The property is fairly quiet, tucked away from main streets and safe. They keep up with repairs and were friendly to my roommates and I. Our apartment was clean when shown and well upkept, even though it was one of the older ones that hadn't been remodeled. If the old apartments were in that good of condition, I'm sure the new remodels are great. We unfortunately had some damage to a wall when we moved out, but the repair costs taken from our deposit were fair and we still got a decent amount back. When we moved out, they were more than willing to give us a good review in our application to the next apartment. Also lots of cats live on the property, just lounging around in various bushes and patios. It's funny.

I know staff is limited on what they can do, but at times it seems very unkept. Haven't cleaned windows in two years so when sun hits them you can't see out at all. My biggest pet peeve is that tenants use balconies for storage, very trashing looking. The roofs on carports have tree debris from years gone by.

The most amazing office and grounds staff. They really make this place special. 3. The landscaping is always nice. 4. Feels like a community 5. Feels tucked away and away from the city, but just steps from downtown. 6. Free cable, internet, and WSG utilities. (Really can't beat that). 7. The neighbors 8. It's so quiet for an apartment complex. 9. Very pet friendly and they don't scam people with "pet rent." 10. They have a dog park 11. Affordable in terms of market value. CONS: 1. The carpet. Like so many places in the PNW, every unit is wall to wall carpet and I loathe it. 2. The smokers. So many people smoke here so I can't keep my windows open, ever. The smoke wafts into my apartment and just gets stuck. 3. Not every unit is equal in terms of amenities. Some have AC, some don't. Some have washers and dryers, some don't. And some have both, and some have none. (I have neither and feel a little bitter about it). 4. While the issue is always taken care of, I've had pest problems a few times. 5. This is an issue with the city and not the complexes, but the power goes out here A LOT. 6. Watch out for the angry old man who wears socks with sandals who lives in Stonehaven.

The previous manager was lazy and instead of fixing the issues in the units they painted over them. We found Mold in our unit, the entire exterior wall has it coming up from the floors. The front bedroom closet has mold 4 feet high. The beams in the ceiling are covered in mold and there is a black residue all over the walls - it's all mold. We tried contacting Princeton Property for weeks with no response. Knocked on the office door for weeks with no answer. One gal actually shut the door in my partners face when he tried talking to her. DO NOT LIVE HERE! Your health is more important than the cheap rent. Unit 64 is unlivable!!

They could careless about what happens on the property as long as you do not bother them and pay your rent on time! They reel in new renters with promises of how fantastic the "community" is, the units are "updated and luxurious" HAHA!! your rent will go up 10% EVERY YEAR, your "utilities" will go up 10% EVERY YEAR (yet the management refuses to let the residents see the actual bills....) The landscapers are a joke! If they decide to show up they just blow leaves and trash all over the place! God forbid you have a nice flower pot near your door, they will just destroy it! This was mentioned to the management and their response was, "If you don't want it to get ruined, take it in the house! We are not responsible for items left outside" WHAT?? The plants (roses, bushes, flowers, anything but grass) is not taken care of at all, there are dead plants everywhere. Just drive by the complex and you can see it. The inside is the same! There are broken down cars that haven't moved in years in the parking lot and on the street!! Covered in moss, flat tires, wrecked frames... The pet owners do not pick up after their dogs so there is POOP in the common areas, on the side walks, in the bark dust... It is so gross!! The poop bag dispensers are always empty!The side walks and parking lot are always dirty for whatever reason.... full of dirt, leaves, trash, HUGE branches that fall from the trees! Yes, we've expressed concern over that as well..... Nobody ever picks up! This should be the property managers job, not the tenants! The parking lot is in desperate need for attention! The lines and numbers are all worn off, curbs cracked and un marked. The laundry room is disgusting!!! The washers are so dirty! Nobody ever cleans them! The inside lids are full of dirt and hair!! The floor is gross and there is always trash, laundry sheets, old mail, empty soap jugs laying around! For some reason there is no trash can in the community laundry room.... It's always exciting to see the crack head dumpster divers that show up at all hours of the day or night. It is too scary to go out to the dumpsters and parking lot at night, there are just a few teeny tiny lights that barely light up the wall they are mounted on! IT IS SO DARK AND DANGEROUS!! Don't even get started on the promise of "updating" the property! Regency Property will definantly blame the previous managers for any lack of progress..... NOT TRUE! the sidewalks are have assed done, looks ridiculous with a combination of concrete, tar and rocks! Must have got a hell of a deal! The siding was supposed to be replaced.... been promised that forever! Instead they have some random guy and girl replacing only the board that have holes in them! and repainting! The problem iss the insulation and sometimes the beams and framing is moldy and needs to be replaced! Im not sure if that is even legal! There is NO "storage" or "balcony" as their ad boasts..... There are patios and most of them are filled with junk, trash or are a disgusting eye sore!! Many of the front porches are filled with crap too!! This place is a joke! And I promise you, Regency Property Management will say this is from a disgruntled tenant, and that this is not the feeling of the majority of the residents..... Go ahead and walk the property and ask tenants how they feel, or just move in and find out for yourself!!

