I texted Malisa at 9:19 AM after a second night without air conditioning, simply stating: "out…read more[sic] a/c is still broken *our" She replied: "Was someone there yesterday to let them in" to which I replied "yes, they cane [sic] and said the problem was with the unit outside *came" She said: "Ok then they are working on it" I replied: "okay thanks" I called On Point at 9:49 AM but there was still no update from them either, not even an ETA, just that they would "definitely" be out to fix it by the end of the day on Thursday, July 20th. I texted Malisa back ten minutes later "do you have an eta of when it will be fixed? it's been almost 36 hours and we have pets" She said back to me: "When they get the parts" I said, naturally: "do you know when that will be?" She says: "Could be a week" This is when I grow agitated: "that is unacceptable. you cannot expect us to live without air conditioning for a week. please have some empathy" Her response: "I am not in control of ac people or part ordering we did our part called in service request unfortunately you have to wait" I asked her: "can you get us a window unit?" Her response? "In the state of Texas I am required to provide heat not ac" I texted Chantel at 10:03 AM "do you have an eta of when our a/c will be fixed? it's been almost 36 hours and we have pets". No response. I called On Point again at 10:54 AM on Thursday, July 20th but they still had no updates for me, simply telling me that the delivery truck still had not arrived but that she is sure that it will still be fixed at some point today, July 20th. I then get a text from Malisa saying "Do not call the ac people and bug them. They do not answer to you they answer to me and we are working on getting issue fixed. I will let you know when they will be out to repair. Btw you need to refresh yourself on the pet policy. I don't care what it is if it is not on the lease you are in violation of your lease." My response was "I called and Spoke with Chantel two weeks [sic] and she said you told her to tell me to bring the pet fee with next month's rent *two weeks ago" and then I sent her a screenshot of the text message I sent Chantel on Friday, July 14th at 11:39AM reminding her of that conversation. Ms. Spivey: "You will need to update the pet agreement so no you just can't add to rent. Let me know you will be in on the first to update forms" I replied: "I will be in on the first" and she said "You can bring with rent but you both will need to initial changes" and I said "okay I will let [redacted] know, thank you" I then asked her "the a/c people are saying it will be fixed today so I'm wondering why you said it would be a week?" (see above where she says "Could be a week") Her response was to send a screenshot of our own conversation we were having just a few hours ago and then says "I said could be a week. I'm not in charge of their schedule. They said it should be in today but they don't know if it will be in delivery truck. I'm being realistic with you" I replied: "I've had two nights without any sleep and am not in a very good mood and am not going to discuss this any further. I will be in on the first with my $750 rent and $500 pet fees" Her response? "Good glad you understand now" I am unsure of what else I can do on my part. When I call On Point, they call my landlord and complain that I'm "bugging" them. When I talk to my landlord, she says "in the state of Texas I am required to provide heat not ac." I am now trying to fall asleep for the third night in a row without air conditioning and am at a loss. The only thing I know is that I hope this experience doesn't happen to anyone else, and the only way I know for sure that this won't happen is if you choose to rent elsewhere.

As a REALTOR, people trust me with what is many times, the biggest investment they will make in…read moretheir life. The process can be complicated and have hurdles along the way. American Guaranty has what I would consider to be the dream team of making their part of the transaction as smooth and easy. From Meredith at the front desk who greets you consistently with a smile, to Nancy the Marketing Coordinator and guru of all in my book who always jumps through any hoops to make a deal work. Then there's Spencer and Tony, the puppeteers who run all the working parts behind the scenes. Chuck can be counted on for a good laugh and to work to improve processes if possible. Finally, Emily seals the deal and lets us close in our own style. Some clients want more formal, others would just as soon kick back in the chair and kick off their shoes, either way Emily makes everyone comfortable. I am sure I have missed some, but these people make my everyday life easier and more pleasant, and the home buying process a smoother one for my clients. When title companies all offer the same protection, I choose to bring my clients to the one that understands customer service, giving back to the community, and how to make some delicious cookies!

It's not the best or the worst company; it's just average…read more A few things I don't particularly like about this company: 1. Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.
