I am incredibly pleased to not be living here anymore, and am hoping to help others with my review considering how crazy the rental market is. You should know: -Your actual rent will be ~$200 higher than the base rent advertised on their website after a mandatory internet/cable package ($118), monthly community fee ($20), and valet trash fee. Does not include your ~$90 electricity bill. -Many "incidents within the community" as they like to call them. Car break ins, vehicle and tire theft on numerous occasions. Lost track of the notifications I would receive, however management was always great about letting us know when something took place. -Gunshots fired on three separate occasions outside my unit. -Will keep your security deposit and claim any small cosmetic damage extends well beyond "normal wear and tear", the terminology outlined in your lease agreement. Be prepared to not see your $150 again when signing here. Did not receive any response when I reached out about my final bill via email, so I took it upon myself to drive to go discuss with their team in person post move-out and was again given half-answers. If I had the time and if the deposit was a greater amount, I would look to pursue action in a small claims court. Charging former residents for a coat of paint (that you as a management company should already be doing in-between residents) is not ok. -TONS of dogs in the community = plenty of barking and owners who don't clean up after their pets. -Always loses power or internet if not both in heavy storms (not just talking Hurricane Beryl here). -Gave me the runaround and refused to provide a written offer when I was looking to potentially renew my lease months ago before things continued to be a nightmare. -If you do move to this community and want to stay, they will raise your rate by at least $50-$100 even if you've been a non-problematic tenant that always pays rent on time. -Receiving packages here can sometimes be a hassle as the office usually does not take them, and many delivery drivers get lost easily in the complex. Happy to answer any questions! For the amount you would pay to live in this community, you should 100% be looking elsewhere. read more

I would really like to give a higher star but can't. And this is solely based on a couple things: 1. Renting an apt for years and mgmt tells you, you can't stay, have to move out, they need to refurbish. 2. The chaos the move creates if you want to move to a temp apt then move back into the apt they kicked you out of 3. The worst communication via email or phone. Leave messages and zero return call. It's a very large apt community comprising 950 or so units. Location is great. There's always issues with theft, as well. Mainly car tires. Not enough security. Lastly, price increases every year that are ridiculous plus all the fees. read more

I've never written a bad review and am not the type to make a big fuss, but this is place is terrible. I lived here for the past year and finally moved out in May. The crime here is bad and they won't do anything about it. Upon my move out I received an email stating they had to paint the walls, which every complex does. I've lived in multiple other complexes in different cities and never been charged for the paint job as they did. It's clear they charged me for the job just to avoid giving me back my deposit. Scamming a student is crazy. I'm making this review so that others know not to live here. Research apartments a little harder than I did, so you don't get screwed over too. read more

My husband was injured in the process of break-in. Two black male suddenly entered our bedroom thru the window around 12:15am . Me and my husband confronted them. I want to remind everyone think twice before you choose this community. This is not a safe community！！！！！！No security guard walking around after so Many car and home break-ins. I have 2 cars break-ins in October and November 2019. This time home break-in at night when me and my husband are at home! How weak the security are ! So everyone could break in your home anytime they want. Strangers can come inside the community very very easily. We have 7k worth of item damage including my husband's university tuition for this year. I am still waiting on Camden to reach out to me. But it seems they are not gonna do anything:) I'll post the follow ups regarding to this matter. And I will post pics on social media yelp TikTok Facebook etc Please consider this post when you move in and go live in other communities. read more

A Thieve's Dream!!! This is literally my first Yelp review. This complex is horrible. Despite promises to increase security, they continually ignore increasing issues and refuse to enact measures that would actually make the property more secure. My car has been broken into in this complex 3 times in the last year. Twice in the last month. Parked in different places. Nothing has been stolen because I don't leave things in my car, but replacing a window each time for over $200 is a cost I shouldn't have to pay. They stated they increased security to 24 hours. Then after 40 cars were broken into two weeks ago, it was revealed they had not increased security. Apartments have been broken into while people were in them. The gates are never manned at all for security. Side gates with easy exit points are intentionally left propped open by maintenance people. And all of this while the complex stays silent. No new cameras installed. No increased security. No privacy. No safety. Someone will end up hurt on the property and the company sued before management will likely even take notice of the issue. Do NOT move in here. Not if you value, well, anything. read more

