This property is repulsive. A giant smoke stack with dog-waste carpeting. Everyone smokes on their porch and blows it into your apartment. Dogs are never picked up after. Garbage is always over-flowing all over the parking lot. Management is useless. read more

Since then, my car was totaled along with 20+ other cars by THEIR property. (Please refer to the pictures). This was in 2021. We were told it was "an act of god," and there was nothing they could do. Almost 2 years later, they still have done nothing with the structures. Just ground down the pipes sticking up. Those structures helped light up the parking lot. (Pictures are attached) In 2022, a tree fell on our patio, smashing the gutters in that area. I understand some things happen. However, the "fixed" gutters currently leak all over the patio when it rains. There are still remaining tree limbs on the roof that were never cleaned up, and the stump of the tree still remains. It's 2023, and I still have things broken in the apartment that have yet to be fixed. I've put in many requests by the way. I've seen multiple rats running around the complex. Including neighborhood cats walking around with dead rats in their mouths. The trash area is frightening to say the least. Rats everywhere, but the complex won't put a lock on the trash area (with a code for residents) or put lights and a camera up. (I've attached pictures from today and from over the summer) In 2 years, there have been at least 3-4 different management companies, all of which have done nothing but run this place to the ground. Recently, my new car that I had to get to replace the damaged car was recently vandalized, including my partners car. We both have called and emailed with 0 help from management. Let me add a few things. If you move here don't expect to have any kind of package delivered to your apartment. The office won't accept packages anymore and your neighbors will steal whatever is sitting at front of your door. I am giving a low score due to severe lack of urgency regarding this blocked fire hydrant. A tree blew over on Monday April 4, 2022. The second tree that has blown over in the past few months, that I am aware of. The first tree feel on my neighbors roof in early January, damaging the gutter which still has not been repaired and the stump from that tree is still laying off to the side of the lawn. As you can see this tree was cut up to get it out of the flow of traffic but stacked around the fire hydrant. This gives me cause for concern for myself and my neighbors if there was a fire. It the fire department was aware, maybe it could be a fine, but I don't know. If it is still there in the next day or so, I will be contacting them next. I have not contacted the office personally about this, but they should be aware since they arranged for the cutting of it. Not to mention, I feel the property should be walked several times a week, if not daily to catch and try to prevent the down hill slop this property has been on over the last few years. I am also including a photo of the view of the broken window every time I leave my apartment. It has been like this for weeks. I feel there are extenuating circumstances and maybe that is why it isn't repaired?? But it looks terrible. Back to the trees falling over. I believe it is due to the irrigation not working properly over the past couple years during the summer months. I have brought it to their attention each year with photos of all the dying plants and grass. But if one walks the property it is clearly evident where plant after plant has died over the years, removed and never replaced. The dirt gets so dry it cracks and looks terrible. I have lived here going on nine years now and the dirt has NEVER had a layer bark dust or fresh dirt to freshen things up. The trees especially suffer in the summer and drop their leaves all summer due to being so dry. So the roots are starving moisture and stop working their way into the ground, making them very unstable when there are strong winds. When I moved here in 2013 the grounds were beautiful and the apartments across the street looked bad...now the apartments across the street look so much better than Powell Valley Farms. Yes I still live here because I like my apartment and it's location in the complex. Not to mention, not ready for the hassle of moving. On the plus side, there are no longer 20 plus rats in the trash area when taking trash out after dark...just a few now. Something else that shows how the place has been neglected to even let it get that bad. I have photos from past situations where the trash area looked like a pile at the dump and one couldn't even get to the compactor. But since it has improved it would not be fair for me to post them. read more

