After searching and going through 2 realtors I was on the verge of giving up . It got to a point that I just sent emails out and didn't care if anyone contacted me back. But of all the emails sent out one person replied to my inquiry. Amy reached out to me and started blowing up my inbox with sooooo many listings. I've never gotten that from anyone other realtor I've worked with which is a good thing. We took a view of three places and she was the realest realtor to have worked with. She would give you her personal opinion on a place and she would never push you into to getting a place if you didn't get that firework feeling when you just walk in. And she understood that being a girl living by myself I had to feel safe where I'm living and need a big closet space lol. Oh and she's very funny so even more why I loved her. She's willing to go above and beyond till you find your perfect place. Unfortunately I found a place through another real estate company because I found a super good deal that I didn't know could exist. But if I have to do it all over again in the future, Amy would be the first person I call. read more

Review of Charlesgate Property Management As a veteran working with the VA, my experience with Charlesgate has been nothing short of distressing. Upon signing my lease, I informed them that my payments come at the end of the month. They assured me this would not be an issue as long as I didn't fall into the next month. However, the situation took a turn for the worse due to several factors: Issues Faced: 1. Delayed Payments from Metro Housing: * The metro housing company failed to pay their portion on time, causing unnecessary stress. Despite my case worker and I communicating these delays, Charlesgate continued to act as if everything was normal. 2. Court Proceedings: * In November, they initiated court proceedings against me for $380 that the housing company did not pay. Despite my efforts and my case worker's attempts to reach out, Charlesgate was unresponsive and unwilling to acknowledge their mistake. 3. Rent Increase: * Upon learning I was receiving VA assistance, they raised my rent. This unexpected increase forced me to pay more out of pocket, putting me at risk of homelessness. 4. Poor Living Conditions: * Trash is consistently overflowing, and there is a rodent issue due to lack of timely trash pickup. This has made my living environment unhealthy and unsafe. 5. Security Concerns: * There is a tenant in unit three who has been stealing packages from others. Despite this situation, Charlesgate has chosen to take action against me rather than addressing the real issues at hand. Impact: I've had to waste my time attending court for what feels like unjust proceedings, especially when the issues stem from the management's shortcomings. This has added tremendous stress to my life, which I simply cannot afford. Conclusion: I strongly advise against renting from Charlesgate. Their lack of responsibility and responsiveness has led to a deeply negative experience. If you value your peace of mind and financial stability, look elsewhere. read more

I have rented 6 different places in my life, and this property management has been the worst experience of my life. These people are going to get someone killed with their negligence. Two different people were electrocuted by a malfunctioning unit outside my apartment, and they still act like they have no idea it happened. I notified them of the first person directly (a maintenance worker), and I was sitting in my living room while the second person electrocuted (a contracted electrician) called Gino Hidalgo directly to inform him the unit was dangerous. Two days later, Gino himself pretended not to know any of this happened. Thanksgiving 2024 my water stopped working. It took over 2 weeks to come to a resolution, which included an incident where I was threatened with a restraining order for chasing the management company to fix the issue. It still does not work properly - I only have hot water somehow, not cold. In December 2024 my heat stopped turning on and my apartment dropped to dangerous temperatures. I resorted to moving my pets into a daycare facility. Again, when I had to reach out multiple times to have the unit repaired, I was threatened with a lawsuit. Avoid at all costs. read more