This apartment building is full of mold and is outdated. My toilet was from 1992 , older than me. My unit had mold and they refused to do anything after it spread to my furniture. My bike was stolen as well off my patio. This is an awful place to live run by an awful company. I will post photos. The maintenance was so incompetent they zip tied the microwave vent to keep it on with the zip ties facing outward. I have a video of the maintenance using a rag they used to clean mold on the counters and toilet. This place is a total sh*t hole. I told them I'd get a lawyer and they said you don't have money for a lawyer and our lawyers will beat you. Vial and visions company. read more

My stay here at Vanderbilt has been far from a good one, it started with being moved into an apartment that hadn't been maintained, with leaks in both the bathroom sink and the kitchen sink, a broken garbage disposal, lifting vinyl floors, broken blinds, among other things. I was disrespected over the phone by one of your employees who openly mocked me for wanting to look for an apartment elsewhere. My move out date was changed to 8 days later without my approval based on me going to the office to inquire about the possibility of making that change, increasing my rate form $475 to $1195.88 and now, after an entire day of waiting by the phone to get a call back from manager and paying my dues after the account was corrected I find a notice to Vacate my apartment, with my apartment number and my name on it flying around by the lap pool! This is not only unacceptable because my late payment comes as a result of a mistake made by the office but it reaches the point of defaming me in front of my neighbors. I am not sure how long that notice was out there for, but it was on the floor, in a high traffic area of the community FOR EVERYONE TO SEE! Every estep of the way as I have had to communicate or deal with the office staff of this community something has gone wrong. I have never been a difficult tenant, but I find myself truly in awe at the lack of professionalism I have experienced here I sent this as an email to the office to give an opportunity for corrective action, but all I got was a "sorry for inconvenience" "your account is fine now that you paid" read more

Camden is a phenomenal company, and this is an amazing property. The grounds are keptnup so nicely and the floor plans are fantastic. The area is also super safe and walkable. I don't know how they keep their prices so reasonable! I know people who have lived there for years and love it! I took a tour with Carlos. He stayed late to show me around and took me to half a dozen floor plans. He was so patient and funny. There was one more plan that I wanted to see, but it wasn't available yet. He made an appointment for me to come back. In the meantime, I found another apartment complex that was more convenient to work for me and signed a lease. When I canceled my appointment with him, Carlos was so kind and wished me the best. I currently live at Braeswood Place, and the people in the leasing office are unresponsive and unprofessional. Carlos made me realize what I'm missing and solidified my choice to move out. I'm so impressed by his kindness and professionalism. If you're looking for an apartment in the area, Camden Vanderbilt is a winner!!! read more

Now that I've been living here for 2 months it's actually been a good experience so far! Maintenance is always responding in a timely fashion and the complex is very quiet at night. They send email about community gatherings and also have different group exercise classes. They just sent one out saying the 5th reviewer gets a free accent wall. I don't think I won, but it's all good. Lol There is no problem finding parking. I'm very happy with my apartment and plan on staying for a while!!! I actually recommended my friend move in to the complex after her lease is up at her place. read more

Living in this apartment complex is an absolute, unequivocal nightmare and joke. Over the past hour I have called multiple times to the main line of the complex, as well as the "24/7" emergency line to report a break-in and robbery that happened while I was out of town (yesterday). Note: my alarm system, which is perfect working condition, did not go off when my apartment was robbed. No response from the complex. This is (at least) the 7th break in I have known about in the past 1.5 years of living in this complex, and there have been little (no) measures put in place to deter future events from happening. (I say "that I know about", because when I stopped someone in the middle of breaking into my apartment last year and reported it, there was no email sent out to the community to warn them of this activity. There are no cameras, spiked fences, or constantly circulating police officers/guards that could prevent this type of thing, despite it obviously being a hot spot for criminal activity. Beyond the CONSTANT construction, multiple losses of power/water, and perpetually broken and "in repair" entry/exits gates, this apartment complex is NOT SAFE for individuals, families, or any person who values peace of mind. I am counting down the minutes until my lease ends at this place. I will be copy and pasting this "review" into any place that I can post it, and as long as there is a breath in my lungs, no one I ever come into contact with will live at this complex ever again, so help me God. read more