We just moved here just a few weeks ago and have already been wildly disappointed. A lot of things were broken or missing upon move in and we have literally begged them to get it fixed but haven't gotten even a single email response or plan for fixing or date scheduled, nothing. The only thing we've gotten was them writing on a sticky note that they'll contact maintenance and then no follow up or anything. Even was told on the phone we'd get a reply / update via email and got NOTHING. One of our windows is completely missing a screen, they could easily take one from a vacant apartment to give to us in the mean time but nothing. Another screen is sliced open. Another window is completely BROKEN and we can't even open it. Not only that, the laundry room doors don't close all the way, and our oven handle just broke. I wish i had any hope that contacting them for that would do ANYTHING, not to mention our stove is missing drip pans and I'm sure I have to pay out of pocket for that. Another thing, our mail key wasn't even the right key. It opened a mailbox to a completely different apartment. They said they'd give us our mail key today and we got no call, no email, literally n o t h i n g. We are obviously nothing to them. I walked by the office after using the gym and saw them on their phones. Seem so busy. I really love the spaciousness of the apartment and the semi-quietness of the neighborhood but the fact that we aren't even heard or cared about is really disappointing and we are seriously let down. My family moved in here around April and it has been a living hell ever since. The first two weeks we were bombarded by our downstairs neighbors violently banging on our floor for doing things such as walking, cooking, or dropping things. The situation only escalated from there. They would come up to our door, banging on it and screaming at us. One day, after aggressively banging on our floor for several minutes, the couple came to our door again and started screaming and cussing at my pregnant wife. Demanding that we move out and telling us how we are "too loud". A few weeks after that, while walking to my car, the man followed me in his car, screaming things such as "c***-sucker, mother-******, white trash", etc. he continued to follow me in his car, screaming these things at me. The management, despite promising to evict them, has not. Citing that there is "not enough evidence" (even though our neighbors witness the harassment and intervened, and over a dozen instances of harassment). Throughout this whole process, their communication has been very poor. Today, our neighbors still live beneath us, and we live in constant fear of being verbally, or physically attacked. Choosing to live here was perhaps one of the greatest mistakes my family and I have ever made. We live in a constant state of fear and have to film every time we go outside, should our neighbors be out there too. The rules of living here will not be upheld. You can be violent to your neighbors without fear of being evicted. We eagerly await our lease ending and do not recommend living here for any family seeking a peaceful environment. read more

Uhhhh can anyone say non-smoking please? I will add to this review once our lease is up, but I will comment now on the tobacco use situation. I just moved here from California and apparently cigarette smoking is more common in Oregon than Los Angeles. ?!?!?!?! How does that work out?! How is one suppose to leave the windows open anywhere in the apartment when smoke is constantly pouring in? There are designated areas to smoke, which some tenants ignore, and I really wish that they had a smoking section building and a non-smoking. I have a newborn baby and it's like burn up his little lungs with second hand, or burn up inside with the windows shut. I can't get a decent breeze going through the unit, but cigarette smoke seems to have no problem getting through the windows ?!?!?! How does that work out?!?! I live here but when we moved in nothing was ready and the fence was collapsing and there was rust in the washing machine. When me and my friend were going into the pool it was locked with nothing saying why or when it was gonna open. And today we tried going there and it was closed once again during office hours and still nothing saying when it'll open. Me and my husband have lived on this property for 2 years now. The first year we were on the lower level and it was great because I was able to have my disabled little sister over and hang out. We had our apartment flood 2 times in the same month when we first moved there, and our upstairs neighbor didn't even inform the maintenance and it honestly sucked living under them and then we had to resign our lease and I was stressing a lot since my husband got injured and I wasn't sure I could do it alone but the office staff were very sweet and helpful. New management what seems like every week. We have upstairs neighbors who have violently harassed us, bring dangerous materials into their apartments (car batteries, trash from the dumpster, bags full of garbage leaving the steps cluttered) with no help from the office. In addition, we have had to call animal control 6 times on their aggressive pitbull that is loose in the stairwell often and that has tried to attack me and my small dog several times ( most on video and shared with office staff). The office has done nothing to penalize our upstairs neighbors, even after nearly a full year of noise complaints, police reports (car broken into, my boyfriend was threatened by this neighbor with a KNIFE). No help from the office. No one to answer the phone. No follow up. Do not live here!! They refer to their tenants as "customers". We are not customers. I lived in the Powell Valley Farms for over a year, and my experience was absolutely horrible. I don't even know where to start, management has always been so careless and unprofessional maintenance SUCKS everything they do is so sloppy, they're lazy and nothing ever gets fixed right. Over a span of me living there I called the office at least a couple of times a month about the toilet in the master bedroom not working. I was told multiple times that it wasn't considered an emergency, because I had two bathrooms. Well sure enough, the toilet flooded one night from 1 in the morning to about 6 when I got up for work. I stepped in a big puddle of water. Come to find out, the water went alll the way down to the first floor, and they could hear the water dripping in their walls. They ended up calling the fire department because the water was making their smoke detectors go off. When I went to the office to talk to them about the flood they completely blew it off, like it wasn't a big deal. Even though people could hear the water literally dripping in the walls. Now it makes me wonder how many floods there have been, that haven't been taken care of properly. and how much mold are in these apartments. So they finally sent a real plumber out to look at the toilet and he informed us that he had been in this unit before and told them to replace the toilet. The bathroom now has a strange odor and we were told because our lease was coming to an end in about 3 months that they weren't going to replace the bathroom floor which had bubbles from the water sitting for so long. Oh and not to mention that it had flooded once before, not as that bad so there were already bubbles from the first time. They had someone come and pull up the carpet and put a machine to dry the floor, and literally the floor has a dip where they lifted the carpet. I got in contact with the city of Gresham and let them know that the toilet has always been an issue and was never fixed. When the city of Gresham tried reaching out to Jessica she never returned their call. The room where the water heater is has mold, and one of my pictures that was in that room is completely molded on the back side. I'm still in contact with the city of Gresham so they know about the mold issue. At one point our dryer was getting so hot it ruined our clothes and one of my blankets. Then we had to have maintenance come back two more times because the dryer was making horrible noises. Around that time our neighbors dryer caught on fire. The window in one of the rooms was extremely hard to close and lock so maintenance came out, and replaced ONE of the rusty nails and it still didn't close right. They painted before we moved in and there was paint on the floor in the showers on the counter, on the cabinets really bad in the master bath and the door knobs. They do not communicate whatsoever especially when maintenance is supposed to be coming over. One day maintenance decided to let themselves in and I walked out of my room with no shirt on. Oh but again the office brushed it off like it was no big deal. The ceiling in one of the bathrooms started getting brown spots. So maintenance came and painted over them with a completely different color then what was originally on the ceiling. So theres patches alll over the ceiling where you can tell they painted. They will power wash your front door and not give notice, I had a pair of shoes get soaked from all the water coming in and all I was told is, "we're sorry." I have pictures and videos of everything, I have pictures of every single time something was broken or partially fixed or was fixed sloppy. Seeing how careless they were about the flood really has me angry, because my husbands asthma was getting worse and he was waking up weezing almost every night living there, and my daughter was more sick then usual. So that's making me think it's from the mold in that unit. The trash is always piled up so high. If you're out there throwing trash away, and they just so happen to walk up while you're in the garbage area they'll try to blame the trash pile up on you, I know this from experience. The list of issues we had goes on forever but i'm just going to say; Be careful moving here, be ready to deal with unprofessional management and a horrible maintenance team. Know your rights and if things aren't getting done, get in contact with the City Of Gresham because they gave us alot of useful information, that I wish we would have known beforehand.. read more

