I wish I had read these reviews before I purchased my home. I feel I was scammed as others feel. First, when I checked my house with the warranty person, I checked my tile and I told him that's not the tile I ordered. I ordered a dark gray tile. This was a light gray tile. He told me to contact the builder which I did. The builder says that I had ordered the light gray. I then called the realtor because she was also there when I picked my tile, she also said I ordered the light gray tile. I know they are both wrong! They also said there's nothing I can do because the tile is already laid down. Several months passed. One of my tiles was cracked. I called the warranty guy to have them bring a new tile and replace it. The tile guy stopped by with my replacement tile and guess what? The replacement was a 'dark tile'! Just like the tile I had originally picked! I knew I was right! The tile guy said this is the tile I have ordered in the store. How in the hell did the builders put in the wrong damn tile! Are they fucking idiots! I'm sorry for cursing but this really pissed me off because this is my home! Don't get me wrong, the light gray tile is nice but it's not what I had originally chose. Second, I don't think the guys who build these homes, the guys who put in the concrete, who paint the walls or install the outlets, etc. have any care or love for building homes. There are so many small spots of missing paint on the walls. I'm still finding them even after the warranty inspection. Some outlets don't work. Small stucco piece falling out. Blobs of cement on my walkways around my home. WTF! Don't these guys care about the homes they build or do they have a damn quota? I now have to repaint some of the walls, check and replace some of the outlets, fix that stucco and have a cement guy to remove those damn blobs of cement all around my home, among other things. Third, what's up with the landscaping? My warranty guy said that I could get up to 400 dollars in free landscaping rocks. I tried for several months to get those rocks. The first landscaping company that Tropicana uses kept ghosting me, never returned my calls, until one time they did, but they never showed up. I then asked for another landscaping company. The second company told me they would show up in two weeks. They never did. When I called them, they were out of business! WOW! The third company kept giving me the run around saying that the warranty guy needs to make the arrangements. I just gave up, I don't have time for this crap. Now all the homes around me have nice rocks except for mine. I have dirt, just dirt. Fourth, What's up with the HVAC. The AC and heater work across my home except for in my master bathroom. The air barely comes out. So in the winter, it's cold and in the summer, it's hot. I called the HVAC guy but he hardly ever responds, even after leaving messages, plus Tropicana members (I won't mention names) also say they hear complaints about him. When his guys finally arrived, they told me that I need to close some vents so the air can pass to my master bathroom. That is not a fucking solution! That is a bandaid solution! I need to call a real HVAC company if this keeps happening. I'm just shocked and the lack of caring these builders have when building these homes. I spoke to some of my neighbors and they also have concerns. Just one good thing came out of this. The warranty guy that I did work with. He is exceptional and he always tries to go above and beyond to help me! Some of these things are out of his control but he has tried to help him even with being overwelmed with other warranty jobs. Kudos to the warranty guy and his assistants. Tropicana Homes, you really need to hire better masonry, electricians/journey men, painters, builders, etc. As home prices go up. I submitted my 30 day and 12 month check list to have some things around the house fixed and I am still waiting for them to come to the house and fix it. They half ass everything. I paid extra for a lot of the items in the house and yet those items I paid extra for came and were installed damaged. These people make excuses for everything. I'm going to start off by giving tropicana a one star for several reasons. The lay out of the home was good , it was original and we loved it with that saying, as we have lived there for about a year and a half now we started to notice that there was a lot of things that were not finished or not done correctly. There were parts of the house that trim was not fully painted , carpet lifted, nails sticking up from the carpet that was suppose to hold down the carpet, caulking that was not properly put around the windows. Our guest bed room window does not shut properly unless we slam it, water heater base was not complete. Bottom moulding of the interior was not squared seemed to me they just wanted to finish the job and leave it as is and made the wall looked curved . The garage light fixture was broken , stucco falling off from exterior of the house , door insulation