    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

As if the air quality in the town of Harrison…read morewasn't stifling enough, you walk into the apartment building seeking shelter from the repulsiveness only to get smacked in the nostrils by the stench of people cooking with their doors open. That's actually a violation in the lease agreement but management doesn't seem to give a crap about rules. Here are a pile of other gems off the top of my head: - Random fire alarms in the middle of the night. I've been stuck outside so many times in freezing temperatures in pajamas for negative alarms that I've actually established a routine for this: Get in my air-conditioned car and drive off to wait it out. I felt so clever doing it only to realize that wait, I shouldn't even have to do this at 3 in the morning. - Dumbasses who don't know how to turn off car alarms. I recall one especially terrible weekend where there was a busted-up vehicle that had its alarm going off every 15 minutes. 48+ straight hours in an apartment facing the open parking deck with an alarm blazing. I'd call it a nightmare but there was no sleep during that entire time. - By the way, pick your poison: Choose an apartment facing the parking deck with people revving their annoying Tokyo-drift vehicles in the middle of the night and people playing that corny, loud-ass game with throwing that 10-pound ball on the ground OR an apartment facing the pool where unauthorized guests scream all day and night throughout the summer months. I can't imagine the outward facing rooms being much better - The Con-Ed gates beep annoyingly throughout the day. - People leaving their patio doors open with their loud-ass dogs barking at everything they see - Poorly insulated walls/ceilings/windows: Neighbors generally don't give a shit about how loudly they play their music, even at night. As for ceiling insulation, I don't know what's worse: the sound of kids running all day or some drunk stumbling into the apartment while wearing heels. Remember, this is also really close to EWR - you're gonna hear airplanes ALL day EVERY day. - Crap parking deck security. In the years I've lived there, my parked car has been hit by someone who doesn't deserve a license and on a separate occasion had the roof vandalized. I've also had two bicycles TIED UP in the garage and were still stolen. The security cameras were useless and management just shrugged it off - Why the hell am I paying a premium for the parking deck then? - The trash chute system is a joke. For those who are environmentally conscious, pressing the recycling button doesn't do anything - everything goes in the trash. I'm deeply regretful that I lived there for years with an entire community that doesn't have the means to recycle. - Other crap that I won't get into since it's giving me a headache just thinking about them: Stolen mail (federal offense that management won't even help you out with), street shutdowns during events at Red Bull, flooding in the area, slow garage doors (Steel Works across the street takes 2 seconds to open, why does this one take 15?!!) Don't fall for the glamor of being next to a station that goes to NYC. I remember about a decade ago when maybe 1 or 2 people would get on the train at the Harrison Station. I left the area last year and often had to wait for less-packed trains to pass before I could get on one. It's gonna get worse: New buildings are sprouting in the area and over a dozen new high-rises have been approved for construction at Grove Street. It'll be near impossible to get on a train. Tip: Look forward to owning a house

The reason I gave it 3 stars is because the management is not very responsive to emails or calls. When attempting to sign out lease Jenny from across the street had to direct me to the building manager Tiffany after Karina, the leasing manager, was unresponsive. When we went to tour the facility we waited 30 min past our appointment time to be seen. If you're ok with having to chase down management for answers to a problem or question you'll do fine here. The construction looks really cheap. In the hallways, you can see the touch up strokes of paint on each floor. The lobby has a funny smell. The hardwood floors are cheap. Don't get too much water on them or they will start to raise. The showers are nice a spacious but have the drain off to the side and makes it hard to clean or drain water when showering. The gym and pool are the only amenities and the gym is across the street at their sister building. When submitting a maintenance request they take FOREVER to come fix the issue unless you continue to press them about it. I moved from the West Coast for a short term living situation so I don't mind it. Also, it's a 0.2 miles walk from my doorstep to the train station, which I use to commute into the city for work everyday. The parking sucks, and if you don't want to deal with it you either pay $90 for outdoor parking which is full so there's a waiting list or $200 for indoor parking. Trying to park around the building during the day is only 2 hrs at a time until after 6pm Monday - Friday and during Red Bull games. The apartments are very open concept, spacious & have great natural light. A tip, if you still decide to look here make sure not to get a unit in any corners of the facility or else you will not have a window in the bedroom of your unit. (My unit is one of those) I will say, if you are looking for great management & amazing amenities check out The Urby. It's in the same parking lot as 330, however their living spaces are not as open concept as 330, but living there is the closest thing to a paradise.

