Now, it feels like I'm living in a motel 6 while this place is marketed as a "luxury" building. I am a breast feeding mother, I have a newborn in my home. My freezer with all my breast milk repeatedly breaks and the new management has done NOTHING. They've basically swapped my fridge with another fridge from another apartment (same model) that seems to have the same issue. After they brought me a replacement fridge after days of hassle to even get that the same issue is happening. I call the front desk and the new manager basically says "well the fridge was fine before" as if a working, breastfeeding mother with a newborn has nothing better to do than to purposely break appliances and empty several refrigerators while they continue to "replace" them with more broken ones. And now the same issue is happening again and my husband and I scrambling to save whatever breast milk we can. Does management care? No. I don't know if they realize there is a formula shortage and breast milk is not a replaceable resource!! It takes hours of effort to make. This is the only food for my baby. To top this list of my laundry machine is very loud (again I have a baby at home!), all of the things that were "included" in rent are no longer provided : no more No more utilities, no more front desk, packages are just left all over the halls, all the things the previous management did to make residents feel special is done. Like some more recent reviewers said, don't read the old reviews for this place when making your decision, read the new ones.

There were resident activities, quiet peaceful neighbors and a real sense of community. Sadly this place has changed, and in my opinion not for the good. The setting of the property is like out of a story book, nobody can deny that. The views over the Patapsco from my apartment are outstanding and I can watch bald eagles fly by daily. The condition of the building is also stellar, the cleaning and maintenance crews do an amazing job keeping the building and the grounds beautiful. Additionally, my apartment is a fantastic blend of modern and period architecture. It is a beautiful physical space to come home to. This is why I am giving this property 2 stars. For the reasons I am not giving more, please read on... The problem is with the management of the building and with the building's owners, Southern Management. There have been several changes over the last year that have made this an increasingly less desirable place to call home. For example, several resident amenities have been reduced or eliminated altogether, residents are treated and made to feel like children, resident concerns are given the brush off, building management would prefer to sit in their offices rather than mingle with residents and changes to corporate policy are going to result in huge increases in rents being collected by residents already paying a premium. When we moved in this was an "all inclusive" community, residents were not "nickel and dimed" at every turn. Moving forward, what was all inclusive (electric, water, trash, maintenance, etc...) will now be billed to each resident. This essentially is a rent increase because each of these items were previously included in the rent paid. Also, it has not been made clear to any resident how they plan on determining the amount to be paid (apartments are not individually metered). A friend of ours had trouble with the door lock to the apartment. This friend was charged to have the lock fixed. Isn't this the responsibility of a landlord to fix? Why is a resident being charged for a maintenance request? Just this morning my husband returned home from work at 3am to find someone had parked in his reserved space in the parking garage. This has happened to me on two other occasions previously. The building management simply shrugs its shoulders and says we need to give them time to move their vehicle. Further research concluded that the front office made a mistake and assigned another vehicle the spot we already pay for. Yes, parking in the garage is an extra fee. Instead of apologizing for the snafu, I was snapped at and made to feel like I was a bully for complaining. No, I pay a premium price for you to do your job, and expect a sincere apology and explanation when something goes wrong. These are just a few examples of the issues both we and other residents are currently experiencing living at Oella Mill. Trust me, there are many, many more. The Residences at Oella Mill was once the premier apartment community in Howard/Baltimore counties. Sadly, you are now being asked to pay an incredibly premium price for sub-premium customer service and amenities. Do yourself a favor and look at other properties, I know I am.

Have made 11 calls to the police since February for noise from upstairs neighbors and have complained to upper management so many times. There must be 6+ students from out of the country living above us. Management has done nothing to help the situation and 1/2 hour after I sent my last complaint email (October 23, 2023), I received a notice that they are raising my rent in February by $500.00. Hmmm makes you think. I will say that maintenance is amazing. The tenants upstairs have flooded my apartment twice and maintenance was right on it along with every other ticket I put in since I've been here. They are the saving grace to this community. You can't find that anywhere. Update... I've since been forced to sign another lease with less rent so that I can afford to have a roof over my kids and today I received an email from Tiaja in the office stating that she was just seeing my email (November 1st) and would be able to move me to another unit for less than what I'm paying now in rent. Convenient ey!! I hope the next tenants who move in will be able to tolerate the noise.

