There front desk manager Stephanie was amazing very professional professional very courteous very cheerful very helpful. Our realtor Erica was on the spot with everything. Contracts paperwork are all sent to the correct emails very easy to follow read and understand no hitting terms And we were able to do E signing with those contracts. One last thing there was some damages with the property. We are going to do a walk-through with the staff, and if there is any damages to the property maintenance? Will fix it immediately. According to the Tenants Rights Handbook I am entitled to a refund of rent if I pay in advance. The Attorney General of Texas is the one who gave this info. Why are you ignoring the fact that I am entitled to a refund? That is my right. I know my rights. I have pictures from the listing. The listing that was posted after we moved out. I printed them out, and took screen shots. After Lisa told me that I could not see the "repair" from the angle of the pictures. I checked the listing photos, and they changed all the pictures to the pictures from when we rented the property three years ago. Why did they change the listing photos if they had nothing to hide? I am not crazy. I have never been treated so badly from a company before. This is the first company who did not want to help us relocate to another one of their rentals. As an investor in a few different markets, I've worked with a number of property managers, both good and bad. These guys are the BEST in the business. First off, they are very responsive and communicative, which is arguably the most important quality in a PM company. I really appreciate that they proactively reach out to me just to give me status updates, which is definitely not a quality in some of the PMs I've worked with elsewhere. They also are very knowledgeable about the market and quickly adapt to it; I've never had a property sit vacant for long while it was in their hands. Failed to follow Texas law, makes unacceptable excuses and insufficient follow through. Highly suggest you stay away from Northern Pass Properties, but if you have no other choice, keep meticulous records throughout the entire lease and beyond. After spending 7 months requesting work orders through Property Meld for a leaking roof, we decided to send a repair demand letter certified mail. The roof leak wasn't just drip drip drip, I'm talking a miniature Niagara Falls in the kitchen whenever it rained. Smaller leaks and water damage were also in the foyer, utility closet, and garage. Monsoon season was a nightmare. The excuse was, and I quote Dale, "not much we can do with the weather the way it is." Guess they never heard of a roof tarp. Read the Texas Property code regarding tenant repair requests. 7 months is not a diligent effort within a reasonable time. Also, we had to turn our main water line on and off every time we needed water for 6 days. The water heater started leaking and we couldn't shut off the water inlet valve at the water heater because it was broken as well. So we had zero hot water and needed to go outside to turn on cold water whenever we needed to flush a toilet or wash our hands, etc. According to law it was within a reasonable time, but not without our effort of calling daily. The repair was finally done that evening of the 6th day. The frustration continued after we moved out. We hadn't received our security deposit refund by the 31st day of ending our lease. Called their office and we were told to send an email to Lisa directly, so we immediately did. Over 24 hours had passed before Lisa replied and said it was mailed the week prior to our forwarding address. The address she confirmed had the incorrect zip code. We turned in 2 official documents of our intent to end the lease and both documents had the proper forwarding address zip code. We know they received the documents because Erika acknowledged having received at least one of them. However, when we turned in the keys we were handed a scrap piece of paper to handwrite our forwarding address on. The scrap handwritten paper was the official form they decided to use for our forwarding address, not the typed notice of intent to vacate documents we turned in. Apparently, we wrote one wrong digit in the zip code on this scrap piece of paper. Ok, so maybe the USPS is sorting out the zip code error and trying to find us. Nope, they had no issue finding us. We got it 3 days later. It was postmarked 32 days after lease termination, not the week prior. Lisa did not follow through to ensure our refund would arrive at the USPS on time. Texas Law states the landlord shall refund a security deposit or written description of damages and charges postmarked on or before 30 days of surrendering the premises. Keep detailed records, photos and videos. Log every interaction with Northern Pass Properties. Better yet, I suggest not signing a lease managed by Northern Pass Properties at all. read more

I've dealt with many property management companies over the years and NPP has by far been the most professional, responsive, and easy to deal with. I like how easy it is to get ahold of an actual person and Lisa is approachable, fair, and understanding. We never had an issue during our two years in El Paso that wasn't promptly handled by NPP. I didn't own a tall enough ladder to change my smoke alarm batteries and NPP had their maintenance tech come several times free of charge to change the batteries. When a pipe burst that required replacing the entire living room floor they were quick to act and fix it. When we received our itemized deposit back, we were able to civilly discuss the disagreements and come to a fair outcome (imagine that in 2018). If I lived in El Paso I would definitely rent through them again. read more

They're alright. People work with you, kinda. They're not very understanding. They just want your money. My house on the other hand was in horrible shape. The floors were dirty. The blinds were dusty. We had dead light bulbs when we moved in. The house was not move in ready at all. I don't know the rules here in El Paso but they would get sued in California. read more

