Toured here a few months back (July 2, 2025 at 11:00am) and had a genuinely awful experience. Camille, the leasing agent, actually made me cry during the tour. She was extremely rude, dismissive, and completely lacked professionalism from start to finish. It felt like she was on a power trip the entire time, so snapping at me for filming, scoffing at reasonable questions, and making condescending remarks that were totally uncalled for. At one point she even told me that my reason for moving ("our lease is ending") "wasn't a reason," and when I tried to give an honest answer, she got even more hostile. Simple questions about the area or the community were met with attitude, as if asking for basic information was somehow inconveniencing her. The whole interaction was so unnecessarily aggressive and uncomfortable that it stuck with me for months, enough that I'm writing this review now. No one touring a potential home should be treated that way. It was disappointing, especially because the unit itself was actually very nice. I hope management takes this seriously, because this is absolutely not how someone representing a community should act. read more

We have lived at Burbank Gardens for years and we love it! There are specific reasons why we stay here year after year. The grounds are gorgeous and well taken care of. It is obvious management pays close attention to detail and cares about the presentation of the property. Camille, the manager, has always been consistent, understands our needs as tenants, maintains a professional stance and a friendly demeanor. She is always available to answer questions and has made us comfortable throughout our tenancy. Communication is on point and we appreciate her expertise and knowledge. Maintenance is a pleasure and has addressed our needs accordingly. I highly recommend this property. The unit is nice but the staff that guides the organization plays a key role in our extended stay at Burbank Gardens. read more

I have lived at Burbank Gardens for over 6 years. Unfortunately, I have to leave as I am relocating, but I have truly enjoyed living here! During these 6+ years, I have always felt safe, and have had nothing but positive experiences with the other residents in the building. The building is well maintained and aesthetically pleasing. There is a gym that has all the basic machines most people would want, and I have enjoyed that, too. And the pool is even heated now, which makes it pretty much perfect here. My apartment is spacious and has everything I needed - washer/dryer, 2 large bedrooms and bathrooms, and TONS of storage space (which is now actually making it harder for me to pack because I didn't realize how much stuff I have tucked away in all the closets, cabinets, and pantry). ;-) The building manager, Camille, is not only kind, but she is extremely good at her job. She works hard to maintain a safe environment and seems to truly care about the residents. I think the fact that I have not had one negative experience or ever filed any kind of complaint in 6+ years is a reflection of how well she manages the building and residents. Lastly, the Maintenance people are really, really good. Anytime I have had to submit a maintenance ticket (anything from a light bulb out to an issue with my AC), Luis and team have been quick to act and resolve the issue. I seriously have no complaints and am sad to be leaving Burbank Gardens. I highly recommend it here to anyone from single people to families, if you're looking for a clean, safe, and beautiful community that has all the amenities you need. We absolutely LOVED living at Burbank Gardens. We lived there for two years. The building is incredibly clean and well-maintained. A friend who owns another apartment building immediately remarked on how well-managed the building appeared when she visited. Manager Camille Svet is kind, organized, available when needed, and does a phenomenal job. Plus, all of our neighbors in the building were so nice. Everyone you encounter smiles at you, chats with you, and is extremely considerate. The apartment itself had everything we were looking for - it was very well-designed down to the smallest details, and even had an in-unit washer and dryer! Our unit was on the second floor overlooking the pool, and the greenery growing beyond made for a very peaceful view. Overall, it was a great value, and a wonderful experience. I highly recommend! The property is immaculate and kept in pristine condition. The amenities are clean and inviting. Management is friendly and timely with responses. I had positive experiences with maintenance. All concerns and issues are addressed. The grounds are clean and well kept which is a reflection of good management. Camille makes you feel welcome which is a huge bonus. Most LA properties are subpar with zero attention to detail and esthetics. It's a pleasure residing here. I have been reaching out to the manager at Burbank Gardens for a week now to make an appointment for a tour. I finally made the trip in person to make an appointment. When I met with the manager she was very rude. She was not pleasant at all. The price that was advertised was misleading and she made me feel stupid for not understanding. I had a great stay at Burbank Garden from December 2017-2018! I loved this apartment and only didn't renew because my commute to Malibu was just too far for me. I stayed with a friend in the dual-master 2bed/2bath apartment. We were on the 3rd story looking over the pool. This was amazing! Our view was beautiful and we felt like we were in our own private oasis away from the hustle and bustle of LA. The pool and gym were nice add ons and we used both when we could. Having an in-unit washer and dryer is life changing!! Loved that feature and I made sure my next apartment had the same. We got a great deal and after seeing several other places around the same price, Burbank Garden was like a dream after seeing countless dumps in Sherman Oaks. You can tell these other places haven't been well cared or maintained, so our tour of Burbank Garden was amazing in comparison! The dual-master layout was so ideal. Each master is on opposite ends of the apartment. My roommate and I felt like we had our own spaces but could meet in the middle of the apartment to hang out. Also, having parking in LA is so golden! On top of that there was always street parking available so I was happy to have guests come over. Camille our property manager was very professional through out the whole process even during move out. We received our deposits in a timely manner. And even 2 months after moving out she was nice enough to quickly coordinate with me to pick up my packages. You can tell Camille runs a tight ship and my roommate and I really appreciated it. We felt very safe and secure and we looked forward to coming home! read more