I don't even know where to start with Charlesgate... they are all over the place, point fingers at the tenants, and can't get anything straight. I lived in one of their properties for 2 years and the apartment itself was okay, but the lack of professionalism and organization was appalling to me. We changed property managers at least 7 times within 2 years with no proper notice / introductions. We just simply were emailed by new people monthly and it was beyond confusing. In terms of the maintenance, I was actually pleased with how prompt they were and usually had a third party come by fairly quickly after putting in a request. The REAL headache was moving out of my apartment leased with Charlesgate. From 2 years ago there was no "real lease" signed and was just a transfer WITH a different property manager and every payment done under the table through venmo. They tried to claim security deposits from us, however, no one had been in the apartment to do a proper check since before 2019 well before I even moved in. Thankfully, they took none from our deposit. Then, they kept saying we needed to log in to their portal to put our bank info to receive our deposit, however, another manager told us one person on our lease would receive a check in the mail. Then they even calculated wrong & told us we were not right and then came back and are now sending us the correct amount! The move out was a headache - the language used was so confusing saying they were going to do a walkthrough the Friday before we moved out and that we needed to leave our keys? No way. Then, no one even came for this "scheduled" walkthrough. Once I was ready to move out on the 31st someone had to come and get my keys based around their schedule, however, never came at their time so I just left them and rushed to move out. Despite being "ready" for 15 days, the apartment is in awful condition - black mold on the toilet, holes in the wall from last tenants and a bathtub that has peeled through the bottom. This review is specifically for The Bennington Apartments in East Boston (917 Bennington St). As a resident for two years, this has been the most frustrating/incompetent management group that I have ever dealt with. There were two ways to access entry to the building, a key fob and an electronic pad with a door code. At one point they decided to change the door code which caused a whole host of issues for all delivery services (USPS, FedEx, UPS, Amazon etc) to access the building, which led to packages consistently being left outside on the sidewalk in East Boston. It took over 6 months (that is a generous time frame) and numerous complaints to have this remedied, and even still this was never fully resolved. On this note, they would not share the new code with residents of the building (myself included), but after what was essentially pleading, they finally shared the code directly with my food delivery service so that my delivery would not have to sit outside for the taking. The most frustrating part of the management was that it was virtually impossible to even get a hold of anybody, especially during regular business hours. I would be generous in saying that 1/4 of emails were actually responded to, and not a single phone call under the current property manager has been returned to date. Twice we have had the fire department show up to the building in response to the alarms going off, and the more recent time they could not access the room they needed to in order to shut off the alarm. This prompted me to call the property manager around 11 am during the week. To no surprise, there was no answer, so I left a voicemail and if you guessed that the call was never returned, you would be correct. If you ever try to reach the office, it goes to a generic line that is not even directly affiliated with that property. These examples may appear specific, however they are representative of the larger issue that this management is beyond infuriating to deal with. If you do move here, the most effective way to get a hold of anybody is to file a maintenance request, at least those get looked at. I am hesitant to name the property manager by name because in person he is very kind and easy to talk to, but beyond that, it is a lost cause to deal with him because you won't even be able to reach him if you need anything. Overall, it is a nice enough property (overly priced), as well as a convenient location, but the management or lack thereof decimates the experience. read more

I'm unable to summarize all the facts and issues identified in my situation with Charlesgate in a simple review, but judging by my experience and the comments here and on Google, common business practice themes for Charlesgate appears to be: misrepresentation, misleading information or failing to communicate at all, a complete lack of due diligence by agents, and are comfortable to take zero ownership to make things right after they are in the wrong. This company and its agents lack "basic hygiene" to fulfill their job requirements and meet a standard code of ethics as real estate professionals and brokers. They do not care if their decisions and shady practices impact your life or your health. If you decide to run the risk of getting involved with this company, keep a paper trail, and have a good lawyer on call. It amazes me this company is complacent with such poor standards and impact to consumers. read more