DO NOT more or live at this apartment complex! As sad as it is to say, the management staff are very unhelpful and the complex will be will charge you for things not in the contract. The complex will not be truthful during signing and maintenance staff is abysmal. If you are looking to live somewhere whom respects its tenants, I would look elsewhere... read more

I'm not really one to leave bad reviews but after living here for over a year... I feel the need to. We were very excited to move into this complex after seeing the apartment with Jordan (she and the maintenance team are the only ones that deserve stars!!) to find our new apartment dirty and damaged!! There was dust on the shelves and counters, grease on and above the stove, mold in the bathroom! It was disgusting. The staff quickly resolved the issue but things never went uphill. We lived on the side behind Randall's, also known as break in central. My fiancé's car was broken into once, our friend's car was broken into once, both times there were about 8-12 other cars broken into as well in a row. In addition to this, there were break-ins in the parking garage and someone's car was actually completely stolen. The management was aware of the theft but never did anything to up security except putting a security guard on a golf cart for 3 days. Given the amount of people living here and the amount paid on apartments, you would think they would do a better job on security. The entrance and exit gates were broken 75% of the time, the business center was closed for months... the list goes on. If you're looking for a nice place to live, find somewhere else. read more

I lived at Camden for about five years and would have stayed longer if I didn't have to move. Here are some thoughts... --Apartment I lived at two units during my stay. One for about a year, the other for the remaining time. The apartments are definitely older, but they're well maintained. I didn't have many issues with the appliances (all Whirlpool if you were wondering). I had a clothes washer and AC replacement, but neither were a hassle. I also had a recurring issue with a leaky AC drain that filled up a lower cabinet in the bathroom. It eventually got fixed and stopped leaking. --Public area The grounds are beautiful, also well maintained. I'm really going to miss the lake area. The gym has various machines; I didn't have problems when I visited. There are three pools that I never used but I saw plenty of other people in them. --Maintenance Camden has always had fantastic maintenance teams in my experience of living at two of their properties. Fast and friendly. --Staff Tina, the manager, is great. Responsive. Seth is fantastic. He once went the extra mile of coming to my apartment to kill a large bug in my coat closet. Who does that?? I am forever grateful! --Crime Besides a stolen package or two, I've never personally had issues with crime. However, we did get emails about crime around the property, and neighbors kept each other up to date on the community website. There was a spate of car break-ins not too long ago. And one particularly bad case that comes to mind is a man who got beaten up bloody by intruders in the middle of the night. In my time there, Camden installed extra safety features on the doors, installed cameras, and hired security guards for the front gate and for patrol. But, I think they could go the extra step of having patrollers regularly at night, considering the size of the property. I think the main gates could also use some reinforcing, though I'm not sure how exactly. --Location Fantastic location right by some very nice neighborhoods (West U, Bellaire, Braeswood.) It's also close to the med center. Next door is a convenient strip mall which includes a Randalls, Panera, and Chick-fil-a. I enjoyed living here and will miss it! read more

Great area, but y'all! Choose somewhere else in the area. I am at my wits end with this place. My washing machine has been leaking and broken for MONTHS. I have submitted multiple maintenance requests and they literally switch the breaker and tell me it works again. My car was broken into, my best friend who parks in a garage was also broken into, we have seen neighbors cars left on cinderblocks (yes, multiple times). And I have had to cancel my food delivery service because the box is stolen from my front door (of my gated complex with a security guard) frequently. Yikes! I had an incredible experience when I first lived here a few years ago, and let's just say I'm ready for my lease to be up. Management does cares about the residents. I paid a lot to live here and I'm disappointed. read more

