If I could give one star I would. These are some of the most unprofessional, getto women I have deal with and granted I have lived in the hood all my life. When I first moved in to my apartment there were bats in the roof for a while because and thats just the kicker. As i continued to live in the apt the windows leak with bat poop and water, o and it's still leaking till this day. The water heater broke and they didn't fix it for about 3 weeks. The neighbors are loud and disrespectful. They dump garbage anywhere, they play loud music all the time. O and if you want somewhere decent to park, don't bother cause so random car is always parking in the lot. Nobody comes and check on the buildings so it's just falling apart. Also they have foundation cracks like a mug. But all in all avoid these people especially if the relator/ broker name ends with Miller. read more

Money thirsty. Don't rent from these people. The money is the only thing that matters. Not the living conditions. My family went through the hottest summer ever with no air conditioning. I reported the problem for months....do you think they cared...NOPE. I lived there for months with holes in the ceilings because the pipes were messed up and all they did was patch the holes up and paint over them....meanwhile living there..we couldn't even use certain bathrooms. I literally have had to get us hotels while paying for the home I was at because it was too hot and we couldn't use our bathroom....but as soon as you don't pay the 5.00 fee for sending rent money, they will take you to court. I love where I live. I do not love dealing with this property management company. First, the "convenience fee" to pay online is a percentage of your payment. So to pay my rent online I have to pay an extra $52. Then, I haven't needed them much, but when I do, it definitely feels like they are here for the property owner and not the renter. It's not completely unprofessional - just cold, like they know you have no other choice. By far out of those I have rented from and those I have tried to work with when in search of My first home....No one compares to Latricia Gilmore. It was a true blessing for her to be there during my entire process. Not only did she assist me with the process; she ensured that I didn't give up during the toughest times! I rent through Carod properties and it is HORRIBLE. My house is not up to code and the property manager has not repaired ANYTHING. It is covered in mold, the heat wasn't working, there were gas leaks, the doors are not weatherproof, exterminators have not been called in years, and there are areas that are decaying. Code enforcement deemed a total of 7 violations. Carod has known about this since they became the property managers and they have not repaired anything. They tacked on additional fees that were not on my lease and lied and said it was an "error" when I caught them. Disgusting group of people who have no problem having tenants live in horrible conditions and lying and manipulating people to try and finesse extra money out of them. They have no problem breaking the law. Someone should sue them. read more

While I love my home, I have been less than satisfied with my experience with Carod Properties as a renter. I have experienced lack of communication, lack of professionalism, condescending tones, and an argumentative nature on numerous occasions. When you bring something to their attention they act as if it is all your fault (as if the communication was clear and concise from the beginning). I would go into more detail, but considering the responses I see on other reviews, I know there will be details left out and an inaccurate picture painted in the response (probably still will be). I am hoping the experience gets better from here, since I do like our home, but the customer service has been less than inviting or welcoming since day one. read more

I can't get Carod Properties to respond to emails about a home they have listed for sale on their website as well as on other major real estate listing sites (Redfin, Zillow, Realtor.com, etc). Every other real estate agent I've dealt with in Charlotte gets back to you within a day or less, this one ignores me for weeks. I also had my own realtor try to contact them, to no avail. Their website looks very nice and professional, so it is easy to be fooled into thinking they're a legitimate business, but they don't act like one. Don't waste your time. read more

Now this is one property management company that I'll always be grateful for. They didn't nickel and dime me with fees and charges, they were available, convenient when viewing properties and most of all affordable. Never a problem with management, owners, or maintenance. My family and I moved into our lovely home in 2012. We love our home! Carod Properties has been a excellent property management company for us. Anytime we've had a maintenance issue it was quickly resolved. We would recommend Carod Properties to any of our friends and family! read more
