I bought a new construction back in January of 2022 and after $137k worth of damages later we come to find out carefree homes never fully finished the home and then has an inspector sign off on it without properly inspecting. there was an A/C drip pan in the attic that they never finished, and so water was flooding throughout for over a year. we've had Carefree home out multiple times and each time they did nothing to fix it. it wasn't until after Servpro and other con got involved that we discovered they sold us an unfinished home. even after proving them at fault they still refuse to rectify the situation. I'm currently awaiting a law suit with them here in El Paso, Tx and from what I know I am not the only victim of this corrupt housing agency. CarefreeHomes does an amazing job living up to the name. lazy, lack lustered building with no care in trying to make a situation right. I hope that whoever is reading this take a second look before buying a time bomb house from these crooks. there shady, disrespectful and don't care about the product they are selling. Finally update. Never received my 6 or 12 month repairs. Carefree claims they didn't receive my emails. They also claim they never received any contact from the Better Business Bureau. I filed multiple complaints and the BBB said they never responded or returned calls. Plaster fall in off exterior of the house, grout crumbling out of tile, paint peeling inside and out, all in all a terrible experience. I did receive a final visit from carefree concerning the heating system which failed 8 months ago and leaked water in the attic all the way down to the first story floor. They sent sent out two illiterate women and, According to them a highly skilled A/C and heating repairman to check on damage. Surprisingly enough they didn't find any water. Who would have thought that water dries up over the course of 8 months. They didn't even acknowledge the fact that there other repairs that were ignored and ignored them entirely. Either that or they just had no idea how to do their job. I'm going with the latter as every carefree employee that I've met with has been incompetent in every way. Don't get me wrong I'm in no way an expert on anything. But anyone with half a brain knows when something is not right. As for the carefree A/C expert it only took him 2 minutes, literally, to break my unit. I was left with no A/C or heat and the two carefree morons had nothing to say not even an apology for leaving me with what was once a working unit, now broken. I had to wait for them to come back at their convenience to fix it. Strangely enough after not doing anything wrong according to him he had to replace the entire control panel. So all in all if you have a choice do not buy a carefree home. They are incompetent from the building crew, contractors, office workers, and the lying salesman. As for the city of El Paso inspectors don't count on them to do quality inspections as many items they passed were so far off the mark up to just not even being installed that they can't be trusted. Obviously someone paid them off to pass these homes and if you Google carefree you'll see the thousand of others that did not get their homes fixed either. Craftsman ship sucks, They have you do a blue tape walk and house isn't ready. No back splash, finial paint , tile work sucks! Who puts silicone on grout in a shower. If your driving by it looks good, open the door and walk holy wow. Paint splash all over tile and carpet. Door has holes in jam. Super says we can't fix that, it's from shipping. What?? We bought the biggest house they sale and I have spent more time cleaning paint , repair texture spots, repairs after repairs. Electrical face plate came off. My 2 year brings it to me and said dad is this it's broken. Very scary. Outlets that are 3 feet from water or sink needs to be GFI, nope not here under sink j box on another j box with an outlet no GFI! Under the sink guys come on. That's the first place leaks starts. No GFI in bathrooms , I do not know how they past the building finial with City. I'm very disappointed with this builder 300k house no detail work over all I will never tell anyone to buy from them. We have a few people ask us over the weekends when they come out and walk there homes, I just shake my head. They will never fix issues the superintendent will beg you to sign blue tape paper and tell you that you have me for the next 30 days. Lmao called and doesn't answer. If you buy a home here hold your ground and the superintendent doesn't even walk the house with you. They send someone who knows nothing about your home. Then he will call and rush to get everything done and beg you to sign off. The best part about this hole experience is that I was told the construction manager walks the home before you close! Purchased a new home in Sienna Hills. They start off saying all of the right things but as soon as you have real issues the communication stops. They are called CareFree Homes because that is how they build their houses. The structure of the house is good so far, but all of their finish work is terrible. That includes everything from tile, grout, trim, paint, caulk, and anything else you can think of. Their tile work is so uneven that it is painful to walk on in bare feet. Their caulk and trim work has large gaps everywhere. We did our final walkthrough with the builders, and then found nee damage after we moved in. During the orientation they tell you that in 30 days they will come by to get a list of warranty items they need to fix, but they won't. We purchased our house with the expectation it would be finished when we moved to El Paso. Instead we lived in a hotel for three weeks waiting on them to complete the work. CareFree is a terrible company that worries more about quantity than quality. read more

