I…read morelive in a 100+ condo unit association in 100+ year old buildings and there's a lot to deal with in terms of maintenance and safety. Someone is always mad about something (I'm reading some of these other reviews) but I think some tenants and owners forget or don't care that there are hundreds of other owners and residents whose needs and wishes may be different. Overall Thayer does a good job of enforcing rules and making sure things that need fixing get fixed. They have surveyed owners (most don't respond apparently) and I haven't had any issues with management personalities but I also don't break rules, get fined or act like I own the entire building. I'd recommend them.

I've been a long-time owner-occupant in an old, multi-building condo complex that needs ongoing work. This is not just my investment but my home, and I have seen a great improvement to our property since Thayer took over. Our Portfolio Manager is responsive, patient, and level-headed. He has consistently guided our property through important capital improvements that were long overdue. He takes owners' needs into consideration and tries to reduce costs while balancing that with the long-term needs of the buildings. He works to communicate and explain large upcoming projects to all unit owners so that we can plan accordingly. Based on my experience, I can recommend Thayer & Associates.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

In general, you don't think much about a property manager until things go wrong, and then you learn…read morewhether you have a winner or a loser. These guys are the WINNERS! - or more importantly, we are the winners for hiring them. The best way for me to describe how good they are is to compare Platinum to our previous property manger is to list all the things they do right: 1. They provide organized and detailed financial statements, budgets, long-term planning in order to maintain property value, and they keep a good eye on the reserves of the future. 2. They have construction knowledge and know what to do when things break. 3. They have a comprehensive list of professional service providers and repair consultants so when things do go wrong, they can call someone over quickly - roofs, elevator, cleaners, gardeners, alarm services, etc. 4. They are able to do the legwork to get detailed bids, negotiate, and oversee projects so that we are using the best service people. They are responsive by email and phone when they are needed. 5. They even helped me source a service person to do some work inside my unit 6. The understand insurance and contracts. The property manager we had before Platinum was disorganized, inexperienced, and useless. Two years into that contract and we knew we need to find another property manager. We have been with Platinum for a little more than 2 years and we are so grateful to have found them. And finally, we are a small building with just 8 units. Most property managers didn't want to work with us because of our size, but we are thrilled that Platinum took us on as a client.

In October 2023, I engaged Skyline to manage a large apartment I own 7 blocks from Harvard Square…read more I also hired them to general contact the apartment's renovation. They were well paid for this service, and well aware of the difficulties of this particular project when they took it on. In the contract I agreed to every suggestion they'd made that would make the apartment desirable and easy to rent. It was a disaster. They failed to manage their contractor and it took them a year, with some work still undone now, in March 2025. They missed the September 1st rental target (when the propoderance of Cambridge leases renew). As a result, I had to reduce the rent they inititally proposed by 23%, and it did not rent until March 2025. This was especially painful since I had based the financing of the large project on their written estimate of rental income, which I then provided to the bank (with Skylines knowledge). Their response to missing this important leasing deadline was "You'll make it up later" But they offered no consideration for the damage during construction, including lost items and damaged art and antiques. It's "pay me" not matter what. A one way street. Alex, the owner, is a strict constructionist if the contract favors him. If not, he'll just make things up, and get nasty. Issam, Exec VP, is wont to say "as we discussed" when I have no memory of any such. Alex and Issam have a "good cop - bad cop" routine going, and I deeply regret having hired them. I advise being very cautious if you decide to engage.

Thankfully, we never hired him to manage our property. Bullet dodged. I feel bad I had to deal with him, but feel worse for him as he has to deal with his own stupidity every day. There are better property managers out there you should use. I reached out to him for a quote, but when I decided to use another manager I let them know they immediately threatened to sue me. Also Alex, smart as he is, puts email trackers on his emails but does not understand how the tech works, thought I was forwarding it to people, still confused about that.

After searching and going through 2 realtors I was on the verge of giving up . It got to a point that I just sent emails out and didn't care if anyone contacted me back. But of all the emails sent out one person replied to my inquiry. Amy reached out to me and started blowing up my inbox with sooooo many listings. I've never gotten that from anyone other realtor I've worked with which is a good thing. We took a view of three places and she was the realest realtor to have worked with. She would give you her personal opinion on a place and she would never push you into to getting a place if you didn't get that firework feeling when you just walk in. And she understood that being a girl living by myself I had to feel safe where I'm living and need a big closet space lol. Oh and she's very funny so even more why I loved her. She's willing to go above and beyond till you find your perfect place. Unfortunately I found a place through another real estate company because I found a super good deal that I didn't know could exist. But if I have to do it all over again in the future, Amy would be the first person I call.

Review of Charlesgate Property Management…read more As a veteran working with the VA, my experience with Charlesgate has been nothing short of distressing. Upon signing my lease, I informed them that my payments come at the end of the month. They assured me this would not be an issue as long as I didn't fall into the next month. However, the situation took a turn for the worse due to several factors: Issues Faced: 1. Delayed Payments from Metro Housing: * The metro housing company failed to pay their portion on time, causing unnecessary stress. Despite my case worker and I communicating these delays, Charlesgate continued to act as if everything was normal. 2. Court Proceedings: * In November, they initiated court proceedings against me for $380 that the housing company did not pay. Despite my efforts and my case worker's attempts to reach out, Charlesgate was unresponsive and unwilling to acknowledge their mistake. 3. Rent Increase: * Upon learning I was receiving VA assistance, they raised my rent. This unexpected increase forced me to pay more out of pocket, putting me at risk of homelessness. 4. Poor Living Conditions: * Trash is consistently overflowing, and there is a rodent issue due to lack of timely trash pickup. This has made my living environment unhealthy and unsafe. 5. Security Concerns: * There is a tenant in unit three who has been stealing packages from others. Despite this situation, Charlesgate has chosen to take action against me rather than addressing the real issues at hand. Impact: I've had to waste my time attending court for what feels like unjust proceedings, especially when the issues stem from the management's shortcomings. This has added tremendous stress to my life, which I simply cannot afford. Conclusion: I strongly advise against renting from Charlesgate. Their lack of responsibility and responsiveness has led to a deeply negative experience. If you value your peace of mind and financial stability, look elsewhere.
