    ProSite Property (Joshua Gregory) did a great job with our home inspection. I needed a quick…read moreturnaround and Joshua fit me in the next day. His report was easy to follow with explanations and level of repair required. Moreover, Joshua was in contact with me during the whole process, so I never had to speculate on when he would do the inspection, provide the report, etc. Since I live outside the area, Joshua called after his inspection and gave me a preliminary run down of this findings. He climbed the roof (finding a deficiency) and attic while others take pictures from their ladder missing possible flaws. I hired another Inspection company for a different house (previous to ProSite) that did NOT have the level of detail nor provided the same quality of performance as ProSite. Prosite Property Inspection is the company to go with that will take out the concern of a quality performed inspection.

    At first I thought we had a great experience with our home inspection but after a couple of months…read morewe started finding issues that the inspector should have caught. He seemed in a rush, but we thought he was just efficient. We were wrong. There is a large gap in the roof where it meets a portion of the house that he did not catch. It is glaringly obvious when I saw it putting up my Christmas lights. Now we have a huge yellow jacket nest in our attic because of that gap. It should have been caught in the inspection 5 months ago. He only inspected a small portion of the attic near the ladder or else he probably would have found the nest like I did, or if the nest wasn't there he still would have seen the LARGE gap in the roof and we could have had the builder fix the issue before it became a problem. There was a considerable amount of light coming through the gap from the inside of the attic. I don't believe he used the thermal camera in every room in the house because one of the rooms has absolutely no insulation in the attic above the room. Now I have to fight with the builder because I am one month out of my warranty after finding these issues on my own. In the google listing photos he uses the camera in the plumbing. I told him an issue of concern was the plumbing since we had already had issues with it. Even if it was extra I would have paid for it but at his price I thought it might have been included. He didn't even give me the option or mention using a camera to inspect the main drain pipes. He was $100 more than the competitors and I thought I was getting a better service. I was wrong unfortunately and have to spend hundreds if not thousands of dollars to fix these issues that should have been caught by this inspector. EDIT: The gap is clearly visible from the outside. You do not have to be in the attic to see the gap. Even if you didn't feel like walking around in the attic, which is crazy you don't look at more of the attic than what visible from the ladder, the gap is clearly visible. It's visible outside from the ground, but I never inspected it closely until I was putting up lights. The builder is at fault for the defect but this should have been caught in an inspection.
