Check-Out will be the Best Part of your Stay! The hosts of this property will hit you with…read moreexorbitant fees for just about everything above and beyond the basic nightly rate. Some of those are disclosed in the listing, while some are not. That should have been our first warning sign to find another property, but we decided to be patient and give things a try. We didn't have to wait long for things to go south. In full disclosure, we didn't report all of the issues below during our stay because we got tired of continually dealing with the host. This was supposed to be a relaxing vacation, and this property and the hosts made it anything but. Just go take a look at their responses to some of their reviews if you want to get an idea of the type of hosts you're dealing with (can anyone say condescending?). Check-in: Showed up promptly at 4:00 and the door code didn't work. Called the host's customer service number - no answer. They text us back saying they can't speak and to text them. I let them know the issue. They say the code we received is the same one they have. Nothing for about 20 minutes. I finally contact the host directly and they give me the correct code which they say was changed recently. So now we're 35 minutes late getting into the house after driving 11 hours, and we have a car full of groceries as we stopped at the store before checking-in because early check-in will cost you $300. Pool: We stayed 5 nights in mid-February, so paid the $300 a night fee for the propane pool heater. The pool heater was never turned on before we arrived and the pool and. spa were somewhere in the high 50s. We inform the host, someone comes out and turns on the heat and says everything will be up to temp in a day. The next day the spa is up to 85 degrees and the pool is still somewhere in the 60s. Turns out the propane tank ran out! They have a 120 gallon tank that can only be filled to 80% (96 gallons) and the propane heater uses about 5 gallons an hour according to the propane delivery guy that had to show up twice to refill the tank during our stay. The pool temp was up and down throughout our stay as the propane heater kept running out of fuel and the electric heater can't keep up in the colder weather. Also, the heater will only heat the spa or the pool, but not both at the same time. There is a separate hot tub that we were not told about until a few days into the stay that smelled musty. Cleanliness: Shower curtain liners were filled with mold or mildew.A child in our party found a fake eyelash in their bed. We stripped our beds at the end of our stay (as you typically do at any other VRBO we've stayed at), and I wish we hadn't because there isn't enough soap in the world to make me feel clean again. Several of the pillows had mold/mildew on them, and the mattress in one of the master suites was covered in stains, including mysterious large yellow stains. The mattress in the other master suite was only slightly better. The host's checkout instructions tell you not to strip the beds. I wonder why? General: All of the furniture in this property is CHEAP. Most of the mattresses are so soft that they're uncomfortable. A full-sized pool table is crammed between the kitchen and living room, and you can't even play properly because the table is too close to the wall. There was something about a ping pong table in the listing, but that was no where to be found. The handle for the shower faucet in one of the master bathrooms was missing. The interior door handle on one of the secondary bedrooms was not secured to the door. The exterior steps and walls around the property all have bricks that were not secured. One person from our party slipped when the bricks leading to the back door came out from under their feet and scraped his leg. Later in the stay, one of the kids had the bricks come out from under them on the steps to the hot tub. The bricks on the wall surrounding the sports courts were also found to be loose when someone leaned on the wall. Avoid this property and host like the plague. Despite the hosts constant reminders of how much this property costs and that only 1% of the population can afford this property, this is at best a subpar house barely worthy of 2.5 starts if there weren't any issues. I'm sure the host will clap-back with a snarky and BS response saying how we were horrible quests, or that we're too poor/low class, that their property is amazing and none of this ever happened........so for your viewing pleasure you can check out the reel of our experience at this dump on Instagram @VRBOHorrorStories. Enjoy!

DO NOT USE THIS COMPANY on Airbnb or otherwise. The pool was leaking immediately upon our check-in...which took 3 days to fix. We were told to "Google" the solution as to why the hot tub wasn't hot. Casago has been an amazing partner in helping maximize the investment of my property in north Phoenix. Their team provided reasonable and helpful recommendations when it came to furnishing my property, the photos for the listing are beautiful, and the service and support team are top notch. In every way, their team has gone above and beyond with support and information for investors. Unfortunately, the Phoenix market has proven to be challenging in driving enough income to be sufficient for this specific property and I'm converting it to a long term rental. In no way do I view this to be the fault of Casago as they took all possible means to drive the needed return. In fact, they have provided honestly and transparent market analysis to ensure I was armed with the appropriate information to make decisions on my investment. If you're a real estate investor looking to get into the short term rental market, I highly recommend working with Judi Crane and the team at Casago in Phoenix.

Needless to say, our family's focus is on being with him during this incredibly difficult time. I reached out to Casago hoping they would make a compassionate exception and refund our reservation. Instead, I was passed back and forth between Casago and Airbnb. At one point, Casago's messages led me to believe they were refunding us, only to later reverse that decision. They have since acknowledged there was a "mix-up" in their earlier communications but still chose not to issue a refund, citing the non-refundable policy. I understand businesses have policies. However, policies also leave room for compassion and discretion. In situations involving a family facing a life-threatening cancer diagnosis and hospitalization, I believe customer service should extend beyond simply enforcing the fine print. I'm disappointed that Casago chose policy over empathy during one of the most difficult times my family has ever experienced. I hope they reconsider how they handle guests facing genuine medical emergencies in the future.

