These people will lie and do anything but fix your problem. My foundation is crumbling and since December we've been trying to get it repared. The crack & hole are getting bigger. They gave us the name of a contractor that was going to get in touch with us. But, they didn't. About 4 years ago they were fine. They have gone downhill fast and I can no longer recommend them. Active roof leak and called emergency line. Still waiting a month later to get word as to whether or not they approve the repairs. That is unacceptable. If I could give a zero rating I would. How can you send me a collection letter on 1/30/26 stating I owe you $205 when I sent you proof of my payment of $185 of 1/29/26? You posted my 1/29/25 payment on 2/3/26 and charged me a late fee on 2/1 for $25 when your property manager that I communicated with on 1/29/26 and showed her proof of my 1/29/26 proof of payment, said if I still have the $10 balance which was a late fee from Nov for a payment I made on 11/10/25 but you posted on your end on 11/14, and charged me a late fee of $10 on 11/11 (Veteran's day), you will charge me a $10 late fee on 1/11/26 which was a lite. You are causing me a lot of unnecessary stress. All the fees need to be refunded. You also didn't care about my hardship that I submitted early last year and denied all my requests. I have been in my house since 2005 with no issues but your company has been the worst. read more

Awful Management Company! They have dead trees on the property and trees cut down but never picked up. I had to tell them to get a dead tree cut down behind my property. They cut the tree down but the left all the bark and I asked them if they could have someone remove the bark and they said no but they would sew grass seed. I have called since December and still no phone call! I have called and called, wore a reviews Contacted the BBB wrote a report on there. The young lady finally emailed me and told me she should call me at noon the next day if I was available I responded with yes I am. I'm not only did a phone call at noon, but I called them at 1:30 asking what the next step was the guy had no clue. She calls me back at 3:15. I'm already irate with her and told her it's not a good time for me to talk to her. Now I've called Wednesday and Thursday. And still have nothing.. I've left voice messages. I've had so much trouble with CPS regarding external house development projects such as fence approval. I would have to pay $50-100 an hour for retrieval and supervised review of community documents-I would like to see where my money is being spent. In my opinion, I definitely would not recommend and avoid a housing development that has them for an HOA read more

No one ever answers the phones. If someone does, you get transferred to voicemail or simply hung up on. Since January 1 my community has been salted twice; the roads are a mess and the sidewalks were not cleared. There is a complete lack of professionalism or care. The HOA is targeting certain community members while others are given carte blanche. Dues went up $50and we get less help now than before. read more

Sold our condo. The title company had charges from Capital Property Solutions of $262.35 for HOA Status Letter and $300 transfer fee. That's $562.35 that CPS received from our net proceeds to tell the title company that our HOA fees were paid. This is an exorbitant amount with no justification. They knit pick on the most ridiculous thing, making up new rules to suit themselves. For example, instead of allowing the city police to monitor the "no parking " on our streets, an email was sent out stating homeowners would now get an immediate $25 fine. Residents as a whole are not parking on the streets. Previous communication stated that any kind of workers could park on the street. But one of our neighbors got a letter from CPS claiming that they were parking on the street, but it was workers painting their house. Where do they expect workers to park? They also are totally non responsive to any communication challenging their interpretation of the rules. read more

We just started with CPS a few months ago and thus far the experience is poor. They are not a match for our condominiums. They do not have an inhouse maintenance department or person, so they do not perform minor maintenance issues. If the gutter is full and overflowing, the deal is we, the homeowners, are given a company to call and have them make the repair. This goes on for all minor building repairs. Our Board made a terrible mistake. If you are a large apartment complex or a condo complex with your own inhouse maintenance personal, then this company would probably be OK. But for a condo property of 16 units, we homeowners are on our own for building repairs. They do not return phone calls or emails. They are not BBB rated. CPS knew we were not a match but signed us anyway. I cannot get a copy of our management agreement, Fidelity insurance or Broker's license. What does that tell you. read more