We visited the model homes and loved the space and design. We chose a lot but were told it was taken already (one without the huge electric box). This is about 10 months later and there still isn't anything built on that particular lot. It sits right next to where we landed so it's a constant reminder on how we were misled. As far as designing and upgrading, I pointed out to Carefree that all of their two-story homes in El Paso have a window in the upstairs bathroom. Heck, the bathroom has the window in the "Segovia" virtual model online. Guess what the answer?? Nope, you have to pay for a window if you want one there...so we did. (Watch all future Segovia models have a window in that upstairs bathroom). Construction delays...yes but why wouldn't there be right? It's somehow still related to covid I suppose. So, we had waited some 8 months four our home to finally be completed and we get scheduled for our final walk-throughs. As we're conducting our walk-throughs they are painting and installing our shower tiles! Our shower glass...on both showers, wasn't installed until 2-3 weeks AFTER we had closed and moved in. One more for ya', our garage was not painted. When we asked we were told Carefree does not paint garages. Yet, all these home garages being built around us are actively being painted. Porque??? If there is any accountability, sense of pride, call it what you want, on the part of carefree, they will contact me immediately and rectify the garage paint situation. We will forgive the lot, the window, the delays...but they have to initiate contact and show us that they are willing to face us. We are not push-overs Carefree. read more

For being a first time home buyer me and my partner thought we would have such a great experience in the home buying process with CareFree but it was the complete opposite. From the get go it was full of miscommunication on their side and with the loan advisor/bank. They will give you the go around with most of your questions or concerns. We moved from San Antonio so we didn't have much insight during the process or opportunity to be here during the build. If it wasn't for my cousins who do live here and keeping us updated on some of the building process I'm sure we would've had much more problems. The floor plan and design is beautiful but the finished work is so bad. The grouting, paint, tile work was complete shit. From a screw in the kitchen floor grout, to uneven or unfinished paint on the walls, wall outlets not flushed to the wall, missing grout. The list goes on. We had multiple things wrong and it took them longer than 2 months to get most of those items fixed. One our biggest concern was when we noticed a leak in our irrigation system that runs our drip system for our landscaping and advised the warranty company (also pray you will get someone on the phone because they never pick up) about it the second day we moved in. We have been in our home going on 5 months now and they have yet to send someone out here to fix it even after calling multiple times and them saying "no we will send someone out there to get it fixed". They did also tell us "you will need to call the builder supervisor Johnathan so he can have someone go out there to take a look". When we did give him a call/calls he never answered or never returned any of our calls or messages. We did get notified that he made a comment saying "they didn't write it on their 30 day list so I don't have to fix it". Such great supervisor ethic. Our landscaping bushes and tree in the front yard are completely dead due to our drip system not being able to run on a schedule. Like I said it's a beautiful design and floor plan but that's all it is. So if you're looking to invest on a CareFree home, please DONT! Beautiful home and awesome floor plans but to get to the end is very stressful and mind boggling. Management team (Marcos) just tells you what you want to hear, all words no action. Customer care hotline and maintenance supervisor (Jonathan) is the worse, even in person or a face to face visit gets you no where. Deceptive and poor business practices, we been trying to fix our closing warranty items for the last 3 months and they haven't fixed all the items yet ( HVAC duct works, water heater housing mount breaking, all countertops scratched dinged and look dirty and the list goes on). Been following up with management team to finish up all pending items but they never pick up the call. You are lucky if some one answers! They will not assist with any outside incentive like Roofing Installation Information and Certification Form (USAA)for home insurance rates reductions. Plus ensure your read the contracts completely and thoroughly, we are still waiting to see if our garage epoxy flooring was a standard item. We were in a corner, invested too much money, sold our old home and living in AIRBNB's or else we would have backed out but we were