Possibly the worst community management I have ever had to deal with. They send out notices late and are very slow to respond to maintenance emergencies. Every time I call the office I am treated as a burden and none of my questions can be answered. I would not recommend this group to my worst enemy. One of the most important qualities of a management company is their communication with a homeowner. We are the ones who pay their salaries and as such they are our employees and need to respond to us, not ignore us. I have left several phone messages as well as emails to Cary re: our property. These calls and email began over a month ago. I finally gave up and asked to speak to someone else who could answer my questions. I believe her name was Linda and I left her a voicemail as well. I have never heard back from either of them. Brown Community obviously has horrible communication. If being ignored is tops on your list, then this is the property management company for you! read more

If I could give this company 0 stars I would. My car was illegally towed from my personal home early this morning. An email was sent out over a week ago about asphalt construction that would be taking place in my place of residence. Down at the bottom of the email, in the smallest print, was information regarding times street work would be performed on the roads in front of my home. This information was below a plethora of other information regarding garbage pick-up, etc. There were absolutely zero notices posted around the neighborhood about needing to move our vehicles. Communication about this street project could have been so much better. I woke up this morning to my car gone. After being told the cars would be towed to the street behind my house, I wandered around for over an hour looking for my car. Finally, a gentleman working on the road was able to help us and get in contact with HOA employee Kira (?) who was extremely unhelpful and rude. She said all cars would be towed to the impound lot. This was a major convenience to my day. I had to drive to Phoenix to retrieve and PAY to get my vehicle back. I also know that I wasn't the only one affected by this. The folks at the impound lot said at least four other people from the community had been there already to retrieve their vehicles. My vehicle was parked in front of MY personal property. I was not illegally parked in any way. This is absolutely ridiculous. The least they could have done is knock on my door and ask me to move my car! read more

Brown Community Management is very selective about who they harass. There are numerous houses in our community that have missing paint, faded paint, stained stucco areas, etc. Some of these houses were built long before our house. There are two houses on our street alone with multi-colored garage doors. One was over sprayed with blue paint from restoring a car and the other replaced a panel but never bothered to paint it the same as the rest of the house. Both have been this way for over a year. Another literally painted their accent stone and curbing with a can of black spray paint. All of these houses referenced remain the same to this day. We were harassed regularly beginning during the holiday season. Then we even received a notice merely 8 days after our approval was mailed by Brown Community Management. Nonetheless, we complied and shelled out thousands of dollars to stop their threats. Once we leave this community, we will never buy in a community managed by this company. Over the years, it has become apparent that we are not birds of the same feather that flock together. This company's representative picks and chooses enforcement based on their own set of guidelines. read more

Brown management has been nothing but trouble since we moved into our condo. (August2017)Their have been multiple leaks in our building, including in our unit. One including a major flood that affected 20+ units. The water is turned off every single Wednesday for 4 hours for "repairs" for the last 8 months. Now(Feb 1st) the past 24 hours we have had no gas to the entire building. We have not had hot water for 24 hours, no gas to use the stove either. Their office is closed and the HOA manager doesn't keep any residents in the loop on when the gas will be back on. Us tenants sit and play the waiting game when "repairs" are getting done. I'll be happy when we move into a home not under an HOA anymore. read more