Having issues with this company again. I am not sure if is because I am a person of color, or what the issue is, but these folks can't seem to get their operations and customer service together. Issue: The garage door openers provided by this company are no longer working. I have lived in this residence over a year and have not had issues until now. I reported this to the PM, she seemed to have shrugged it off. I was told a maintenance person would be onsite to test the garage and "my openers"; however, this maintenance person failed to contact me or resolve the matter with the openers I have. I have replaced the batteries as they suggested, and informed that the lights on the openers work; however, they do not open the garage door. THIS IS CLEARLY AN ISSUE WITH THE REMOTE/CODING, that I obviously can not, and/or, do not control. **Video proof available.** PLEASE AVOID this company if you want to keep your property well maintained and provide good customer service to tenants/residents onsite. One of the worst companies I have ever dealt with. These are shady rotten people to the core. These people point fingers at tenants for problems they cause. They committed a felony breaking and entering TWICE into my apartment and then sent ME a threatening letter for saying I have the right to protect myself. They still have yet to send me back my owed security deposit. They sent a lawyer on ME after their own staff broke into my apartment. The owner Ian never even sent me a message to ask if I was ok or what happened. All I received were threats from this company. I have law enforcement in my family and even they are urging people not to get involved with this company Charlesgate. They put me into a faulty unit with water leaking from the ceiling for over three months and treated me like I was the issue. I advise every single resident involved with this company to terminate your relationship with them as quickly as possible and stay far away. They are shady, unqualified, unprofessional, untrustworthy and an unsafe company to be in business with. I will gladly send more proof to anyone else who needs it. I am not the only unit with this leaking issue, the unit above me had it as well as someone a few floors above us. Please save your money and sanity and avoid anything from Charlesgate forever. i've finally realized what I want to do with my life. It involved buying out this company to 1) make it functional or 2) put it out of its misery and close it. So many issues since they've taken over. For example, 1) water outage - no notice. Apparently a plumber came by and had to turn off water. The management company and no idea. it wasn't until a few hours later they followed up and said it was planned and would be up in a little. Isn't this illegal? This has happened at least 3 times in the past year. 2) water heater problems for months - again, no notice - but no hot water for several hours throughout the day multiple times for multiple months 3) constant issues - little to no response. I've had multiple wasps in my apartment and other pests in my apartment. it's been impossible because the company is so incompetent. they've given their OWN number for pest control so on scheduled dates/times, i've been home but they were never given my name or phone number so they left. 4) directory broken for years. this has been broken for years (granted before they came). I've put in multiple requests after several police officers needed to get in touch with me and could not. they had use t facebook to find me to get in touch with me. still, even with this example, it took weeks to fix. Total incompetence. Please let me work here or buy you out so i can fix you!! this is unacceptable. read more

No stars are too many--avoid this company!! Requests ignored, treated with disrespect, bills payed late (incurring late fees to our account!) Read on if you want the ugly details: Charlesgate's only responsibility was to pay 3 bills a year for our 3-unit affordable housing condo. Nothing else--no managing service contractors, no on-site work. We've been with them for 20 years and this is the first time we questioned anything (foolish us!) This year they jacked up their fees by 47% (along with our condo fees.) When questioned, Casey Patterson replied: "We charge based on the services we offer, not what Associations choose to ask us for." In other words, buzz off, we're in charge here. When we asked about an inflated water/sewer number, she sent a link about rising electricity rates. No answer from her as to what electricity has to do with water/sewer rates. So we terminated them as of Jan. 1 and asked them to close our account and prepare a check as soon as possible. They said it would take a month to close (another month's fee for them) and up to 6 weeks to get our money. We had bills due and couldn't wait 6 weeks. So we decided to close the account ourselves. Guess what? They set up our account in their names only, so we, the trustees and owners, had NO access to our own money. Legal or not, our new, very experienced and ethical property manager was horrified. They had us by the you-know-what, so the best we could do was wait for the check. We instructed them 3 times, in writing, NOT to mail it, we'd pick it up (visions of "lost in the mail.") What did they do? They mailed the check. 6 weeks later we are finally free!! read more

AVOID AT ALL COSTS especially if working with Maryan Abo. If I could give this property manager 0 stars I would. This is the worst rental company I have ever worked with. The Boston office perpetually goes to voicemail, and don't expect anyone to ever answer your emails. Upon arrival the apartment was in abysmal condition. It was covered in dust, our oven is so disgusting and rotten that I am pretty sure it represents a public health matter. The first time we turned it on, our apartment filled with fumes and smoke and we have never used it since. The first day our movers had to replace and repair two of the doorknobs because the doors would not open when we moved in. At one point our toilet was not flushing for nearly 2 weeks (we had to outsource all our bathroom needs) and we didn't hear from our property manager until the very end. Having to leave your own home to defecate and pee was the most humiliating tenant experience I have ever had and I don't wish this on anyone. Upon moving in our washer/dryer was broken and it has never been replaced. We have to pay for laundry out of pocket and at great expense and inconvenience. read more

