This property manager meets the definition of a slumlord. They refused to run the boiler in my apartment building when the temperatures outside were below freezing and the indoor temperatures were in the 50s. Rachel Stowell was very unprofessional and the super in the building was unfriendly, and unhelpful. He took weeks to fix anything. read more

This review is for the management company, not the building we lived in. We rented an apartment in a building on Jones St. managed by Buchbinder & Warren for 3.5 years and really only moved because we needed more space. We lived through facade construction, asbestos removal, roof repairs, water outages--the works--and w/ all of that, everyone we dealt with at B&W was professional, communicative, responsive and generally helpful. Repairs to the building and apartment were dealt with quickly and openly. We did have recurring problems with cockroaches in our apartment, and didn't trust that the exterminator's methods were pet friendly, so we attempted to deal with them ourselves, without a lot of success. I think that's more on the building, NYC and exterminators though. We never needed to use their after-hours or emergency line, so I can't vouch for the quality of service there. However, when things needed to be fixed, requests made to our Super or to B&W were dealt with swiftly. When we moved out, the process was simple. Everyone let us know what to do; there was an open, honest walk through of our apartment, and a few days later an email about what repairs were needed and how much we would be getting back of our deposit. All in all, if B&W had had a larger apartment in the areas we were looking for, we would have continued renting from them. read more

Pretty terrible experience. Lived in one of their buildings in the west village for over 8 years. Here are some of the many problems i faced. - Move in and move out a nightmare. They will try and make it as hard as possible -Management overworked or don't care so prompt resolution to anything is extremely unlikely. -Constant inaccurate billing, billing someone the same amount every month should not be hard, but for them it is. -No Gas for 6 months, basically told "nothing we can do, would you like to move out at the end of your lease?" - They push for large increase each year. -Poorly maintained premieres and common space never clean. Infestations, bad pipes, no heat, leaks were common occurrences. -Front door broke every few month and was never replaced to save costs leading for tenants to be locked in or out. This happened so many times. - Current super was MIA, in fairness think he had two or three buildings at a time. - Many staff members have attitude problems, some were nice at first but as they left things got worse and worse. -Getting your deposit back is cumbersome and takes longer than usual. others simply did not receive it. This was the worst New York City rental experience i have had out of 5 rentals. Do not do it, not worth the time or money. They really don't care how you feel. Being another building with another management company is a huge breath fresh air. I don't leave to many reviews but owe to the community to warn people to stay away!! I agree with Monica. Buchbinder & Warren is absolutely terrible. Avoid their buildings like the plague. Why? Because you may catch the plague living in one of their apartments. My wife and I moved into our apartment on Jones St.. in the Village in June, 2011. When we rented the apartment from their broker, she told us that the former tenant moved out "unexpectedly" and "without reason." Within one month, our apartment became infested with mice and cockroaches, despite the fact that we keep it impeccably clean. We have come to find out from our neighbors as well as management and maintenance that the building is "infested," and that there is nothing they can do for us except lay down glue traps. Our former next door neighbors caught over thirty mice in their apartment before they finally moved out. We have caught four mice in our apartment this month alone. We are both attorneys and threatened to abate our rent, and that SORT of got their attention. Once there is an issue with your apartment you can't reach Manoli or Theresa, and they are incredibly slow to return calls or address concerns. Stay away from Buchbinder & Warren if at all possible. Their apartments are filthy, their management is unresponsive and unprofessional and dealing with them is ultimately much more of a hassle than renting one of their apartments is worth. Elba was an amazing broker who got me the apartment I wanted. Throughout the process she communicated politely and professionally and in a timely manner. She also met me halfway on the brokers fee. I recommend her highly as a NYC broker when you need to find a place to call home. My wife and I rented in a Buchbinder & Warren-managed community in the West Village for nearly 4 years and are moving now only because we have decided to purchase a home. In our time here, we found the Buchbinder & Warren team to be very responsive, fair in negotiating, and quick to keep up apprised of any maintenance issues. This was as positive an experience as we could really hope for. I want to call special attention to our building's super, Manny. He made himself available at virtually all hours and routinely went above and beyond his call to ensure that our community was in awesome condition, tidy, and happy. They treated us - we owned our apartment in this Manhattan building - rudely and acted like disciplinarians. Terrible. They are non-responsive and uncommunicative. Need something to be repaired? Once they get around to actually responding to your request. Sure, they'll schedule the repair, but they won't tell you when the repairman is coming and guess what when you're not home to let the guy in, it will be another round of this game they play to get the work done. When we rented our apartment there was a different management company--they were great. The apartment is great! We renewed right when these guys took over. Mice and bugs everywhere in my apartment to the point I would stay the night at my friends' houses. I was in the tub and found a cockroach floating in the water with me. Havent tooken a bath since then. The superintendent is very rude and is never available. Super loud building and always the smell of marijuana. I was a tenant in a Chelsea building managed by Buchbinder and Warren for over three years and they were superb to deal with. I was in a time crunch to find an apartment, literally just had a few days, and was connected to Bill Abramson directly. He responded immediately and got on a phone call with me to find out what my specific needs were. That next day he had lined up a few apartments to show me and I wound up taking the first apartment he showed me on the spot. He understood what my needs were and obviously did his homework to show me apartments that fit my needs, unlike brokers I have worked with in the past who showed me apartments that didn't even come close to what I was looking for. Bill and the Buchbinder Warren team worked very quickly to process my paperwork and get me in to the apartment in my short time frame. I found Bill to be highly professional and he operated with great integrity, something that is nearly impossible to find in a NY Real Estate broker. I lived in the apartment for over three years and it was very well managed and maintained by Buchbinder Warren. Whenever I had a question or needed something they were very responsive and friendly to work with. They took pride in the building and all the tenants in the building spoke very highly of the management team as well. I am currently engaged in a commercial venture and immediately reached out to Bill again to help me find space. He has been great to work with and I am very comfortable knowing that he is out there looking for the ideal spot for me. I have to agree that if I could rate them less that a star I would. They are terrible to deal with and extremely unhelpful especially once they collect their money. I moved into one of their buildings and after 2 weeks my bedroom bathroom and closet were destroyed in a flood. Not only was i not able to insure my apartment cause i was not provided with a lease they refused to help pay for any damages. I wasn't even asking them to pay for the entire miserable situation. The flood was caused by a toilet that was leaking in a above apartment for over 12 hours and instead of the repair they put a bucket in the common area where the leak was vi sable and left it at that until i returned home from work and frantically called the super. They were dismissive and unhelpful. I only wish i knew this before i spent 9K to move into one of their buildings. BEWARE read more