far in too deep. Once you close on the house "everyone " goes into ghost mode. Just don't want no one to experience the headache we had with this company. The ceilings in the laundry room are not even jacuzzi in master b- room is leaking. And I took out a dry wall in the shower to replace the tiles and I found an empty 12 pack of beer. We shopped around at several builders and found Carefree to be the best in regard to price, location and floorplans. Carefree uses the CHEAPEST contractors because they are more concerned with profit then they are quality on people's forever home/investment. Many other builders for example zia homes gives you quality features included in the base price like stainless steel and smart home features. Carefree lack quality and customer service be careful. I've been unfortunate enough to live in a Carefree Homes built house. Quality, integrity, and honest communication are NOT their strong suits. The house was built in 2011, it's 2878 square feet, and should have two A/C units due to its size as well as the fact that it has two thermostats (one for upstairs and one for downstairs). The house only has one A/C unit and it's too small to cool the house. Carefree refuses to fix the problem. They claim the A/C unit is energy efficient and only needs to cool the house to 78 degrees per EPA guidelines. That's a outright LIE as those mythical guidelines do not exist. To add insult to injury, a house on the same street, built the same year, and only 2649 square feet has two A/C units. Carefree has no explanation for this difference. They deny they made a mistake putting in just one A/C unit and will not fix it. Bottom line: Don't buy from Carefree unless you want to live in an easy bake oven. read more

Ok Carefree, I gave you a reprieve with my last updated review...however, this new problem is unbelievable! Our plumbing pipes were broken under the driveway PRIOR to the driveway being cemented....your contracted plumbers personally told us that someone skipped over it probably to avoid paying the fee!! AND, the backwash which we are suppose to be able to access to drain pools, and other things was simply put in the ground and never connected to anything!!! Now, our driveway is being ripped up, there are sawed out holes in our bathroom and we are so very unhappy. You need to come an buy this house back before we get a lawyer for bad sale of goods. We bought our first home from carefree 3 months ago. All they care about is money and selling the house and are not upfront with you. They failed to let us know that the house is not eligible for wireless internet and with EVERYTHING being online now it has been such a pain. As first time home buyers we did not know this was even possible and they took advantage of that. If we would have known this we would have never bought this home. First, I like to share my experience about a recent encounter with Carefree Warranty. When I purchased my Carefree home and did the initial walk through of the home we opened the sliding doors. We immediately noticed the doors did not open easily and were very difficult to slide. We were told the rails had dirt and need some TLC. Then several months after we moved in one of the sliding doors got stuck and would not open. Carefree Warranty was contacted and they sent a company to check the sliding door. It got fixed. However, I asked one of the men that fixed the door, why the sliding doors did not easily slide. He told me that the rails had dirt. Well, I cleaned the rails on numerous occasions and I followed basic maintenance of sliding door rails. Then over this past weekend I dutifully cleaned the rails and then I noticed the doors were canted (all three) and were not level. I then slowly closed the sliding doors and I immediately notice the sliding doors closed at an angle. I further inspected the sliding doors and I then noticed drywall screws were used by the Carefree builder to install the latch catcher in the mortice and if I were to adjust the sliding door the latch would not line up with the latch catcher (not sure it is called this).  I immediately notified Carefree Warranty and I was subsequently told my home warranty expired and I was further told these type of doors need maintenance. Well, I have been doing the maintenance but since the doors were installed incorrectly and I can not adjust the sliding doors due them not lining up (level) with each other. Now I have three inoperable sliding doors thanks to this company! read more

Good afternoon: If you are looking for a new home please stay away from care free homes, here is our history: We were very enthusiastic into buying a new home, but we were never told about all the extra charges they made for almost all the items other builders have as standard features, like: silver appliances, stainless steel faucets, accent tiles on bathrooms, etc. So being mislead, we signed up and gave them the earnest money. The time to have the design meeting come, but they were not a bit flexible scheduling the meeting, we are a working and responsible couple, so we can't just leave our job 2 or 3 hours earlier, but somehow we managed to arrive. After a long discussion with the manager and the manager of the manager and so on, they accepted to stay some extra hours, but was until here where we were explained about the way they make more money by adding