Choosing to live here at Camden Vanderbilt has been a great choice. It is close to Rice, where my boyfriend goes to school. It is also fairly close to UH, where I go to school. Surrounded by many grocery stores, restaurants, fast food, and coffee shops. Rice village is also a few minute drive away, as well as the Texas medical center. NRG stadium is also close by! It's a quiet community here. There is always people walking around the complex, so it's quite safe. The staffs at the welcome center is always so accommodating. The maintenance crew is quick to fix any problems. People who live here are friendly and nice. I enjoy walking around the fountains with my dog. Parking here is not a big problem, since there is a lot of parking spots available. There was a roach problem when I first moved in, but pest control took care of it pretty fast. There is still some baby roaches, spiders, mosquitos, but I can kill them with my bug zapper, so it's not a big deal. Please be advised to not leave any valuables in your car, I saw a car with a smashed window and immediately called the front office. They dealt with the situation quickly. Overall, I love it here! read more

I lived here for a little over 2 years with my BF/fiance/husband, in two apartments. First we were in a 1 bed, 1 "study" (we totally used as a second/guest bedroom), 1.5 bath apartment. It was in the front part of the complex, and very nice- stainless steel appliances, nicer cabinets that the usual apartment grade, granite counters, crown molding: in short, it felt like a real mini-house, not a cheap apartment. The grounds are nice and well kept, lots of walking area for dogs, nice little lake (when it isn't being decimated by drought), three pools that were all pretty nice/clean/well maintained, the gym was also clean and had pretty good equipment (not a ton though). Location was GREAT (I work in med center, about 5-10 minute drive), lots of excellent grocery stores nearby, close to freeways, West U is a very nice neighborhood, etc. Overall I liked the actually living there aspects, except for the random days when water was turned off with little or no notice (happened more than a few times), or the random fire alarms (only once or twice). The biggest problem I had with this place was the nickel and diming style of management. When I first moved into the above mentioned apartment, my rent was around $1000 a month. BUT. - They also charge you for "valet trash" (you put the trash in a box outside your door, and 4 or 5 nights a week it is picked up for you during a 2 hour time period - not on Fri/Sat, and sometimes they came early or late, and sometimes they threw the bags over the rails to pile up at the ground level and then pick up all at once, which would leave some trash on the ground). Somewhere in the $30-45 range when I was there, don't remember exactly. - They also charge you for cable, whether you want it or not (only choice is Comcast, spawn of hell, you get very very basic cable, then pay for upgrades/internet). About $50 for basic cable, closer to $120/month for full cable (no movie channels) and internet. - They now charge "pet rent" (didn't with my first apartment, did with my second, even though I was already a tenant, and felt I should have been grandfathered in). For this fee, you will sometimes find poop bags available in the stands, sometimes not, and sometimes the poop trash cans will be empty, sometimes not: same as before pet rent was charged. Also they had pet parties once in a while, seeminly sponsored by Meadowlakes Pet Resort (so I'm not really sure why they added pet rent, other than it's another thing they can charge for). - The pet deposit was $400, and the pet "fee" (non-refundable) was $400. At least they allow pets? Still have breed restrictions though. When you add all that stuff, your monthly rent is actually about $75-90 higher than the quote, plus the cost of water/waster water each month. The issue continues when you go to re-sign your lease. The first time we resigned, our rent went up about $150. Seemed kind of steep, considering it was the exact same apartment, and there had been no improvements. There had been deterioration, however- the drought had affected the foundation, so we had some cracks appearing in our walls and doors that were "sticking" when you tried to shut them. They tried to justify rent increases with offering social events, like a monthly wine and cheese social in the clubhouse, and later they also had a partnership with a fitess company who would hold bootcamp, zumba, and aqua classes on the grounds, but considering how many people live there (easily a few hundred apartments, I don't think these offerings justified the rent increases. If people want that, I think it would be better to offer it with a fee for those who want to participate. The next year our rent was supposed to go up $250, even when signing a longer term lease (14 mos, price actually went up for longer terms). Again, no changes to the actual apartment. That was just too much. We decided to sign up for a shorter lease (6 months) and actually downgraded to a smaller apartment for that lease and went house-hunting. The second apartment was in the back of the complex, and definitely felt different, like maybe they were originally two different complexes. Still stainless appliances and granite, but no more nice cabinets (the handles kept falling off them), no crown molding, the fridge was smaller, the washer and dryer were older, etc. It was a one bedroom, one bath, surprise!, rent was about the same as we had just been paying in the nicer apartment. We found a great 2000 sq ft house, 2 beds, 2.5 bath, small yard, 2 car garage, basically awesome, and now our monthly PITI payment is less than what our rent would have been in that first apartment if we had resigned for a third lease. Moral of the story: this is a nice place to live, if you don't mind paying a lot. I would definitely recommend this place if you are looking to lease only for a year or two, but not for long term living. read more

