The one lady was rather rude and the other lady tried to soften the approach of the fisrt. We asked if we could take a look at the park ........ as we drove in we were amazed at the actual condition of the lots. The lots are very small, and although they have concrete..... they are mostly busted concrete, and extremely small pads. The road itself is filled with potholes and, there are actual Mobile homes. The website misrepresents this park.... we were unable to find a spot that looks like the photo. In short we would not stay here.

The only negative and it's not a quick or easy fix but the roads are a little compromised with pot holes and sunken areas. But have to go slow anyway so easy to navigate. Overall very happy Oh and by the way even though address is Vero Beach it is primarily in Sebastian which is not as big or busy as Vero Beach. It's about 25/35 min away.

Pelican's Landing RV Resort is very well managed and extremely neat and clean--each site has a deck or pavered pad with a picnic table with an umbrella and two nice stationary adirondack chairs. They pay attention to every detail to make your stay as comfortable as possible. We love being able to walk down to the dock with our morning coffee (and/or evening cocktails) to meet the other campers or have a nice chat with the friendly staff. And the sunrises and sunsets are amazing. Looks like there might be some good fishing from the dock and we tried out a few kayaks in the river--saw some dolphins. Awesome fun! There is a WalMart and Publix grocery store within a few miles as well as a bait shop and a great little farmer's market just a short bike ride south. Also, be sure to check out the most awesome nature trail called the Jungle Trail. It will take you to Pelican Island National Wildlife Refuge which is the first National Wildlife Refuge established in the United States. We called the campground and unbelievably, they answered that late. Sandy agreed to stay there until we got there. Mike met us on his golf cart and toured us to 3 sites and let us pick. He then used his 30 years of mad trucking skills to get us into a tight site at dusk. He was awesome. We were in before it was completely dark. Full hookups including cable. Lovely neighbors. Pet friendly. We asked to stay 3 nights and they were able to work some magic to avoid having us move. What a stress reliever! The next morning they had a pet parade - all the dogs dressed to the nines! Fun! Thank you Sandy and Mike For taking the stress out of our last minute issue - right down to nothing!! You guys rock! We didn't use the heated pool but looked inviting (-and verified it was in fact warm!) Peeked at the activity center and laundromat- both looked good! An RV spot is the same size regardless if you all are at capacity or not, what does awning use have to do with it? We opted out and went somewhere else then heard from others that that the couple that runs the place are really difficult specifically the woman and there is constant fighting between the two of them for all to see. I guess it's better we didn't stay.. I really would have loved that river view though.

There's a lot of construction going on and a trailer that hauls in equipment parked at the empty site next to us when there is a whole row of empty rv sites. Our grill looks like it's been through WW2. And has no propane in it. People take their big dogs to the dog park and don't clean up after them. On the plus side the pool is nice. Most of the rv sites are big rig friendly. The town of Jensen Beach is quaint and within walking distance. I'm not entirely sure if I would recommend this place. They charge 3,400.00 a month for a rv site! At this price I would expect a lot more than what is offered. Like walking distance to the beach!

With a large RV we were able to navigate the route into the park and into our site. Hookup was easy and we settled in quite fast. Location: Although Cocoa may not seem like a 'happening' location, it was nice and quiet for our stay. Lots of campers/RVs in the park and no noise. Barely seen anyone else to be honest. Bathrooms: Clean every day. Showers: Clean and water was nice and hot Cost: Appropriate cost for the season, which could have been higher since the snow birds are settling in right now and that's when the rates go up. Staff: super friendly and informative. I would definitely recommend this park! Call ahead of time to reserve a spot because as we are finding out, places fill quickly.