was falling off from the sides some tile you can hear if you tap on it was not placed correctly. Closet doors were damaged from the hinge and from the bottom. The back yard was full of trash still finding rusted nails huge pieces of dry wall, urine bottles buried under dirt. Door handles and deadbolts not centered properly, grout cracking off in master bedroom. The upside I was left with a big bucket of stucco to do their job where it was cracking so I really appreciate doing work that should have already been taken care when the build was done. Neatly said I do not recommend anyone to purchase a tropicana home. I am really upset at the fact this our first home and might be considering looking around for something else. This should have been a forever home for my wife and I but from what I'm seeing so far might not be. I am very disappointed in this build and frustrated for finding all these things on a new home. read more

Original Post from 10/23/2020: BEWARE OF THIS COMPANY. We just closed about a month into our house and I am not happy. Wish I could go back in time and choose a different company. From the get go our realtor promised us many things, said many things, and did do some positive things for us. But when COVID hit, everything changed. Lack of communication, no follow up appointments with the foreman, no news or communication on the process of our home. Promises were broken. We literally had to go everyday to check our house to see what was going on. It's crazy how the other companies were having meetings with customers and their foreman's, and Tropicana was the only one not doing so. I would've been ok with virtual meetings. Then the builder. Gosh this was a headache even till this day. So many imperfections here and there. All the foreman would say was "they can fix it in warranty." Instead of fixing the issues when presented. The quality of the STUCCO, Drywall, amenities, concrete, rock wall, was all very poor from the beginning. It's unbelievable. Not to mention we did our walkthrough missing some of our appliances. It was like a circus. Then there's Warranty. Just had my 30 day checklist and not everything was completed. But from the get go warranty has been hard to work with. I've had to send countless emails and voicemails because they either don't respond, or warranty says they were busy, which is understandable, but I had wait for a whole week for it to be scheduled after reminding about it, to me as a professional, it's not professional. We are just very disappointed and lost for words. Update after 2-year warranty: After my initial review, I was approached by their GM and was led to believe that they would work with me and essentially fix a lot of the things that were wrong from the get-go. Although, some things were fixed, the major issues such as HVAC and Stucco were never resolved after 1- and 2-year warranties. After conducting substantiative research, and getting professional opinions, including from their own subcontractors; the placement of registers and adequate test and balance necessary for my house is flawed and still not fixed; the texture of stucco and techniques utilized by their subcontractors are flawed as opposed to other builders. Even after our two-year warranty, we are still experiencing issues with our ventilation, especially in the summers. More recently, before our 2-year warranty expired, I reached out to warranty countless times, only to be ghosted and never heard back from them. I had to reach out to their GM and still had to fight my claim about our HVAC and poor ventilation. Their GM went on to say, "why don't you just hire your own people to fix these issues for you?" Needless to say, this is absurd because I was still covered under the 2-year warranty as if they were saying this was my problem, not theirs. Their GM finally agreed to send their OWN people to have a look at this, since this is still covered under the 2-year warranty. Tropicana's own subcontractors went on the record to say that the registers, insulation, ventilation, and air flow was clearly flawed in the house and needed to be fixed/replaced. After a month of waiting for this to get fixed, I was ghosted by warranty once again and had to reach out to their GM. After reaching out a final time, I was contacted by their subcontractors, not even warranty, or an official tropicana representative, but a subcontractor. The subcontractor essentially told me that Warranty did not approve the repair of the HVAC issues and could not give any explanation as to why it wasn't approved. This company doesn't even have the courtesy to call and acknowledge their faults and mistakes, I was clearly still under warranty and because of cheap practices I was ignored and left to deal with this on my own. Find a real home builder, after all one of their own employees told me their strong suit is in apartments. read more