This is the worst apartment complex I've ever come across…read more First they say everything is locked and secure yet homelessness is such an issue here and multiple crackheads live here which had caused the fire alarm to go off multiple times at 2-4 in the morning. They have valet trash which I've had homeless people and other tenants go through my trash and leave a mess all over the floor, I've even had things stolen right off my patio. & the office is no help it'll take multiple emails and calls in order to even get into contact with them and even if you do you'll get the "I understand you're frustration" email rather than creating a solution. Unfortunately google doesn't allow me to put videos (I have multiple videos from my ring camera of how bad the homelessness really is here) overall most tenants here do not respect the shared space and the office does nothing about it. Every month I was spending $2,000+ not including utilities on a one bedroom 629 sq ft ($1,700 as base rent and the rest in hidden fees) overall the most terrible 10 months of my life living here.

Gordon (Part Owner) is a good christian man who always helped the tenants out if he could. And Dart was the Maintenance manager Then his brother in law got his feelings hurt and they hired a Management company to run the place. Blue stone and Hockley. They brought in a manager named Danny and in a few months ran this place into a hole. My furnace went out. They let me live all winter long with out heat. I was using my stove to heat the place and only after i threaten to move out and explained they would have to pay my expenses they fixed it or got the ball rolling to fix it. This was 2016 winter, then my toilet broke, for four months they fed me excuse after excuse so i stopped paying rent. Three months later we are in court and when the Joke of maintenance fixed several months later it took him 15 minutes. This place is expensive and not worth the cash that is being asked almost $1300 for a 900 square foot apt, The only thing in the club house is a TV, small pool, and the onsite manager is a joke. Nicole couldn't hit water if she fell out of a boat. NAI realty are slum lords and i have the old manager on film in my apt on two separate occasions with out notice going through my personal belongings. This is what you can expect if you rent here. The Landscaper is Racist and the other day i said "thanks for another sleepless day" i work graveyard and he always wants to start making noise around 9 am right outside my window. SO he says to me what did you say boy? I turned and walked towards him and then he says oh now your a tuff guy. I went straight to him and said only when i have to defend my self.. This piece of crap goes in and gets me kicked out after years of living here...Racist apt manager and staff. If you hate blacks and Mexicans then this is the place for you.....But you will have your privacy violated if you live here for sure. Maintenance is a joke and you will not like it here once you find them in your apt. One black and one Mexican is all that is here. All others are rejected and that is only to satisfy the complaints with the city and state. Go next door to quail ridge its ran 100% better and you wont have your privacy violated...Expensive place to live. IN 2014 my rent was $940 now its $1240 so take head that this place is not for minority's at all

Man made gutter run off looks pretty and serene sometimes but only when they actually cut veg and well they NEVER ACTUALLY TAKE TRASH OUT OF IT. I have seen needles, bongs, weed containers, bicycles , toys and well if it's garbage that's where it goes! Dangerous algae blooms happen in April causing coughing, wheezing, tremors, lung infections, nose bleeds, headaches, diarrhea , nausea, vomiting, sneezing and that just humans. It's deadly to dogs and wildlife too. Basic human needs and safety is ignored. People drive through at dangerous speeds and i have seen kids almost get hit. Other people living here are rude and dirty. Everyone signs an document that says drugs are illegal on the property but on an hourly basis weed and fentanyl smoke, and drug deals happen. If you want a safe place to live this is NOT it. Your kids are always at risk, and Security...LOL.. what security? Need I say more!

