My husband and I purchased an executive home in the Turtle Creek Subdivision in Troy Texas about a year ago. We've had just a few minor warranty issues, however they've been addressed promptly by the Warranty Manager on Duty, Mr David Dillard. His presence and reassurance has been a God-send, and especially with this being such a major purchase, and our forever home....it certainly helps for the company to have someone on staff who "knows the ropes". I really love my house and am happy with my decision to buy a Carothers home. I almost bought/built with KB and that was an absolute disaster. My last house was DR Horton and I looked at a few of those in Belton. You really can't compare the craftsmanship you get with Carothers. It's truly a night a day difference for the better. I will say they didn't do a great job on my stained concrete floor and I still have a plumbing issue. Whatever plumber they sent out expected me to be home right when they called and they failed to fix the problem. My real complaint is with the company itself and their salespeople. I bought my house from a distance on the tail end of it being completed. My sales person did a really poor job of sending updates and doing what I asked. I asked for some small changes before construction in the specific area even took place and she said not a problem at all. Went to the walk through and none of what I wanted was changed. She also had an attitude on several different occasions. Not sure if sales should really be her career. I got only a few pictures from her. She would send the same ones again and again. One day she sent some pictures and I went to the house myself without telling her I was coming. What I was seeing was a lot further along than what her pictures showed. Her pictures showed my kitchen undone with no appliances. I got there maybe an hour after the fact and it was essentially done. Stained cabinets (dried) and all. Guess she's too lazy to drive the .2 miles to the house and actually check on it. While signing my contract she kept responding to emails on her phone. Did the same thing in closing. Yet whenever I emailed her (rarely, asking for updates) I would be lucky to get a response a day later if at all. On the closing date I walked the house again and saw it never had been cleaned. The floor looked like a construction site and dirt was all over the garage. How disappointing because that day, of all days I was hoping to actually see the house not in a construction stage and DONE and clean! But no. It absolutely didn't matter to her about me trying to maximize my time with coming to see the house when I did. I've lived in my house for 8 months now and I don't have a mailbox. I have to go to the post office for my mail. This is a major inconvenience since I work towards Austin. There's no way I can get to the post office before 5 without leaving very early. Carothers absolutely will do nothing to get my street a mailbox anytime soon. Instead they keep playing the blame game on the post office and city. I'm sure if they bothered to contact them they'd get a lot further than me as an individual would. It's also true they don't care about the actual residents as the other reviewer said. There's been mud in front of my house the entire time I've lived here. They never sent out a street sweeper. Garbage blows everywhere. It's in my yard constantly. If you have a dog, walk your yard every time they are out there. I constantly have pieces of plastic and even garbage from their lunches blowing in. Carothers draws you in by building really pretty homes, but they use the same subcontractors that everybody else does, take short cuts and actually do really poor work. After they get your $300,000 they really care less about making you happy as a customer. If we had been able to do a walkthrough prior to closing I could have insisted on having certain things fixed in order to close. But since we closed from out of state and they have their money they have no desire to fix certain things and have basically said too bad. We heard great things about them, and were so excited to move into our house, but now we are just glad we are only going to live in it for 3 years. Do yourself a favor, don't get drawn in by all the superficial bonuses and look for another builder. read more

They let the home speak for itself. The location of these homes give you an estate feeling. But the homes are pricey! Starting at the low $300,000. Horrible experience with this builder. Salesperson was very deceptive. Could not reveal the price of the home even after numerous attempts to get a price. Everything is an upgrade. The website is outdated and they are not forthcoming with information. They say they wont make changes and will hold half of your deposit if you don't go through with the purchase and then take it all. If changes are agreed on even if they are not made they still keep your entire deposit. This builders practices are questionable to say the least. They are one of the best custom builders in town next their cousin Keith Carothers. The Carothers have the best quality homes in the area. We were looking into moving to Harker Heights from the country living Keith Carothers homes provides. Well I landed a job in Austin. Yay for my family and me because we finally got of the black hole in Central Texas. Unfortunately it is hard to find a quality customer home builder in the Austin area such as the Carothers. I have lived in a carothers home for 5 years and have not had one problem, i have looked at many other builders, centex, dr horton, kb but there is no comparison to the quality and fit and finish you get with a carothers home. The things that are included in a carothers home for the money there just is no comparison. Every other builder wants to nickel and dime you to death about each upgrade but carothers are all inclusive. It is really night and day once you have lived in a carothers because no other builder stacks up, to me living in anything else is a downgrade. read more