She is a fantastic agent who is beyond fair and does everything possible to ensure your dream home is realized. You cannot ask for anyone more qualified who loves what she does and works from the heart. YOu really cannot help but to fall in love with all that she tries to do for you. Keep in mind that Tropicana Home employees are human beings and treat them as you would like to be treated and you should have no issues. My 1-month, 1-year, and 2 years warranties were handled by Jesus Serrano. He made my experience with Tropicana undeniably out of this world. He is pleasant, He is kind, He is fair, He knows what you need, and he goes beyond the call of duty to help you out. I was touched by Sylvia and her team working with me but I was blown away by the care and attention to detail he puts into his work and always listens to me about what needed to be done. They spent so much time and energy on us that we were always impressed and we were never disappointed with anything they did for us. Tropicana homes built our home, finished in 2014, and we closed April 2015. In the past 5 years, we have had to repair the electric work in the living room, replace the carpeting and padding in the rooms, due to NAILS sticking out and injuring our feet. The rockwall has disintegrated in several places, and upon closer inspection, they secured big rocks with SAND. Our brand new home is requiring more and more little fixes that one would NOT expect in a BRAND new home. It's been a nightmare to deal with them, and they do not stand behind their work. read more

This is a nightmare. Tropicana Homes will build you a new house, and leave it to crumble in your hands after their 2 year warranty is up. I have a reoccurring roof leak with damage to surrounding drywall, electric, and flooring from a storm that came through yesterday. Tropicana Homes will not repair the reoccurring leak. I bought my Tropicana home 2 years and 2 months ago (June 2, 2014) brand new with all of the warranties. I have had numerous issues with this home since I bought it (carpet ripples, stucco cracks, A/C units) but the leaks are what cause the most damage. In August of 2015, I had a leak in the roof by my front door which Tropicana Homes fixed. They sealed it and repainted the drywall inside that was wet. Yesterday, I had a leak in the same exact spot that they fixed last year. I called Elsa Chavez today, and she informed me that am 2 months outside of my warranty, and the system will not allow her to send anyone to fix this issue. She then informed me that I needed to install a "guard" over the roof to direct the water from the roof away from the house, even though the leak happened directly from the roof. None of the contractors even know what a "guard" is or why she would say that. This leak that Tropicana Homes failed to fix right last year has caused over $800 in damage including my flooring, electricity, and my drywall. The outlets in the wall that had the leak were shorted out and caused extensive damage to my panel and A/C units. Tropicana Homes has caused my family a major financial blow. I already don't make any money in renting this house because of the high property tax and low rent prices (I pay $165 each month). read more

I bought a brand spanking new Tropicana Home in 2005. There is not enough space here to list the numerous problems and defects. I had to write to Mr. Bowling himself since their warranty department was difficult to deal with. Here is a partial list of problems; stucco leaked rainwater into garage within six months of construction and into hallway wall and front door within five years. I do not believe Tropicana installed flashing between roof and stucco walls and this was cause of rainwater leaks. Upstairs arch window installed backwards. Windows hard to open and close. Within 8 years, had loud, squeaky floors in all upstairs rooms and hallways because nails on wood subfloor loosened up. I had to remove carpets and install over 1,000 screws to stop squeaking. Gas heater flue was installed directly beneath the swamp cooler on slanted upstairs roof. This caused water to leak into the heater flue and rusted the gas heater after only two years! Colors and fixtures, hinges and house were not as requested. Shoddy woodwork on roof fascia, with gaps and misaligned corners. All water lines connect to a master panel in the garage. There is no metal place behind the wallboard to protect the water lines from being punctured by screws or nails if I want to install a tool organizer or shelf on that wall. Thin exterior and exterior walls with no soundproofing. Cheapest quality double-paned windows. The dining room light fixture was off-center by one foot. The electrical panel shorted all circuits during a rainstorm. I had to caulk around the rear of the panel to keep water from seeping between rear panel and stucco wall. It took over 60 calls, emails and several letters to get some items corrected, but not all. How this company got selected as a top builder in 2004 is beyond me. My guess is that the builders themselves were on the board that does the selecting? DO NOT BUY A TROPICANA HOME. read more
