I really thought my only options were gonna be dilapidated, roach-infested, in the slums of Phoenix, or some combination of the three. Enter Nora and Prestige realty. First of all, she's the absolute sweetest. Throughout the process, she never made me feel judged or like I was a lost cause. Her whole demeanor was so uplifting, she seemed excited to help me and that made me feel excited, too. She pulled up several options in my budget & that would work with my credit, options I didn't even know existed! We settled on a beautiful, renovated studio in the downtown area, I applied and got approved within an hour. When I tell you I got in my vehicle and cried the happiest of tears. I never thought I'd see the day! I'll be recommending everyone, literally everyone, I know to Prestige Realty and especially to Nora. I now have a beautiful, cozy little home that I would have never found on my own and I can't thank her enough. Try this place, seriously. You've got nothing to lose and everything to gain.

Jovanni was our agent and I told him (and wrote down) I only had $1200 in moving expenses. This guy tells us we got approved for an apartment that was $1450 a month (which is fine as long as there are move-in specials) turns out there were NO move in specials and the apartment management company doesn't have an office so we could sit down and actually break down all the fees. I've rented many apartments in my life and never in all my years has my experience been so bad. Random fees would pop up out of nowhere and now all of a sudden we have to pay $2300 just to move in! Mind you- we already packed up our entire life and moved out of our previous apartment because NO ONE COMMUNICATED WITH US UNTIL LAST SECOND THAT WE HAVE TO PAY 2x THE AMOUNT JUST TO MOVE IN! We even SIGNED THE LEASE! Not a single person told us about this move in cost because we made it VERY CLEAR what we had to work with. This situation has completely ruined my life all thanks to VALLEYKING PROPERTY MANAGEMENT

I always feel that my tenants are well cared for in a very efficient way, without having to wait days for a problem to be resolved. They have the best contractors at their fingertips with quotes that are always fair. I've worked with other management companies but have never felt as safe and well cared for as I do with Gregory Real Estate and Management.

From the instant of my first interaction with her to all subsequent ones she is rude, unhelpful, unfriendly and refuses to let a person speak. By law, her, and her company, must accept maintenance requests. Her position is that they do not have to accept maintenance requests. I've never heard of a property manager who claims that they do not need to accept maintenance requests and it is not their responsibility. I have also filed an ethics violation complaint with the association of realtors and will be filing a complaint with the Arizona Department of real estate regarding her license as a real estate agent. She is not a person that should hold a position of authority or licensure in the state of Arizona. Run away as quickly as you can from Ann and Gregory real estate. Update: Please see her unhinged reply making up things "my mom" said. This lady has lost it (if she ever had it in the first place). Scary! We will have to see what assoc of Realtors and ADRL have to say about her unhinged behavior and recorded calls with someone claiming to be her. Read some of her other replies for a laugh as well. Apparently she can hear everyone who calls "from all the way down the hall in her office." Sometimes all you can do is laugh and say "how do people like Ann even exist!?"

    I lived at Montelano Apartments for about three years, and my experience was extremely…read moredisappointing and, at times, unsafe. Maintenance was a constant issue--work orders were often ignored or never completed. Beyond that, there was frequent crime both around and within the complex. I personally witnessed drug activity on multiple occasions, including deals that went wrong. One incident even resulted in someone being injured right outside my door. The most traumatic experience happened while I was at work during a 10-hour shift. My apartment was broken into, and I came home to find someone inside under the influence of drugs. During that break-in, this individual shot and killed my dog inside my apartment. It was devastating. When I brought this situation to the leasing office and requested to break my lease due to safety concerns, I was met with resistance. Instead of support, they attempted to issue me an eviction notice and even accused me of being responsible for the break-in. I had to go to court to resolve the situation, and thankfully I was able to settle without it damaging my credit or rental history. To make matters worse, management (including Philip) tried to charge me for damages caused by the break-in and even attempted to make me pay for a hazmat cleanup--something that should clearly fall under the apartment's responsibility. I was also told I would likely receive my deposit back, which turned out to be completely untrue, as I never received it. In my opinion, many of the five-star reviews do not reflect the reality of living here. If you speak directly with residents, you may hear a very different story. If safety, accountability, and proper management matter to you--especially if you have a family--I would strongly recommend looking elsewhere.

Eleven days without working AC in the middle of summer (some days without any cooling at all in 115° heat). The "emergency" line never worked--no one ever answered or called back. Staff, especially Philip, were rude, dismissive, and unhelpful. Construction and water shutoffs multiple times a week, filthy amenities, and overcharged rent with no refund. Don't live here!!

    Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

Brandon goes the extra distance - he does the research needed to fully understand comps, value, and isn't afraid to point out negatives or things to consider during shows. There were even houses we liked that weren't on the market or were in early stages of construction - he would go out of his way (literally scouring the internet and cold calling people) to find out the details of the house and set up showings. He's readily available for showings at the drop of a hat and is able to make strong connections with sellers agents. The market is tough right now, and he never once pressured us into buying. He acknowledged the reality of the situation and has a ton of empathy for buyers today - which was so appreciated. He truly is on your side. Sadly we made the decision to move out of state, and we have to find a new realtor in that market. We are so so bummed to not be able to work with Brandon anymore but will continue to recommend him to all of our friends and family looking to buy/sell in AZ. Thank you Brandon!!
