Ann Gregory and her staff have been taking care of my rental in Phoenix for over a decade. They have always been incredibly professional and take care of every issue that comes up in a very timely manner. I always feel that my tenants are well cared for in a very efficient way, without having to wait days for a problem to be resolved. They have the best contractors at their fingertips with quotes that are always fair. I've never experienced a more unprofessional, hostile, less friendly, less helpful person in my personal or professional life. I cannot for the life of me imagine how she has any clients or customers. From the instant of my first interaction with her to all subsequent ones she is rude, unhelpful, unfriendly and refuses to let a person speak. By law, her, and her company, must accept maintenance requests. Her position is that they do not have to accept maintenance requests. I've never heard of a property manager who claims that they do not need to accept maintenance requests and it is not their responsibility. I have also filed an ethics violation complaint with the association of realtors and will be filing a complaint with the Arizona Department of real estate regarding her license as a real estate agent. She is not a person that should hold a position of authority or licensure in the state of Arizona. Run away as quickly as you can from Ann and Gregory real estate. Update: Please see her unhinged reply making up things "my mom" said. This lady has lost it (if she ever had it in the first place). Scary! We will have to see what assoc of Realtors and ADRL have to say about her unhinged behavior and recorded calls with someone claiming to be her. Read some of her other replies for a laugh as well. Even if she is 100% in the wrong, if she doesn't feel you will take legal action to protect your rights, she will scam you. She is an adult bully. Kristine is awesome, Ann Gregory is terrible............. Rude, obnoxious, unprofessional property mgr... I left because she was terrible, everyone else great. You will see Ann come on and show her professionalism and her response will tell you all you need to know... There was electrical issues, plumbing issues (numerous times), handy man came to fix door handle 4 times and it never worked (couldn't open from outside)... when calling to discuss issues she screamed, cussed, and yelled... She is so bad, the owners (who were great) had to get the things fixed. The ONLY person who doesn't know Ann Gregory is terrible and obnoxious, is Ann Gregory. I am good Ann, you are a troll! It popped up to give reviews and I saw your wonderful company, it hasn't been a year and a half but Friday night posts can't be that off, you were trolling enough to respond‍‍ Fun fact, I paid rent every 1st of the month like clockwork even with the numerous issues, you were so eager for me to leave you begged me to stay and sign another year lease and the owners even made you let me do month to month. Another fun fact, the plumbers said the reason it backs up so much into the house is the main sewer clay pipe in front is broken, which is a known issue in that community with all the property's most have already replaced. As someone with a family in Real Estate for the last 30+ years, you should AVOID AT ALL COSTS. Ann Gregory is one of the most stuck up, selfish property managers I have ever dealt with and she employs people of the same characteristics. They do not care if your heater dies during the coldest week of the year during the winter, and they will gladly take their time getting things "fixed." Terrible communication skills from the whole office, but the owner is on par with a 7th grade girl in terms of her behavior. When they do FINALLY get to your maintenance request, they fail to mention when or how things will be completed/fixed. Even the maintenance teams hired/contracted to work with them don't like Gregory management. In addition, they will not meet in the middle ground, compromise, or accept that they did anything wrong at all. Truly the worst type of people I've ever done business with and I would give 0 or negative stars if I could. There are so many other great property managers to choose from in Phoenix. I wouldn't let Ann Gregory manage any of my properties at all in the future, and I certainly wouldn't rent/buy a home from them either. I know I'm not the only one to regret doing business with them, I just wish I Google'd their company and read the other terrible reviews beforehand! Edit: Ann literally responded to my Yelp review faster than her or her team have ever responded to a maintenance request or an issue I had. This should tell you all you need to know about her and her company. Look at the way she responds unprofessionally to everyone who gives a 1 star review - no desire for improvement, just bickering to boost her ego. Any disagreement becomes personal with her, and they will deem any use of direct language and urgent requests as "threatening or harassing behavior." We had no heat for 3 days in January and had to remind you of your legal obligations as a landlord to assist before you even brought us space heaters! Save yourself the trouble and go somewhere else now. This office is incredibly unprofessional and will nickle and dime you in any way possible. If there are ever any issues that pop up during your lease agreement, little to nothing will be done and any questions you have for Ann as a renter will be met with her affinity for rude behavior. I had originally made a post in 2023 before I was told quite agressivley to 'remove my post' or I would not be receiving any help from Gregory Real Estate. The post was also a 1 star review following a phone conversation I managed to record in which Ann blamed all issues on me and falsely accused me of harassing her staff while I literally begged for help on basic management company responsibility- giving proper notices on