Since we began renting with NPP a year ago, we've had a great experience with them! I don't blame them for something that won't get fixed because the homeowners don't want to cooperate (broken window and microwave before we moved in). Dale has been professional and great to work with. We've never had a problem contacting him, or felt like he didn't have time to address any questions we had. We had a problem with the dishwasher, and someone came to look at it right away. A couple of months ago, one of our toilets had a bad valve, and again, we got an immediate fix! If you simply read their responses to the negative reviews on google, I think that says A LOT. They're very dismissive of the concerns of their tenants. Literally the worst customer service of any property management company I've ever dealt with in the 5 different states I've lived in. They couldn't care less about rectifying the issues of their tenants. They instead choose to die on the hill of defensiveness and respond with snarky, condescending replies. They will nitpick with their tenants about the smallest things until you finally get fed up and leave. I had a neighbor who lived in an apartment they were managing before they even started managing the property. Long story short he got fed up with their harassment over minor things and moved. I literally read a google response of theirs trying to imply a tenant couldn't pay their rent when she mentioned nothing of the matter. A nasty attempt to try to smear a former tenant bc she had an issue with their service. Talk about a bad faith argument. Never mind the fact that their property up-keep sucks. They'll just keep doing their "drawings for reviews" to bait tenants to leave 5 star reviews to overshadow the negative ones. They're management skills are trash. They don't even deserve half a star. To save you all the trouble, Lisa will surely respond something not so "witty" such as; "well your profile does not match any tenant records so I can't address your issues, please call the office so we can resolve this, and a lot of property companies run incentives to promote tenant interaction... blah blah blah" -_- Anyone with a brain can see through their crap. read more

Worst "business" I've ever worked with. Only two people in the office, except they're never at the office. The first time my wife and I went to sign the contract, Dale said he could not help us because he was doing his taxes! They are only open from 10-4 Mon through Fri, so if you work like most people looking to buy/rent a home, you'll have to take off to do business. Called them on a Friday afternoon. Got their voicemail that said not to leave a message but leave a text message instead. I sent a text message, 15 min later they said they'd call within the next few hours. Never did. I assumed they'd call the next day on Saturday because perhaps they were busy on the last day of the week. No call all weekend. I called them today, Tuesday afternoon. Dale answered! He asked if he can call me back within the hour. Sure, no problem! It's been an hour and a half. Nothing so far. At this point I've lost interest in doing business. If I have to work this hard just to get information in regards to their property management services then I've completely lost my interest in any potential business. NPP recently helped me sell my house. Jaclyn was great to work with and very helpful throughout the whole process. Dale was also good to chat with about my selling vs. renting options. My only complaint is that we had agreed on a 5% commission for the sale of the house, but when the contract came over, it was still 6%. I signed it anyway in a moment of haste, and regretted it ever since. It would have been nice had the contract come across as we had agreed upon. I would give these guys a try for property management, as all the other managers I tried were horrible. read more

Would give no stars if possible!! I feel terrible for the people who owned the home I lived in who trusted these people to rent out their house. Getting a hold of dale and Lisa is impossible unless you can text and even then getting a response is difficult. My husband and I paid to get out of our lease because of them , getting anything fixed in the house was a joke. The toilet continued to run and leak and I was advised by dale he'd send someone when he could..ended up having my father come and fix it before I destroyed the home owners floor from the water. The house was cleaned top to bottom and had floors professionally cleaned before leaving (which was never done before we moved in pink stains were all over the carpet) and they took not only the 150 pet fee which is what I assumed was used for cleaning but another 150 from my deposit because there was a wall that was "dirty" total bs. They also wouldn't allow us to be there for the walk through, and now I know it's because they wouldn't have been able to scam us. Needless to say I would never recommend them!! read more

DO NOT use these people, dishonest and not there for your best interest if you own a house. They find ways to take your money and don't provide receipts/breakdown of work performed or who was used for repairs and services even after numerous emails requesting them. when the last renters left there was a leak in upstairs toilet and ceiling to garage under that bathroom fell in. numerous problems that should have been brought to my attention were ignored causing me to spend over a thousand dollars to fix. they were quick to take their money before handing it back over to me. three times some one went by office to get the garage door remotes as dale neglected to provide them when front door keys were picked up I have asked more than twice for him to mail the remotes to me, i live outside of Texas and he refuses. Don't waste your time. I had tweedle -dum and tweedle-dee 'property manage' my home in El Paso. They let my home get trashed by the renters and fall into disrepair. Unfortunately we were out of state and had trusted this little company that boasts it's 'small enough to care.' I would rather directly contact the owners of the home whose mail we still receive and offer to pay the rent directly to them rather than fund Dale's ego. I had a terrible experience with NPP. I rented a house from them for a year, and when I first viewed the house, I made a list of issues that were promised to be fixed within the first month. This list included house being infested with cockroaches, blinds did not fit windows (fell out), doors missing, holes in walls and doors, no windows locked, there was a bulge in the hallway ceiling, the shower door was broken and outside, carpets smelled, mailbox was dilapidated, and there was a broken window in the living room. We later learned that there was a FIRE on the roof where the air conditioner unit was during the previous tenant's stay, which created a hole in the roof which then caused water to drip down and made the budge. The bulge in the ceiling them exploded and my girlfriend at the time and I had to threaten to sue the company to get it fixed because they would NOT fix it. When a repair man came out, all he did was patch the roof, leaving the hole in the ceiling, and the mold. We also learned from our neighbors that the broken window had been broken for at least 4-years. What kind of company would rent a home with a broken window with no intention to fix it? Then they charged us for everything and then some, similar to "non-recommended" reviews on here. It's also shocking to me that they allow L.S (A.K.A. Lisa Swiger, owner of this business) to post a 5-star review of her own company. How is that okay? read more
