our first offer, her expertise allowed us to make our best possible offer, and we were the only counter from all bids offered, and we entered into a contract. Our situation was even more complex as the day after our bid was accepted we were taking a vacation to Hawaii for a week. Fortunately we were able to complete our initial negotiations in the single day before we left as well as sign our required forms, but us being out of town was not an issue at all, and everything was being handled while we were out of town. Jessica was a consumate professional during this time, taking the time and additional effort to explain each of the bits of paperwork, offer letters, counter offer, selecting a lender, speaking with our lender regarding the rates we were getting etc. With her help, we were able to negotiate with our lender for both a lower rate as well as additional cash credit towards closing. She was available at a moments notice to help answer questions and make sure we were completing our paperwork as needed, networking with the seller, our lender and their closing team, and all the other parties that needed to be up to date She was extremely knowledgeable about the small details in closing on a home in Long Beach and LA county, and about what small items we could do to make our offer letter much more appealing, as well as help us negotiate additional funds during closing for small fixes that the seller had previously said they would not accept. We ended up being OWED money after closing, which cant be normal. With our accelerated closing timeline, we had 2 weeks to close, and we immediately rolled into our property inspection, and finalizing all our documents and paperwork. The entire time we felt like we had a real teammate in the process and she really took the time to make sure we were comfortable, understood what the next steps were, and how to make them. We couldnt recommend Jessica more.