I called on a Sunday just to get told if we not on the emergency air list we not high priority even though the heat been as high as 101 outside and 93 inside my unit. On the 3rd floor at that so heat definitely rises. Called on Monday someone came out on the 23rd and said will follow up the next day it's now the 26th and still waiting and it's 5pm so you know normal hours is done for today. This is ridiculous it's hot I can't cook for my family with a a toddler who do have health issues I just don't have the letter yet but they say it's multiple units without air all at once. Smh.

    Let me save you all a lot of trouble. DO NOT MOVE HERE! We have been infested with mice for months…read more Over a period of 3 months we have caught a total of 10 mice! 1-0! That's not even counting the ones we have seen running around and have not been able to catch. Management's solution is to send out "terminix" employees every Monday for 4 weeks. Sounds great! Except for the fact that all they did was come a lay down snap traps every week and when we caught the mice, we had to take them out ourselves. There's nothing worse than waking up in the middle of the night to the sound of a mouse trap snapping and knowing you'll have to deal with it in the morning. This became a weekly (sometimes more frequently) routine. We've had maintenance people in here filling mouse holes behind appliances and they put a weathering strip under the door, but we STILL have mice! Henderson-Webb refuses to let us out of our lease, so we're stuck here for 4 more months living with mice. And I'm sure you're thinking we're gross people who leave food out, but we're not. This is a problem in our entire building. We are a couple in our mid-twenties and, just like you, were looking for something affordable in the area. I am a recent college grad and he is in the Air Force. Living here has been an absolute nightmare and has put a lot of stress on our first years living together. Other than the mice, here is a list of issues we've had in this apartment in a 2 year period: -screen in window broke -washer broke -towel bar fell off -bathroom flooded twice (due to an idiot of an upstairs neighbor) -ants in the kitchen -termites in the closet -raccoons in the dumpster -opossums near the building -feral cats all over the entire complex -people smoking weed and making the entire building smell like it (very embarrassing when family comes to visit) -loud bass and honking at all hours of the night -and MICE, MICE, MICE! (they are really the main problem) So PLEASE PLEASE don't move here. It seems nice at first, but it really isn't. We haven't gone a single month in the nearly two years we've lived here without a problem. Oh and forgot to mention, they renew your lease without asking and you end up stuck for 6 more months. This happened to us recently. We went to try to move out and were told we were "sent a letter" telling us to give them notice or they were renewing our lease which we never received (we check the mail daily).     After living in a 2 bedroom/2 bathroom for a year with a friend I can confidently say Westerlee is…read morea great place to live for several reasons. First, the apartment was very spacious. I had the master bedroom and there was tons of space (lots unused) despite me having a lot of belongings, the closet was huge! Also, the amenities were an added plus. A nice pool with an easy to work around guest policy was great during the warmer weather months. The gym which was open 24 hours was always super convenient. Our apartment had a vast woods area which our balcony overlooked, it was always nice when friends were over to have the outdoor area for having fun. Lastly, the maintenance staff were always attentive and prompt. Whenever we filled out a maintenance request, the staff were quick to resolve the issue. I gave this property 4 stars because at times it was a bit tough to reach the property managers (at least when calling sometimes it would take some time to receive a callback but I know folks get busy, visiting the office in person often was easy to get in touch with folks) and because the immediate surrounding area wasn't very walkable to get to things to do. Out of the things to do right around the property, there wasn't much besides fast food/casual dining (but that might just be this area of Catonsville for you). Overall, I'd recommend this property to anyone looking for quiet, clean, and affordable living within striking distance of Ellicott City and Baltimore!