Worse than bad: Our experience, and it isn't resolved yet. We rented a privately owned condo that was managed by Charlesgate. We have had a terrible experience with them. From the first day onward most of our service requests were never fully completed or satisfied (shower spillage on to floor; loud A/C when turning on and off; moldy/leaky window that looks months to address; leak in the ceiling that was noted the first day and a year later ultimately damaged the ceiling and caused sheet-rock to spill on to the floor below). Communication with the company and the representative for the condo was slow and they often never responded to texts, emails or phone calls. I can't say enough to express how poor of a job this company has done. I am very concerned that I may never see our security deposit. I have tried to confirm with the unit manager that they know the ceiling is damaged from leakage above, and no response. I have tried to ask about the security deposit, no response. No-one came to look at the unit on our last day as we moved out. No one has answered calls/texts/emails for the last four days. Our current property managers (starting June 1) are amazing. We are now in an apartment in the same development, but managed by the owners of the development - Bozzuto. They operate like night and day as compared to Charlesgate. I hope someone sees this review from Charlesgate to understand how bad they have been and to work on living up to how they 'represent' themselves in their PR. I hope that the security check is sent out. I hope I don't have to spend any more time dealing with Charlesgate. It has been a headache. read more

I first contacted Charlesgate one month ago via Yelp to get their help with my apartment search (I am relocating from Denver to Boston), and although I received a response within two days from Michael, one of the owners, asking for my contact info, I've never gotten a call or email to learn more about my apartment search. I've sent another message via Yelp, submitted my contact information using the "Contact Form" on their own webpage, and I've even called and spoken with the front desk person twice and left my contact information and what kind of apartment I'd like to rent. And I've heard nothing. It's a shame because I hope to buy a home in a year, and I certainly won't be using Charlesgate after this experience. read more

When we moved in, the heat, hot water, lights, washer/dryer units were not working. We had reached out to Kelly Greene of Charlesgate(the owner of the building) and she told us that it was our responsibility to reach out to the various companies of the appliances to try to get them fixed. She was entirely unwilling to help and do the bare minimum of her job. She only started responding when I reached out to the principals of her organization. She is beyond lazy and unprofessional. There have also been daily thefts of packages in the building that she has taken no steps to prevent. My hot water (for the SECOND time) has stopped running. The plumber says it was the owner (so Kelly Greene of Charlesgate) who was supposed to reach out yearly to get the heater fixed. She did not. As a 9 year resident of Boston View, I would like to share this review to comment on Charlesgate Management company who has managed our building for the past 3 years. It seems that they have no compassion for the health and safety of residents. We have gone through several property management companies but none that have been so poor communicating with residents. We have had faulty pipes put in for our baseboard heat this past summer. Flooding has occurred in several of our apartments and destroyed many of our items. This has been going on for 5 weeks with no resolution. We are renters who are paying rent to a company who seems to be in no rush to alleviate our distress. Management hasn't in a timely matter coordinated care to damaged ceilings and walls which have tested positive to aspestis. There has been no urgency to the damage from flooding and mold to our affected apartments. 3 weeks ago I wrote an email to the founding partners of Charlesgate without a response. In the past month, we have endured noxious vapors coming from the apoxy application that is known to be high in VOC for the garage preservation. This toxicity has premeated throughout all 18 floors. You can even smell it in front of of building where they have recently sealed our driveway to walking into our front foyer. Many residents have complained about headaches and dizziness. Because of the garage being renovated we no longer have access to our trash shoots on each floor. Our recycling and garbage is at the end of our driveway making this a horrible sight to our overall appearance and attracking rodents. At the same time, as the faulty plumbing for the heating system causing leaks and our garage renovation issues our beautiful roof deck has been undergoing its own resteration. There have been many issues with this not being done properly because there are now leaks coming through the 18th floor apartment ceilings. Living in these conditions propose a serious health risk to the residents of Boston View. Based on the lack of response that I have received for my own damage and conversations from other residents issues I would think that in 5 long weeks that I would not need to wrote this negative review. read more

