    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

(helpful website: http://www.nycrgb.org/html/resources/zip.html ) I lived in a pre-war building in Morningside Heights, and when Treetop bought the building with the intent to renovate and flip, they attempted to raise our rent by 20%, despite the fact that it was a rent controlled apartment. It was my first year in NYC, and I didn't know any better. So I moved into one of their newly renovated units in the same building, still cheap, but just barely over the threshold to be rent controlled. 2 years later, and my lease renewal just said they want to increase my rent by another 38%. The "renovations" they make to apartments are the cheapest you can imagine. Holes were left in our walls, the dishwasher was not installed correctly, nor was the kitchen sink. Mice entered the apartment through the spaces left open in the walls behind the new cabinetry. Treetop would not give us the phone number of our super, saying that if we needed something we should call the office and they would call him. Their office hours were 9am-1pm. What a joke. And they seemed to nice at first.

    Poor maintenance and negligence leads to Severe black mold exposure and homelessness. Shamco was…read morethe management company during this period. Sorry for the long read. It's well worth it if looking into moving into this complex I moved into Harclay House in February 2017 after retiring from the Army. Upon moving in I notified the maintenance that my 2nd bathroom had a leaky shower. Originally the Super attempted to fix the shower but he couldn't stop the leaking. He told me to leave the bathroom window open to allow the humidity from the shower to be released from the room, this was in March/April of the same year. I've never had allergies but that Spring is the first time I actually had to get an Allergy shot because I started to have them severely. Towards the fall/summer I started to develop respiratory issues, rashes, sinus issues, severe lethargy, as well as other symptoms that originally made the Dr's believe that I might actually be developing hyperthyroidism. I went and had a CT scan for my neck and did some blood tests and they came back negative. The Doctors prescribing medications to counter all of the issues The following year my symptoms were a lot worse. By the end of the Fall of 2018 I had to quit my job, because I was severely sick and had no idea why. I spent the next 3-4 months in and out of the Emergency room at the East Orange Veteran Affairs with what felt like walking pneumonia. It took 3 months, and eventually after seeing a pulmonary specialist I was diagnosed with Asthmatic-Bronchitis and I was prescribed about 4 different inhalers to help with breathing. As well as dose packs of steroids to help with increasing my lung function. The issues never went away even with the medications and inhalers. During the summer of 2019 I was behind on rent because I left my job the year before. I was working with a Veteran Organization to help me pay for the back rent and I was in communication with the front office. Eventually the ceiling in the bathroom that had the leak caved in. And after the ceiling collapsed is when I was able to smell the mold, a few days later it progressed from nothing visible to growing into what you see in the images. I hired Mold experts to test and they confirmed a strong presence of mold as well as the various molds that were present (lab report attached), and I contacted the Department of Health to open a case against Harclay houses. Me, the management and the Representative from the Department of Health had a meeting. They made an agreement with the Rep to come and fix the mold in about a week, and the date that we agreed upon is the date that I was served with eviction papers. I went to the courts and was able to get a Stay of eviction from the courts however to this day, the eviction is still sitting on my record and it has made it almost impossible for me to find adequate housing. It took me 4 years to finally feel healthy after living in close proximity to mold for over 2 years! I'm now physically able to work, after facing homelessness 3 separate times since being evicted from Harclay. Because Covid occurred the following year, by the time I was able to look into litigation the statute of limitations had passed. I'm posting this because I'm hoping that others can recognize the signs and find help before it is to late. Also, as the Eviction is still sitting on my record, I feel that the story pertaining to this record be public as well. This Summer I needed to move because my recent apartment had severe rain damage due to a storm. Although I make enough money to afford rent at a new place, because of this eviction I was constantly denied for an apartment. I've been homeless for the past 6 months.

Firstly, the property manager does not tell the truth. For starters, the day I moved in, I found roaches in my kitchen. I asked the property manager about it and she said that the unit would be on a weekly extermination schedule. An exterminator never visited my apartment until I requested it. She also told me that my tub was brand new. The tub is painted over but NOT brand new. I've had a mouse in my apartment. You would think that they would fill any holes that they found permanently but no, they just put steel wool in the holes. The hot water that is included in the cost of the rent doesn't get very hot at all, it's warm at best. My first week living in the apartment I had to take three cold showers. At random, without warning, the water can be shut off altogether. The hallways and stairways are not kept clean. They are often littered with dead roaches and other bugs. The apartments are spacious and have loads of closet space but so do other well kept apartment buildings. PLEASE do yourself a favor. DO NOT rent here.