HOA. Previously we had yet to recieve any notices whatsoever- water shut offs, roofing maintainence, termite control, you name it, we rarely knew until it was happening on our property. Each time I reached out I was met with blatant disregard or given an empty promise that they would follow up. In our most prominent experience with her, we were given a date and time to meet Ann in her office - less then 24 hours notice for the meeting - in the middle of my work day after having asked for the expected turn around time for our most recent question (regarding an HOA fine we were given after the posted due date). In an effort to inform the office that I could not leave work on such short notice, I left a voicemail. When I called again in an attempt to reach someone to let them know I was unable to make the meeting, I was immediately transferred to Ann who proceeded to treat me with nothing short of contempt. I removed my previous post because I had no idea how else to appease Ann. During our phone call she repeatedly told me I would receive no help since I left a one star review of her. In case you missed it, the reviews here are few are far between, take that info as you may. Ann will undoubtedly reply with (false) personal information regarding myself or my partner from our time renting through her. We moved out and lost MORE than our entire deposit. We were charged for a rekey even when we returned ALL our keys (I took photo and video evidence), another $500 charge for agent commison (?why?), filters for the next tennant(even though these were not provided to us when we had moved in and we had to purchase our own), outrageous cleaning costs despite having had the floors professionally cleaned with given receipts, and HOURS scrubbing every square inch of our place. I'm a meticulously clean person, I highly doubt it warranted another $300+ worth of cleaning for a 2bed/bath. Our pets were service animals and incredibly trained - we left the place better than we found it in short. I don't believe it's a coincidence fees were found just to charge us more than $1500 after I had previously had a disagreement with Ann. While I appreciate that she relisted our place when we needed to move early, her behavior is difficult to ignore. I'm posting this past the point of our lease ending, again in fear of retaliation. In earnest, you should do better, Ann, both in your treatment of others and as a business. I'd say I was surprised by your response on Google, Ann, but it was expected, you can't help but mistreat and slander honest and reliable renters.. I have an order of protection and had to move for the safety of my son and I. She said I owed over 2,000 when she kept my deposit and lied about the pricing when that was not my responsibility nor was on the lease. Ann is a scam for your money!!!! That one star is a lie, Yelp made me do it. Gregory Real Estate and Management, LLC is a zero star organization. I had concerns about moving into the property managed by this company after my very first conversation with Ann Gregory. During that initial phone call, I picked up on questionable professionalism and a hint of condescension. I let it slide, because we're human and we're allowed 'off' days. Plus, I do sound a bit like Mickey Mouse on the phone and nobody wants to rent a house to him. Even though the home was in really bad shape when we viewed it, (the previous tenant had completely trashed the place), the area was beautiful and my boyfriend was instantly sold on the home. From the initial pre-move in repairs that have yet to be fixed after 5 months, to the additional maintenance orders submitted, every request to this company has been an unnecessarily painful process. Every request to get something fixed or to check in on the status of the project list, requires multiple emails and phone calls. If their "Repairman" actually shows up on the days they schedule him, you can count on him being late. I actually just had the owner, Ann, arrive 28 mins late to a visit that she scheduled. Weeks after my first repair call and our roof still leaks, my belongings have been damaged from the rain and yet she had the audacity to fabricate reasons as to why the roof leak is somehow our fault. I have never received such poor customer service and cannot stress to you enough how horrible this company has been to my partner and myself. If I had to describe Gregory Real Estate and Management in one word, it would be SLUMLORD. Save yourself the nightmare and do business with someone else. read more

IF YOU ARE A COLLEGE STUDENT LOOKING TO RENT PROPERTY AND YOU SEE GREGORY REAL ESTATE ON THE APPLICATION RUN AS FAR AS YOU CAN. I lived in a property managed by Ann for two years and the house was very old and need quite a lot of repairs. Trying to get ahold of Ann Greg for repairs required multiple calls and messages followed by a couple days of wait time for a response. After a couple of repairs we ended up getting the handyman's number so that we didn't have to wait 2+ weeks when we needed something done. Our A/C broke in 95 degree heat once and it took Ann Greg multiple days to have someone come fix it. That was the issue while we were living there and it gets even worse. I will admit upon move out that we did not leave the house in a shining condition, but we figured our 2300 dollar security deposit would cover it and hopefully we would get some money back because a lot of the things that needed fixing were just wear and tear of an old house. But yes before I go on, I completely admit the house was not in a stellar condition when we moved out, but it was not in such a poor condition that it was not live-able (see below for Ann's outrageous response where she claims the house was ransacked by bears). The story starts on move out day when I ended up having to go to the hospital because of a bad case of viral gastroenteritis (that means the stomach flu Ann). I asked if i