    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

    This place both literally and figuratively stinks. As if the air quality in the town of Harrison…read morewasn't stifling enough, you walk into the apartment building seeking shelter from the repulsiveness only to get smacked in the nostrils by the stench of people cooking with their doors open. That's actually a violation in the lease agreement but management doesn't seem to give a crap about rules. Here are a pile of other gems off the top of my head: - Random fire alarms in the middle of the night. I've been stuck outside so many times in freezing temperatures in pajamas for negative alarms that I've actually established a routine for this: Get in my air-conditioned car and drive off to wait it out. I felt so clever doing it only to realize that wait, I shouldn't even have to do this at 3 in the morning. - Dumbasses who don't know how to turn off car alarms. I recall one especially terrible weekend where there was a busted-up vehicle that had its alarm going off every 15 minutes. 48+ straight hours in an apartment facing the open parking deck with an alarm blazing. I'd call it a nightmare but there was no sleep during that entire time. - By the way, pick your poison: Choose an apartment facing the parking deck with people revving their annoying Tokyo-drift vehicles in the middle of the night and people playing that corny, loud-ass game with throwing that 10-pound ball on the ground OR an apartment facing the pool where unauthorized guests scream all day and night throughout the summer months. I can't imagine the outward facing rooms being much better - The Con-Ed gates beep annoyingly throughout the day. - People leaving their patio doors open with their loud-ass dogs barking at everything they see - Poorly insulated walls/ceilings/windows: Neighbors generally don't give a shit about how loudly they play their music, even at night. As for ceiling insulation, I don't know what's worse: the sound of kids running all day or some drunk stumbling into the apartment while wearing heels. Remember, this is also really close to EWR - you're gonna hear airplanes ALL day EVERY day. - Crap parking deck security. In the years I've lived there, my parked car has been hit by someone who doesn't deserve a license and on a separate occasion had the roof vandalized. I've also had two bicycles TIED UP in the garage and were still stolen. The security cameras were useless and management just shrugged it off - Why the hell am I paying a premium for the parking deck then? - The trash chute system is a joke. For those who are environmentally conscious, pressing the recycling button doesn't do anything - everything goes in the trash. I'm deeply regretful that I lived there for years with an entire community that doesn't have the means to recycle. - Other crap that I won't get into since it's giving me a headache just thinking about them: Stolen mail (federal offense that management won't even help you out with), street shutdowns during events at Red Bull, flooding in the area, slow garage doors (Steel Works across the street takes 2 seconds to open, why does this one take 15?!!) Don't fall for the glamor of being next to a station that goes to NYC. I remember about a decade ago when maybe 1 or 2 people would get on the train at the Harrison Station. I left the area last year and often had to wait for less-packed trains to pass before I could get on one. It's gonna get worse: New buildings are sprouting in the area and over a dozen new high-rises have been approved for construction at Grove Street. It'll be near impossible to get on a train. Tip: Look forward to owning a house

    I'd strongly recommend thinking twice before working with MBM Management and Frank Marrero…read more I'm sharing this so others know what they might be getting into. We bought a condo in a building that was already being "proudly managed" by MBM about five years ago, and it became obvious very quickly that they were good at one thing only: collecting monthly fees. Beyond that, the management was consistently poor. Communication was a constant issue. It was incredibly hard to get a response, and emails would often go unanswered for days or even weeks. When we did hear back, it was usually vague or dismissive, with little follow-up. Meanwhile, residents were left dealing with serious problems on their own, including leaks and storm-related damage, with no real communication, urgency, or plan in place. Over time, the situation only got worse. Unpaid bills that Frank allegedly forgot to handle on behalf of the building turned out to be just the beginning, and we are still uncovering issues (the amount involved has reached tens of thousands of dollars!!!). On top of that, there were broader concerns around property mismanagement and mishandling of funds. Our building ultimately decided to move on and hire a new management company. Unfortunately, that still was not the end of it. It has now been months since MBM's contract ended, and we are still trying to get our HOA money transferred back. Frank continues to come up with excuses for why he has not returned funds that belong to the building. And from what I've seen online, our building is far from the only one with this experience. A quick search shows plenty of similar complaints from others. At this point, it is genuinely hard to understand how this company is still operating.

