Property Management was at the foundation of my experience with living at Campbell Park. Without an attentive, responsive Property Manager, complexes and their units wither away. But in this case Manager Kristine and her crew (assistant and maintenance) made this older place feel new. They have brought it back to life in my opinion! Any need I had was always met. 2 years of living here and the only reason any of my neighbors including me stay is because of high rental prices elsewhere. So overall you do get what you pay for. While living here I have watched and continue to watch people live out of their garages (they don't have to pay rent or electricity) renters and homeowners pay it for them in our monthly dues. Various people have brought this to the managements attention with nothing being done about it. The trash bin is 85% of the time over filled and the trash is left on the ground for days before getting picked up and this is a monthly occurrence. Picture attached. They have dog bins throughout the property which are rarely cleaned out and cause a smell around the locations. It has been several months since i have seen then restock the dog bags for renters to use. 1 out of the last 12 attempts to talk to management have actually been successful. The office does not answer the phone and grounds always seems under staffed. Would not recommend living here. read more

Everything has gone down hill since Covid. They allowed drug addicts to take over garages and live in them. There were at least 10 cars parked across the street from me for almost a year from an apparent chop shop in someone's garage. Mind you, this garage was not even theirs to reside in. They just took it over! We have drug addicts across the way from us, and it's a constant trap house. I've made multiple complaints and nothing is done. I've even found needles outside of our place and there was once a shooting outside of the junkies place. The cops are always there and the complex does nothing!! It's absurd that they will allow people to live there like that. It completely ruins the place because they leave trash all over the place and there are always homeless people coming and going. There are gutters hanging down from half the buildings and that's a huge safety hazard. For years, we've been able to hang Christmas lights and decorate for holidays and now we are told we can't put anything up or they will take it!!! Not even on a bush!!! Never mind all the druggies and trash, but we can't make our place a little more festive!!! The complex is trashed, and it would be nice to feel a little more at home and to enjoy some holiday spirit. New management takes over and wants to start enforcing stupid rules, but won't fix the real issues at hand. Now, I can just add another item to the cons list since I can no longer enjoy decorating for the holidays. Oh, and no one ever answers the phone at the office. I'm not even sure what they do all day. The place shut the pool down for basically all of Covid and yet advertises having a pool. They finally opened it up this summer and shut it down by beginning of August! I am just glad my unit is privately owned and I rent through a separate management company that is great!! That is really the only reason we stay. We definitely plan to move as soon as we can! We've been great residents for almost 4 years and this stupid Christmas light/holiday decor rule is the topping on the cake. Between the drug addicts and poor management, the place is not worth it. I guess you get what you pay for. Edit - shortly after this review they came and took my Christmas door mat! How are you going to take someone's Christmas mat. Horrible place to live. I tried for 2 years to get them to fix things in and around my unit. I finally had to call the city to get things done. And as soon as I do, they start retaliating. I even got evicted for non payment of a 200.00 late fee I didn't even owe. Then after I leave they bill almost $5,000.00 for early lease termination fees and to clean a carpet that wasn't clean when I moved in and one of my issues. I just moved in here and it's my first month. The "manager" Nelson must have been a car salesmen I'm the past, as he sells you a load of crap of what you're getting in the apartment. They showed us a model, which was all updated, and remodeled. I asked specifically many times if the apartment we were getting would be all updated like the one we saw. I'm not dumb I understand model units are always nicer than what you get, however, almost none of what he promised in writing was done, the apartment was in shit shape to say the least. Nelson than informed me he'd "get to it" after living here a month, Nelson is a total sleaze ball who asks me to remove a bag of charcoal from my porch do to HOA rules, meanwhile my apartment needs A LOT Of work. Do not live here, Nelson is the ultimate bate and switch salesmen. Meanwhile no work has proceeded, except the counter tops in which they overstated onto everything literally. Horrible apartment complex. Management keeps increasing the rent. Apartments are outdated and have horrible lighting. We have homeless people sleeping in our laundry rooms leaving tubs of urine and feces behind. Complaining doesn't help and the land lady will blatantly lie about it. Fuck this complex read more