I lived at Camden from 2008-2011, and overall I thought they were pretty good to me. At one point I moved from a one bedroom to a one bedroom plus den, and that was easy to coordinate through the leasing office, even though it was mid-lease. I got wrongly accused and written up for a noise violation once, but I still stayed at Camden another two years after that. You have to take it for what it is - the gym isn't going to touch the LA Fitness down the street. The "business center" is no Kinkos. The pools and outdoor areas are better than many of the older apartment complexes around the Medical Center. They offer a lot of conveniences like trash valet (living in a house now, I completely appreciate that) and the online bill pay and maintenance is super convenient. The location is also really great if you work in the medical center and I love the shopping center within walking distance. I didn't have any security problems and the maintenance staff was always on top of things. I even needed appliances replaced and that was always done quickly. The main reason I wrote this review was to offer advice for current residents with rent increases - I always was able to negotiate either a minimal or no rent increase by going online to the Camden Vanderbilt website to see what my apartment was going for. It was never going for more than I paid. It is MUCH EASIER for the leasing office to retain you as a resident than it is for you to move out and they get someone else, so I'd email and ask if it would be possible to get the current rate for my apartment rather than what they were trying to charge to renew my lease, because I had seen online they were charging X amount for my same apartment in a different building. If you aren't happy there the price increase is a great reason to move, but if overall you are satisfied enough it's worth negotiating, and it worked for me. read more

I've been living at camden Vanderbilt for 1.5 years now. First off, the customer service here is really great. The leasing office staff knows the residents by name. Maintenance requests are promptly completed. The grounds are kept properly maintained. This is a great living community. In my past 1.5 years living here, I have been very happy. This is the best apartment management I have experienced! One thing camden Vanderbilt can improve on is the lighting of the property at night, and the tailgating problem we have. We recently had a security meeting where these issues were discussed, and it has been mentioned that the management is allocating budget to improve these issues next year. Overall this is a great place to live. With all of the amenities, I am very comfortable here. I have even referred two of my friends to live here, and they are happy here as well. read more

My opinion of this place just keeps going downhill! Camden brags about hosting two business offices. I use the copy machine off and on to conduct business. I have gotten used to there never being any paper in the machine, so I bring my own. I understand paper is expensive and I am not opposed to taking care of that. However, on my last trip I noticed they had removed the copy machine entirely! What they call a business office is simply a small square with two hardly working computers that only run internet explorer! Everything about this complex is bad, from the management to the building. My electricity bill rose astronomically this month because there is a 2 inch gap in both my patio doors and front door that keeps allowing hot air in and cold air to escape. Even with the A/C on its lowest setting, the apartment is always uncomfortably warm. I move out in 2 weeks, and I couldn't be happier! read more

I just moved in here last month, but so far I am a big fan! There's a very nice gym and two beautiful pools. There's also a man-made lake with a little trail around it and publicly available BBQ pits. It's also really close to both Rice University and Brays bayou, so there's nice places to run nearby. One really nice thing is that you can pay rent and request maintenance online. My personal favorite amenity is that you can drop your trash in little valet bins outside your door and the trash disappears, as if by magic. A very nice place to live! read more

As much as I love the area and I've loved living here, they're just not doing enough to keep crime down. I don't know how else to get them to do something except to give a one star. Today 40 (and counting) cars were smashed and broken into. And it's been happening like this for years. Please make sure the patrol you claimed to have hired is actually patrolling. Clearly they are currently not. read more

We moved to Camden Vanderbilt 3 months ago. Our experience in the complex has been excellent so far. Maintenance is very efficient and fast! They solve problems the same day or the next day. From the first day we arrived, we had the pleasure of working with Georgina Trevino. She is a wonderful person, very kind, efficient in solving problems and passionate in her work. She is the one we contact when we have questions or problems. Unfortunately, we have not had the same experience with other staff members. read more

