WORST APARTMENTS EVER. Way overpriced for very poor-quality interiors. No parking spot was assigned to us making the parking very frustrating. High school students party in the pool area very loud all night. Maintenance never does the job correctly or they just avoid it completely. Smoking IS ALLOWED and if you get next to a smoker, your whole apartment will smell like a casino. Very thin walls and you can hear everything so lots of complaints. Just say NO. Don't do it. It is incredibly overpriced and the rent keeps going up. The hidden rent is the AUM fees. To the tune of close to 200 a month for property maintenance and... well, frankly, they don't. The common spaces are often not maintained. At the moment, the rest of the greater Portland area is driveable. The complex is so icy that you cannot walk or drive in it because they did not do any surface maintenance. I have to travel this weekend and I am having to pay to have my vehicle towed from the property. They will not help me move it, will not help shovel, will not help with de-icing. They do not care that I am incurring towing fees. Chris - the "nice guy" said, "It is in your lease that we are not required to do snow removal". Is it in the lease that maintenance should drive by in a cart and watch a 98lb female try to dig out snow and not even offer to help? For rent north of 2k a month + exorbitant property maintenance fees, I expect to be treated like family. They don't. read more

I love living here. Some things that people complain about you will get in any apartment complex. People don't even pick up after their dogs in the dog park. But every dog park I have ever been to is that way. So I walk around while my dogs are playing and pick it up. It isn't that big of a deal. The staff is unbelievably friendly and understanding. I also like that we can make our apartments our homes. We can paint and hang things and it is encouraged. Just like with everything else, you can choose to focus on the negatives or be super grateful for the positives. We have a wonderful community of people who are always so helpful. I have never had more amazing neighbors than I do now. When you move across the country, with dogs in tow, husband has to stay behind for awhile, moving to a place site unseen....it can be scary and adventurous at the same time. Everyone here from the neighbors, the office staff, maintenance and management has bent over backwards being so welcoming. Yes, one split fee for water. But it is usually around $120ish. Yes rent raises but every apartment home I have ever been in does that due to cost of living and rates in the area. But we get food trucks here on Fridays, fantastic gym, fenced dog park, I can see Mt. Hood from my living room and bedroom, covered parking. With two grown kids doing their own thing out of state, downsizing has been fantastic and I don't feel like I am settling for something less. Just be realistic and kind. After living here over a year I can still say I love it. read more

Be warned, The AUM fees for water are astronomical! We were not aware that this community does not charge for your individual water use, instead they have one large bill and divide it between the units. We are being billed over $200.00 per month for 2 people for water! In addition to the rent, this is absolutely unacceptable! Be prepared to pay at least that in extra fees each month. read more

We really love Cascade Summit Apartments! We've lived here for a little over a year. The complex is really quiet and clean, nice shopping area and park within walking distance, the staff is really friendly and helpful. One previous reviewer mentioned paper thin walls but I never hear my neighbors. My only complaints would be about the Valet waste service company they've hired - they don't allow you to leave your garbage can out during the day and are pretty strict about it. I've received a couple unpleasant notes threatening to fine us $25 if we leave our garbage can out again. I didn't appreciate that at all. After all, I'm a paying customer and would like a little more respect. Perhaps they could draft a note that's a little friendlier "please remember to put away your garbage can in the morning." read more

I think the BEST part about living at Cascade Summit was dealing with Chris at the front desk. He is the sweetest person you'll ever meet and always has a smile on his face. He's very helpful. Unfortunately, I think Cascade Summit is too nice and not able to enforce the rules even after many complaints... The main complaint being parking. People park where there are no spots making it VERY difficult to get out of the actual parking spaces. I do agree with the comment below, if you do need to step in the grass you better watch out. No one cleans up after their animals. Ever. One thing I will miss is being able to set your garbage outside your door and having someone pick it up in the middle of the night. That is one luxury that I wish I had at my new place. Also, maintenance is great. They respond quickly and always fix whatever needs fixing. The walls are very thin and I could hear every step the lady above us made. It sounded like she was either falling down repeatedly or moving furniture around the house. I also could hear her every time she went to the bathroom and then flushed the toilet. It honestly wasn't that big of a deal. We just got used to it. I give them a 3 out of 5 overall because it was a nice place to live and in a very safe neighborhood. read more