I have been living in these apartments for almost 2 years. The layout of the property is very nice and I really like the woodstove in our apartment. It upsets me that they took out the dumpsters in the parking lots and put a big one across the street a block away. Now I literally have to drive my trash away instead of walking 20 feet from my apartment. Management takes forever to use our rent checks so my roommate's bank account got overdrawn. We had a pickle jar on our deck and got charged $50 for having "garbage" on our deck. Rent is due on the 4th but my roommates get paid on the 10th and they won't accommodate us so we pay a late fee every month. The pool is nice, but it's always filled with loud children. I've been woken up twice early in the morning by people breaking into each other's cars, and smashing windows open. Overall the best apartment I've lived in in Gresham, but still not the most fun place to live. read more

I have to agree with another post about bait and switch and used car salesman tactics of Nelson. We too saw the model units and were told we would have upgraded bathtub. A poor job of 'resurfacing' the tub at best. They accidentally 'upgraded' our counter tops to a resurfaced counter top but they were not done well and are falling apart. The apartment smelled like cat pee, the floors are uneven and there is a hole in the sub-floor in one bedroom. Our bookshelf isn't level because of the huge difference in the floor in the dining room. I won't use the wood stove, don't trust it. You can see where the rust was painted over. Now we have a leak in our garage that's coming from somewhere unknown and the roof is still leaking into the bathroom through the heat lamp/exhaust vent. The windows don't open easily due to the addition of storm windows. One washer doesn't work, have tried to call the repair numbers but get voicemail telling to call back during business hours. I call during business hours. A new management company has taken over the property, lets see what happens now. I sure hope the housing market in Portland improves. read more

I just moved out of there with out notice. In a year in a half that I lived there, there's been 4 managers...ALL who made nothing but broken promises. I had maintenance requests that were constantly ignored for over a year; heater, hot water, dishwasher, smoke detectors, lifting carpet, peeling paint, and the list continues. Each manager says they're going to do something but don't. There was urine in one of the dryers for OVER a month. No one cleans the laundy faciities, garbage in the parking lot, enforces any parking rules, allowes domestic violence in front of minor children, you're not allowed ANYTHING on your deck or patio unless you're using it or they will throw it in the garbage, you cant have plants, furniture, a bbq, bird feeders..,nothing!, a tenant was even openly carrying a weapon..a glock! I would've been okay with it if I hadn't had other issues with the dumb kid. I was also accused of not paying my rent even after showing a letter from the previous manager that I did & including copies of my bank statements! I have never in my 18 years of renting, have lived at a more disgusting property. They're supposedly a non-smoking property but people continue to smoke as if the rule was never set in place. I wouldn't recommend this place to my worst enemy! Paying a $1210 payment, (I'm one income!! and have a child!) when the homeowner behind me pays $600 seems absolutley absurd. (Yes, you live with homeowners and a lazy HOA too). Money grubbing lazy asses. They're taking in a ton of money but pocketing it instead of putting it into the property. After living in Gresham for 36 years, I finally got out of there. Gresham is nothing like it used to be and apartment communities like this are a huge issue why!!! I'm also waiting for my deposit to be returned!!! **My new place has already fixed all my issues. It took 2 days from the date of request. They even brought a maintenance guy from another property to do it. That's customer service! Properties forget that WE'RE the customer!!! When you sign a lease, they're also signing that they'll uphold their legal agreement. I've been living here for approximately 2 months now and I love it. I hear all these complaints from other tenants about how the previous owners were horrible and never fixed anything. However, Nelson the new manager is very active and always willing to help you figure something out. He really makes you feel like he cares about helping and that he's not just there to get paid and take your rent. I left this complex in the middle of July 2016. I cleaned everything in the apartment including all appliances, floors, bathroom, and fireplace! When I received my deposit back, they took out $70.00 for touch up paint????? Then they charged another $100.00 for cleaning???? Now the contract does allow for normal wear!! I was informed by the pervious property manager Amanda, that all new upgraded appliances were being installed as old tenants moved out and before the new tenants moved in. So I assume when they removed the appliances it was dirty! I didn't know I was responsible for moving appliances to clean!! Nothing in the contract states that this was to happen! The paint issue was for some scuff marks on the wall! REALLY!! That falls under normal wear!!! Appears the complex wants you to pay for everything!! Even if it's not in the contract!! I guess it's easier to withhold some of the deposit so they don't have to do what is their responsibility for their property!! I called the current property manager and he doesn't understand contracts!!!! So I asked for his supervisor to discuss this issue with them. So I called the number given to me and it was a fax number!!! Real Cute!! The name of the supervisor was MRS./MS. GIOSA HOLCOMB, I called the parent company 3 times and left messages and not one returned phone call by ANYONE!!!! The new property management company is AVENUE 5 RESIDENTIAL!! Do not rent here! They have implemented a new policy wherein you cannot have ANYTHING on your patio, porch or deck. Not a chair, not a flower, nothing! To make matters worse they have removed the lattice that used to make the patios semi private so now you get to stare at your neighbors dining and they you! Not a happy place to live. I've lived in some low brow apartments before but this is the worst. Rarely does anyone even work at the office, let alone call you back. The apartments are beat down and my sink has yet to be fixed (brown water). I know a 6 year old that is more attentive than these "owners". If I could give negative stars I would. Awful! Very overpriced! WIndows sweat in a lot of the units so mold starts fast. Repairs are slow. The heated pool...not so heated. The basketball court and tennis court....completely damaged beyond use. Not so internet and cable ready...and forget satellite. Electric bills are high and they charge you way more for water than people would even use in a month. It's just a way to get more rent. And if you don't have 300-500 to invest in a portable air conditioner, you can't even have that because AC units are not allowed in the windows unless they are so small they would do no good. Lots of flooding as well each time it rains. Save yourself from this place and go somewhere better for less money. read more