If I had an option for no star, I would've picked just that! Ive lived in a community for 9 years and during the 9 years I went to the pool three times. First time it smelled like pee, second time the pool was green and few weeks ago I tried to go and discovered the keys and locks were changed. Few years ago Lenar came along and build more homes and along with brown management association they decided to change locks and keys and I was never notified. I've contacted brown management the past few weeks and I finally was able to get a hold of someone.. Erin returned my call after leaving her 5+ messages and first thing she said " Ur account is up to date, how can I help?" my message clearly said I can't get in the poool and I need keys, and who asked you to look at my account???? And yes I know I am up to date and have a credit on my dues too!!! Shortly after she said the cost is $10. I am not sure why I have to pay for new keys when they changed the locks without any notification. I would understand if I had lost my keys and would be glad to pay for replacement but that wasn't the case. She then transferred me to Tim. Tim is the rudest, unprofessional, unethical person you can ever speak with. When he answered the call he said he wasn't the manager of my community, so I asked why was I transferred to you then? He said you clearly want to know the cost for the keys... umm that's not true but maybe you can answer my question Tim, When I asked him when was the locks and keys changed and why I wasn't notified? his response was he can't get me the answers cause he was in the middle of a task.. Shortly after I hung up the phone, intentionally. He called me and said we got disconnected and I told him, no I hung up on you. His response was that's rude.. And was being sarcastic.. So I hung up again, he continued to call me.. I told him he is harassing me and needs to stop calling me back. He is definitely not right for the job, he is not a personable and he is clearly there to make homeowners life more hell!! I would like to speak to Montecito Estates manager. read more

Masters of extortion. Failed to process a payment I made over the phone and then didn't tell me about it for 11 months. Rejected the automatic payments from my bank account for 3 months in a row, only to threaten me with legal action for nonpayment all the while accumulating late fees and 'collections fees' even though they were the ones rejecting payments. Their idea of landscaping is hiring a crew to walk around at 5:30 on Monday mornings with leaf blowers and blow all the things from the street into my doorway. The only time they trim the trees is when the city threatens to stop trash collection. Zero communication about meetings, or anything else. If you are ever in a position to buy a property in a community they manage, run, don't walk, away. read more

If there was a way to give this company less than one star I would do it! Our community, Eagle Highlands North, has retained them for the past four years. We have changed managers within Brown Management a number of times. Each manager gets progressively worse. Now we have to go through the hassle of firing them and trying to find a new management company. But happy to say anything that we find other than Brown Management will be a vast improvement! It damn near takes an act of Congress to get them out to inspect the property or to handle each resident in a fair and equal manner. There is a great deal of favoritism it appears, between Brown Management and certain residents. Do your homeowners association a big favor and avoid these people. read more

Seems like the reviews are very hit or miss and largely dependent on your assigned property manager. Thus far it has been nothing but difficult receiving returned calls or updates in any type of timely manner what so ever. When calling multiple times due to no call back, be prepared to receive a horrible attitude and the feeling that you are bothering your manager! They are very quick to send tickets, have your car towed or send notices about things you are not doing, as the homeowner- yet when you need assistance or are attempting to hold them accountable for their lack of urgency or productivity in various matters, don't expect much! zero stars!!! They are horrible! their lack of communication says much of how this group of people do not care for the community. We are a management company and manage a home that has had a roof leak issue, Sheryl Johnson who is the "association manager" has not one time called us back after several messages and emails within a 2 month period... Yes, 2 months!!!! come on lady, its not that hard to pick up a phone or sit in front of a computer for just a few second to at least let us know you received our messages. I deal with HOA offices daily as part of my job and not one single HOA has had given us poor customer service like Brown Management. I honestly do not blame the Brown management, but they should pay close attention to the type of people they hire to represent them because obviously they are not doing their job. After 2 months of emails and voice mails, the receptionist called back requesting a management agreement which I emailed to them, couldn't they tell me they needed this two months ago???? I am very frustrated, not only because of their lack but because this has caused the home secondary damages in which will now cost the owner extra expenses! read more

I would like to give a higher rating, but at our annual HOA meeting this week, our manager from Brown Community Management came totally unprepared. We are a very small community of 22 townhomes. There is a proposal to change HOA assessment percentages and a notice to discuss this issue was sent to all homeowners and our manager 3 months in advance. At our annual meeting with over 70% of units represented, there were no financial records available, the percent increase in last year's assessment could not be confirmed (or even remembered), and our manager asked two residents to leave the room to help count the 16 paper ballots instead of staying to participate in the discussion of the proposal. How could someone responsible for helping our board manage our finances not know anything about our finances and come without a computer to even look them up? There has to be better management services out there for a small community! read more