I rented an apartment from this company and they went out of their way to be the worse rental management group I've ever worked with. I've lived in NYC for over a decade and this was by far the worst experience I've had. They allowed me to have a dog and then charged me for every single spot that the neighbors pointed out, without even inquiring with me. I'm a responsible dog owner and even agreed to pay for professional cleaning. They took advantage and treated me like I was their own personal checking account for building issues. I can not stress enough how awful the property manager Kayla was to work with. Extremely unprofessional and frankly rude. Her emails to me were written as if she was scolding me, I was the one forking over nearly $3K a month for an overpriced apt. Anytime there was an issue on my end, the response time took forever and she would send people to my home without checking with my schedule. She acted like I was lying when I told her about half the issues and wouldn't get back to me. The apt had multiple issues over the 7 months I lived there. For over a month, I have tried to get an itemized invoice from them, and it should not be so hard to give them money. They are completely unresponsive to one of my neighbors who is an older woman who does not use technology and English is not her first language. For a company with a portal to pay condo fees and submit maintenance requests, you would think that the site would also accommodate other bills and reflect a detailed response to the maintenance request, but you would be wrong. Melanie Chen (Administrator) has been incredibly unhelpful. When I requested that work be done at a unit, the only thing she could say was, 'Email Casey Patterson' even when Casey Patterson was on vacation. When confirming whether Casey Patterson was returning from vacation on May 24th, she said that Casey may not return on the 24th due to a weather delay and she couldn't say when she was going to be in the office. There was a correspondence with Melanie before Casey's holiday (with Casey included as one of the recipients) so she should have felt obligated to schedule a work order while Casey was away. It wasn't until I came to CharlesGate in person to speak to the receptionist and one of Melanie's colleagues about scheduling the work that Melanie finally did something. It was inconvenient to take time from my schedule to get over to the office just to schedule something so simple. On the same day that I came in (May 17th), I called prior to my arrival and that was when Melanie said to email Casey Patterson (as mentioned earlier, Casey was on her vacation at that point). I sent an email regarding billing for the repairs done on the unit and I have yet to receive a response. This email was sent on May 19th. I sent another email expressing my frustration and feedback on the service that I received with no direct response to that either (that email was sent on the 24th of May). Casey Patterson was in correspondence with us (along with Melanie) about the work order and she didn't think to let us know the afternoon before she was to leave for her vacation to tell us that she was going away for a week. This is irresponsible. While in the middle of arranging work to be done for a client, how could she not think to say ahead of time that she had holiday plans coming up and to make it clear that Melanie (or someone else) was going to be the contact person while she was away? She could have said, while emailing us back and forth, that she would be unable to be in communication for a week. I wonder how many people she has done this to? I write this because I don't want this to happen to anyone else. Casey Patterson never said that she was not going to do that to anyone again. I have had the impression, from talking to Melanie Chen and Casey Patterson, that I will never ever be taken seriously by anyone at CharlesGate due to my not being a white millionaire. If I were a white millionaire, they would treat me more professionally. Instead, Casey has passive aggressively communicated with me upon finally scheduling the work orders. She has given me the impression (and Melanie too) that anything that she says should be taken with a grain of salt. I've known since early childhood that words more often than not should be taken with a grain of salt and people like Casey and Melanie have only confirmed this tendency of mine to do so. Even when a work order has finally been scheduled, I actually had some room for doubt inside that the contractor may not show up due to how I was spoken to by Melanie and Casey. Melanie should work on not sounding so robotic and try to sound empathetic. I have honestly felt instigated by getting no responses to my emails so I don't know why Casey felt that it was okay to passively aggressively show me that she was responsive. All she had to do was reply to my emails that detailed my feedback and my billing inquiry. Does she realize that when one ignores her emails, she wouldn't feel that she was taken seriously too? Melanie Chen and Casey Patterson need to work on being more considerate of others. Phone calls to them only go to voicemail. I don't understand why. It looks to me that when one isn't wealthy, no one should get a hold of them. read more