We had a house build by Carothers and the experience was horrible. They messed up our fire place and when we told them that that they had the wrong one we were told "There is nothing that we can do about it." It was only when we told them that we would walk away from the deal totally that they were willing to work with us. Once we moved in we had to leave because I lost my job, our realtor didn't take good care of the property so three year later when we thought we had foundation issues, they sent out a home inspector and not a structural engineer to look at the foundation . We asked for help on fixing things that should have been under warranty they refused because it was not under warranty. Not a well built house for the square footage price. Will be going with Diamond in the future. My review some how was changed? About covid. Very weird. So I will post again purchase over year ago. Tons of issues. Shane the repair guy not very honest. Seems the company likes to take your money but not follow up on the defected material they installed. Cracked tiles. Foundation garage door lacking all the bolts in it do it literally falls off! Chipped fireplace. Dented toilet which we had to replace. Looked like they buy possible irregular and quality issue products at a lower cost and spread it out to many of the homes. Our neighborhood group is all complaining. Do not buy from them. One neighbors roof is warping. Another has had nails literally fall out of the trusses in the roof. They give you royal treatment until after you sign on the dotted line. Don't want anyone else to experience the shear laziness of this company. They change their minds on warranties when is suits their purpose and we will purchase a much better quality through Diamond homes in the future. Carothers Home may build nice homes, however they don't care about the ACTUAL residents. The contractors they hire to build homes, care nothing about the trash and waste that they leave that blows into homeowners yards, they don't care about the disruption of peace, to a neighborhood full of families. If they did there is no way they would have concrete poured at 6:30am. I've called to complain, and calls were never returned! I have kids, yet I have to clean my front yard daily, as though I have adult children, who can't find a trash can daily! Enough is enough! read more

From the start I was impressed by what appeared to be quality work. As each day went by that changed. It seems like I was having to repair or replace something that was not done correctly. I had to spend $10K to replace all the tile they (Carothers installed, not enough thin- set). Ive had problems with the AC unit, the refrigerator, hot water heater, three ceiling fans (replaced), outside lights, jetted tub. Ill be spending just shy of 20k of my money on Carothers quality?? For the amount of money you will spend you will not escape the poor workmanship. These homes are luxury from the outside and junk in the inside. I filed a BBB complaint against the owner. Mr. Carothers lied saying something fell on the floor when in fact they came in and pull a portion of the floor up to test?? Mr, Carothers claimed water damaged the floors but USAA says there is no proof to support that. Carothers is just like all other builders. They will say and do whatever they can to pull you in. WARNING LONG POST JUST NOT ABLE TO CUT IT SHORT We bought our house in October 2016. Before we even moved in we noticed that their was water standing in the back yard so we let Carothers know right away. After we moved in we noticed that sand was put down and we were told that it will seap into the ground and fix the problem. Well, that did not happen to top it off we had a beach in our house at all times. Chick's was sent out and they removed the grass in that are and made the ground lower so that the water flow will be better. This all happened in november/December so the grass did not take and we have dogs so it was a big mess. After telling us that it is the neighbors fault because they water too much Chick's came back in April and redid the area again and fenced the area off so our dogs could not get on the grass. This time the grass took beautiful and it seemed that the issue was fixed. End of October came around and we noticed after the first rain that we still have water standing in the back. We contacted chick's right away and we're told that they will get with carother on what to sdo. We texted pictures and called but after a while we did not get a responds. My husband contacted than Carothers and spoke to a representative and at this time we were told that it was our dogs fault since we have three huge dogs running around in the yard. We have a 55 lbs, 40 lbs and 20 lbs dog and they are in the house when we are not here. I did not appreciate that Carothers came to the house when they knew no one was there and looked over the fence to make a decision. After this I emailed Carothers and asked to please be contacted by the builder to discuss the issue. We waited about 1 week and still did not hear from them. When I called I was told that they are not in the office but they will leave a message. This went on for about two weeks. When I left a voice mail for the builder and I left my cell number with him he called my work and my co-worker told him that I am waiting for a call from them and please call me on my cell. I received a message from my co- worker and was waiting for the call. That day I called twice, once I was told he went to lunch the other time he left the office already. We bought from Carothers Homes because we were told that they care. That it is a family business and that the company cares for the families that move in. This is far from The truth. It seems as soon as they have your money they look the other way. This issue was already there before we even moved in so it should be taken care of by them but it has been 6 weeks now since I called last and I still have not heard from them. Just very disappointed in this company. Not following through with what they promise. I guess they are just like everyone else. Only the money counts. BUYER BEWARE! read more