I don't live here but as a parent, I would not recommend this complex for anyone. My son's car has been broken into twice in less than 4 months, and his is not the only one. He shares with me the reports than multiple are broken into and I can't remember a week where no cars were broken into/vandalized. He is a responsible young adult just starting his career and it is so unfortunate he continues to have to spend his money on car repairs and insurance deductibles. At this point, it may be more cost effective to break his lease than to continue paying for the lack of security at this complex. read more

Great place to live in, I feel like for the price my apartment is smaller than what a lot of my friends are getting and about the same price as they get around the med center area, however I love the lap pool and the lakes are very pretty although I feel like one of them would be better off as a park instead of 2 lakes. A lot of kids yelling around late at night but not too bad. I do however fear having to move when looking to renew my lease as I've read they try to increase it by 150-200 per lease :S yikes. However that is not from personal experience and if I'm able to keep my price will likely stay for my time in med school. Andre P. read more

This is the best apartment living experience I've ever had. I lived at CV for about a year an a half and have very few complaints. Here's the skinny: Move in/move out- Applications are online and the whole process is very smooth and seamless if you can use a computer. Grounds/Amenities- This apartment complex is HUGE. There are two entrances, one on the Buffalo Speedway side and one on Brompton. There are also several exits that all have gates. There are also walk through gates so that you can walk from the complex directly to the Randall's/Barnes & Noble/Panera/Chick-fil-a without having to walk all the way around. Convenient. Except for when the walk through gate stops working and lets you exit the community, but won't let you come back in and your hands are full of groceries. The entrance/exit gates also break frequently. It can be a huge PIA when the one-way exit breaks at 7 am and a line of cars has to reverse through the complex. The functioning of the gates is probably my biggest complaint. Besides the gates, the property is actually quite nice. There are a few pools (normally lots of kids on the weekends and during the summer), a gym, places to BBQ, and a big lake in the middle of the complex. It's aesthetically pleasing and the complex is pet-friendly. Parking- There are several parking garages (no assigned spaces) as well as surface lot spaces, also unassigned. Then there is covered parking and garages that are available at a fee. Between the garages and the surface lots, I've never had trouble finding a space close to my unit. Safety- I can recall one notice of an apartment break in during the holidays and several complaints of tires being stolen, mostly from the garage. I personally never had any problems and those things happen everywhere. I never noticed it to be excessive. There was a cab driver who was murdered outside of the Brompton gate in a robbery attempt gone wrong. I think the cab driver had just dropped someone off and some guys ran up on the driver. Again, could have happened anywhere. Noise- My building was all 1 bedrooms so it was quiet. There are a lot of kids, so not sure how true that is of the larger units. Location- Obviously, this is very close to the medical center, so if you work or frequent there, the location is ideal. Just beware, traffic on Holcomb can be heavy at rush hour. Otherwise, the complex is convenient to 59 and 610. (Take Buffalo Speedway rather than Kirby to 59 during rush hour.) It's also just a 5 minute drive from Rice Village if you're looking for some shopping/eating/drinking establishments and about 12-15 minutes from Midtown. Staff- I never had to interact with staff very much because I paid my rent online. They have a package notification system and email you when there's something for you. The notifications are almost always prompt. Utilities- I lived in a small 1-1. My electric bill was alwaysreasonable. I'm also not home a lot. You have to have Comcast. It sucks. There is a ~$40 charge each month (in addition to rent) for basic cable from Comcast. If you want digital or whatever, Comcast will upgrade you and deduct that $40 from your bill. There is also a $25 valet trash fee. I lived on the 3rd floor, so I actually liked the service. The only thing that is annoying is that the service runs Sunday-Thursday and inevitably the neighbors all put their trash out on Friday and let their bin overflow and it stinks up the joint all weekend. I never noticed any consequences for doing this. Water is divided by building which kind of sucks, but mine was always around $35/month. Pests- I have a terrible fear of roaches and I saw 2 waterbugs in a year and half and one was while packing boxes for move out. An occasional small spider, but there is no bug problem to speak of. There are some frogs that hide in the sidewalk cracks which can startle you, but no biggie. Maintenance- I did have my air conditioner crap out on me once. Maintenance fixed it quickly. My washer stopped working and they replaced it a couple of days later. A handle fell off a cabinet and they fixed it the next day. You can report your maintenance issues online, so you don't have to talk to anyone and they will email you updates. Price/Renewal- I got a VERY reasonable rate when I moved in. Just over $1000/month inclusive of valet trash and cable. I was worried they would jack up my rate hundreds of dollars at renewal time considering my lease was up in the middle of summer. My renewal increase ended up being less than 10%. Not sure how typical that is. I ended up not renewing because of circumstances, but I wouldn't have hesitated to renew otherwise. I searched pretty hard when I was moving in and to me this place was a no brainer. I had a great experience, so if you're on the fence, I say go for it. read more