I should start this review off by stating I don't live here. I was very interested in renting from here but based on their unprofessionalism and all these horrible reviews, I will steer far from this place and i suggest you do too. These reviews are quite frankly, frightening, especially the rat problem? I scheduled a tour that they didn't show up to!!! I didn't even get a phone call. I sat there for twenty mins waiting and calling and heard nothing back. I left two voicemails still wanting a tour, and to this day have heard nothing back from them. The other reviews of actual tenants stating they don't ever answer their phones means not only are they blowing off perspective renters but current renters as well. I've called five times, left two voicemails and have yet to talk to an actual person. Don't waste your time. I would give it 0 stars if I could. That place is horrible. If the rental price seems too good to be true it's because it is. After the first year when your lease is up, they hold you hostage by saying either sign a new lease or we increase your rent $200+, they stay within the law of increase, but after only a few months being here you won't want to sign a new lease. There is so much crime and they claim to have security driving through the parking lot but they don't. There is dog poop everywhere and unsupervised small children running around, most the time naked. People get their cars broken into and management does nothing about it. They sure want your money but don't want to try to keep your home safe. And maintanance is lacking. They rarely fix anything in a timely fashion. The plumbing needs to be updated, every week there is a new notice that they have to shut the water off to some or multiple buildings for plumbing reasons. The pool has been open only a few days during the summer and not even on days that are the hottest. Parking is a joke. Too many assigned parking spots are empty and not enough visitor spots. Also you don't even get a parking spot near your front door, most people have to walk a distance to get to their apartment once they park in their spot, meanwhile there are spots someone else is assigned to outside your front door. When you request a spot closer or you email them about anything they never respond, but they sure remind you when rent is due and how much and are Johnny on the spot with late fees. If I had known how crappy that place was I would have never moved in. I hope this review saves someone a year of hell that you can't get back. read more

