Nick, as you Know this was an "Absentee purchase" and we relied VERY heavily on your report!! "You Failed us!" It has taken a while to get this letter out to you, because the Stress has caused multiple Hospital stays! and New things are happening every single day! Thing's that should have been caught...immediately!! 1. The "Fence" falling "literally" in the backyard! *Repair/replace $2500. (Lowes repaired) 2. The "Sprinkler system" that you said worked!!! The lines were cut in the garage! timer was smashed! how could that work? *Repair/replace $1750. (Rain-Bird sprinkler co). repaired 3. The Plumbing that you said was fine! Well the "cold water lines "that were copper, were leaking under the house...on top of the "air conditioning" metal duct work! To replace cold water lines only $5000. R/r $5000. (Home depot) 4. To Repair the A/C Duct work $2200. (Air Design) cheapest! 5. Lighting for the (a)deck, and (b)walkway lights outside you said worked fine! (A.) all wires under deck cut and trans former was totally burnt out!! Parts to replace $850. (Home-depot) no labor I'm doing it!!!(B) Walk-way lights All are broken wires are intact lights must be dug up to be replaced! not priced yet! (estimates) $575. to $1350. 6. Hot Water heater you said was Fine had to be replaced! as per the insurance co. "I would think you would be aware of info like that! No Charge! a Heads up! would have been Nice! Pictures and receipts are available upon request! Oh, by the way "the roof" you said was fine.... Leaks... Nick, you were our Frontline Lookout!! You Failed Us! Along with both R.E. Agents One for not Disclosing info! And the other for not Protecting Us! Quite Honestly Nick, Both of us are Seniors! And Honestly, we can't help but Feeling "Emotionally and Financially" Abused!! Got any Solutions!! We have laid out an unexpected $12,000.00

He told me a lie about how the AC ducts would only need to be repaired and if I'm capable could possibly do it myself but wouldn't think it'll be more a thousand dollars. Well unfortunately I trusted him and bought the house, and now I'm forking out another 4,000 to have the ducts completely replaced. To have it repaired would cost me 1500 and every HVAC professional said this would work for the short term but since the ducts are thirty plus years old it wouldn't be in your best interest.     ProSite Property (Joshua Gregory) did a great job with our home inspection. I needed a quick…read moreturnaround and Joshua fit me in the next day. His report was easy to follow with explanations and level of repair required. Moreover, Joshua was in contact with me during the whole process, so I never had to speculate on when he would do the inspection, provide the report, etc. Since I live outside the area, Joshua called after his inspection and gave me a preliminary run down of this findings. He climbed the roof (finding a deficiency) and attic while others take pictures from their ladder missing possible flaws. I hired another Inspection company for a different house (previous to ProSite) that did NOT have the level of detail nor provided the same quality of performance as ProSite. Prosite Property Inspection is the company to go with that will take out the concern of a quality performed inspection.

    At first I thought we had a great experience with our home inspection but after a couple of months…read morewe started finding issues that the inspector should have caught. He seemed in a rush, but we thought he was just efficient. We were wrong. There is a large gap in the roof where it meets a portion of the house that he did not catch. It is glaringly obvious when I saw it putting up my Christmas lights. Now we have a huge yellow jacket nest in our attic because of that gap. It should have been caught in the inspection 5 months ago. He only inspected a small portion of the attic near the ladder or else he probably would have found the nest like I did, or if the nest wasn't there he still would have seen the LARGE gap in the roof and we could have had the builder fix the issue before it became a problem. There was a considerable amount of light coming through the gap from the inside of the attic. I don't believe he used the thermal camera in every room in the house because one of the rooms has absolutely no insulation in the attic above the room. Now I have to fight with the builder because I am one month out of my warranty after finding these issues on my own. In the google listing photos he uses the camera in the plumbing. I told him an issue of concern was the plumbing since we had already had issues with it. Even if it was extra I would have paid for it but at his price I thought it might have been included. He didn't even give me the option or mention using a camera to inspect the main drain pipes. He was $100 more than the competitors and I thought I was getting a better service. I was wrong unfortunately and have to spend hundreds if not thousands of dollars to fix these issues that should have been caught by this inspector. EDIT: The gap is clearly visible from the outside. You do not have to be in the attic to see the gap. Even if you didn't feel like walking around in the attic, which is crazy you don't look at more of the attic than what visible from the ladder, the gap is clearly visible. It's visible outside from the ground, but I never inspected it closely until I was putting up lights. The builder is at fault for the defect but this should have been caught in an inspection.