They have been the worst company I have rented through since moving to Boston!!! It takes days to get a response via email and if you call no on calls you back. They charge you 50¢ to pay your rent via bank account and 2.75% for cards. A fee for cards is normal, but charging to pay your rent when they require you to pay online is ridiculous! We were emailing our rep for over a month with no response only to come to find out he no longer worked there which had never been communicated to us and no one even decided to give us the new correct contact information. We had to figure that out on our own. The above emails were in regards to our visitor parking pass. No visitor can park in a visitor spot without a pass and if they do they get towed. So we could not use our spot for almost 2 months because we couldn't get in communication with someone and then had to have them get into communication with the condo owner and then finally send out our pass. Our AC unit broke on July 30th (normally not too much of a big deal but we live on the 6th floor and it's the middle of the hottest part of summer). It took over a week before they even sent someone to look at it and then he wasn't even capable of fixing it because it is an HVAC not a window AC unit (which she should have know but we also told her). Someone didn't come to "fix" it until 8/15, which also was supposed to be communicated to us because we didn't want them entering the apartment when no one was home but never was. And it was broke again the next day. As of today, 8/22 it still has not been fixed and they turn the air off on Labor Day so it probably won't get fixed. Now when it comes to the security deposit - they require the new tenant to pay the old tenant their security deposit (this is ILLEGAL btw). And then when you ask them to find out when and how the new person is going to pay you, they tell you it's your job to figure it out (LOL NO ITS NOT THAT'S WHY YOU GET PAID). I've been going back and forth with them for the last week about this so there will be an update about the security deposit situation but I felt the need to put this out there before. read more

I wouldn't use them as a renter if I had a choice and would probably consider looking at another place if they were the ones handling it. To start, they charge to receive a bank wire. You have to pay them so you can pay them? The broker covered it but that should have been the first red flag for me. They didn't know who I needed to set up utilities with and took days to figure it out. They are really slow to respond which makes me wonder what they are doing since I assumed property management was their job. They didn't give me certain information about the property that I needed to know in advance. When they gave me the keys to the apartment, the key fob was broken. They said they would credit me for it but I haven't seen the credit yet - I'll be mailing in the check assuming the credit exists since I have documentation of the credit. Oh, and they charge you a convenience fee to pay by bank? I get the 2.75% charge for a credit card but 0.50 for a bank payment and that's when I select autopay. That might not even be allowed by Visa and Mastercard. My apartment condition report said the apartment was in good condition, despite obvious, but not a lot of, damage. I'm not pleased that they wouldn't even initially own up to it since it wasn't anything hidden. They had to have someone come by the apartment to handle something and left lights on. It's minor but those bathroom lights sure run hot. read more

Very poor experience with this "management group" which displays a sloppiness that trickles from the top down. Examples: 1. A "protocolized" system for maintenance requests that falls short of any real organization. 2. Promises by the management to correct property deficiencies "ASAP" with zero follow-up. 3. Mismanaging of account information and requests for duplicate rent payments. 4. Unfulfilled assurances to provide property information. 5. Attempts at condescension by the founding partner. There are many businesses running a similar game in this city. I recommend that you choose another beside this one. read more

I've lived at the Boston View apartments for 4 years and I have nothing but good things to say about the management and staff. First off the location of the building can't be beat. It is walking distance to everything and Bowdoin street is very well shoveled in the winter since it borders the State House. Also if you commute during normal hours you can park right in front of the building in state house parking after 6pm on weekdays and all day on weekends. The staff at the building is very attentive. We've never waited more than a day for a maintenance request. There hasn't really been a problem with things breaking but occasionally an AC unit stops working or a sink gets clogged. After I email the staff I can count on it being resolved when I get back from work. Charlesgate management is always doing things to make the building and units nicer. Last year they replaced the carpet in our unit with much nicer laminate flooring that made our apartment look so much better. All for free and completely finished in one day! We've loved our time at Boston View and would recommend living here to anyone. read more

As others have said, the one or two times you need something from them over the course of your lease, they will make things difficult. It seems their average employee has zero specific knowledge of any individual property, which might make sense as to why it can be like pulling teeth to get assistance. They don't make life actively more difficult when things are running smoothly, but I will be making sure to avoid any of their properties in the future. It almost feels like they know they can get away with putting in no effort, and no one there has the pride (or financial incentive) to put effort in that would improve people's lives. read more