Moved in to the apartments with no one above my family, but as people moved in we quickly realized that these apartments are terribly insulated. We could hear our neighbors walking up stairs, closing their doors, talking (quietly), walking around their house, flushing toilets, closing drawers, and worst of all having sex. I would strongly recommend that no one move here. The prices are outrageous and the noises you hear from neighbors are undeniable. While the staff are nice and helpful, it doesn't out way the negatives. Learn from our mistake.. read more

I would have given a 4 to 5, but they sent my final bill to an old address, not my new address. Next letter was a collection notice. My bad for not demand to pay when we left. I give this place 4 stars because of the location and gym. The apartments were average...and ours was due for new carpet ASAP! The main common area is nice and the pool is a good size. I don't really have anything bad to say about this place, but nothing that great either. The location is great and you can't beat the WL schools! read more

This is the worst place i have ever lived! Dog poop everywhere. Loud neighbors and the office wont do anything about it. Dogs barking at all hours of the night. Cars with loud exhausts. Floors have holes in them. Walls are so thin you can hear the neighbors talking, opening and closing cupboards, watching tv, music, and worst of all going to the bathroom. Not to mention every time someone flushes the toilet, the pipes run through the walls and you get to listen to a huge swoosh of water from the toilet. For $1300 a month this place is ridiculous! All the vents are connected so you get to smell other peoples food, incense, smoke, and weed. We had to move twice to avoid loud neighbors and each place was worse than the first. Stay away unless you want to check your shoes and your kids shoes for dog feces every time you walk to your car. read more

After living at Cascade Summit for nearly 1.5 years I can only say PLEASE DON'T MAKE THE SAME MISTAKE WE DID!! Alaina was who helped us most of the time and to say the least their motto must be "Promise but don't deliver." I am a single mom, have two kids, and work full time. I wanted a nice area for my children which is why I chose the West Linn Area. However, From week one there were ants in the kitchen, my little girls room and the bathrooms. They initially blamed it on the past tennates and told us to go by some ant traps! After numerous calls their maintenance person finally dropped off some traps and he gave us the REAL story. That being the entire complex is infested with ants and they havn't been able to get it under control. So nice to know they initially LIED to us...And we had to get used to living with ants the entire time. We were exceptional renters, never late, scheduled our walkthrough upon moveout and was never contacted in any way afterwards. I had a forwarding address, they had our cell phone #'s from the getgo and they sent me to collections without ANY effort to let me know there was a balance due. I should have known what poor integrity Cascade Summit apartments had from the beginning. They DO NOT CARE ABOUT YOU!! The last straw was the neigbors below us constantly smoking pot and it venting up to my apartment with my little girls! They management said they couldn't do anything and were less then helpful. So frustrating that people don't even know what customer service is these days! read more

This place is a joke!!! For one $1,495.00 a month is an outrageous amount of money for a small and outdated, dirty, dark apartment. Another there was always Dog feces all over the front lawn, my children couldn't even go on the grass to play without stepping in a pile of crap! I couldn't even open my windows without having to smell it! This place was really dirty upon our move in day, I had to scrub every room before I could even unpack my stuff. The bathrooms stunk like urine, like it was in bedded in the laminate tile, I couldn't get the smell out no matter what I used. $400 deposit for this place, don't plan on getting it back even if you scrub from ceiling to floor, no holes, nothing damaged. Actually my place was a lot cleaner when I moved out then when I moved in. They charge you for shampooing the carpet even though shoes were never worn in my place and definitely no stains! To top it off they charged me $85 for the shampoo, and when I asked to see the receipt the place only charged them $70. So they are even trying to rip me off for an extra $15, (still waiting for that back)!! Took 2 1/2 months to get a whole $90. back....they take whatever you owe on a bill that's called AUM which is a combination of the electric, water, trash, yard maintenance, parking bill (which was not mentioned while doing the lease paperwork) out of your deposit, Like if I wasn't going to pay it on my own. I seriously called the office about 8 times, gave my forwarding address 3 times for my deposit, went in the office 4 times, finally I had to ask for the head manager # that is out of Colorado for them to overnight me my check! Needless to say, I am one very unhappy ex tenant and glad to be out of there!!! read more