I agree with Aaron. Buchbinder and Warren is a disgrace. they are unresponsive, fail to keep their promises and fail to take responsibility, EVER! It's a stream of blaming whoever is below them in the chain, and after that they blame the tenants. When serious problems occur, they simply ignore requests for service. N.B. reporting them to the NYC Dept of Housing is about all the helps. The building hasn't been properly cleaned in many years, and the windows are filthy and impossible to clean from the inside given the bars and window guards. Common areas are mopped irregularly and then with water only which simply pushes the dirt around and leaves the hallways smelling of what else can I say: as though someone vomited. Informing management of these issues falls on deaf ears. In contrast, when they need access to your apartment for some reason, they are remarkably persistent, if also quite insensitive to the disruptions they cause. I understand they've fired Manoli. This has been a long time coming. Only time will tell if his replacement will perform the responsibilities of management any better. If I could give this management company 0 stars, I would, but sadly it's not an option. Do NOT rent apartnments managed by this company. I rented from them a seemingly clean (and very expensive) apartment at 312 W. 23rd in Chelsea, and I went through hell. There were mice and cockroaches in the building. The laundry area was disgustingly dirty, often I would find bugs in the washers, so I had to be careful before putting my laundry in. The live-in super was mostly unavailable to help when needed, and the few times when I was able to speak to him, he made me feel like I was expecting too much. After putting up with that for 8 months, I tried to sublet my apartment (after a mouse had climbed onto my nighstand one night..) but Buchbinder & Warren made it difficult for any subtenant to accept the subleae terms they were requiring. I ended up breaking my lease and they never returned my $4500 security deposit even though I left the apt in a perfect condition. DO NOT rent from Buchbinder & Warren. read more

At the building we lived in Chelsea (Louis Phillipe) our experience with this company was very poor. Frequent calls to our personal phone to yell (literally) for the most minuscule reason, followed by threatening letters. Sometimes the reasons were valid ( i.e we left two bikes in the storage, were you are allow to keep just one) but the approach was out of hand and humiliating . At least 3 tenants, including us left for the same reason. The hallways are clean and the building was decently maintained. Super and management are in some sort of quarrel and end up involving the tenants. read more

I just wanted to write a quick review for one of Buchbinder and Warren's agents, Michael. He was assigned to rent my apartment when I decided to move after four years in my building (for no other reason than wanting a little change). While I was mostly looking for apartments by owner (trying to avoid a broker's fee - and succeeded albeit after an arduous search!) I couldn't resist getting his advice on the market. Even though he wasn't working for me per se, he was super responsive and really candid. He helped a ton in navigating the rental market and helped me figure out whether the brokers I saw were being honest or duplicitous. He was always extremely cordial answering all my questions and responding to my more-than-occasional text messages, and very laid back and respectful of my schedule when it came to showing my apartment. He's just someone I trusted and one of those individuals that is earnest and goes the extra mile. Highly recommend him to anyone looking at apartments! read more
