Eric is "listing agent" for his family members property. Was directed to give him a call by the owner. Gave him a call and was very disrespectful and also egotistical. Being in high ticket sales myself I wouldn't suggest you do business with this guy. People wanna do business with people not assholes. He was offended or at least his voice reflection seemed to be offended due to the fact that I told him "his client" directed me to reach out to him to inquire on this rental property. Went down hill from there. No Professionalism What so ever on that call. Change your attitude big guy! You might get more business! Please work with anyone but Andre Guzman. He will take your money, and waste your time. You will find yourself desperate to receive follow up. You'll get a new hard inquiry from a lender, but that's not all, the lender is MIA. He is unwilling to assist with an apartment search if he doesn't get "credit" for it. There are many bad reviews on this individual. The company might say he is a "top lender" but after looking at BBB this company is a lot sketchier than we thought. Hoping someone actually follows through and helps us finish this process. If not, we have thankfully already been approved at another complex but unfortunately it is no where near our jobs. I reached out to Andre Guzman and set up an appointment to come into his office to submit our application and $200 ($100 holding/$50app fee x2). He already had a place in mind before getting behind his computer. He pulled up the MLS for a 2 bedroom 2 bath. We agreed on submitting our app based on the pictures. In the pictures, the door was numbered #2, it had a white glass top stove, and the walls were painted tan.I was told he would submit the app and by tomorrow I would have to pay an additional $665.00 as an earnest deposit. I agreed and paid and signed the lease the same night the app was submitted. I reached out to Andre asking to set up a showing. I didn't hear anything for a couple of days. I then reach out to SAMIR SAWHNEY XCD Realty & Property Management to find out why none of the $200 was applied to the move in costs, when we would be able to see the unit, and what time could we meet for keys on move in day. He only replied to the question involving money and stated its $100 app fee per person. That's not what Andre told me, however I accepted it. I reach out to Andre now asking if we can view the unit, and he finally agrees to a day and time. When shown the unit, its #1, its 2 bedroom 1 bath, as opposed to the 2 bath that was advertised, and the walls are all Grey. There's a gas stove, no fridge, no microwave, no washer and no dryer: all items that the lease stated it had. It felt like a bait and switch. Outside the patio were 6 used interior doors leaning against a wall. When addressing these issues with Andre, he stated he would talk to who he needed to get it resolved and contact me later that day. I contacted Andre a week later asking if the appliances and doors were taken care of and he immediately pushed me to contact Samir from now on. I told him I have been trying to reach him and I don't get an answer. So I then call, email and text Samir, including on the office phone. I left a message on the ext asking for move-in information. I never received a response back. The day before move-in, I call Samir at 5 pm and after numerous attempts he answered. I Told him we are scheduled to move in tomorrow and I don't know how to get my keys nor do I have access to the portal. He rushes me off the phone saying to text him the property address and that I'll have access to the portal in a few hours. In my text, I repeated that I am moving in tomorrow and need to know when I can get access to the unit because I had my install for internet scheduled. I didn't get a reply, however I got an email to set up portal access. On the 1st of Feb I called the office and Samir, and I emailed and texted Samir throughout the day. When I had no idea what to do, I reached out to Andre telling him our U-Haul is parked outside and we still don't have keys and no one is answering. He sends a screen shot for I believe William which didn't answer either. On Feb 3rd some female wanted an update to payment. We told her we wanted a refund, that we never received access, and that she's reaching out two days after move-in. She stated she doesn't do refunds and that I would have to talk to Samir, the person I've had on the phone once during this whole process, and won't return my calls, text or emails. Days after this, Andre reaches out asking if we got keys. I told him no, we only had someone trying to collect more money. I told him because of this scam, my family is in a motel. He stated why don't you just move in, they will still rent to you. I told him I wanted nothing with that scam, that it was nothing that he showed me I was getting, and that I want my money back. I asked him if there's anything he can do to help and he stopped replying. Andre knows because of this, my family was forced to move out of state. I have had to relocate to California because I wrongly trusted Andre with Valley King. read more