I have been a resident of Powell Valley Farm Apartment for over 15 months now. While I'm not a fan of the cost of living in this area, but it is easy to make observation of where the money goes. The upkeep of the property and its amities is excellent. Maintenance is quick and the property has a security service. The 24 hour on site Gym offers a quick, convenient workout option when lack of time prevents a trip to a full service gym. Also, for those who don't like the gym, but still need exercise, they can get a good walk in by taking out the trash or going to the mailbox. The single station trash and mail boxes are located at opposite ends of the property, so you can rest assured you will get some exercise at some point in your day. The seasonal pool and year around whirl pool are also nice to have. Both are out doors. : / ( The office staff is pleasant and helpful. Erica and Lindsey are attentive to residents needs and questions. I was concerned about damage to my flooring caused by what I felt was normal usage. I was informed that there was a previously unknown defect in the flooring that was used. I was assured that I would not be held responsible for the damage. Erica and Lindsey could have made me pay for this, but they did not. This is called integrity, and integrity goes a long way with me. Its Erica and Lindsey and people like Erica and Lindsey that make me proud to be a Resident of Powell Valley Farms Apartments. I have lived here for over two years. While the building are are nice enough, this is one of the few apartment complexes in the area that allows smoking on balconies (and anywhere else unless caught in the act). The lease agreement clearly states the rules of the complex, but they are not enforced. If you are unfortunate enough to live above or below someone who smokes cigarettes or marijuana non-stop or smokes inside their apartment when the weather is cold, be prepared for smoke inside your bathroom (via vent) and constant patio smoke or smoke from the carport area. Complaints do no good- a 48 hour notice to inspect gives plenty of time to hide any evidence. My experience has been that this is a smoke-friendly residence in which you will be locked into a full year lease. read more

Can't believe of the 8 months we lived here, we've had water leakage from the upstairs tenants which lead to the ceiling falling into our tub in our room, leaking into the other bathroom and into the bedroom! Then we had an ant issue and now a pipe broke and we have been out of water for about two days now. We have two little kids and still the apartment complex expect us to stay here during all these issues. Although, this is close to everything, maintenance is quick and the office staff are nice, we weren't offered a prorated rent or anything. They expected us to stay in the apartment while the loud fans were blowing all night during the water leak and with no running water. read more

I love this place! The staff is helpful, maintenance is prompt and efficient, the neighbors (at least in our area of the complex) are polite and quiet. The nighttime security seems to eliminate property theft - we have not had any problems so far. I've heard from tenants in other areas of the complex that parking can be an issue if you have more than one car, and sometimes it's a pain to drag your trash all the way to the main dumpster, but overall this place is well administered, safe and very pleasant to live in! read more

These were great apartments to start, as long as you are willing to jump through the paperwork hoops in the beginning. Easy access to the springwater trail, nice neighbors, and an okay dog area. However, it has been a horrible experience in renewing. My husband and I were given a renewal lease, signed and dated by all parties, for a set rate on our apartment a month before our original move out. Almost two weeks later, we were sent a new lease agreement to sign with no explanation by the front office. The new paper work had increased the rent by $100 a month, even over the advertised rates for the apartments. Then my husband was told by the front office we could either sign the new agreement, or be charged an outlandish month to month rate. They wouldn't honor the first lease agreement. We've felt attacked and belittled, in front of a prospective new resident, and I am shocked at the sudden change in demeanor. They come off so nicely to begin with, but are taking advantage now that they have the chance. Hopefully we can come to some kind of understanding, but the front office seems too hostile and defensive to risk us going in again. read more

They make it very difficult to pay your rent, water has been shot off 3-4 times in the last month, appliances stop working (3 just this month), rent hikes for what it is, they want to change you extra for on line bill pay, did I mention that if you have a job good luck stopping into the office for anything. I've lived here a few years and ever since the new company took over these apartments, everything has gotten worse. There are always ants everywhere now on 1st, 2nd and even 3rd floors and the maintenance people take weeks to fix stuff and the management staff is very rude and unorganized and unprofessional. The apartments right across the street have all the same features, but are $100-$200 cheaper a month. I wouldn't recommend Powell valley farms to anyone, you will regret moving in here I know I have. read more

Moved here from Florida.. The management is awesome, the remodeled units are amazing for the price that rent is. Apartments located in a nice area, right by Safeway, Walmart and Safeway gas station. The only reason I'm giving 3 stars is because of poor maintenance. The staircases are very very dirty due to the washer and dryer vents going out right there. The rails get covered with dust up to a 1/4 inch of dust. Also the gutters aren't cleaned, when you walk out from the stairs it's as if you have to run through a waterfall. Other than that, these apartments are great. read more
