    If I could give one half star I would. Nice guy with shoddy and incomplete work. Never completed. In time frame given

They didn't need to! That was never under question! I never stated conditions worsened, only that they failed to note any water intrusion from a joint ON THE DAY OF INSPECTION because it was CLEARLY IN THE VIDEO that Superior Sewer and Pillar to Post provided. All they needed was a note in their inspection report stating: water intrusion from joint at x ft from the cleanout... I don't care if they recommend a fix or not, their inspection didn't note it. Now onto the regular report: They really don't think they missed anything, I'm impressed! A non-operational grill (due to a bad igniter) is not the same thing as leaking natural gas! Now that they are disputing that part of my review, let's list some of the other things that they missed: a leaking shower valve (separate from a leak they noted in their report), a non-functional AC unit (wall unit), two saddle valves in use that are not up to code, a foundation crack and some drywall cracks (foundation crack was behind a flower plant, so I don't entirely blame that on the inspector, and I'm not mentioning other cracks because they were behind items they aren't supposed to move). Additionally, I paid extra for use of the IR/thermal camera and they were supposed to use that in a very specific way in accordance with their own Standards of Practice (SoP). Specifically, to check for loose connections in the breaker panel the process is: take the front panel off, turn on a high load appliance such as an AC unit, and take a reading with the IR camera. They took a reading with the front panel on (so no useful thermal measurement was taken) and no high load appliance was running. There is no way now to know if there was a loose connection or bad breaker during the time of inspection. Any inspector worth your money would use a temperature sensor to measure the temperature of air coming from air registers to ensure an appropriate temperature drop when the AC is running. They did not do that, hence the broken AC unit that was missed. A lot of the things they missed on the regular inspection report I didn't blame them for missing. I've had way more time than them to find problems, but their response to some criticism is what really makes this company the worst. Original: I hired them (and they hired sister company, Superior Sewer) to perform a sewer lateral inspection. They missed a break in the lateral that cost thousands to repair. I got the line rooted and part of the line had so much water intrusion that the rest of the line couldn't be rooted (water was saturating the 6 inch line). This was clearly visible during their video inspection and they didn't even note it in the report (not quite as much water, but still a waterfall in the lateral line). They refuse to acknowledge they missed anything stating water intrusion in clay joints is "normal". I agree that ground water seeping in is no big deal, water POURING into the lateral, which was happening during inspection, is NOT normal. They refuse to acknowledge any fault or even refund the cost of the inspection despite the fact their miss cost THOUSANDS of dollars. Don't use them. They also missed a number of things during their standard inspection and, during their Gas/mechanical inspection, they missed a natural GAS LEAK in the grill.

After purchase I…read morediscovered a gas leak you could smell the moment you opened a closet door, plus plumbing problems that cost $12,000 to fix. They charged $225 specifically for gas safety and missed an obvious leak. Several significant plumbing issues were also either missed or not flagged clearly. I understand plumbing is not all visible, but I would have appreciated it if they noted to me that the water shut-off valve is completely non-functional. When I reviewed the fine print, I found the liability is capped at the inspection fee and complaints must be filed within 14 days, making it nearly impossible to seek recourse after the fact. To their credit the report is transparent about being a visual-only inspection. But for $225 you think they'd give it a sniff at least?

Jason stated I could follow him around, but I declined and just told him if there was anything he wanted me to know just to let me know. I was only there waiting for my realtor. Jason was very personable, built a report and asked me questions to get to know our situation. Even if things were OK he explained how he looked at them and why he chose to look at them a certain certain way he was very detailed. The sewer company also highly recommended. Jason said that he does amazing work. I received my report the same day. I highly recommend.

After purchasing my home, I was first made aware of foundation issues on April 1st when I had a professional contractor assess the crack with evidence of water intrusion in the south wall of my basement per my home inspection report completed by Mr. ****** on 2/14/25. Immediately upon entering my basement, the professional contractor was concerned with the bowing of several walls, horizontal cracking, and foundation shifting. He stated these issues are a major concern; three walls would need to be braced to prevent further bowing and a french drain and sump pump would also be required to relieve the hydrostatic pressure off of the walls thus reducing the risk of further damage. Per the inspection report, Mr. ****** only included the one south wall crack and per the contractor it is not an option to simply repair this crack. The total cost for bracing, the french drain, and sump pump installation came to $20,140, thus the lowest bid I received from all the contractors who inspected my foundation. I was asked by each contractor if I had a home inspection completed prior to closing and when I told them I had, they were appalled and said that the home inspector should have caught these red flags immediately, especially with the accompanying issues on the main floor. My mother and I notified Hawley Inspections LLC of the results we were given immediately. Mr. ****** finally agreed to revisit my property to take additional pictures of my basement on Friday, April 4th. During this visit, my mother asked Mr. ****** if the extensive amount of plaster cracks located in my ceilings and walls on the main floor were still considered normal when accompanied by bowing basement walls and Mr. ****** responded, "not as normal" (as mentioned in the inspection report, these plaster cracks are labeled as "typical"). The inspection report lists what foundation points the inspector shall inspect. These areas that Mr. ****** was to inspect were visible the day of inspection. My father questioned Mr. ****** about the appearance of the basement walls and Mr. ****** implied that there was no concern. Mr. ****** also had not conducted an inspection of my crawlspace nor the attic as per the contract leaving me unaware of other potential issues. He also neglected to detect five gas leaks in the basement costing $1,500 to repair (services provided on their website includes a standard gas leak test; I was not told and nowhere does it mention that there would be an additional cost to have this completed). After a mentally exhausting two months of ongoing correspondence with Mr. ****** himself and his insurance attorney regarding the costs of damages, the attorney has unexpectedly retracted all previous settlement offers. As of the most recent correspondence, his insurance attorney was only willing to offer a small fraction of what the repairs cost in exchange for me most likely signing a non-disclosure and not being able to share my story. In addition to the inspection report listing what foundation points the inspector shall inspect, foundations/basements/crawlspaces are key structural elements that are included in The Standards of Practice for home inspectors in Illinois and had Mr. ****** followed these standards; I would have had the option to either walk away from closing on the home or negotiate repairs prior to closing. I never imagined the process of purchasing my first home would be such a negative one. I want to share my story in hopes that no one else has to experience what I have gone through.