I was staying in a hotel for about 4 months before going to Angel Avila and let me tell you!!!! I went in there and did all my paperwork and left. He called me not even an hour later to tell me he found a place I applied and Angel kept me updated and he was very much involved and available anytime I had a question or concern. Realtor/Independent Contractor beware. "Working" for VKP is an exercise in social, ethical and labor law boundary experiments. I mean, if you care about that sort of thing. The second thing I will share is that I'm a domestic violence survivor via a marriage that ended last year where my ex was the primary breadwinner. I shared this with my manager, Ashley. It is relevant because I'm in a financial situation that is the kind where I'm struggling to feed myself. My abuser drained my resources taking me to court. VKP or at least Ashley the daughter/granddaughter of the owner was aware of my financial position. My "training" was to last 6 weeks, unpaid of course. Except that I had to spend the $280 payable only in cash for my cards and flyers and the endless tanks of gas and the new laptop and office supplies I purchased to be able to do my job efficiently. So the investment of money and time will be substantial, but the return on investment will come...maybe if you make it through the "training"/initiation? I made it to week 4 of unpaid "training". I expressed to my manager, the aforementioned daughter/granddaughter of brokerage how desperate my financial situation had become. She listened, but questioned if I was giving 100% to VKP. It was an irrelevant question because I wasn't getting paid out no matter how many (30+hours per weeks) I had put in the last month. She in the moment appeared to listen to my financial concerns, but that was clearly not the case. I was called 2 hours later to be told/yelled into the phone: "If you're already strapped for cash at 30 days in, VKP is not the place for you. Our grace period is 90 days." Then I was told my desk contents would be cleared out and available to retrieve at a different location, the admin office. This seems like a practice when a person has been disgruntled or violated a law. At VKP its when you have an opinion and you share it, apparently. The contract I signed stated that I was an Independent Contractor, per most brokerage hiring practices. It also indicated that I could work real hard, at 30-40 hours a week, for zero compensation, and that there was a possibility I would not make money for 30-90 days. Any entrepreneur or realtor understands that when you have your own business, yes, it is possible to work long hours months and not receive compensation for days, weeks or months. The difference here is that VKP will deliberately withhold the "draw" that gets you to sign their contract. They tell you that you will have access to their walk in customers, they don't tell you that access to their customers is withheld until they "decide" your unpaid training is complete. "Working" for VPK as an Independent Contractor is not even close to the legal definition of Independent Contractor in that I was told where to be, where to go, questioned about the amount of hours, time, duration I spent working (for free) and yet with no accountability to the brokerage to reciprocate my labor for compensation. I did end up brining in a few customers to the brokerage on my own and those deals closed. Now I'm told that I won't get paid for 90 days. My much needed compensation that I earned is being withheld out of spite. There is no other reason to withhold my check. A moral company would simply pay me and be done with me. Don't forget to ask for a copy of your contract. I didn't get one. Update: I went to retrieve my belongings and I was told that I would be paid in 120 days. Someone took the time to go through my belongings removing personal paperwork and business cards. Its pitiful. If dumping on people who are struggling and being a bully makes you feel tall or makes you feel powerful Princess Ashley, good on you. I know that if you treat others this way you are miserable. read more

Took my money for credit check and did absolutely nothing. Two weeks in he is avoiding me only got ahold of him cause I used my work phone. And he threw a couple vague areas at me with generic pis. Judy Ann was very helpful, she tried searching everywhere she could for my family and myself to find a home in this crazy market. We ran into a problem with the first place she found and she really stood beside us and tried to communicate with the property to get our money back and break the lease due to that property being unresponsive. She found somewhere new and we are happy where we are now. She also took the time to follow up every time. Valley King helps you search and find what you need in the amount of time that you need it, I've always circled back to them when looking myself just became too much, with the way properties take advantage of cost of down payments and applications and then let you know it's unavailable after keeping your money. My experience with Valley King properties was excellent. They showed and took me to several properties within my budget, but they were not properties I was willing to accept as they did not meet my needs or criteria Exactly. However, I was getting desperate to find what I needed because I am relocating to Arizona next month & I wanted a garage, I needed to be allowed to have 2 dogs and a nice safe place. I wish to call out the following agents who help me with my search of housing. The first agent I worked with was Rob who listen to my needs and