everything as an upgrade. They told us that we can cancel at anytime before construction (the house was not build), so immediately after receiving the upgrades quote, we let our realtor know that we won't proceed and I emailed the care free homes representative, she responded back accepting our cancelation. After a few days I received an email from a care free person saying they will literally rob us the earnest money. We submitted a complaint on Better Business Bureau and after the complaint, I received a call from the marketing director saying he will return our money but this has to be done in their office and before 5pm. So once again, I explained him that for us is very difficult to take two hours from our workday to arrive to their office, so he committed to send the check and some documentation for us to sign by mail. But at the end, care free homes did not keep their word and responded to the Better Business Bureau that I did not wanted to drop the complaint. I purchased a Carefree home. Initially I though all was fine, my mistake was not visiting the construction site often enough. But I had faith that they would build correctly. Anyway, I have had three leaks since I moved in in 2018, I called carefree about 2 of them during my warranty period and they "fixed it" by adding silicone to shower. I now have another leak in the same spot but now out of warranty. I've talked to 4 different plumbers, all say that silicone is a temp fix for a much bigger problem, they don't believe it was properly water proofed (the upstairs shower). The other issues I am now noticing is their lack of pride for their work, their workmanship sucks. I decided to do some cosmetic upgrades, changing out shower trims and shower head/flange, fixtures to a different color without having to break into walls or anything crazy, my handy man was switching them out and and the tile cuts where the fixtures go are absolutely horrible, they might as well have used a hacksaw to cut the tile, but what did they care, it was going to be covered by fixtures. Changing out the shower flange in the master, we discovered it was stuffed with cardboard--actual cut up scrap cardboard boxes, guess they tried to center the pipe and instead of fixing it, stuffed cardboard in there. I also decided to upgrade my bathroom vanity lights, again, holes behind the fixtures and the junction box rigged to fit. Needless to say switching them out would require full drywall repair. Nothing is centered. They just didn't care so long as the crap they put up looked decent at first glance. I now have to patch up the ceiling where the leak is and my handy man said he was afraid the texture wouldn't match 100%, I told him, "what does it matter? All of the texture is crap in places anyway" they just didn't care. As a first time homebuyer I didn't realize what to look for and naturally 3 years later I'm stuck with crap workmanship. Call carefree and they are defensive and say, "it wouldn't have passed inspection if that was the case." Total BS. If you do buy from them. Watch them like a hawk, ask about electrical work and what's behind your fixtures and ask to check tile cuts before the bathroom fixtures are installed. That included faucets. One other thing is bad tile work all around. Don't settle for their excuse that unless it's a hazard, they won't replace. Buyer beware!!! My handyman has pics that I will post. read more

The floor plan itself is what we loved, other than that I can say that if I could do it again I would have made more time and kept looking for a home and closer to the area we wanted. Customer service is definitely not their forte, this comes from someone who's done it for over 10 years now. All they seem to care about is selling the homes and not really the customer or what they wanted. The design center is outrageously priced and they don't even budge for what you actually want to do. It's very this or that, not where would you like that and what color? Only been living here 3 weeks and the cabinets are a huge issue, extremely cheap! One of the drawers broke within days of moving in, then another from the bathroom a few days later. I will NEVER recommend carefree to anyone looking to build or purchase a home through. They have been nothing but unprofessional and so back and forth. All they want is your money for a crappy built home. I am going on 3 weeks (just purchased the home) of having the AC company out here every other day because they don't know why my AC gets up to 80 degrees every day so my AC runs all day. Well I have done my research and have talk to other AC companies and they all have said my unit is too small. I have a 2.5 ton unit for a 1675 sq ft home and I should have at least a 3.5 ton but they keep telling me its because I have spray foam installation which should not change the size of my unit! My house literally sits at 80 degrees all day, I have a 1 year old son and they could care less! I have lived in Texas my whole life minus the year I live in the Mojave desert and have never been told I can't turn my AC down passed 75 degrees. What a joke! Definitely carefee! read more

