Ever since Pro 1 inspected my house 2 months ago, I have been making repairs and documenting everything with photos and receipts. I would send all the information to Pro 1 and they would update the report. Last week my insurance company contacted me and asked for an old receipt I no longer had. Fortunately all I had to do was contact Pro 1 and in 5 minutes my insurance agent had the updated version of the report proving the repairs had been completed. Had it not been for Pro 1, I would have had to crawl around in a hot attic taking pictures again and contacting the contractor for an invoice. Many thanks to Dennis and his crew. read more

NO STARS is more like it. This guy is pathetic. He will say that he doesn't remember people who give him a poor rating but that is a total LIE. Pro1 charges way more than most THOROUGH Home Inspectors and don't even do the job they are supposed to. We were out of town when we purchased our home in Pensacola, where we are from. Pro1 (NOT professional at all) wrote in our report that the HVAC was running fine. We came home to NO AC/Heat in the Winter months. Later paying for a brand new unit. They also said things needed to be replaced that were NOT a problem at all. I was livid and asked the owner to speak to my husband but we NEVER received a call back. HE NEVER ATTEMPTED TO CORRECT THE REPORT that we had completely removed from the loan, hiring another Company who charged more than HALF the price to be honest and thorough which Pro1 IS NOT. DO NOT USE THIS MISHAP COMPANY!!! Let's see what excuse he has now to LIE about this negative rating. read more

I can see how these folks earned their "Best of the Bay" rating--they are simply superb to work with, and their prices are reasonable. I was present for the initial home inspection on a property I am buying, and the inspector took the time to teach me a lot about the house that I wouldn't have known otherwise, along with identifying the issues that seemed of greatest concern. I imagine that the buyer isn't usually there when he's doing his inspections, so it was gracious of him to spend his time talking with me. Also, I later needed a roof certification form for my insurance company, and they are able to complete that form without making an additional visit to the property, which would incur another charge. That's good business! I'm extremely glad I chose Pro 1 Home Inspection to do my home inspection. I would work with them again, and I highly recommend them for anyone's home inspection needs. read more

Honestly this just makes me so angry. I am a younger homeowner, only 20 when I bought my house. I was told not to be present during the inspection, that I could trust the inspector to check everything and report back to me. However, I am have never in my life experienced such negligence, and I want to mind you that it takes a lot to 'ruffle my feathers'. First, one of the toilets in my house was running the first day that I moved in. Something that the inspector would have noticed if they spent just a minute in the house. It ran constantly and was not noted in the report at all. Which was not a huge problem at first. Second, the a/c broke within a month of me moving in. It clearly states in the inspection that it was in perfect working order. I understand that things happen that you can not expect, so this didn't alarm or frustrate me that much either, I got it fixed and thought I was good to go. Third, now this is the one that really ticked me off. The report that I was given shows that my furnace was in working order. However, when the cold weather began I flipped on my heat and NOTHING happened. Absolutely nothing. I called a repair company to come look at it and they informed me that the furnace was not even plugged up, or at least not correctly. The tech then wired it correctly and turned it on and it immediately began emitting carbon monoxide. The tech panicked and began unplugging and turning off the heat, looked at me and told my that it has to be replaced. In conclusion there is no way that they even checked the furnace, because had they checked then they would have noticed that the heat did not work at all, it didn't even turn on. This is what really set me off. This shows just complete negligence. They even inspected my house after repairs were made and still noted no problems. Forth, the report indicated my roof was in good working condition, however I have the biggest leak in my roof from just one rain storm, I guess to me this is not good working condition. I feel as though this company showed complete negligence in regard to my investment and took advantage of my age. I know I was dumb for putting my trust in them and be naïve however I have never been so infuriated. read more