Each story has a laundry room with a washer & dryer (coin-op) and 5 units. There is a parking lot for residents, which is nice as street parking can fill up during the day. It's located in the heart of the beautiful & fun Sellwood neighborhood. In fact, living in these apartments, you're literally neighbors to what I will boldly claim to be the best restaurant in Portland - Jade Teahouse. Everything else aside, it's worth moving here for the neighbors! Beyond Jade, you have Garden State, New Seasons, the Sellwood Library, Vino, Tilde, & much more. All that said, I cannot say enough good things about the apartment and property managers (Alex Mac Properties). Our apartment is perfectly sized for a 1 bedroom with large windows, lots of light, and a nice kitchen (bonus points for a dishwasher)! Rent is very affordable, especially for being this close-in and in such a great neighborhood. Utilities are included, with the exception of the electricity, which is fairly average for the area. The neighborhood has so much to offer: great restaurants, local stores, friendly people, easy access to the Springwater trail, large parks, and much more. You may just find you don't want to leave! But when you do venture out you'll quickly discover that you're only 15 minutes away from most everything in Portland! Management here, as I mentioned above is fantastic. They're low-key and stay out of your way (very nice compared to many apartment complexes that send you bills, newsletters, etc.). They are quick to respond to any issues that may come up. We had a few minor issues over the course of living here, but all were solved very quickly and professionally. I really cannot say enough about how great they have been for us! Unfortunately, I'm writing this review now as I am moving out of the apartment in less than 2 weeks. I'm excited for what's ahead, but sad to be leaving such a great apartment. That said, if you're looking to move to the Sellwood neighborhood, I would jump on the opportunity to move in here! You won't regret it!

Unfortunately, it's been…read morenearly two years now since they closed it for repairs, and I've never seen anyone working on it. In January they told me it might be ready by spring, but it's now September and looks exactly the same. I think they just wanted me to stop talking and leave. I assume if I ask again this year they'll just kick the can a bit further down the road and hope I move away so the my replacements don't expect the pool should be functional. I've never heard of a pool taking 2 years to get fixed. I think you could build a few new pools in that time. There's a bunch of paper on the windows so you can't look in to see the lack of progress. The paper was falling down so we actually could see, but after 6 or 8 months they finally went in there and put up some new paper so we can't see. Similarly, the staircase on the back of the property that goes down to the river walk, the one right in front of the maintenance storage or whatever...I think it was about a year before they fixed it. Literally. Wooden stairs. I am not particularly handy, yet am confident I could have knocked that out in a weekend or paid a couple guys to do it in an afternoon. But they waited a year with caution tape up on it, looking like a crime scene. What a strange choice to paper up your magnificent indoor pool room and put caution tape over the stairs to a park. It's a very trashy look and they're perfectly fine with that. There's also a clubhouse at the front of the property that no one has been able to use for 5+ years. They closed it for covid and started using it as a storage unit for appliances. I guess management is okay with having a big vacant clubhouse front and center on the property, cobwebs building up in the long-since-drained hot tub. Windows all over the building so you can look in and see the broken refrigerators and washing machines. Local kids have started saying a witch lives there, lol. This summer has been really good with the outdoor pool, but one summer the outdoor pool was closed for a whole month out of the summer. 100 degree days, and absolutely no sense of urgency to get it working. I felt so bad for the kids who live here that summer, what a rip off. As others have said, the trash gets to the point of overflowing every week. The last maintenance request I placed took over 2 weeks before they called me back, but the maintenance guys seem nice so there's that. I really love the property itself and the location, it's such a shame that management is so complacent in mediocrity. I feel bad complaining to the front desk because they just work here and clearly are not empowered to make any changes. Hoping this gets someone's attention who might actually care about having the property live up to its potential. Please fix the indoor pool.

    Part I: On Google…read moreMaps reviews, I had posted a promise that I would write a review of this apartment complex where I had lived from 2018-2023 -- kind of as a warning in case someone was considering it as a place to live. It's been over two years since I've moved out and still I am recovering, but I wanted to at least get a head start on this little essay and will come back and expand upon it as I feel up to it. So just consider this a placeholder for future remarks -- of which I have quite a few! To begin, how about a picture of what was directly outside my apartment window when it rained? Also, a shot of the dumpster area. It should never have been allowed to get like that. (Management always seemed to have excuses). I've seen rats nearby. They eventually put out rodent boxes here and there to catch them, I guess. I have many more photos and videos to share. I have lots more to say about this place too. As I get more energy, I will complete this review and be done with it and maybe feel a little lighter having done my part to give an honest accounting of my experience living at this GIGANTIC complex owned by disinterested (except in profit) investors from California (last I knew). Anyway, I hope it will give an idea of what it was like to live there, at least for me and I think for plenty of others, too. Maybe things have gotten better, but I seriously doubt it. You can always take the chance that your time there might be different, but moving in and then moving out takes a toll on one's finances and mind and body. It's not easy, so carefully researching where you want to live next is a very good thing to do. Part II to come!
