Just like other buyers who got scammed by this company's scheme of confusing buyers by having seller not complete the work in time, I was also scammed...when I called to complain about not receiving correct amount of fund I was guaranteed by the seller, they hung up on me twice. My Broker represented the Buyer in this transaction, and the Seller's Agent selected this escrow as part of the purchase agreement. Overall, they were mediocre, but the communication was scarce between escrow and our client, and our escrow officer, Bianca Aboytes, was very unprofessional. We were told that the transaction wasn't going to close on time, because our Buyer was not able to sign until after hours by escrow. After we spoke to our Buyer, she said she was available to sign at 7:30am the same day (not just 7:30pm as escrow had mentioned) so we could get the documents to escrow by that Friday. Meanwhile, escrow is sending out emails letting us know it won't close on time, because our client could only sign after hours. I found a notary on "their list" that can meet our client in the morning and let escrow know, and she responds "please let us handle it". Which I understand, however, they weren't handling it, which is why I intervened to get the deal to close on time in the first place. Secondly, my broker emailed Bianca in the beginning of the transaction, who to make his commission check payable to, she didn't make the change on the check he received when the transaction closed. and when my Broker reached out to her to ask what happened, she responded that they needed a formal CDA. Again, no problem, but why wasn't this requested 3-weeks ago when he sent the email requesting the check be made out to another entity, and not after she already cut the check in the wrong name. My Broker was frustrated, and her response was, "I am sorry you are frustrated, you mean like me asking for the BRBC for two weeks to be in compliance." First off, one has nothing to do with the other, and how extremely unprofessional for her to respond to an agent, or anyone, that way. I would highly not recommend working with them. My Broker informed her boss about this, and hasn't received a response back from her either. We all make mistakes, it would have been wise to just say she dropped the ball and ask for the CDA then, rather than snap back. read more

I'm completely satisfied with the service received from Anchor Seaport. Went with this service which was selected by my realtor, and Jennifer was prompt and responsive from the start to finish (responding within the hour, and even followed up to let us know she received the documents). They provided everything I needed, including electronic versions of the documents and signing paperwork via DocuSign. This is important to me especially in working with any business as I'd prefer to be paperless. The escrow closing with Joyce was really fun; she was patient, knowledgeable, and bonus point for getting me excited to close. I went into the office since I was near the office (and parking was easy to find), but I believe they also offer other alternatives if you can't come into the office to notarize. Overall, it is your job to question and confirm all the numbers to avoid mistakes, and be understanding that there could be multiple versions of the documents as there are a few parties involved, so getting the numbers right may be painful. We purchased a home and this company was chosen by the sellers agent to handle escrow in the beginning the process was smooth but at the end things got very unprofessional and unfair to us as buyers. Our escrow officer had us sign documents when the seller and his agent had yet to preform and get necessary permits to close the sell . We had an awful experience with Anchor Seaport. They were chosen by the seller and I would NEVER work with them again. My biggest complaint is their poor communication. Emails go unanswered or they respond with one word answers. I am a stickler for quality written communication. I expect a professional response. I think we changed escrow officers in the middle of the transaction. I say "I think" because it was never actually communicated to us. When I would call the office I was usually told that our contact was at lunch or with a client and there was no one else available to give an update. Instead of taking a message the receptionist asked me to call back. We almost didn't close on time. Everyone contributed to the delay but Anchor Seaport refused to take any responsibility for their piece of the issue and instead, they blamed us and our lender. I really hate to leave a negative review about this company because they seem like decent people, but there is a definite lack of detail when it comes to the closing statement (the breakdown of how you get paid). The first mistake: Wrong total pay off balance on my home, which did not include payments that we've made over 2 1/2 years. The second mistake: Wrong mortgage per diem and mortgage insurance pay off. I actually had to call my bank and verify this information in order to get a correction. Now, I'm not sure if both of these mistakes would of washed out and been corrected without saying anything, but if I didn't carefully read the Seller's Closer Statement I would basically be short $12,135 on the fist mistake and $1,841 on the second for a total of $13,976! I also think that a $25 fee for a direct deposit is ridiculous. They were very prompt and courteous in all my communications about all this but still, this was a little troubling. I have NEVER had a bad experience with Anchor Seaport Escrow and I have been a client for a long time. They are the escrow company my mortgage banker uses exclusively and I see why. Daniel Lopez always has the information needed and is willing to explain anything we don't fully understand as it relates to the paperwork we are signing. He has also come in early or stayed late when circumstances dictated it. However, I do agree that it is up to the lender to explain the nuances of each loan not the escrow officer. The escrow officer can and should explain the paperwork a client is signing but not the details of the loan. If you get to escrow and you're in the dark about your loan your lender has not done their job. I did not have a very good experience with Anchor Seaport. They were the escrow company selected by the seller of the home I purchased. Throughout the process, they were not communicative at all. My emails went long without a response, and the responses were partial and incomplete answers to my questions. I was assigned person A as my contact, but whenever I called I was given over to person B, and when I went in for my signing appointment, I was sent with person C. I felt like I had to explain things multiple different times, and when it came to questions, persons A, B, & C all had to call each other to try and find answers. In the end, those answers were wrong. At my signing appointment, there was little to no help with understanding what documents I was signing and why. They just slid them in front of me, pointed at the line, and basically said "oh, this is just general stuff, nothing to worry about. Sign there please." I really felt like they could have done a much better job of walking a first time buyer through the signing. In addition, they were very silent on the day of recording, which led to a lot of frustration in wondering whether closing was going to occur on time, and when the check would be ready for me. They made no technical errors, and the closing did occur on time, but throughout the process they were very confusing and not communicative in the least. I cannot in good faith recommend this agency to anyone. read more

I may have caught them on an off day when I went to sign papers, but the receptionist was not very polite (I asked to use their restroom to which she replied "in a minute", then 5 minutes later had to escort me to the restroom.... The agent that notorized my signature was no more polite/customer service oriented... The whole process they make you feel like they're doing you a favor, not like you are a customer... Then they sent my check to me which was a very large sum but they sent it no signature required.... It sat on my door step because I was not home and I did not see the front door for 2 days as I enter through my garage. With all the choices out there, I would choose someone else. I have been a real estate broker since 2005. I represented a Buyer recently for a transaaction in Long Beach. The Seller/Listing Agent chose Anchor Seaport Escrow for us to use during the escrow, so Anchor Seaport Escrow is not normally the escrow company our team uses. Daniel Lopez at Anchor Seaport is one of the best escrow officers I have ever had the opportunity to work with. Our team normally has to send escrow companies lists of items we need or are missing, and Daniel was on top of everything without me even having to send a single email to request normal items we need. During our very short 10 day escrow, I also was out of the country for a few days at a wedding. When my client had questions on her escrow paperwork, Daniel took the reins and drove to her house (about 30-45 minutes away), and went through all of the questions she had with her and showed her where to sign on all of the escrow paperwork. Escrow does not and cannot fund loans, Jessica's lender (bank or mortgage company) was the only one that could have done so. As far as missed signatures, who did the signing? The buyer should have signed the loan docs as indicated, did she not read the docs? Jessica is mad because of the complex and slow process, she seems to want to throw blame around.
