Erik was willing to compete to provide the best rate, terms, and guaranteed on time closing. He provided a quick pre-approval letter that was needed to make a more competitive offer to the house sellers. He was transparent on budget and the money down that would provide the pricing. Following the home inspection and our intent to proceed with staying under contract, he provided the best loan estimate and fixed rate with no points from a pool of five different lenders that were all in competition for my business. Optimum First won out with a loan estimate that the other lenders couldn't beat. Everyone at Optimum First was very responsive, even at odd hours or weekends. We were moving from Virginia to Texas and with Optimum based out of California, the time zone difference played to our favor since we could email and contact them after work on the East coast and they would respond the same day with the three hour time zone difference. Make sure they lend in the state you are considering on buying. They are CA based and cover a lot of states, but I am not sure if they cover all of them. After we committed to using Optimum First as our lender, we generally had no issues with loan processing and providing necessary documentation or follow-up info for underwriting. However, one word of advice is I would recommend as soon as you know you want to stay under contract (likely after your home inspection) and proceed with the house you want to purchase, obtain your final, bound homeowners insurance policy with your preferred provider (not just a quote, the policy) as soon as possible. This will be needed with Optimum First for your clear to close letter and any buyer financing requirements stated in your contract. It will help make sure you close on time to make sure the policy is in place as soon as you can get when you commit to Optimum and go into underwriting.

    The loan officer who assisted me in obtaining my mortgage did an adequate job. Not great, not…read morebad, adequate. I was notified by Optimum several months after the mortgage was written, that they had failed to secure my identity and financial data, putting me at risk for credit fraud. Given the a voluminous amount of financial & identity data which mortgage processors require, its very disconcerting that Optimum did not take adequate precautions to ensure the security of my data.

We talked a bit and I…read moretold him what I wanted - to take some of my equity and payoff credit card debt - refinancing my mortgage. Initially he said he would put together a package. A little while later I got an email saying we were not at the correct LTV ratio to refinance. WHAT THE!!? Ok I am new to mortgages but I thought you could refinance at ANY time, not just when you have under 80% and can lose the mortgage insurance. Also, he should have known that while initially on the phone with him. I told him specifically what our mortgage was, how much I wanted for CC and what our home should appraise at. Btw, they check the value of your home based on websites like Redfin and Zillow and Trulia. We've done some extensive remodeled which obviously would not be reflected in the websites estimates- but that wasn't even taken into account. Our home was flat valued at market rate for the AVERAGE unit in our area. No thought of compensating for the kitchen gutting and remodel or the bathroom refresh, which can add serious value to equity. Not even a suggestion of an appraisal Just a flat out "we cannot help you" Hmm, someone out there will refinance us and get a good chunk of change doing it - and we will pay off our CC's and still have tons of equity -just not with these folks.