Yet the apartment charged me $1200, saying they need to replace the fridge door because of the "scratch" I made! I could have hired a lawyer and gone to the court if I had more time! The events have dwindled down to club activities. 250 per car per month is just absurd. Had multiple car thefts while living there and they installed a gate that never closes cause they also provide public parking for the Redbulls games. But no matter how beautiful the environment seems at first, their condescending, incompetent, irresponsible, back-stabbing management team will definitely leave a bad taste in your mouth. After being tormented by noise from upstair neighbor for a month, trying to get management to do something and failed, I finally make a angry phone call, that get myself the honor to talk to his royal highness, J. While he could have at least apologize for their incompetence, he chose to start the call with chastiing me about not being nice enough to the team. :) The angry phone call was definitely angry, I will admit it. But keeping my voice at a normal volumne, and using some not-so polite-adjetive to describe the noise is the most calm I can be. After a month of anxiety, of trying to get help but can't, and of being dismissed every time you tried to get their attention, normal person would be screaming and cursing them out. After the call with J, I got an empty promise that they will start to look into the issue (after thay have found out about it for a month), and that follow up email will come immediately after. It is currently seven hours after the call, I still have not receive anything. Upstair neighbor still making noise. I feel disgusted whenever I think about the conversation with J, and feel desperate that I will need to pay at least $2400 just to break lease and get some peace and quite. So, please, if you are considering this place, DON'T. Your problems will not be addressed, they won't apologize for their mistakes. They will lie to your face to avoid trouble, and you will need to pay them GOOD MONEY just to get out of dodge. RUN!

    Lightning this apartment, when you haven't rented it before, has always told you that it is a very…read morequiet apartment. When I moved in, I realized it was a complete lie. I live on the east side near the parking lot side, near the highway and train tracks, and the sound of traffic and honking horns is simply unavoidable. And the warehouse that faces it is also very noisy with the sound of unloading every weekday. These sounds might be acceptable with earplugs, but the most unacceptable thing I can't take is having an unbelievable neighbor. The family that lived above me walked around the house barefoot from morning to night and even in the early hours of the morning every day, and the sound of that floorboard vibrating would cause the doors of my cabinets to vibrate very loudly. This vibration is a sound that cannot be blocked out with earplugs, and it has caused me to have a mental breakdown for a long time. I tried to communicate with the management office, but only the first time I got a response, and obviously nothing changed. Sent a second or third time and no one replied. I also tried to go upstairs and knock on the door to communicate and they didn't even apologize and said they were just walking normally. They also always drag furniture around at night. I can hear the kids upstairs wrestling and I can even hear them arguing. In short, don't choose this place!

Now here is 221 Bergen review: The Good: -Apartment are super spacious and with a lot of natural light -Gym was a decent size (although could use more equipment) -Maintenance gets done pretty fast -Management is really nice and responsive -If you are willing to pay more, you can have an indoor private garage The so-so: -Terrace furniture is not really cleaned/maintained (was super dusty). -Confusing entrance. The building has an East and West entrance as the main entrance. If you put the address on the GPS, it will lead you to the main entrance however tenants do not live here. So when you order take-out or order Fresh Direct, you have to specify East Entrance. Since the GPSS leaves them in the main entrance you have to tell them to walk to the East Entrance and for some reason, a lot of people don't know where to go. Also food delivery do not go upstairs so you always have to come down to pick up food. The Bad: -I left my yoga mat in the terrace and someone stole it (come on, what kind of yogi steals someone's else mat). - Our apartment was in front of the elevator so we heard the elevator sound all day and could hear everyone's business (so make sure your apartment is not front of the elevator). Final Verdict: If this building was somewhere like Jersey City, we would have probably stayed.