I have been in an HOA through Brown Community Management for several years now. I understand what they are trying to do. The problem I see in my community and talking to people within the community is that we have two groups living here. Those who care and those who don't. Those who care are constantly getting hammered for violations real and imaginary. Kids leave the basketball hoop out overnight? Violation. Weeds pop up after a monsoon rain? Violation. Neighbors dog craps in your easement. Violation. Neighbor parks in his own easement? You get the violation (True story). The more you react to the whims of the HOA through Brown Community Management, the more complaints you seem to rack up. Those who don't care about the property they are renting or other really don't care what the HOA says or threatens. Their houses are trashed, their yards are trashed, they park anywhere they want and the HOA through Brown Community Management seems powerless to stop it. The latest complaint we received is for not painting our home. We sent the required Architectural form to Brown Community Management four months ago and although we have followed up, we have yet to receive written approval. Today we received a complaint and threat of fines if we do not paint our house. I have heard people comment that you get what you deserve if you you're dumb enough to live in an HOA. Fine, but receiving these kinds of notices from Brown Community Management feels a lot like overreach, abuse of power and/or incompetence. read more

I confess that given my negative experience and view of HOAs, I had little to no expectation of receiving much assistance when I reached out to the community manager, Debi Berndt. Boy was my expectation wrong!! From the get go Debi has been nothing short of Ahhmazing, friendly and incredibly responsive to my calls and emails! I was totally blown away that she even responded let alone responded so quickly! It made me feel like I mattered because she chose to take the time to listen and help, It's so apparent Debi takes great pride in her work and community, and excels at what she does. Brown Management has, by far, been THE BEST company to work with in my experience. Our community manager, Debra Tice is outstanding! She is on top of things, communication is her priority, she's fair and, she follows through with all tasks in a timely and efficient manner. Tim Macica (VP) has also been instrumental in assuring a smooth & orderly transition from a former management company and he stands behind his the commitments made by his company. It has just been a horrible experience dealing with these folks. I have been requesting some shrubs to be trimmed for 2 years. These are the responses I have received..."we have received a lot of rain and they grew quickly and "they are out for bid". I attended an HOA meeting and I was told by the board member that if I didn't like it that I need to get out there and trim them myself! Kim sat there with her chin in her hands, about to fall asleep and said nothing when this board member suggested this. Are you kidding me? I pay $115 per month for a home that is only worth $160k! They clearly do not want homeowners too attend meetings, they don't want to be bothered. So unprofessional and rude. It sickens me to have to pay them every month. read more

I have never had a good experience with Brown Community Management. In my opinion, they turn a community into some kind of Stalinist experience, costing the community a lot of money and causing disputes. I think they make the community feel like a militant run operation appealing to high school popularity. I feel that they single a person or area out, and attack, hard, and make the board feel like something is happening but in the end it just costs a lot, HOA fees get hiked up unnecessarily (to pay the costs associated with the policing and attacks) but the cost benefit gets lost and as the HOA grinds into the same issues over and over of unresolved but expensive problems, Brown gets replaced by some other company that costs less, does a better job by focusing on Common area Beauty which lifts everyone's spirits and makes people feel at home at home. Brown does not make me feel at home, at home. Once you have to deal with them, in my experience, they just doggedly keep attacking for no good reason. Just very politically based management structure with arrogant management as I see it. read more

