Nikki was very sweet on the phone and my family was very excited about our 5 day stay on the American River. When we arrived the first thing we noticed was the river is about a 100 yards downhill from the cottage. I was a little dissappointed about that. The next thing that we noticed was that the cemetary is about 6 feet from the master bedroom window... we knew about the cemetary, but didn't realize that this was the view from the master bedroom. One thing that I didn't take note of, was the fact that there is no T.V. upstairs or internet access. While there is a T.V. downstairs, it just plays vcr and dvd's. The downstairs is also almost impossible to heat without getting the upstairs too hot. The t.v. room does have a small stove type electric heater, but it doesn't heat the lower bedroom at all. My daughter and grandson had to sleep on the futon so they would not freeze all night. My guess is that the downstairs will stay nice and cool in the summer months. Now the best part... there is a rooster right below the master bedroom and it starts to crow way before sunrise. Usually it starts up at 5:00 a.m. and crows until 7:00 a.m., this was very disturbing and we all hated it. The chickens are cute, but the rooster should be moved from this relaxing vacation rental. The property is very pretty and the river is also very pretty. We were told about the bakery/coffee shop down the road, but when we got there, it had a sign "closed until January 4th". This cabin would be great if all you want to do is read books and relax in the winter months. I would probably be back in the summer when there is actually something to do.

It is very well maintained, and is comfortable, with everything you will need to relax. The cottage is very clean and Nikki is a great hostess. The kitchen is fully stocked with all appliances and dishes you will need, and there are plenty of extra blankets to keep you comfortable. Outside, the kids had great fun roaming the property and playing by the river. They also enjoyed the chickens and duck, which Nikki even let them feed. This is a beautiful place to relax and have some quiet family time without the noise of the city. I greatly enjoy that there is only a TV downstairs, because we wanted a quiet environment, free of electronics when we vacation. I highly recommend this cottage, and we plan to return at least annually!

Upon taking possession of the property, I immediately observed numerous deficiencies, including heavily worn carpeting, severely deteriorated kitchen flooring, outdated appliances, loose and improperly secured bathroom fixtures, damaged cabinetry, non-functioning electrical outlets, and closet doors that were barely operational. Additionally, despite representations that water, sewer, and garbage services were included, I was never provided with standard trash receptacles throughout the duration of my tenancy. The property itself presented ongoing maintenance issues, including a heater that repeatedly failed during winter months, recurring plumbing backups, and a garage door that eventually became inoperable. Throughout my tenancy, I made reasonable efforts to address minor issues independently and only contacted management for matters beyond my ability to repair. When it came time to vacate, I anticipated a reasonable deduction from my $1,600 security deposit--potentially in the range of $300 to $500--which I would have accepted without dispute. Instead, I was informed that the entirety of my deposit had been withheld for conditions that were pre-existing at the time I moved in. Due to the urgency of my housing situation at the outset, I did not complete a thorough inspection or document the property's condition as I should have. That oversight has proven costly. I share this experience to inform and caution prospective tenants. It is critical to conduct detailed inspections, document all deficiencies, and protect your interests from the beginning of any lease agreement.     I am currently renting a house managed by Select Property Management, and I am shocked at how bad…read morethey deal with unforeseen circumstances. The house had flooded prior to me moving in and they guaranteed it had never flooded before and they were genuinely shocked. The house and the flooding issues were then "repaired" and ready to move in. I was assured there would be no more flooding issues so I rented it. It just rained and nothing more than a normal rain storm, the house is FLOODED and when I called they at first would only text me and acted surprised. When I insisted they call me I became upset at the lack of support, then the agent HUNG UP ON ME. Her text to me later- call my renters insurance. Since then I have not had any representative of the owner come to the house to see what the issues are or to meet the repair companies. I have been a home owner previously and this has not been a great rental experience so far.

We checked in after 6pm, so check in instructions were texted to us. Easy to follow. Was easy to find. We stopped at Wally's Pizza for dinner in Cameron Park based off their restaurant suggestions on their website and sent via text check in instructions. Great suggestion! The next mornings breakfast is texted the night before, offering some options like juice preference. And it's delivered around 9am the next morning. Since we had to be at rafting at 9 our first morning at the Inn, they delivered us fruit, scones, and juice early at 8:15am which was really nice. Breakfast was delicious, both mornings. And super fresh. We stayed in the Cypress room. Was as pictured online. Room was clean. The patio area is nice. We explored the grounds a bit our last morning and saw many places to sit around. We enjoyed some time up at the pond in the morning. The staff - I assume owners - were very friendly. We were very happy with our stay here and would return!

My husband and I had the pleasure of staying here for two…read morenights, and we enjoyed the gourmet breakfast, beautifully tended grounds, the iconic rowboat, and of course the beautiful rooms with soaking tubs. David and Karen, the owners, are so sweet and welcoming. The inn is dog friendly, as there is a fully functioning outdoor patio area you can eat meals at. There's also a fire pit that's gorgeous at night, and plenty of bird feeders. If you enjoy birdwatching, this is the place as there are a variety of different feathered visitors that come by this naturally beautiful retreat. If you're looking for a peaceful, romantic, and memorable retreat, Eden Vale Inn is your place! Would definitely recommend.

The breakfasts during our stay were a nourishing and artful three courses with seasonal and organic morsels. Bonnie cheerfully accommodated the many varied dietary restrictions in our party - no small feat. We look forward to returning!