could maybe have an extra day or two to move things out because I legitimately spent half of the day in the emergency room and Ann Gregory scoffed at the idea and couldn't even reason with me before blowing her cigarette smoke in my face. A couple of weeks after move out (Late June from a May 30th move out) we received a letter from their office stating the damages and a lot of these things we agreed with. The letter said that they would follow up with the total spendings and get back to us. There was no total or even estimate of what the cost would be on the original letter. EIGHT MONTHS LATER we received a letter saying we owed them 5 grand on top of our security deposit. The sketchiest part about this was that they sent this notice to THEIR OWN ADDRESS, the property we had rented from them, at some point so it was bounced back to their office before sending it to my permanent address. The first letter we received was sent to my permanent address so it was clear they had it. We figured they did this to get around the legal limit of notice for a security deposit. We requested a breakdown of the price, which had some mysterious charges on it so we requested receipts. The packet of receipts was essentially the same 5-6 receipts that did not even add up to the total they were charging us. On top of this, a collection agency reached out to us on their behalf ONE WEEK AFTER confirming that we had received the letter. So while Ann Greg was bathing in her cig smoke for 8 months, she gave us a week to try to figure all of this stuff out. I have a family friend that is in real estate in Arizona and he essentially told me that whatever time frame she used, she knew what she was doing and even if we did have a case because a lot of what she sent us was very sketchy, she knew what she was doing and would probably win. We sent multiple emails to her in that week trying to figure things out and possibly settle for a more realistic value. Not a single reply from Ann Greg had less than 15 spelling or grammar errors. Let me tell you, it is incredibly defeating as a college graduate to try to reason with someone who you can not even understand without a 9 year old nearby to decipher her emails. Our parents were cosigners so the collections agency was contacting them and at our parents request we paid their ridiculous value. The one thing that really bothered me about this whole situation was that it seemed like a malicious act by Ann Greg on college students she knew wouldn't have the resources or knowledge or time to fight this. We knew the people that moved into the house 2 weeks after we moved out so there is absolutely no reason it should have taken them 8 months to get us our final quote. Not only that, we had ZERO communication from their office in the 8 month period. Seems like it would have been common courtesy to keep us in the loop knowing these charges were on the way, but that does not seem to be the way of Ann Greg and her office. Every landlord I have had since living in the Ann Greg house has seemed like a godsend because literally they just answer the phone when I call them. It has been a couple of years since this happened but it was nice to get it off my chest if anything. This last part will be for you directly Ann because I see your favorite thing in the world is to reply to your bad yelp reviews. If you spend more time with your tenants and view them as human beings, you might not have to respond to so many yelp reviews. We recently move to the Phoenix area and we ended up renting a home that is managed by Gregory Real Estate and Management. Let me say that this has been the worst experience I've ever had. They don't return phone calls and it takes weeks and months to get anything fixed. I've had to write two letters demanding that work orders be completed in order to get any results. The handyman that they use is unreliable. I didn't even want to give them a 1 star rating but that's the lowest that can be given and have your review show up. We own rental properties in California and currently employ several real estate managing companies, with whom we have years of amicable relationships. Last year, we decided to invest in a rental property in Phoenix. Working with a realtor long distance, purchase of the property went through smoothly. To rent the property, we were referred to Gregory Real Estate and Management. Also, believing in a smooth transaction, and to get things rolling, we signed a rental management contract with Ann Gregory. Once the contract was signed and there was no backing w/o penalty, while waiting for the property to be rented, Ann started showing her true color of unresponsiveness, which escalated to confrontational response, soon after to disrespectful comments, and then taking upper hand to excuse her unprofessionalism and lack of trustworthiness. Her listing being so poorly presented, we ended up providing photos and verbiage for the listing to help Ann find renters quickly. Long story short, to make the duration of the contract tolerable, it was agreed that we will only be in contact with one of Ann's very cooperative/professional staff member, Shanna. That was the only plus of our one year business relationship. After a year, our contract/nightmare has come to an end, and now we speak from further authority, that additionally, Ann's business proficiency level and reporting system is quite out dated, especially for today's business developments. Gregory Real Estate was everything me and my roommate could have asked for in a living situation. Anytime we had an issue, they got back to us immediately, and would have someone here to help right away. One time we got a fine for hanging clothes over the balcony, which was our fault. This was in are agreement that we couldn't do this, and it makes sense for the person below us. We just forgot. When it happened, Ann called me herself to say sorry they had to fine us. It was very thoughtful of her to reach out. She also didn't make us pay the fine until the end of the month when we were supposed to pay it within 10 days. Anytime we had questions, they were available to take them and help us out. I also loved that there was a 3 day grace period for paying rent in case the 1st fell on a Friday and you forgot or couldn't make it to the bank. Never once did they give us a late fee and they trusted us to pay rent the following Monday. I don't know what else to say, we had an amazing experience. Would 10/10 recommend! read more

