The WiFi was great and the owners were very kind and helpful! Spots looked a little tight but we got in fine. Only issue we ran into was with water - the plumbing they installed is insufficient for the amount of people using the water (too small of pipe size installed underground). Due to this, the water pressure disappears during busy times of day (mornings and evenings). If you turn on your pump to supplement the water and just remember to refill the tank before leaving, you'll be fine. Overall, a great spot for a safe place to sleep.

We called a total of 3 times about this spot since it was "cash only" and the 3rd time we were informed we wouldn't be able to stay due to the spot being occupied by the previous party who had yet to leave. We were set to arrive at 4pm and were 4 hours in to a 6 hour drive and were forced to pull over on the side of the road in the rain to attempt to find last minute reservations elsewhere. Save yourself the trouble and go somewhere with a little more security instead of someone who just changes their mind and doesn't have the decency to call and let people know ahead of time.

So to be clear, we were actually renting one of the bedrooms inside the house. Shared bathroom and kitchen were part of the room rate. Definitely not my preferred travel choice but our options were limited. All -in- all it worked out because it was not a full house so we never had to battle access to either space. This property would be ideal for large families or friends traveling together. Tranquil setting, staffed office during daytime and furnished kitchen and toiletries, made traveling easy and pleasant.

The toilets were not cleaned as "stuff" was all over the back of the bowls. The showers lacked adequate shelving and hooks. And one didn't even work. The lower bathrooms were a little better, I assume, because they were near the pool and rec hall. Stalls ran out of toilet paper but were almost always filled with unflushed paper. The pool was green and not available to use until the day we were leaving. On the plus side. The sites were nice and level and clean. It is very accessible to many things to see in the area within 45 minutes like the FDR Mansion and the Hudson Walking Bridge and other places. Unless things change for next season, I would not recommend this place for anyone who does not have their own facilities in their RV.

The best thing, Happy Days is only 4 miles from one of the greatest attractions in New York ....Bethel Woods, the 69' Woodstock Concert Field and the historic Woodstock Museum (which is a must see... you'll thank me later). The campgrounds are covered in pine trees, so you awake to great, fresh smelling air. It's very clean. The showers, bathrooms and rec room were immaculate. I drove my RV here, but on the premises, you can rent well restored, classical 3-wheel campers for a minimal fee and spend the night in camping luxury (and instead of my gas guzzling RV, I'll bring my car next time, instead and still save).... Tim, one of the owners, is great. From his story, he had no intention of running a campsite. He was in corporate management. He came to Happy Days as a kid. When the woman who owned the site told him, he'd have to find another place to camp next year ... the wheels went into motion. This campsite is Tim and his brother's baby and the care and the high standards they have also shows in their appreciation of their customers ... and I'm sure that comes from having originally been a customer of the campsite. Make sure you make reservations in advance, especially when Bethel Woods has a concert planned for the weekend. I was going to stay an extra day but I waited too long. Booked for the Bethel Woods concert goers.

This campground came highly recommended because of all the stuff for kids to do - not a lie!! There's at least a half dozen playgrounds of various "skill levels," a movie screen, RC track, bouncy slide, paddleboats, pool, sluice, creek to explore & swim/fish in, a rec room.... I'm sure I'm forgetting! Plus a dog park! The night we set up it was hot, but by the time we were done we couldn't take our little guy swimming - the pool looked nice and always had folks in it. The snack shack was (shockingly) reasonably priced! We got coffee and it was HOT. The campstore was well stocked and also not excessively overpriced! We liked that they texted us reminders - events, check out time. The rest of our stay it rained and was chilly, so we didn't get to play too much on the playgrounds, but my son loved what he did see. Additionally, there are many toilets - they're tiny, but if you want to pee inside with TP and lights and running water, they definitely do the job. There were also several trash areas, and many of the trash had a dog waste area with bags provided. This place was CLEAN. We didn't see any dog poop or trash anywhere. After the very hot day, the bathroom was a little buggy, but that's not the campgrounds fault - the bathrooms were VERY clean. Our ONLY complaints, the wood was a little expensive and you can't bring in outside wood (that said, it is kiln dried so it lights practically instantly and you only need a little bit if you're just cooking a quick meal) and there was no grate/rack on the fire pit! Thankfully, since we're close by, we ran home and grabbed a spare smoker rack. There were a lot of "perma-campers," people that clearly come for every weekend or all summer, and they were SO nice. Everyone was friendly - the campground wasn't loud and I never worried about our safety. I can see why people stay there for extended times, we've already decided we may make it our inaugural trip every year.

