WARNING TO ALL CONTRACTORS & CUSTOMERS: DO NOT DO BUSINESS WITH FIVE STAR RESTORATION OR GANI…read moreBERISHA I am writing this review as a warning to both subcontractors and property owners considering working with Five Star Restoration and its owner, Gani Berisha. We performed subcontracting services for this company in good faith. Our work was completed professionally, on time, and without any disputes regarding quality. Despite this, Gani Berisha has completely withheld payment of $2,405 for our labor and materials. He has ignored text messages, ducked phone calls, and refused to pay what is rightfully owed. For Contractors: Protect your cash flow and your team. Five Star Restoration does not honor verbal or implied agreements and will leave you holding the bag for material and labor costs. Do not take jobs from them unless you want to chase your money through the court system. For Property Owners / Customers: Be incredibly careful hiring this company. Because they refuse to pay their subcontractors, you run a massive risk of having mechanic's liens placed directly against your property by unpaid workers, completely disrupting your project and title.A business is only as good as its integrity, and Gani Berisha has shown zero integrity in his business practices.

Do not trust the Google reviews for this company. I strongly recommend not hiring Five Stars…read moreRestoration. We hired them to clean up and repair water damage in our home based on their positive reviews, but the experience was extremely disappointing. The initial cleanup team did a good job drying out our crawlspace--especially Lester. However, once the repair phase began under owner Gani Berisha, the experience deteriorated quickly. Communication was poor from the start. After the drying process, we waited weeks with little to no updates. When Gani finally visited, he seemed unfamiliar with the project and focused mainly on upselling upgrades because insurance was paying, even suggesting LVP flooring despite our home having hardwood. Once repairs began, communication continued to be difficult. We had to repeatedly request updates, which were often ignored or met with frustration. While we were staying in an Airbnb, we were suddenly given one hour to choose between two floor stain options--neither matching our original floors--and had received no prior notice that a decision was needed that day. When I called to ask about additional options or samples, Gani became irate and dismissive. Eventually, the subcontracted flooring company provided several proper stain samples, which resolved the issue. Throughout the project, the work felt rushed and we had to repeatedly point out problems that needed fixing. The project also ran later than promised. When we finally moved back into our home, we discovered several issues: one of our lamps had been broken, paint was on our Dyson vacuum, and one of the bathrooms had been left in extremely unsanitary condition. When we raised this with Gani, he told us he would submit another claim to our insurance company so we could receive a check to cover the damaged items, rather than his company reimbursing us directly. Overall, this was one of the worst contractor experiences we've had. Based on the poor communication, lack of professionalism, and how issues were handled, we would not recommend working with this company.

About one year later, we were shocked to find rain water (ground water) flooding into our basement living space (the master bedroom, bathroom, and den are in the basement of our home). We were in shock but got some shop vacs out and thought it was a fluke. Well, it wasn't. It has happened several more times and we recently pulled up the laminate flooring to see what was going on. Under the flooring, we found there was a sewer drain that was blocked, as well as multiple holes in the foundation. You can see straight down to the dirt. The flooring was simply laid over top of these holes, with no remedy. We are looking at tens of thousands of dollars in damage and our insurance company will not cover a cent, since it is foundation related and also ground water related. Upon searching the city of Richmond's online portal, I found several permits and inspections related to our home, but the most recent was completed in 2011. The work done on this house before we purchased was done in 2022, leading me to believe that no permits were filed by this contractor. A quick Google search informed me that permits are required for ALL renovation projects in Richmond. We do not have a lot of money, we are living paycheck to paycheck as many Americans are right now. I work two jobs and take care of our three children while my husband works 60+ hours a week. We were so happy to purchase our first home together and now we are utterly devastated. We are without money for a lawyer, without money for repairs, and without much hope.

Prince came in and not only finished the job, but fixed all of the mistakes made by WK Property Solutions. Cabinets (3) were installed incorrectly and one cabinet was ordered too short so they managed to scavenge material to fill in the gap. They fixed the floor (WK Property Solutions could not figure out how to match flooring so they left the gaps open along with an open sewer pipe with paper towels in it.) It was not a problem for Prince! We were shorted on backsplash tiles as well as moldings so Prince went above and beyond to secure the products (more expense to us over and above their fee to complete the job.) Their team work as a TEAM and in 7 days the project was finished. WK Property Solutions refused to answer e mails, calls or texts regarding repayment for good already supposedly purchased as well as labor costs which were never fulfilled. We had to track down the owner or Prince after the project was finished to pay them for the most excellent and expedient work that they did for us, really saving the day! I would not hesitate to use them for any household project in the future. They are honest, hard working, reliable, courteous and precise. They take pride in their work, which is rare these days. Can't thank Hector and the gang enough for finishing up someone else's mess.

Projects: 1) Replace carpet in 2 bedroom Charlottesville property -- Project was challenging as floors in the high rise were concrete and extremely uneven. I was able to buy extra plush and durable high quality carpet for the cost of lower quality carpet elsewhere. Very reasonable price, including out-of-town installation. Floor Store returned to adjust carpet at the bath threshold where slanted floors left things looking odd. No excuses, no delays, no extra charges. Just a job well-done. 2) Custom area rug -- Love the sisal-look rug which fits my 13'x13' "everything" room perfectly. Got the high end look and high traffic durability I wanted for a great price. Love this indoor/outdoor rug. 3) Shower and floor tile for Richmond patio home -- Project is (still) in progress. It's been challenging due to general contractor issues and delays of several months (NOT the fault of Floor Store). Walter has been on top of the details, navigating the territory of broken contractor promises, no shows, and changing schedules with flexibility, grace, and professionalism. He's been the calm in the midst of a storm no one saw coming. Truly apprciate his patience, kindness, flexibility, and professionalism.