Approximately 2 years ago, my HOA (Pointe South Mountain Residential Association) changed billing companies/processes and there was a lapse of 6 months in HOA payments. Unfortunately, I was not living at the property at the time and the only notices that were sent to me were via snail mail which arrived to me late due to me not living at the property and a delay in forwarding from USPS. When I determined there was indeed an issue, I found out that my account balance had been sent to the law firm for handling. Knowing I wanted to be in good standing, I promptly paid the HOA payments that had lapsed and setup the payment system on the new account through Mutual of Omaha. Unfortunately, I wasn't given any instruction on how to transition my auto-bill HOA payments from the old system to the new. 1.5 years later, I receive a letter from a stranger at my door (yes, correct) that Brown is sueing me for a 1,500 dollar balance, all of which is due to unpaid late fees. Originally, the late fees were approximately 500$, however since then, they have tacked on late fees on the unpaid late fees which have ballooned to now over 1500$. To make matters worse, when I attempt to pay my current HOA dues they have shut off the ability for me to pay through Mutual of Omaha, and so in order to stay current, I am mailing in a hand-written check (that Brown is cashing, of course) and mailing it to them. I was never given any notification of the change in billing processes when the process changed back in 2015. You'd think the HOA probably has my email, phone number, text, etc that they would have notified me in another manner other than just snail mail if there was indeed a lapse in my payments, especially over a 6 month period. Additionally, if the auto-payment was set up from the previous billing system, why didn't it transition seamlessly to the new system? It is infuriating to deal with Brown Community Management dealing with their hostile tactics in order to get a couple of hundred dollars from a homeowner due to their shotty billing processes. As a homeowner that understands to remain current with my payments, I feel its totally unreasonable to charge over 500 dollars in late fees for a 6 month lapse in payments, especially when no notification was made to me that there was a billing error. I'm a member of an HOA and we have Brown to run our stuff. I can in all honesty say that I wouldn't like to see this place without them. Sherrie, our community manager is a awesome rock star of a worker that goes way above and beyond in helping us. My group can be trying at times and we have a very bad habit of drifting off on the worst tangents in our meetings, Sherrie is always there to get us back on track. She's also never backs away from any work, which we do seem to constantly generate for her. I've never seen someone put together as many bid options as she does, which we do seem to request of her at every meeting. She handles ALL our community member's requests or questions in a amazing time frame. I'm not sure she sleeps, if she does it really seems to be in the office as she's always responding to our questions and requests even late at night. She also figures out places where we need to preemptively do actions, way before they become nightmares or costly. When she does, it's never forced upon us, she makes sure to not only give us options, she also lets us know what could happen if we don't take care of whatever. I'm very proud to have her in our group. I can't recommend her or Brown enough, you could only do worse than pick these guys to help you. read more

I have lived in Serra Verde Townhome Community in Surprise for over 5 years. As a homeowner I have fought to keep my home in good repair and up to date for those five years. That includes having to cut my own bushes and trim trees as best I can because your incompentent lawn boy is too lazy to work more than couple hours at time for maybe one or two days out of the week. In addition to the mutliple complaints I have made, I have received retalliation from Brown Management in the form of fines, warnings, etc on a constant basis. They even went as far as to tow my own car from my own driveway about a month a go. It took almost $200 dollars of money I had to borrow from family out of state to get my car back from the tow yard!! I filed a complaint with Ruby from the City of Surprise and she sent a request for meditation to Brown approximately three weeks ago but not one has even bothered to respond! On top of everything else, I came home tonight and there is a red sticker on my son's Chevy that is legally parked and legally licensed in from of my home. The sticker is warning that my son's car will be towed for being disabled??!! My son is out of town and wanted to park his car in front of my home. I do not have the car keys, but my son will be back in town this weekend!!! Brown Management Company has only been the HOA manager since March of this year, but in this short time I have received double the complaints, harassment and towing of my car at great expense to me. I am a senior citizen on a limited income and still I have sacrificed to keep up and maintain my property, including getting out in the AZ heat to cut and trim my own bushes, flowers and trees for the past FOUR years!!!! Since I am not a landscaper I cannot get the tall branches that are growing over on the roof of my home. Because of that, during this past Monsoon, the wind caused the branches to scrape my home, the stack pipes, etc. I am not going to be responsible for the ensuing damages for that either. I have tried to work with Ruby from the City of Surprise but to no success to date. I am now going to begin plan B which is to consult with my attorney and proceed with legal steps, including a class action process.