Good reviews are most likely from business clients or employees but I doubt any are from residential or regular property owners. Example, Jonathan D's review below is almost the exact same review he posted about a completely different HOA. CPS cares.....about fees and fines more than managing their property. The quickest litigating business I've ever had the displeasure of working with. The property I own has horrible maintenance, condescending and inaccurate violations notices, poor customer service, and generally has been a complete nightmare to deal with. My property has 2+ HOAs every year and CPS has by far been the absolute worst ever selected. Potholes in the roads, trash strewn about, fences falling down, and all they care about are fining their residents and sending BS violations letters that usually aren't helpful or accurate. This company regularly fines honest, hard working homeowners, who work hard to maintain their properties, while turning a blind eye to glaring issues within their communities. When challenged, they hide behind the excuse that they are only doing what the board of directors of the local HOA's are telling them to do. All the while ignoring glaring issues, like broken water spigots that allow water to run into the sewage system, refuses to repair and playgrounds that need work, refuse to force the lawn maintenance to mow common areas, or to force homeowners whose properties are rotting out from underneath them to make repairs, and to maintain weeds. When challenged about the deficiencies, they claim that they are placing emphasis on the area that the HOA board wants addressed. At no time even acknowledging that there are other issues. Or that they could have made a mistake. If you are looking for a property management company that is good at lining their pockets, ignoring residents requests, and bullying residents, this is your management company. If you're looking for an honest, caring company, who advocates for their residents, move on. Don't hire them, run screaming now! read more

Horrible management company to deal with. Nataleigh has no knowledge of compliance with the rules and regulations or how to address conflict. There is no sense of urgency to resolve conflict matters, but for owners to keep dealing with the issue and hope it will resolve itself. We have addressed several issues in regards to our neighbor, they neglect to provide a resolution after 2 years. They continue to turn a blind eye to the issues and have no method of follow up with the complaints. Interesting that we pay fees for a COA that can't do their job. read more

Our condo association has been with CPS for several years. They started out great but has been on the decline over the years. There is no accountability, instead of taking ownership of their employees' mistake, they blame everything on the association. When you question and hold them accountable they act like you are in the wrong. Accounting takes months to correct their errors. CPS nickels and dimes associations for everything from phone calls to calling contractors (that they recommend) to come to do repairs, to phone calls with board members and onsite visits, items for technicians to use and to run financial reports. They do not follow the associations' by laws. Responsiveness is horrible. Instead of taking 24-48 hours, it takes weeks to hear back from property managers or you do not hear from them at all. They really do not manage, they just pay the bills and charge a lot of money to do so. read more

CPS came into my community in 2018 did not send a letter out to any of us homeowners. 2 months later I get a letter from their attorney saying that I was in violation of deed restrictions for my retaining wall height. So I drove around and found 32 other homes with retaining walls taller then mine! 2 of the homes are board members of my community North Orange in Delaware Ohio! I refused to lower them because of the other homes and board members having them. I looked at all 90 pages of our bylaws and deed restrictions and nothing said anything about retaining wall height. But it did say stuff about types of fences and sheds that are prohibited in my community.. CPS to this day has done nothing about those homes! (SELECTIVE ENFORCEMENT 100%) But CPS attorney filled a lawsuit against me for breaking deed restrictions (but I never was) and the CPS manager Nataleigh Dillion and 2 board members turned in lying affidavits to the courts to win the case. But other homes in the community are allowed to keep adding retaining walls over 1ft, spot lights, pathway lighting, plants, and patios but im not allowed? CPS uses 100% selective enforcement against homeowners and stalks homeowners and does nothing to the real rule breakers in the community. They also take extremely poor care of the community but expect your property to be 100%! STAY AWAY FROM CPS AT ALL COST! Update: Capital Property Solutions sent a letter out to 300 homes in my community after i posted this review bashing me and lying to all the neighbors on what they have done and the board members. So I posted all 3 of the lying Affidavits that this company turned into the courts on the Nextdoor website. Would you like to have a HOA send a letter out to all of the residents in your community? had stolen packages with some piece of trash that moved in below, only after 15 police calls over 5 months and me doing everything in my power did they lift a finger and actually fight for me. Reviewed a camera footage and said cant see her grabbing it when its pointed at my door.... Then lies and says I will get a copy of the video in a google review and tells me to get lost only police can get it on the phone. The grass is brown and dying everywhere in this entire complex at hawthorn lakes except the 10ft by the front to create an illusion that its taken care of... Don't use them. The board of Arlington Pointe condos bears responsibility for choosing a poor management company. They are slow and incompetent. They think they are right for sending me documents to a 5 year old address but never to the condo. Incredibly stupid.
