Since the new community manager took over, the experience has become noticeably more adversarial. The issue that pushed me to write this review is the way management has singled me out over having a plastic water bottle and basic swim gear near the pool while I lap swim. I had been lap swimming for about three weeks before receiving the first email about this, and I was later warned that continued noncompliance could result in suspension of pool privileges and even lease violations. This is over a water bottle during lap swimming. The selective enforcement is especially frustrating because the pool area has had far more obvious issues. I have personally found items in the pool that had to be removed before I could swim, and the pool area is frequently used by unsupervised kids and teenagers, including people who do not appear to live at the property. I have also seen food and drinks around the pool and hot tub area, including alcohol. Yet I am the one being repeatedly threatened over a water bottle during morning or lunch lap swimming, often when I am the only person at the pool. Meanwhile, there have been much more serious property issues that deserved faster attention. The pool was recently closed after the water turned grey, and management stated that the monitoring system was not functioning properly. A staircase near my building crumbled underfoot and remained taped off and unusable for over a month before finally being replaced. I have also reported broken window seals causing moisture and mold concerns in my apartment; only after escalation to the parent company did it seem like these issues started receiving meaningful movement. I understand that apartment communities have rules and that pool regulations matter. But good property management requires judgment, consistency, priorities, and professionalism. Focusing aggressively on a resident's water bottle during lap swim while larger maintenance, safety, and habitability issues sit unresolved is not good management. The onsite maintenance crew and some office staff have historically been great. My criticism is directed at the current management approach, which has made the property feel less responsive, less reasonable, and less resident-friendly.

I contacted them multiple times to get my ambulance bill covered but they ignored all my phone calls and emails, only responding once to ask me to send documentation of the incident, which I did! I was just thinking about this the other day about how rude, immoral, and lazy their office staff are and how they are totally happy to allow their crumbling building to injure random people on the street and figured I would write a review. To prospective tenants: skip this place! I imagine if you have any problems at all they will just ignore you until you give up because you don't have the time to take them to small claims court. Cedar Hills Apartments are one of the better run complexes I've ever lived in and I'm coming from Los Angeles and then some years in Salt Lake City where landlords in Utah can get away with barely habitable units and in CA, if one isn't under rent control, they are subject to crazy rent hikes and and slumlords on the other end of the spectrum. The staff at Cedar Hills Apartments have been here a long while and they manage the property well-both inside and out. Susan and Kelly are excellent and care a lot about the tenants and the property overall. The owner of the location actually puts money in to the place by way of some really nice upgrades and the most recent, a fully-renovated laundry room that will be online soon (99.9% finished!) which is complete with modern, app-based washer and dryers, a lounge area and a large screen TV to keep one entertained while they are waiting for their clothes to be washed. In addition, there are lockers for secure package receiving and for residents to rent if they have oversized items that don't fit in their apartments (all that camping/outdoor gear!) Maintenance requests, have a SAME day response time-this is something so unusual-in a good way-that I'm still getting used to it! Abel and Mike do a GREAT job of taking care of things here and are always around and working. I've met the janitorial crew and have had nothing but pleasant experiences. Susan and Kelly are really WONDERFUL managers of the complex as a whole and I'm so glad they are here for us! No "yellow" water/debris coming out of my faucet (with the plumbing work for the new washers there is on occasion a water turn-off and anyone knows when this happens-whether you're in a house or an apartment-when the water comes back on, the sediment and such that settled in the pipes comes out-goes away in a couple of minutes). No "druggies" in the parking lot and such. No "shootings" and no "break ins" of cars that I've seen-but hey, welcome Pandemic life-you HAVE to lock your car wherever you go and you HAVE to keep valuables out of site or your car will be broken into whether you're in Oregon or Wisconsin-it's happening EVERYWHERE. There are monthly appreciation events for the tenants as well including grab-and-go breakfasts, summer snacks (hot dogs, drinks and chips) in the summer, or Burrito nights/Pizza nights and more. The owner & the management team understand how important it is to engage the tenants which is really great in my opinion. That's why some of the people here have lived here well beyond 10 years. I'm a facilities supervisor and would never live in a place like "Josie A" described if it were true. That's why I know their review is absolute rubbish and fake. While in Utah, I oversaw over 64,000 square feet of real estate that our awesome employees worked in, 8+ hours a day. I'm a bit picky and I am also trained to see deficiencies and other issues beyond the type "Josie A" supposedly suggested. Don't believe the negative hype. If you're curious, come by and see the place; meet Susan and Kelly and take a tour of the property-you might love what you see!

A lot of interesting-looking restaurants, bars and coffeehouses in the neighborhood too. Once things start opening up there will be a lot of places to spend time at within walking distance. Powell's Bookstore is within walking distance too, which will eventually come in handy. There's even a dog park a few blocks north of here, which is a lot of fun even if you don't have a dog. It's a good place to live, can highly recommend it.

Almost every day we see Lauren walking around or in her office always available to talk. She is also very responsive through email, almost consistently getting back to us in less than a days time. Overall, our experience here since October with the new property manager moving in has been nothing but amazing. This doesn't even include how awesome the maintenance manager is! Josh has been incredibly on top of things, getting to our maintenance requests within less than a days notice and Josh works with you to figure out the best time to come in to your apartment to fix your request. I really appreciated how she handled the situation. I've also had two very positive experiences with the maintenance team. Joe has been fantastic. We've had some normal maintenance issues that come with everyday living, and he has consistently been prompt, professional, and quick to address them. He is also great with residents and you can tell that he genuinely cares about his work. In my opinion, Joe has demonstrated the qualities that would make him an excellent Maintenance Manager. Brandon was equally impressive. We had an unusual leaking faucet issue that was a little more complicated than a typical maintenance request. He took the time to troubleshoot the problem and handled it efficiently and effectively. Great customer service deserves to be recognized. They are often rude, passive-aggressive, and unprofessional. They ask intrusive personal questions, seem to treat certain residents differently, and frequently create or enforce unreasonable rules and notices. I'm clearly not the only resident who feels this way -- many people in the building have had negative experiences with management. And honestly, why should I let a leasing agent bully me out of a home I otherwise enjoy living in? If the neighborhood and apartment itself weren't so nice, I would seriously consider moving just to not have to deal with them.