    !Extremely Poor Management & Negligence!…read more Our condominium association had a deeply negative experience with this management company and with Frank specifically. During their time managing our building in Jersey City, there was consistent noncompliance with city requirements, which resulted in multiple penalties and violations assessed by the City of Jersey City. These issues were repeatedly raised and never properly addressed. Additionally, our building suffered from a severely damaged roof, causing ongoing leaks into individual units. A $10,000 deposit was withdrawn from the HOA bank account (which this company managed) and paid to a roofing contractor recommended by Frank. The work was never performed. When we independently contacted the roofing contractor directly, he stated that the $10,000 payment was applied not only as a deposit, but also toward other jobs that Frank allegedly owed him for. Despite this alarming disclosure, Frank was never able to provide any contract, invoice, or proof of payment to justify the withdrawal of HOA funds or explain how they were applied. The funds were never fully returned, and it took months of effort just to recover a portion of the HOA's money and regain proper control of our accounts. Communication was poor, documentation was lacking, and accountability was nonexistent. Based on our experience, this management company demonstrated serious negligence, lack of transparency, and financial mismanagement. We strongly advise other associations to proceed with extreme caution and to do thorough research, including reviewing public records and past complaints, before engaging this company. We regret ever trusting them with our building. Please check Reddit, google and other forums.

(helpful website: http://www.nycrgb.org/html/resources/zip.html ) I lived in a pre-war building in Morningside Heights, and when Treetop bought the building with the intent to renovate and flip, they attempted to raise our rent by 20%, despite the fact that it was a rent controlled apartment. It was my first year in NYC, and I didn't know any better. So I moved into one of their newly renovated units in the same building, still cheap, but just barely over the threshold to be rent controlled. 2 years later, and my lease renewal just said they want to increase my rent by another 38%. The "renovations" they make to apartments are the cheapest you can imagine. Holes were left in our walls, the dishwasher was not installed correctly, nor was the kitchen sink. Mice entered the apartment through the spaces left open in the walls behind the new cabinetry. Treetop would not give us the phone number of our super, saying that if we needed something we should call the office and they would call him. Their office hours were 9am-1pm. What a joke. And they seemed to nice at first.

    My husband and I have lived here for one year…read more I first want to add that a major reason for moving is the actual town of Harrison, as opposed to the building itself. Now here is 221 Bergen review: The Good: -Apartment are super spacious and with a lot of natural light -Gym was a decent size (although could use more equipment) -Maintenance gets done pretty fast -Management is really nice and responsive -If you are willing to pay more, you can have an indoor private garage The so-so: -Terrace furniture is not really cleaned/maintained (was super dusty). -Confusing entrance. The building has an East and West entrance as the main entrance. If you put the address on the GPS, it will lead you to the main entrance however tenants do not live here. So when you order take-out or order Fresh Direct, you have to specify East Entrance. Since the GPSS leaves them in the main entrance you have to tell them to walk to the East Entrance and for some reason, a lot of people don't know where to go. Also food delivery do not go upstairs so you always have to come down to pick up food. The Bad: -I left my yoga mat in the terrace and someone stole it (come on, what kind of yogi steals someone's else mat). - Our apartment was in front of the elevator so we heard the elevator sound all day and could hear everyone's business (so make sure your apartment is not front of the elevator). Final Verdict: If this building was somewhere like Jersey City, we would have probably stayed.

We lived in the building for 2 years and the reason we are leaving is that due to a new promotion in another building, we are getting 200 sq ft apartment for about the same price (locked in for 2 years) that we are currently paying in 221 Bergen. There's some things that can be faulted, let's start with those... While this may not be relevant now (as Andrew is doing a great job as the property manager), we had a horrible experience with scheduling an appointment here and seeing the space. It was pure luck that there was availability in the building and my fiance booked an appointment that day with the leasing office. We were told other people were interested so we started the application that day. We signed the apartment sight unseen and basically had to "imagine" how the space would look like. Things have certainly changed for the better but I still have nightmares about this experience. Although there are no regrets that we signed spontaneously for this building, I do have to say it is a very stressful process. Amenities are non-existent. There are nice lounge areas and a plus is that they are rarely occupied. However, the amenity "fee" that is paid per year upon lease renewal always makes me a bit bitter for the fact that we don't have any. We certainly don't get to pick our neighbors so this is a mixed bag and not something that would apply to every unit in this building. However, Andrew had been very helpful with any issues and for that we are very grateful. We love our unit and we have no issues with anything faulting (fridge, washing machines, etc, all works great). The space (we have a studio) is perfect for 2 people. We do have the best price and sq footage in Harrison based on our studio. You CANNOT find something like this. However, for us, we are looking to expand, but could easily have spent 2-3 years more in that space. Overall, for the price and the location, this place is amazing. We will definitely miss our time here and Andrew, who has been a breath of fresh air since he took over managing the property. I wholeheartedly recommend this building because every place has its pros and cons, but this building definitely have the pros outweigh the cons.