I lived here for 8 months and I never leave reviews, however I rely on them heavily when buying items and more importantly searching for a place to live. I have to share my experience (good and bad, but moreso bad) about this community. I will start with the pros as though there are a couple there are definitely more cons. I actually paid more money to transfer to another nearby camden community just so I can leave this place. Please spend a lot of time looking elsewhere before settling for Vanderbilt. Pros: 1. the community is beautiful and grounds appear to be well kept most of the time. 2. Then maintenance staff is great and is very timely with responding to issues. 3. Some of the leasing staff (Stephanie/Brendan/Georgina) are excellent and go above and beyond to help out. However I can't say the same for most of the others. CONS: 1. The so called "concierge" is insincere, lacking competence and many times rude. On multiple occasions he has given me misinformation and though he will smile in your face, he is not a genuinely nice person from my experience. 2. The units are old and falling apartment. The first unit I lived in for just 2 weeks began pouring down toilet water and water from the pipes from the above apartment. Water was pouring down from every light fixture in the ceiling. I also rented a garage ($100 a month) that was BROKEN for 4 months.. which I complained about on at least 8 occasions. It took 4 months for them to finally do something about this. 3. The neighbors are not friendly and they allow their children to run around the community at all times of the day and night. They bring and leave Randalls grocery store baskets in the community as well as bicycles in the breezeways. 4. I paid rent and every bill on time including the B.S. move out fee of $105. I received my move out inventory sheet that stated I owed $90.20 for this move out fee which is completely false. I was not going to leave a review but this was the last straw. I just want the money owed back to me and to be done with this place! read more

I am living in a 2 Bed 2 Bath apartment at Camden. This is my first apartment in Houston and I like it so far. Camden management is very helpful and answer to most of your queries almost immediately. Response time on emails is also very good. Though the rent is on the expensive side, I feel it is worth it. read more

I just signed my lease to live here for another year. Camden in General is a great company and Camden Vanderbilt in particular is a great complex. It is so close to shops, restaurants, and bars. The maintenance is awesome - you never have to wait more than 24 hours to get anything fixed! read more

I've lived at Camden Vanderbilt for over 2.5 years now and can honestly say it's a great complex made exceptional by its staff, amenities, and location! It's very convenient to the medical center and Rice Village, which is a major selling point. The apartments are updated but not outrageously expensive, and I love that the lease includes cable/Internet and valet trash. The lake area and pools are gorgeous, and the fitness center has everything you'd need to squeeze in a quick workout. The staff put on weekly events for the community and are super responsive to concerns - even after-hours I've never waited to speak to someone for more than 5 minutes. Also, the maintenance team is SO quick to respond to work orders...it's amazing, especially if you have a leak or something you need addressed ASAP! All-in-all, I love living at Camden. It feels like they really care about their residents, and the apartments/amenities are top-notch! read more

Yes, the staff is very friendly and the place is huge and beautiful with the peaceful lake. But a lot of crimes inside the property make me feel unsecured in my own home. Some actions had been taken but still don't understand why the gate is always in maintenance and the same code for years. Theo should change The code and also take care with security cameras, change password and maybe put more people to take care the security. read more