My relationship with Ann started on a positive note. I was honest with her that I had a minor background and eviction due to non payment and she worked with me. The apartment I originally looked at was one of four in the building. It was old and had flaws like scrapes in the wall and stains on the wall from the previous owners wall art. For the price, it was fine. I was a newly single mother and just looking for a place to call home. The dish washer never worked, the place ate up my electricity due to the bad insulation (I resealed the doors out of pocket), the windows had no screens and were glued shut, and the cockroaches were disgusting. It was this and that. I dealt with it due to my circumstances. When my lease renewal came up, I was pregnant and looking for a quick move. They had a two bedroom apartment available in the same building three doors down. It was out of convenience that I transferred my lease to the new place. This one was nicer in some ways, however my experience only got worse! Being a single mother with not a lot income, it was out of convenience that I dealt with so much again. First I received an eviction notice for the dog I had. I did pay the $150 deposit along with my $300 deposit when I originally moved in a year prior and all this information was to be transferred to this new lease. I had to order my bank statements to show proof of my payment. I had to remove the dog 10 days upon receiving the notice and never had the dog return however. Now that I have moved out, I am yet again in a position where I have to provide proof of payment for the pet deposit!!! While living in the two bedroom apartment, I had cats living in my ceiling (I could hear the meowing and smell their piss when I turned on my heater), two leaks from the ceiling (one was never fixed, the other was put off till the next day), a broken window that was not fixed for two weeks, and again cockroaches. I called multiple times to have things fixed and either orders were lost or put off over and over again. Moving out was the best day of my life. I did my part in cleaning and repairing holes from my wall art. I tried extra hard due to Ann stating that I didn't clean the one bedroom apartment and a cleaning fee would be deducted from my deposit. I cleaned that place extremely well, I even went into an asthma attack due to the inhalation of bleach. I recently received my deposit back. $60 out of my original $300. Two cleaning fees for $95 (one for the one bedroom and the other for the two bedroom) and a $50 fee for not replacing the a/c filter. The pet situation was resolved and I received my deposit back for that. Ann has apologized since someone made two accounts for me and hid one of them. I would not rent Gregory Real Estate again and do not recommend them. read more

We are currently renting a house managed by GREM. Like the other renter reviews, can't wait to move and will never rent with them again. Last six years we have rented in the Phoenix Country Club and Willo Historic District from the home owners without any problems. So, we're used to nicer homes and quality service. (Had to move last minute due to structural water damage.) As of today, (eighth month of renting) the upstairs shower remains unable to use because it only gets hot water, half of the windows don't have screens and the other half have to be held up with metal rod. The ice makers in the kitchen freezer and bar do not work. Of course, these are house issues that the owner has decided not to repair but what upsets me is the attitude of GREM. They take their time getting repairs done, (several weeks for stove and pool repair) and treat you as if you are a bother for making a service request. Ann is very difficult to deal with (not surprised she does not give out cell number) and my guess is that she used to work in collections. Expecting unfair treatment when we move out so we have documentation and lawyer ready to go. I suppose if she works for you she may be alright because the bottom line seems to be her only concern. But eventually, her reputation will catch up with her and no matter how great the property, she will lose business. read more

I started renting from Gregory Real Estate in May 2014. As soon as we moved in the air conditioning broke down (it worked before, I had felt it). Ann was wonderful. The home owners insurance wanted to just make us wait and wait, but Ann kept on top of it, May in Phoenix is awful. We ended up holding off on move in because of it and Ann made it right. She even cared enough to make sure we had a place to stay. Since then little things have needed work - the water heater, the dishwasher, etc - but that would happen in any home and I have to say one of the reasons we stopped being a home owner is because I can't keep up with everything --- having Ann and those in her office to call is a load off my mind. Except for the air-conditioner issue, I have never waited over 3 days for the service call, and honestly that is usually because I have to figure out a time I can be home. They did come and do a 6 month inspection and that was new to me, but certainly I understand how important that would be to the owners. Not all renters are the same. I would certainly recommend the company and even if we ever move my plan is to ask them for any properties they are managing. read more