Campbell park has really taken a turn for the better since new managers took over. I was hesitant to move here a couple of years ago but Nelson, the new stand-in manager, has been a great help. Did what he could right away to help us get settled in. On our first move-in date, we saw faint writing on the wall and he immediately helped us and made sure we were taken care of that same day and everything was ready when we needed it to be. The painter also was super nice and apologized for not seeing it sooner. We've had no complaints since we moved in 4months ago and its a quiet neighborhood. read more

Terrible place to live!! Office girl is nice until you sign a lease then she is rude and b obnoxious!! If you need something fixed she writes it on a post-it but doesn't turn it in. Last spring I had sprinklers running against my front door at 8:00am which leaked in through my bedroom window causing mold. After reporting it 3 times I gave up and took care of it myself. Starlings had 3 batches of babies over my bedroom window because of a damaged bird block. Still not fixed. Pit Bulls everywhere. Missing screen on LR window. There are holes in the sidewalk outside. People were told they couldn't hve window air conditioners in August just before the 90 degree weather. Couldn't fly the American flag on the Fourth of July. Never enough parking space,police visits- and it goes on. you can bet when my lease is up--I'm gone!! read more

One star should be negative stars. DO NOT MOVE IN HERE. Worst place ever. I have been.out for 5 months waiting on my deposit. Now they say I OWE $154 more. For thing they did not fix I. Our 3 and a half years there. Broken dishwasher mold in the bathroom paint that came when I wiped (lightly) carpet that stains lifted in a week of us being there. I reported all of these... never fixed months to address. RUN to anywhere else. Violence. Police show up but the management team wont help them. 2 Shootings 6stabbing and 4 rapes in the first 6 months of this year. And to those who are on lease.... break it. It only gets worse! read more

I recently moved here and so far it's been really great. The walls are pretty thick so it's nice and quiet. This is important because I sometimes work nights. The management has really good customer service and have gone out of their way to help out when needed. The neighborhood is pretty nice, and very convenient with a lot of shopping options near by! read more