The booking is for November 2017 (next week). About a month after booking Bruce emails and asks me if i can take another home called the "City Lights" home - he states it is an upgrade and he will do it for free. I tell him "no I need an 8 bedroom house." Then 3 days ago (we are scheduled to leave for our trip, 14 adults, next week); I email Bruce because his "company" called RENTAL GUEST sends me a new rental contract to sign for the "City Lights" property. I then ask Bruce why I am receiving this new rental contract since I already booked the Delcoa home and told him the 6 bedroom City Lights property would not work for us. Bruce then tells me it is an upgrade and that Home Away is 'forcing owners out of business." He gives me this long bullshit story. Also, he tells me he cannot accept my Damage Deposit by credit card and needs me to wire $800 to his bank account. I tell him I have never had to pay a damage deposit other than through Home Away and I refuse to wire him money. I also tell him the "City Lights" house is NOT going to work for us and I want a refund. Bruce calls back and offers me pool heating for free, then a $500 discount, then $1000 discount, then $2,000 discount. I tell Bruce even free, the house doesn't work for us and I no longer trust him. He tells me he will process a refund. It is now 3 days later and he is refusing to process a refund. He keeps arguing that one of my messages gave him approval of the change, but there is no rental agreement signed and there are NUMEROUS messages indicating that the "City Lights" house won't work for me. He is a SCAMMER. BEWARE OF ANYONE NAMED BRUCE TRYING TO RENT VACATION PROPERTIES IN ARIZONA. HE WILL PULL A BAIT AND SWITCH AND TRY TO GET YOU TO ACCEPT A PROPERTY THAT YOU NEVER SIGNED UP TO RENT. HE WILL TRY TO GET YOU TO SIGN A RENTAL AGREEMENT OR HE WILL TWIST YOUR WORDS INTO PERCEIVED ACCEPTANCE OF THE CHANGE. HE WILL ALSO TRY TO GET YOU TO WIRE FUNDS FOR A DAMAGE DEPOSIT. Later the next week I asked if he was available on a Sunday to meet back at the house to speak with my husband. Texted at noon, hadn't heard from him by 9pm that night, so I texted again and tried to call with no response. Next morning he texted back "Hi not available Sunday" but there were no suggestions for other times. So I called the company and told the receptionist what I needed and she said she would have someone get back to me. Two days later and nothing so I called again, left the same info with a male receptionist and he promised to get someone to call me back. Never heard from anyone. If they can't even return a phone call, I don't have confidence they can manage my VRBO. The rooms are only one bedroom so it isn't ideal for bigger groups, but was perfect for a couple. They don't have parking spots near all the buildings so instead you park your car and they have golf carts to take you back and forth. It is an effective solution but a little time consuming especially if you have groceries or larger items to bring to your room each time. It also got a bit hard to navigate timing so we often would just walk to our room (heat or night not withstanding). I would say if you are hardy and able it works, but not great for those who have mobility issues. The rooms are bright and airy and clean. The staff has been friendly and helpful. We are used to other spots with a full kitchen and updated cabinets etc within the room, so this was a bit challenging (laundry is again down a walkway and not close to our room and no oven or hot plate in the room for any cooking). But if you are in town for a quick visit and will be eating out or golfing mostly then it is a nice spot. The grounds are well maintained and pleasant and it is a lovely spot for watching the golf course. We would most likely stay at another resort if back in town due to the lack of amenities in the room, but it was a pleasant stay and for a hotel like room with more space it was very pleasant.

Sean walked the property with my agent and he was told everything that was needed to be done to the house. The offer was for selling "As is", no repairs and no cleaning with us allowed to stay in our house for 30 days after closing and a 1 day inspection period. Sean could not have been nicer and more accommodating. Them last Friday comes and Sean said we need to drop their offer price $25K because he said that he did not know what everything costs and it would take more money to fix up. After several days of going back and forth and telling him we signed a contract and he walked the property and he was told what the issues were in the house and we were expecting to close on December 29th. Sean kept saying I am doing everything I can to make this work, blah, blah, blah. He said he sent over the inspection report on December 12th but we never received it. I asked him to forward that email to see the timestamp. He never sent it. The title company said he needed to send by December 11th but he said he sent on December 12th. We scheduled for him to come over Monday night to see according to him "where we can cut some corners and save some money." He never showed, did not answer and texts or phone calls and never apologized for blowing us off. Then yesterday after telling them we were not going to sign the cancelation addendum they sent and we expected to close on December 29th or give us the earnest money, Luke sent an email to myself and the title company saying they were canceling the contract, said to send their earnest money back to them. The reason they used was that we did not disclose on the Disclosure Form that there were cracks in the foundation. I did put on the form that their were cracks in the flooring but I do not know how they know there are cracks in the foundation, as Sean was only in our house the one time to walk the property initially. Bottom line is that Sean and Luke are very dishonest and has put us in a very bad situation as we are supposed to close on our new house on December 29th as well. I know this does not represent all who work under the My Home Group umbrella but they only ones that are getting screwed is us. Do not use the Thrivere Team.