Seriously I do not know where to start! If I could give a negative 4 stars I would! This is our first home, and we have had so many headaches! We first had trouble with our AC; our daughters room was getting super hot, even the wall plugs! And they "fixed it" but the room still gets hot, only according to them the room is not dangerous hot! So we don't let our daughter play in that room. Now to the paint job. There are literally patches everywhere! We had them come and redo the job but somehow it looks worse! The whole point of us buying a new house was so that we didn't have to do any touch ups and it seems like we are going to have to do it our selves or pay someone to do it! Please learn from us! In preparation for the blue tape, we were told to make note of even the most insignificant thing because they will tell you it was not on the paper. When we did our walk through, the guy would say "there's no need to write that down, we'll tell them right now so they can fix it", 3 months later still a lot of things half way done! Be extra picky on your blue tape and have everything put on paper! Our stairs carpet is full of paint, and staples are coming off; there places where they even missed paint and they don't want to replace it. All the neighboring Care Free homes in that same block have that rock wall built. According to them, my house was the ONLY ONE that did not get a rock wall because it was not part of the floorplan. I went back to the original floor plan to verify this, and sure enough, they were lying to me. Since Care Free did not take us seriously, we decided to take our business elsewhere. A fair warning to any new buyers, if you see Care Free, don't walk away, RUN away! It will also be ironic that they response to my review and not my phone calls! in addition, they will only add 1 AC unit for a 2 story house that is 2698 sq feet. Beautiful homes, unfortunately dishonest people. Buying a home is a big deal. It would be appreciated if your staff would advise your customers correctly instead of making a quick sale or getting a contract. People try to be informed as much as you can don't rely on others. Yet again there's no surprise from the carefree team. I spoke with the CEO Shawn Gray. Wow, he had no idea about our house and all the issues with the foundation, structure, flooring,Windows, cracks everywhere, etc. He proceeded to argue with me. Was very rude, defensive, unprofessioncal as the CEO Of Carefree Homes. The only thing this company cares about is your money!! Once they have sold a home to you and heaven forbid there becomes any issues it will take forever for them to be resolved! Your joke of a warranty 2-10 doesn't cover anything so don't bother buying it! sad sad company with no class no compassion in their daily job or their costumers! The price of the home was affordable. It is a beautiful home as should be when you are building from the ground up. CareFree homes has many floor plans that I really liked and I was able to find the right one for me within budget. I was very happy with their lending partners. I was not impressed with some of their contractors (rockwall (which is not guaranteed), HVAC, door installation. I was very dissatisfied with the lack of follow-up including the VP's. Picking up the phone speaks volumes. Moises Nungaray was a true blessing in his ability to keep my spirits up when encountering dilemma's along this journey. Overall, I love my new home, however, there are always areas of opportunities. But my overall experience was not a pleasant or great one when you have to email the president of the company, you know something is up. I come with my facts and my numbers. But at the end they did get it done. read more

so far mostly everything has gone great, little details here and there. i believe we all want perfection (there being that it is a brand new home) but the fact is that i have called george/ carlos/ jesse who are the ones that are supposed to do the 30 day inspections and 6 months and the 1 year one, and they always come through and square it away. the broken tile in our showers didnt look the "same" as the one in the model homes but i guess no one is ever going to change that so screw that. as long as the bones and leaks and things like that are good, i belive everything should be great. our home looks great, we ar very thankful. the only concern i would ask for any other purchaser here is, how much gravel did yall get on your landscaping? because i feel like i dont have that much. and ive only been here since april/ last 3 days of march. read more

These stories are sad but true. The designs are nice but craftsmanship is poor. Unfortunately it really falls on the sub contractors that cut corners or do things poorly. I too have been clearing out trash and debris from the shower for years. The doors didn't shut right letting dirt in. The roof leaked. When they came to fix it the door guy just hammered the frame which cracked it. Still didn't solve the problem. The roof guy patched some areas and it still leaked. I had to dismount and repair the doors and fix the roof leak myself. When I would visit the house during construction I would find beer bottles and trash around the inside of the house. If you do get a Carefree Home, spend the extra money for an inspector and make sure all issues are in writing and detailed so they fix them to your satisfaction before your one year passes and you have to live with the things that stare you in the eye every morning as a constant reminder that a bunch of drunk guys were eyeballing measurements in your home while building it. read more