    I've been a seven year seasonal camper at Branch brook. A new owner took over a couple years ago…read morewith new management. Over the past two years it has slowly gone down hill. The biggest problem is the workers from out of state that take up living there because it's the cheapest way to live while they are up here working. Now that's ok, if, and that's a really big "if", the owner and the management enforced the rules. Unfortunately they do not. Parked on the sites they live at, is their travel trailer or fifth wheel, Very long construction trailer, make shift tents, their cars and their diesel trucks. You will be woken up anywhere from 4 am to 6 am when they start up those diesel trucks. There are some management that live on-site and do nothing to stop any of this for the family's that actually are regular campers. two years ago this place was packed with LONG TIME seasonal campers. All have left but maybe 4 or 5 . Not for anything, how about a little common courtesy. I have asked the owner to please have them park where us real campers won't be disturbed at this hour of the morning. He kept saying he will have them park in a designated area so this doesn't continue, but that never happened. For the most part, they are nice people, I don't directly blame them. This is something the owner and management should address. The owner himself told me he has bigger fish try fry. Well those words speak loud and clear. So the bottom line is, If you are from out of state and come to Branch brook to live while you are working in this area, by all means, this is the place to go. If you are looking to camp with your family for a weekend, a week, a month or longer.....I give you heads up....stay away. it is nothing more than a glorified storage facility. Very pricey for what you actually get. Instead of hearing children laughing and families around the campfire making memories and eating smores, All you hear are diesel trucks driving around campground, car's being worked on, garbage all over the place and dog poop EVERYWHERE. I do have pictures to back up my statement in case you might be thinking I have nothing better to do but complain , but when you've made a life at this place for 7 years and now it's turned into this, it's actually very sad.

    This wasn't my first stay in a tipi, teepee, tepee, however you want to spell it, all are correct…read more It wasn't even my second time. It was my third magical stay in one of these cone shaped wonders which bring me so, so much peace. So, I guess you can say I'm a "tipi expert", comparatively speaking. A night's sleep in a tipi is certainly a very spiritual experience, one I believe everyone who is even the slightest bit a nature lover or even just a tad boho should definitely try! I completely understand they aren't for everyone, but if you're somewhat adventurous, I say it's an absolute must!! This tipi was made very well. The flooring was made of stone and pieced together perfectly as if it were grouted which was new to me. There were scattered pallets around the fire for relaxing, covered in faux fur throws as well as tree stump end tables, some with candles and naturally shed antlers. It was like my own home right here in the middle of NY state. Fresh towels were waiting, neatly folded on our cozy, comfy bed. The fire pit which is traditionally placed inside the tipi, in the middle, was very well constructed and safe. It was deeper than most I've seen, surrounded by larger stones around the perimeter. Small kindling wood peices were ready and waiting for us as were candles, matches and directions on how to care for the structure. The top of the tipi remained opened all night which I personally prefer for star-gazing and waking up naturally by the daylight. The flaps can normally be closed during rain or colder weather. There was a hammock located just feet away from the tipi. We spent the morning rocking along in nature, listening to the birds fly above and just staring at the tipi which has just given us an amazing nights sleep. The outhouse was a little ways down the trail and was the cleanest I've ever seen! Even the tp was folded into a tip! There's pump water for washing, even a mirror. No shower. Please consider that when booking. And if you're too chic for a little saw dust sprinkle after you do your business, stay elsewhere. On the way out we fed two beautiful horses and a couple chickens which for me just added to the experience. Have no fear, they're far enough away from camp base you won't smell them. They were extremely friendly and hay bails were there waiting. Please no people food! We took a drive around the massive property, 225 acres to be exact!! There were many secluded sites besides the tipi! I definitely see us coming back here, with the kiddos too! It was about 3 hours or so from Philly and was literally on our way to Canada. It's about 20 minutes from my favorite grocery store in Albany, Honest Weight which will have anything you may need. Note, there's not much directly around so come prepared. The closest coffee shop was about 15 minutes away. The land was very rural, but it's about 10 minutes down the hill to the highway, which you could not hear from the site. We had no interaction with anyone here as we arrived after dark, so if you're used to concierge and camp hosts, this isn't the place for you. You can leave your car lights on to set up or if you're like me and have lanterns in your car, one would come in handy at night as it's pitch black. Aka perfect. Jason was readily available for directions and any communication leading up to our stay which we booked through Airbnb. I have a coupon code for $35 off if you're interested, just inbox me. Even in the dark we really didn't have an issue finding our site, but it may be tricky for some. Stay patient and follow the signs. Siri doesn't know her way around the grounds. The Magic Forest also hosts trips and does composting, farming and other environmental projects daily. Check their site for more info! It's a very special space. I highly recommend this experience.