I've actually lived here for the past 3 years and I can't complain much about the Burbank Garden Apartments. I have a two bedroom two bath apartment on the first floor and the rent is very reasonable for the amount of space. The apartments aren't new and wood floored, but they're spacious and have new appliances. I actually really like the apartment because it includes central heating and cooling, washer and dryer in unit (clutch!!! this was one if the key items for me... Once you have this convenience like this you can't go back!!), dishwasher, and refrigerator. In terms of amenities this place has a newly rebuilt gym with all new equipment. It also has a hot tub, sauna, pool. A lot of places nearby here had just a fraction of these amenities and charged just as much if not more. I've never had a problem with roaches in the garbage chute area as mentioned in the other review. I also haven't had that many water issues either. There were a few times last year where they were doing maintenance so maybe that was what the other reviewer has experienced. The parking spots are tandem spots, but that's pretty common in this area. The management company actually owns quite a few other properties in the Sherman Oaks area which is helpful since they're more attentive that way. Camille actually isn't bad either. Not sure what the issue was with the other reviewer but she's been very attentive whenever I've asked her questions. That being said the maintenance requests do go through an online system or you can call it in. She really doesn't have anything to do with that and I think it's actually quicker doing it online anyways. The maintenance staff is very friendly, they clean often, and there is guard on patrol in the evenings. I feel very safe here. All my neighbors are very polite and I haven't had any noise issues as I guess either my neighbors are great or the walls are. The location is awesome! It's within walking distance of a Ralph's, CVS, Chase, and a bunch of restaurants. If you're moving in, you just need to coordinate the date and time with Camille so she can reserve a space next to the driveway or in front if the building. You can't park in the driveway as the other reviewer mentioned since it blocks other tenants from getting in and getting out. My only complaint is that if you're facing Burbank Boulevard then you may hear some traffic noise. Also the noise from the air conditioning unit can be loud in the room right next to it. That all being said the Burbank Garden Apartments are a great place and I would highly recommend it. read more

We had an appointment to tour the apartment at 4:00pm. I arrived at 3:50pm, waited in the lobby. I knocked on the leasing office. No one ever showed up or answered my phone call. We left at 4:15pm. Absolutely unacceptable. read more

I lived here for 5 years. All in all everything was good and it's a nice, clean and well maintained property. However, there are definitely some things to be aware of. First, they make you re-sign a lease at the expiration of the current one. Thats part of the reason I got stuck there for almost 5 years...I was always locked in a lease. Second, is street noise. If you live in on the Burbank Blvd facing side get ready to be driven crazy. There are contstant accidents, garbage trucks, sirens and a junior high with nightmare kids that are all over the place during the school year. I didn't get a good nights sleep in the entire 5 years I lived there. Third, there are so many rules. I know most apartments have rules for legal reasons, but this building is super strict about enforcing them. I'm a grown adult paying $2400/mo. and felt like I was a teenager living at my parents house. read more

We have lived here for 3 years and love it. The apartment is dual master bedrooms, which gives each room plenty of privacy. It has central air/heat and in unit washer/dryer, which were the big selling points for us. Overall, the community is quiet and well maintained. We've never seen the roaches mentioned in an earlier review. Whenever we've had any kind of maintenance issue, it's been resolved right away. Today was no exception. Our kitchen sink backed up and I submitted an emergency repair request. The on call maintenance supervisor (from another property owned by the company that owns this one) came over, got a plumber here on a holiday and got the problem solved. He even noticed an issue with the cupboard under the sink and arranged to have it repaired this week. It's this kind of service that makes living here so great. When we first looked at the building, the security was very impressive. Gated, underground garage, you have to buzz in visitors from the front door and there is a guard that patrols in the evening. The apartments are spacious, the neighbors are friendly and we feel very comfortable here. If your unit faces Burbank Blvd, you will get street noise. But we've managed to tune it out and except for the occasional emergency vehicle, you don't really notice it. The property manager, Camille, has always been helpful and knowledgeable and quick to respond when we've had a question or needed assistance. She's very professional and knows her business. We are looking forward to living here a while longer. read more

We stayed at the Burbank Gardens over a year and a half and just bought a house in Bakersfield. Although I don't like the utility company, this building is extremely well managed. Loved the apartment, had the worst service with Camille the apartment manager. I looked at an apartment and was very interested. I tried to fill out the application on the spot and Camille told me she didn't have time. So I tried to set up another appointment for my boyfriend to see the apartment and Camille told me she couldn't the next two days, call during the week. I literally called everyday 6 days, and she did not call me or my boyfriend back once. Once she answered the phone and told me, "I got your calls. I'm busy. I will call you back when I can." Still.... no call but at this point I would never live here. Camille gave horrible customer service. read more

I lived there for 1 year and the manager (Camille) was the worst, meanest manager I have ever had to deal with in 10 years of my renting apartments. It started when I moved in, the movers used the driveway to the garage to move me in. She literally verbally assaulted them for parking where they did, though she never told me they couldn't park there, extremely UNnecessary! That ended up costing me an extra 2 hours ($170) of move in time because they had to park in the front of the building and walk everything around. The water in the building was turned off constantly WITHOUT any notice. I would be getting ready for work and have to wait for the water to be turned on again and end up being late because of it. Anytime I called for any issues, water being shut off, or light bulbs burnt out, she would tell me to call some other maintenance number and give me major attitude about about calling her. Roaches in the garbage chute area all the time. People constantly moving in and out, seemed like a LOT of turn over in the building. Then to top it off, after paying my rent ON TIME every single month, never noisy and always a VERY quiet tenant I get a notice saying she won't renew my lease and gave no explanation as to why. The manager had the personality of a piece of broken glass, very COLD, UNFRIENDLY and even HOSTLE! I regret moving in there.