concerns, and was so helpful in alleviating many of them. Thank you so much Rob for all you did, and the listening and guidance you gave me. The next agent Joyce was one spry agent who went above and beyond for me. She showed me multiple properties that she printed out off the MLS and we drove around to look at them but they did not meet my criteria enough. She really went above and beyond to help me and was a wonderful person for helping me by driving around all day. The final agent who help me, was Elizabeth, who was diligently trying to find me a house, but we just couldn't find one that would work or was within my budget. She then suggested I consider the Luna Bear 94 complex, and was able to call and get us a last of the day appointment to check out the complex. The complex is new and clean and has lots of amenities and checked all the boxes I was going to need but unfortunately I had to sacrifice for a small one bedroom unit. But I had to do what I had to do to be prepared to start my new job and got a really nice complex to live at and did not want to spend excessive amount of time running around another day trying to find something that might not work or be available on my deadline. I want to thank all of these agents for going above and beyond to help me find housing for my relocation to Arizona. Job well done everyone and thank you ALL so very much. Went to them for help in finding a place to rent, including paying their fee. They promised they could help me, even with a prior eviction. I made it very clear, multiple times, what I needed due to being disabled. IE: ground floor, single story, and safe area. The only places they SENT me to see, by myself, was a 2nd story apartment. When I contacted them back, talking to other office staff and leaving numerous messages, they refused to help much less return my call. This happened with both the mesa and Glendale offices. Same exact thing for both. I paid the fee for each office and told each office what I needed and they both sent me to unacceptable places, and then refused to help me further nor would they refund me. I was very disappointed with the service especially since they seem to have such a huge hype everywhere there are rental listings. If you want real help, go anywhere but here!!! read more

I love this place. I found this place by accident while i was online searching for an apartment and definitely was not disappointed. I am moving from another state and the first day I visited facility I was greeted by Aashanique who was so sweet and spoke with my brother and I about the city and assisting us with having necessary documents and info to apply for an apartment with ease. The first thing he attempts to tel us, before finding out our needs in an apartment; is to bring in a paystub, a deposit, money for a background check. Can we see an apartment first ? What if I didn't end up getting secured through you all. I texted him later in the week requesting to work virtual, as far as just sending apartment via email. He responds with he'd prefer seeing his clients in person. (Completely disregarding my request) He gives me a number for a different representative. Very unprofessional & very disgusting. Contacted the Phoenix office, talked to a "Kanal" (not too sure of spelling) and he never got back to us, unless we called or texted HIM, and he kept promising to get back to us with info on properties. The last was yesterday, 2/8/19, said he would text back, but it never happened. At one point he said he "lost" my son's number, but he still had mine. He said he would look for properties in north and central Phoenix, and also said he could look in other East Valley areas for us. Nada. Always excuse after excuse. I did not have a favorable experience with these guys. They pulled our credit and said there was nothing on there that would negatively affect us besides 1 eviction. Ok great. We do the whole search thing decide on s place really like, then BAM they pull another eviction from a consumer report that should have been cleared. We didn't qualify. No big deal we look at another apartment that VK insisted we go to, mind you they wanted me to go there really bad because they liked working with them and they have verified that they will take the now 2 evictions. We go and apply. The woman in the office has a horrible attitude and treated me like sh*t. St this point I'm frustrated with the situation. Then I get a call saying we have 4 evictions but they won't rent to us because we pay child support through wage garnishment. They managed to make us feel bad, look bad and then VK stopped looking for places for us. The next day I apply at two more places without VK's help and I get approved for both. I really wanted to like Valley King after a recommendation from a local apartment leasing agent. Unfortunately, while the VK apartment finder seemed to really understand what I was looking for, the first apartment they took me to was really trashy. There was rotting wood, a combination of awful smells, and mold in the apartment. I had an asthma attack after only about 30 seconds in the apartment. I'm still struggling with asthma and migraines 24 hours later. That apartment was Sagewood in Glendale. It was just awful. If a VK rep can recommend that apartment, I simply cannot trust their judgement to help me find a place to live. read more