As a result of his diligence and relentlessness he found me the perfect apartment that fit all of my requirements, including my price range. Within 1 week of viewing my perfect apartment in a very high demand area, I was signing the lease. I will be moving from Michigan to Boston, MA and contacted realtors from two different companies, including Adam Shore from Charlesgate Realty. By far, Adam demonstrated more experience and was more helpful than the other realtor I met with (I shall leave the company anonymous). Having only contacted Adam a few days before my visit, he was able to put together a few property showings and found my dream apartment. Despite an offer having already been received for the apartment, Adam was able to work to convince the Lessor to select my offer and get me the apartment! Through my brief experience, I found Adam to be extremely organized and knowledgeable about the neighborhoods and properties themselves. After securing the apartment, he also agreed to meet early on Sunday to allow me to take measurements of the apartment. I would highly recommend Charlesgate Realty. I gave 4/5 stars because, coming from a city where lessees almost always work with landlords directly, I feel that the company could offer an overview or guide of the expected fees and process that are involved with finding an apartment in Boston. read more

Check your accounts very carefully. When I became a trustee for our building and gained access to the accounts, I immediately noticed the HOA fees were not properly allocated among the units. My unit was being overcharged by $20 in HOA fees each month, for the past 7 years. Every single unit was either overcharged or undercharged. The calculation error was originally made by the previous property management company, and Charlesgate took on bookkeeping from the previous company without running a basic audit or performing any other due diligence. Charlesgate also proposed an increase to the HOA fees without engaging in any due diligence, which would have caused further financial damage. Our contract clearly states that Charlesgate is responsible for managing our financial books. Charlesgate also claims to provide "financial management." When it became our Property Manager, Charlesgate cut corners by using the numbers provided by the previous property manager, without any due diligence, despite of the fact that it was in possession of the proper documentation. To this day Charlesgate refuses to accept any responsibility for the negligence, and will not issue a refund for the financial damages incurred while under their management. Small Claims Court is the next stop. It is hard to trust a company with your budget and bookkeeping when they cut corners, cannot catch a basic mathematical mistake, and do not take responsibility. In the end you have double-check every step they take with your money, because you cannot trust they will. read more

If you are going to rent an apt with these people by all means you are better off homeless. They charge you a $300+ application fee and if you ask me I am not quite sure exactly what the fee is for because besides the background check I did all their work for them. They are entirely disorganized, staff lack some serious communication skills and they act clueless most the time. They genuinely do not deserve the realtor fee either, trust me they do not do shit. Todd and Ivelis are the worst, they will make you wonder how do people do something for a living and be so disorganized, lack so much communication and be so clueless on something you show up to every damn day and Ivelis especially is so uneducated in housing laws and tenant rights. They do not care about you or the apartment you are moving into they care about their money. Which is a bit odd considering they know that you can actually file a complaint on their license. ALSO, their damn hours are absurd. If you are a working professional or a student, good luck because the homeless shelter probably has better hours. They deeply need some improvement considering the competition is so high in Boston. read more

Owned and lived in a Condo on Beacon Hill managed by Charlesgate for 3+ years. Kelly Robbins should not be COO of this management company. She held an election for our building for Condo Assoc Board members. Every unit owner was given the opportunity to vote by proxy. Only 5 of us showed up to the meeting and we all cast our votes. She only counted those 5 votes she received at the meeting towards the election -no proxy votes. The management company was notified and she had to call another meeting to conduct the election again - properly. Aside from this - In the 3 years that I lived there, this management company was extremely unresponsive to major issues we had. We had to call in our own resources (luckily we had them) to conduct inspections and do work on ventilation systems and duct work that was causing unpleasant odors in our unit. The board members are also useless. When you go to them for anything - you are either ignored or the response is ' I don't have time for this.' Bart was the only responsive manager, and was pleasant to work with. Though I believe he has since left Charlesgate.. This is a high end building on Beacon Hill, not a class B or C rental property. Owners and tenants expect a certain level of service and professionalism. read more