I have been at Camden Vanderbilt for four years now. I absolutely LOVE living here. I am right by the main pool, with a fantastic view of the lakes. Basically, I am in the center of activity for the complex. Having said that, there is two other pools in the back of the complex and while they are very nice, you can have a quieter more secluded feel back there. I go back there a lot too. The maintenance staff and the staff in the office are fantastic. They are very professional, helpful, and prompt to resolve any issues. You just have to ask. I know sometimes you can be mad, but The staff here really is here to help. Understand this... I pay a lot of money to live right next to work and not have a commute. Camden Vanderbilt is a beautiful property, and they don't mind charging you for it. I pay a lot of money to have the views I have and be so close to the main pool, the gym, and be along the walking/jogging paths that surround the lakes. Camden Vanderbilt is not cheap. It costs money to maintain this facility, and, you, the tenant, will pay for that, as well as the "privilege" of living in such a nice place. I feel like I live in a resort everyday. But I also know I pay for it... every single day... This place was built in the late 80's /90's. It is not some ultra modern decor. It is "ggod enough" for me though. Renewing your lease here will be a nightmare. They raise the rental rates excessively with each renewal of lease. the funny part is, they exact same floor plan apt will be easily $400 - 500.00 cheaper next door to you, and because you are all ready in the apt you are in your rates go up $150-200.00? So... you have to move every year to keep a good rate. That's ridiculous. Also, There is a Muslim invasion here. They are here to get medical care not available to them in their countries. They are nice enough, but, I cringe with hatred with every Burka I see. Take note, if this matters to you. I am not going to get in to my personal issues with Islam. Being in a large city like Houston, and a large Apartment community, breeds crime. Deal with it. You are in Houston. There is frequent issues with car breaking in's and wheel theft. I came to my car (rental car... I have wheel locks on all my cars...) one morning to see it on posts with my wheels stolen. And there have been at least two or three apt break ins every year I have lived here, that I know of. I almost always set my alarm, It's a deterrent, but at least it's something. So, yeah, crime. One good thing, The staff does not deny when issues happen. The face it head on, and post it, and offer their help, and suggestions , so much as they can... It's something I guess. The complex has tried hard by adding lights Still could use some more though), having a security guard at the main gate, and frequent police patrols, but, there is easily 400 to 500 units here, and there are always people coming in and out of the complex. And security guards... we all know they are just token devices... but it's something. What works for me and my neighbors is just knowing each other, and, kind of watching out for each other. Again, this is Houston. Set your alarms, lock your doors (car and house), have wheel locks on your car wheels, be aware when walking around the complex at night, and report suspicious activity immediately. (Did I say HOUSTON??) So, there is some bad things that Camden can control (RENT increases), and things that Camden really can't control (crime) But overall I really love living here. There is no way I could buy a house with a view like this...in the middle of the city...and have such awesome amenities. I'll probably be here a few more years. read more

Best place to live ;) the area is very pretty. I love the rest areas and the accommodations. Very nice people work there too:)

The location is great and the grounds are beautiful, however.... I've lived at other Camden properties prior to this, and the management is completely unresponsive here. Expect to hear your neighbors frequently due to thin walls/windows, and unenforced "quiet hours" outside. Parking can be challenging since neighbors allow their entire vanpools to park in the lot during the day. HVAC systems are old and poorly maintained, so expect a high electric bill as well! They also send quite a few emails asking for reviews at the various online sites - quite annoying. read more

I have lived here for about 2 months and the staff is extremely attentive, and things get addressed very quickly when there are certain issues. The community is very nice, and the pools are very well kept. However, the walls are thin and neighbors upstairs stumps and are very loud, and the next door neighbors play loud music into the late night that I have to call many times about. The Wifi connection is very poor inside the Gym. Steven L. read more

We just had an burglary here in camden while we were out of town for three days. Police officer who helped us said there was one happened just last week.We asked at to the manager why nobody was informed and she said nothing happened last week.I asked are you going to notify people about burglary in our apartment so that people will atleast be alert and she said we dont do that. I have had really bad experience with them. I really want residents be aware of security threats and be aware that burglaries are happening next door... They even increase the rent at the end of the term by ridiculous amount. DOnt get fooled by there nice lakes, which are never cleaned and it smells bad. read more
